Known for rugged hills and rolling countryside mixed with developed areas called boroughs, the southern portion of Allegheny County remains a beautiful compliment to nearby city life in Pittsburgh. Located about 14 miles southeast of Pittsburgh, it takes about an hour to reach the city's center. One of Pennsylvania’s largest areas, South Allegheny consists of several towns and suburbs set in an idyllic landscape. Great destinations include historic Kennywood Park, which first opened in 1899 and is listed on the National Register of Historic Places.

Property Ratings at Alvern Gardens
Parking is horrible if you get off past 9 or 10 at night you will spend 30 mins looking for street parking, they offer parking package for 40 dollars per car but closest to some apartments are 2 blocks away... so if you mobility issues or get off late i would maybe look some where else..

We’re very sorry to hear that parking has been a source of frustration for you. Unfortunately, some parking at our apartments is on a ‘first come, first served’ basis, and we cannot always guarantee the availability of conveniently located spots. We truly want each of our residents to enjoy their homes to the fullest and would appreciate the opportunity to speak with you further about your concerns.
Do not sign a lease with this company. We unfortunately are learning our lesson after they changed the terms of our lease to increase their profit margins. We signed a lease in 2022 and parking was explicitly explained to be included in the rent. Lived here two years with that being the case. Renewed our lease in April with the only change being an increase in rent of $60. In June they included a new policy to now start charging $40 per car for parking knowing full well there is not enough street parking for all the people that live at this property. They did this knowing they are violating people’s leases but don’t care because getting a lawyer would cost more. Luckily they showed their true colors before I had coworkers and family move to this area. I’m hoping to help get a message to anyone interested in staying at any properties owned by this company, Stay far away you never know what other fees they will add in the middle of your lease to feed their greed.

We’re discouraged by this characterization of our community, as it does not align with the exceptional care we strive to provide. Our team always aims to be transparent with residents regarding potential fees. We would be happy to go over your lease with you to clarify any misunderstandings. If you feel as though you are being unfairly charged, please give us a call to further discuss.
Filthy and horrible management And parking is terrible. They will give you a ticket for any reason possible.

Our team works hard to create five-star homes for all our residents, so it’s disappointing to see your negative perception of our community. If you have any questions regarding our policies, please contact our office and we'd be happy to walk through them with you.
Management is running the place into the ground. Bugs in my unit no heat no parking and maintenance would park in front of my unit with his radio turned all the way up loud enough to wake up my baby. Trash trash trash don't rent here it's been the worst mistake I have ever made.

Trash everywhere, filthy carpets in hallways, mold damage and water standing in basement

Thank you for bringing this to our attention. Please contact our office directly if you feel like there are areas of our community that need additional attention.
I lives in a basement apartment which was great because it was quiet and cost about $100 leas than the other apartments. I loved everything about the layout and the location, but after a year and a half I could no longer brave the bugs. Large ground beetles, spiders, carpet bugs, earwigs, moths that ate my clothes, Japanese beetles.... I could go on. An apartment in the building had a roach infestation (or maybe it was the trash room in the basement down the hall from me) and I'd find stragglers no matter how clean I was. I had to hire my own exterminator since theirs rarely came by for routine visits and I never received any feedback. I called the office about a roach and their exterminator didn't come for 2 weeks and clearly isn't proactive about fixing the situation. Since I'm a good and clean tenant (who kept photo evidence to show management and the health department) they agreed to let me terminate my lease without penalty but not soon enough. I had to quit my job so I can go live with my grandparents while I figure out where to live next. I don't even want to get into the time my kitchen flooded with toilet water when the septic backfired, or when I got home from work during a stom and the drain outside my apartment was caked with freshly cut grass and almost caused my living room to flood. I don't believe that the Alvern Gardens staff is at fault. I blame prudential and will not be renting from them again in the future. The staff at Alvern Gardens is very nice and attentive, but I also know they are overworked, under paid, under staffed, and under funded. Maybe if they had the staff and the money they needed for a property of this size they could give the place the attention it needs. Honestly, unless you're absolutely desperate, I'd stay away. The upstairs apartments may not have as many pest or flooding issues, but I know they're really noisy and the ceilings cave in.
I recently had a change in my family life and needed a place to stay. I scoured the Pittsburgh area for a nice, clean and quiet place to live. I had my list down to a final three and my current apartment was not on the list. Luckily I found it...it was in a better neighborhood and they were so responsive. Things have been great... my girl friend and I love it. It is so clean and so nice, the neighbors are friendly and it is a super nice residential area. Even though things have been tough financially it was a great move. A place this nice will make it easier to rebound financially. Very thankful to have found my apartment!!
