A medium-sized town in Orange County east of Santa Ana, Tustin has a vibrant local economy and is an attractive spot for start-up companies. Despite its proximity to larger cities, Tustin residents enjoy a small-town feel and short commute. The city holds all the amenities to live a comfortable life.
With a large blend of cultures, Tustin fosters strong community ties. Known as the “City of Trees,” this area has beautiful landscapes and a number of trees that have been in the community for years, including three massive sycamores that are hundreds of years old.
Tustin has a great school system. In addition to beautiful parks, residents enjoy hiking at Limestone Canyon National Park. Old Town Tustin is a cool section of town, filled with gourmet restaurants, unique coffee shops, and local eateries. It’s a great place to shop, just like Market Place on El Camino Real.

Property Ratings at Amalfi Apartment Homes
As all large companies the management is not concerned about noise violations of the current long term tenants. They quickly dismiss the complaints about their their own noise ordinance. All tenants are entitled to the quiet enjoyment of their apartment. The Irvine Company apartments allows certain tenants to violate their own noise ordinance. Uphold the provisions of the noise ordinance laws!!
Property Manager at Amalfi Apartment Homes, Responded To This Review
We regret to hear this feedback. We have community quiet hours in place to help all our residents enjoy an exceptional living experience. Our courtesy patrol is available to respond to noise concerns after hours, or please stop by the Resident Services Office to discuss during business hours. Best, The Amalfi team
I have lived in this community for two years. When my first renewal came up I was shocked. $170 increase. But because my job was relocating and I didn’t want to increase my commute I decided to bite the bullet and stay. Now my second renewal came in December and it’s another $170 increase. Seriously??? What makes the situation even more deplorable is since December all of the Irvine Company properties have dropped their prices. Each time I go into resident services to see if there has been any changes on the cost of my unit I am told no. Even though it states on the Irvine Company apartment website “ALL PRICING JUST REDUCED” I have a 1 bd/den /1 bath unit and my renewal offer is more than the largest unit on the property is currently renting for. This place is great if you only plan on staying the length of your first lease !!
Property Manager at Amalfi Apartment Homes, Responded To This Review

FYI, this is a review for a PRE-MOVE, as I have not moved in but wanted to give a shout out to the great follow up I've received. My situation was not the norm and required some allowances, and Chloe kept in touch with me for over 2 months! When something became available, she called me and worked out the paperwork quickly. We had glitches along the way, yet she kept up with calls and emails, offered solution ideas and alternatives. I work in sales and know that it's easy to make that initial call. It's the follow-up that counts! And that's where most people falter. Follow-ups get the sale, and follow-ups keep the relationships. This made me feel secure that if there were to be an issue in the future, they'll take care of it.
We feel safe and at home at Amalfi. Nice staff and wonderful maintenance. Would recommend to anyone.
I have been living here now for about 6 month, and I absolutely love the place. The grounds are so well maintained and beautiful. I am always seeing workers cleaning and gardening and just making the place look better and better. The office staff is incredibly helpful as well and always there when you need them. They actually call randomly to make sure everything is ok and ask if there are any maintenance issues that they should be aware of. They are always on top of it! I have yet to need maintenance so I cannot comment how fast/good the service is. The apartment that I live in is on the top floor and the view of the old hangers is so neat! There is so much natural sunlight that comes into the apartment. One of my favorite things about this apartment is the community. The complex has many activities, which include boot camp, yoga, pool days, food trucks, concerts....YES concerts. Its such a great way to get the community together to meet one another and just have fun. I have lived in many different apartments from across the country and I have to say this has been my favorite. From the beauty, quietness, luxurious, amazing neighbors, safety of it all, it has made it a true place to call home.
Overall view from a early 30 yr. old working professional: Price/Size: WAY overpriced for what you get. I'm in the small 1bd. and its comfortable for me but if you are moving in with your significant other its way to confined. The craftsmanship is cheaply made which is disappointing since its a beautifully designed space. Expect lot's ants and bugs due to the natural surrounding area. Parking: garages are very nice and spacious. I have room for my truck and storing boxes. My guests haven't had any issues with finding parking Amenities: they were great when I moved in then they put restrictions on everything and now I'm paying the same price and lost all the perks they sold me on. Pool: love swimming laps, its great on the weekends before noon. After that its crowded but that can be fun if you like socializing. There is a security guard present at all times Residents: Who are these awful people? They leave trash and broken glass in the middle of the streets, dried liquid stains in the hallways and on the stairs . Stuff has been stolen, common areas trashed, its awful especially to all of us who respect where we live. Then there's the tenant with the stripper pole in the living room clearly visible from the window. Most my neighbors are great but those bad seeds are ruining the experience for the rest of us and the staff. Noise: The acoustics in this place are awful, its always SUPER NOISY you can hear a conversation from another bldg. as if they are standing at your front door. Multiple loud motorcycles echo throughout the bldg. at early hours. The trash trucks come early Sat. morning. Newborn babies crying, kids skateboarding, wood shop machinery being used, dogs barking ALL THE TIME. The noises are endless. Maintenance/Pest Control: these guys are super great. Very fast, friendly, and professional. All my issues have been resolved in a timely manner Management: I'm sure they are decent but my experience with them has been nothing but awful, unorganized and very unprofessional
Amalfi Apartments is in a great location, walking distance to lots of stores, restaurants, bars and Target (bonus!) The amenities and grounds are absolutely beautiful and well kept, the pool is HUGE and the spa is quite nice. The gym is great for the average person who just wants to use the weight machines and do some cardio. If your goal is to be 'swole' you won't be able to make that happen here but I think that's pretty typical of apartment gyms. The actual apartment units are very well laid out and get plenty of daylight and I love that they come with private garages. The biggest downfall is the noise, whether it be your neighbors stomping around and slamming doors at 3am, people peeling out around corners or dogs barking and people chatting outside your window at all hours....it's just loud. Sound carries *really* well in certain areas so I know way more about some of my neighbors than I'd like to. As an 8-5 workerbee, I need to get to bed by 11pm to avoid falling asleep at work but I can't often get to bed until way past it, or am woken up several times nightly, because of neighbors...and I am not a light sleeper. When you're paying as much as it is to live here and you can't even get a decent nights sleep, it's not at all worth the amenities and location. It's a mostly 'younger' community and some of the residents have no respect for their neighbors or the actual property. Case in point - The awesome club room is now closed at 6pm nightly (used to be 10pm) because people kept trashing it after hours so now anyone who works until 5, basically can't use it (weekends it's often booked) unless they want to fork over even more money to the ICAC to rent it out. All in all, I'm disappointed with this complex, it isn't close to being on par with the high standards the Irvine Co. is known for so I will definitely not be renewing my lease. I often can't wait until it's up!
I love Irvine Co Apts, however when they build new complexes they really need to plan parking better. Parking is always a nightmare. For what you pay to live here, they should allow for 3 to 4 cars per apartment as most of us need roommates to afford it. Even with our 2 cars, we shouldn't have to fight for parking for what we pay. Love the apartment, no utilities are included and the way the price water/trash bill is not calculated fairly. They also need to get cockroach problem handled. The staff is not working on parking issue or bug issue fast enough. Been here 9 months and have not seen any improvement.
I moved in December of 2014, and was the first to live in my unit. I went for a one bedroom on the 3rd floor. One plus about Amalfi's floor planes is that they offer a large variety. There are over 10 different plans to choose from. The interior of the apartments are decent. With wood floors, granite countertops, and stainless steel appliances, it gives it a modern look. However, the appliances themselves seem on the cheaper side, as the washer nor the dishwasher clean very well, and the dryer has already had to be repaired once. When picking a unit, be very familiar with the building. Only a few offer elevators. Some do not, and you will end up getting a nice dose of cardio everyday if you live on the higher floors. The amenities at Amalfi are decent. They offer a 24 hr gym, a large pool and spa, bbq ares, a computer lounge, clubhouse, and pet spa. There are pros and cons with all of these. The gym gets extremely crowded, and no ones cleans the machines. One small gym in a complex of 500 people was not really logical. As for the pool and spa, they are nice and have a large amount of seating. The computer lab is a nice amenity, but again in a compile of 500 people, there are only 2 computers. 90% of the time they are taken. There is no time limit enforced, so people, or kids, stay on them for hours. The once widely advertised free coffee/hot chocolate in the business center is now the swipe your credit card for 50 cents coffee/hot chocolate. As for the clubhouse, its very nice, with a huge TV, full kitchen, pool table. It is almost always rented on the weekends though, so you must enjoy it during the week.Moving on to common areas. there is a nice outdoor sitting area with 2 tvs. The only con of this is that people smoke constantly there. And not just cigarettes. I can stand cigarettes once and a while, but not weed. Come on now, do that in your own space. Lastly, Amali is gated, but i use that term loosely. I moved in Dec 14. The gates were never closed, and I was told it was due to construction. They said in Feb they would operate as intended. In May they finally did, however only after business hrs are they closed. Price wise Amalfi is consistent with the surrounding area apartments. I think 2000 for a one bedroom is a bit much, but again, its pretty consistent to other complexes. Would i recommend Amalifi? Probably not. I think if you venture out a bit you can find a really nice apartment for hundreds less in other areas.
This place is great for dogs! Many residents are dog owners and the layout of the property is very accommodating for long walks. Proximity to The District is nice, it's extremely walkable. If you're missing a couple of ingredients for dinner, it's nice to know that you have a market across the street. One downside to Amalfi is that they don't keep the buildings as clean as possible. Trash and other debris line the hallways. Also, if you have more then one car, parking is limited. The pool is beautiful and the staff is very nice and quick to solve any problem.
Amalfi is located in Tustin right next to the historic hangers. Who would have guessed how much the hangers act as the view. Everyone that comes over is amazed by our view and having Target, restaurants and movie theater in a five minute walking distance is A for location!
I was among the first to move in to Amalfi in November 2014. I have been there over 8 months now and I love the place. Some of the apartments (like mine) have great views of the Hangars and the mountains on a clear day. All of the appliances inside the units are new and work well. I really like the floor plan I am in (E1). It is very spacious and the hardwood floors look great. All of the units have a balcony or patio which can be very useful. The community is very dog friendly and the staff is usually very helpful. The fitness center is very nice and has a good variety of machines. The pool area is awesome. A nice saltwater pool, a large Jacuzzi, and a few cabanas. It is pricey to live here though. But that is what you get for living in a nice part of Tustin in a brand new Irvine Company property.
These are brand new apartments, nice and spaces. I love that I was first person to live in my apartment. They had great move in specials which is the reason I signed lease. Downside: parking is a pain, unless you get in by 6pm good luck finding an open space. My building has 3 floors and i just figured my building would have elevator, wrong, only the buildings with 4 floors have them, since building wasn't finished when I signed lease I didn't know, it was my fault. Trash is far and inconvenient for the smaller buildings and not really kid friendly, no play yards. More of a dog community. Great maintenance team though.
Overall, my fiancé and I really do enjoy where we live. Our apartment is wonderful, we haven't had any issues and the place is brand new. The pool is great. There is a pretty good sized dog park with a dog washing station nearby. The property itself has had a few issues though. The elevator, parking gates, and gates that let you enter the building have been broken numerous times. If Amalfi can get all of that working properly, then I would give them 5 Stars. Note: parking is a nightmare. Especially if you are coming home after 8pm.
If you are looking for a peaceful oasis in the midst of congested Orange County look no farther. My husband and I have been in the Amalfi Italian style apartment homes for 4 months and so far we love the atmosphere and the experience. The staff has gone above and beyond to make sure that we feel at home here. It has all of the amenities of a large luxury apartment complex but with a lower number of units in creates a quiet homelike environment. We have neighbors but because of excellent new construction we never hear what is going on next door. It is also located walking distance from a large new shopping center that has the outdoor mall and shops like Lowes and Target. Amalfi is a great place to live, apply today!
