Lived in 909 for 10 months 2019 and 2020. The apartment had been “upgrade,” which seems to mean dark, faux-wood vinyl flooring was added. Maintenance was adequate, but long term damage like water damage in the bathroom to cabinet exteriors was not addressed. Lighting in the bathrooms and the medicine cabinet were circa 1970. The kitchen stove was also 20the century electric coil. No microwave. When I left management hit me for their costs to clean carpets and paint — the usual maintenance that properties need to do without my money. They then claimed I didn’t pay the last water bill — cuz they took that money for their use — and then reported me to collections. Also while there. My bicycle was stolen and an attempt to steal my motorcycle failed. Cost $900 to repair that botched hot wiring attempt. Management was not able to assist with any sort of reasonable standards security measures, like cameras in the parking lot. I see the price for my apartment has gone up by $700.
DO NOT MOVE IN HERE! I was renting a unit at Alvarado when the previous property management group was running the building and things were alright, until the new management company took over. I was renting a W/D from an appliance rental company (at the suggestion of the previous management group) and after I moved out, but before a new tenant moved in, somebody working for the building lost or discarded a perfectly good washer/dryer that did not belong to them, or to me, and now I have to pay for the lost equipment. Granted, I should've had the equipment picked up before I left, but Alvarado also should not have thrown out or lost heavy equipment that didn't belong to them, and they were at all confused about it, they should've just contacted me to ask about it. I've called many times to try to get to the bottom of this and they refuse to call me back. If I could afford a lawyer, I would get one, but of course I can't, and they know that, so they continue to ignore me. They've also refused to fix the hot tub, never clean the pool (which is often locked in the middle of the day for no reason at all), and raised rent throughout the entire pandemic. When they first took over managing the building they didn't have their online rent portal working yet and forced everybody to pay rent in physical checks. I told them that my bank doesn't issue checks (as is true with many banks these days) they told me that I had to pay via money order from Smiths. I asked when the online portal would be up and they said they didn't know. I asked, if it was only going to be a week or two, I could wait to pay until they got their act together and fixed their website and I was then threatened with eviction with all the cavalier attitude as somebody commenting on the weather. Oh, I almost forgot to mention that they turn off the water for maintenance at least once a week for an entire day at a time, with absolutely no warning at all. These people do not care about you as a human being, they only want your money and if something goes wrong they take no personal responsibility. RUN AWAY AS FAST AS YOU CAN!
This place is not a good place. For one year, I had the worse experience here, it is better to live somewhere else. The building I lived in was so old that maintenance tries to "update" it to this year style, that's not true, you can tell where the building is cracking. That was just the outside of the apartment complex. The apartment interior was horrible. The paint peels off quickly that you cannot hang anything, the floors are uneven, a huge bump in the carpet, the kitchen cabinets are peeled and slated, and the water in shut off once a week with a fifteen minute notice. And the ants that come out of the cracks that management hasn't fixed between residents. If you don't clean frequently, you will get mold on the window sills, so no ventilation in the apartment. You have to keep an eye on the AC filter inside cause that turns black really fast, so maintenance had to come into you apartment to change it. Use caution when using the laundry area, you would have to watch your clothes very carefully. The machines break down easily and other residents will take out your clothes during the cycles to use the machines OR put their clothes with yours and take them out before you can check on your clothes. I don't know how many times I found different items of clothing that are not mine. It's better to invest in your own washer and dryer. Don't get me started on the parking lots. You are lucky to find a parking spot that is close to your apartment. The spots are so small, that my car has scratches and bumps from other residents. There is so many problems with this place that I can go on and on. I wouldn't recommend this apartment complex to anyone
Lived here 10 months. Hardwood floors are vinyl. Cabinets are pressboard with cheap veneer. Had a bike stolen from this gated community. Attempted theft on my motorcycle. Single fluorescent light in the bathroom over the sink. Old, stained tub. Vent fan rattled, rusted. Dog urine on the sidewalks every day. Lovely smell. Mold and mildew around the windows and in between the panes. AC didn’t reach the bedrooms. Front door had air gaps on three sides. Electric stove that was made in the 1990s. Not sure they make those any more. No microwave. Management grabbed my $199 damage deposit when I moved out and now want to take me to collections for another $150. Electric gate often stuck in open position, except for the time it closed on my car and put a hole through the steel door. Fence blew down in a spring 2020 storm. Took more than a week to replace it. I don’t recommend the place.
Nice cheap apartments near downtown. Apartments are old and a bit run down. Biggest flaw? My upstairs neighbors don't stomp - just walk normally...and I can hear literally every footstep. Loud enough to wake me up pretty much every night since they go to bed after me. The apartments are being renovated to be more modern ...but with wood floors?! Looks nice, but it just makes the problem worse. I'd rather have a run down apartment I can sleep in vs a remodeled one that makes quality of life horribke. Lots of new buildings popping up downtown with propper construction - look into those.
Apartments are OK for their age but have a funny smell Water shut off a lot Stuff falls apart a lot Apartments are cold in the winter. Electric bills really high because the heat wont shut off in winter due to cold weather in your apartment Not much to do downtown no groceries stores nearby at all.Be prepared to drive a lot. Not the safest neighborhood Gun shots, break ins, drunks, loud, car windows broken. The reason we moved is the office staff. They could be a lot nicer lets put it that way. How about a smile and a sincere caring attitude.You catch a lot more bees with honey than vinegar.
At first, the Alvarado Apartments appear to be an amazing property. They're downtown, the price is decent, and they are decently nice as well. They aren't too new, but they have upgraded flooring and some upgraded appliances, which is nice. Once you move in, it all changes. When you get the keys to the new apartment, it is clear that they do the minimum when preparing an apartment for rent. The carpet in mine was barely clean and there was a strange odor. Nonetheless, I moved my stuff in and got settled. Soon did I realize that not all the appliances worked. I put in a work order for this, and it took weeks for it to get completed. Throughout my time at the complex, there has been multiple work orders that have taken extended periods of time to complete. The water turns from cold to hot very fast while you're showing and can almost burn you. If you have a window that faces directly south, you'll receive a lot of sunlight which amounts to a lot of heat; I can't imagine how bad it is during the summer. The walls are thin, so you hear everything your neighbors do. Long story short, find another place to live. Being able to walk downtown isn't worth it; Uber is easy.
The Alvarado is downtown living at its finest . the pros are the area is great for pretty much everything , its close to grocery stores , night life , and family friendly attractions such as the zoo and aquarium. The cons are the "Sunday night cruise line " that shuts down central, the apartments are thin walled so noise can be a issue on ground level, and electricity can be sky high during winter months as the walls are so thin the cold seeps in and causes the heater to run non-stop , also the staff can be non responsive to issues dealing with roaming pets . other than that its a great place to live.
