They care, and make clear to every member of the team the need to go beyond what we are required to do to give our residents a world class experience. They also continuously invest in the property to enhance not only features such as flooring and cabinetry that are seen by the public, but features perspective residents take for granted like fire and security. As the manager, I get sent copies of all applications, (the ultimate decision to approve or not approve an application is done by our credit review team); I noticed that your husband spent a career in the military, and I personally want to say thank you for his service. I agree the VIP kitchens with self-closing doors and drawers, easy reach cabinets and black granite tops combined with our new floating wood flooring are magnificent. They make a super large apartment, look bright and even larger. Combined with a superior layout, high level construction materials, great architectural design, superior craftsmanship, and superb support team and you begin to understand how special the Ambassador Apartment community is. I come to work every day enthusiastic, and grateful to be part of the support team. We really appreciate it when new or old residents share their experiences with families that are just beginning their search for a new apartment home. Our great community is located within walking distance of gyms, grocery stores and drug stores, and minutes from rail stops or access to I95 or the PA Turnpike. We have been upgrading all the bathrooms in the Ambassador Apartments as new residents move in. We decided to recently provide an optional upgrade to our kitchens and your residence was our first one. We did a lot of planning before we chose the cabinet style and manufacturer. The soft close drawers, the self-closing hinges the all wood interior with the new kitchen top and backsplash is truly more beautiful than I imagined. I love the way the kitchen came out, and I’m not alone, all of our staff and now our first resident agrees. We continue to invest in our communities common areas (with new security doors and windows, surveillance system, LED lighting in both the exterior and interior spaces, video intercoms, keyless entry system) and our apartments to make our communities stand out at the market leader they are. This year we were awarded and recognized by two national reviewing companies for our hard work. One national company announced that the Ambassador Apartments was the 137th out of 140,000 communities Nationally for customer satisfaction in all of the USA, and 3rd (just behind another of our communities) in all Philadelphia and Pennsylvania. The second national reviewing company reaffirmed the first award, and said that the Ambassador Apartments ranked in the top 10 communities nationally for customer satisfaction, and in December 2023 it was #1 nationally. We were planning to complete your apartment home on Tuesday, as that was the agreed upon delivery date, but late Saturday afternoon, Inna called the main office asking us to help out new residents that had to vacate their current residence by Monday. As you know, this is a holiday weekend, and all but our emergency staff were home enjoying a well-deserved rest. That being said, we asked our staff if they could work Saturday night, and Sunday to complete your home. Sometime this afternoon, I understand that you moved in. I made final inspection myself, so I can accurately say, we didn't take any short cuts in spite of the short time we had to finish the apartment. Although, your review preceded your move in, I was told from Inna that you were thrilled with the appearance and attention to detail. I'm glad we were able to accommodate your needs. Inna was busy over the last few days popping in and out of your new home making sure that we delivered your apartment home on time, and in excellent condition. At the end of each month, we gather our team and assign staff to prepare apartments between residents. It’s always a race, actually a sprint. A priority list is developed based on the questionnaire future residents like yourself fill out when they sign their respective leases. We visit apartment (which new residents will move into) weeks in advance to develop a list of materials we will need in preparing each apartment based on criteria we have established as to what a completed apartment should look like. We have a quality control team that makes sure these criteria are adhered to. It’s stressful, but very satisfying when we get positive feedback from our new residents like yourself. Unlike other managers, we don’t decide on what should be replaced until after the previous resident moves out. Our decisions are based on a review of the specific home and its respective furnishings, fixtures and appliances. Ultimately, the decision on what we replace is based on a simple question, “what would we expect or want for ourselves with regard to the appearance and quality of a new apartment home”. We don’t believe in “that’s good enough”. We believe in delivering a well prepared, carefully detailed home for each and every resident. We follow up the delivery by providing top level service. Our team members all train under seasoned experienced staff for a minimum of one year before they perform service work on their own. First impressions are extremely important. Thanks so much for the review. David. I agree, our apartments are very large. They have large bedrooms, eat in kitchens, large private balconies, and huge closets. The apartments are as you suggest, extremely well located, yet in a very private area with lots of green space and a stream. Great access to highways (US1, I95 and the PA Turnpike), the train (3 train stops all within a 10 minute drive), bus at the door, and a huge selection of shopping and entertainment (much of which is within walking distance). When each apartment home turns over, we evaluate the carpeting, appliances and cabinetry. We do not try to “get by”, we deliver an apartment in top condition. We do not deliver apartments that are almost ready. Each and every apartment is delivered to an exacting standard and guideline that has been proven to make our new residents happy and most often excited to move in. Inna and other staff members are constantly visiting the apartments under renovation to make sure that the final product will pass our quality control inspection. I’m thrilled that you were so happy with your new home. We don’t compromise on the preparation of the apartments. We don’t take short cuts. The thousands of flowering bulbs we planted last fall are in full bloom, and they along with the azaleas, rhododendrons, flowering cherry trees, and dogwoods add to the multi colored beautiful landscaping. You are moving in just as we finished adding video and audio intercoms to nearly every apartment, and all new high security and energy efficient common doors and common windows to the community. Thank you for taking the time to write a review. Moving in is very hectic, and exhausting. Knowing that, it is especially pleasing that you took the time to write a review today. There are many overlooked features in an apartment. Three of the most overlooked, and most important are sound control, fire control/protection, and safety. Fire control is a subset of safety. Safety is a far broader category and concern. As you noted, our community is built with concrete floors (and walls). The concrete acts as a high level barrier to prevent the spread of a fire, and likewise is extremely efficient at reducing sound transmission. Anyone who has lived in an apartment with wood floors can attest to how annoying and frustrating it is to hear people walking above you. Anyone who has ever witnessed the devastation that fire can cause will surely tell you the importance of fire resistant construction. Safety goes beyond just fire; it includes feeling secure. Our surveillance system is a state of the art camera system that provides each resident with the ability to see nearly every area of the property right on their cell phone. Dozens of cameras with extremely high definition pictures cover the property. Add to this our recent investment of an intercom system that allows you to not only talk to the person at the common door, but to see them. Add to these features, are amazing new exterior street lighting and interior common area LED lighting, and others will understand (what you obviously do) the importance this company places on the safety of our residents. Our goal is to make our customers happy. We spent the last few days making sure your new home was prepared to our standards. As you know, we installed a new range. The old range worked, and would have been acceptable, but that’s not what we aim for. We try to deliver a home that we would want our own family to live in. Over the last few days, a half dozen of our staff worked to prepare your home. It was inspected when the former tenant moved out, lists were made of what needed to be repaired or replaced, and we went about the task of redecorating, replacing and fixing. All of the our staff members love what they do, and are very good at it. Happy customers help build our reputation, and as a family business, our reputation is very important. The third generation just began working within our company, they learn quickly, we don’t accept excuses. Thanks for your patience. We knew you were in a hurry, and we went as fast as we could with the remodeling once we received the keys to your apartment without taking short cuts. Each and every apartment home we deliver is prepared to the same standards. We may add staff to get an apartment done a bit quicker (as was the case with your new apartment), but we don’t lessen the standards we set. This means, if the apartment needs a new appliance or new carpeting, it gets installed. We don’t try got “get by” or hope you the customer won’t notice something. Each apartment undergoes the same number of inspections. Only when the head of maintenance, the manager, and rental consultant agree it’s ready do we send notification as to the date and time of your walk through. The rental consultant plays the role of the customer in our final checklist. We are thrilled that you were pleased with the final appearance of your new home. Welcome to the Ambassador Apartments, and thanks for taking the time to write your review. We know moving is exhausting, and it’s made that much harder when the move falls on a holiday weekend. We are extremely pleased to hear that your move went well, and that you were happy and excited with your new home. It’s very satisfying and rewarding to know that our hard work pleased you. Inna does a terrific job of making sure our maintenance and management team didn’t miss anything. We take pride in all the little details. We don’t provide keys until we are satisfied that we have properly and carefully addressed each one of the comments our in house inspection team determined needed attention. It’s a carefully choreographed process that requires numerous staff members five full days to achieve, with preparation beginning some time prior to the actual work commencing. While we attract residents from out of state, and I might add, out of country, the vast majority of our residents find the Ambassador Apartments from word of mouth. It’s not unusual for several apartment households to be related or be long-time friends. It’s also not unusual for a resident to move out because of work or personal reasons, and then to move back. We now have at least two such people on our waiting list. This is because we value our residents, and we work extremely hard to keep them happy. We also invest heavily into the community, and are constantly engaged in adding improvements to the community. We are in the process of adding an intercom system that provides a visual camera view to the existing audio access so that residents can both see and hear who is asking for access to the building. This spring we begin other new major improvements. You can tell, we are very enthusiastic about what we do. We do everything we can to provide the best possible experience for each and every family beginning with the moment that decide to make our community their new home, and throughout the years of your residency. Our rental consultant is one of nearly a dozen staff members charged with making sure your home is prepared properly and on time. There are no shortcuts in the process. We don’t have a “maybe they won’t notice” box in our preparation to do list. All the members of our team are friendly, responsive and professional. We believe in customer satisfaction. Each and every team member is committed to supporting that promise. We take a great deal of pride in our communities, and in their appearance. If a problem does occur, we work to resolve it immediately. We offer full service six days a week, and emergency service 24/7. We are constantly upgrading the community, and will shortly install new video/audio intercom systems into each apartment home. In the spring. new entry doors and windows will be installed throughout the common areas, and just this week, we installed new exterior lighting to the rear of several buildings (including your building) which effectively doubled the illumination in this area. This lighting is in addition to the new exterior walkway, parking lot, and interior common hallway lighting recently completed. I know you have met Inna, a couple members of our maintenance team, and spoken to one or two members of our office staff. They are terrific, talented and caring. As we get deeper into the winter, inevitably it will snow. If you have lived in another apartment community, you will have something to compare our snow removal to. Welcome to the Ambassador Apartments, and NE Philadelphia. There are a great many advantages to living in our community, not the least of which is location. The community is near both I95 and the PA Turnpike. If you commute via rail, there are three stations to choose from all minutes away. You can walk to the food market or pharmacy, and play soccer, football, tennis or basketball at numerous locations many within walking distance to your front door. We take a great deal of pride in the appearance of the community, it seems all the time, we are planting and pruning. Just recently we planted 5,000 new spring/summer bulbs. The weather cooperated with your move in. It has been a perfect day, and tomorrow promises more of the same. I'm thrilled to hear you shopped around before deciding to move into our community. We encourage customers to look around and compare. We know that cost aside, nothing compares to our communities, and an informed customer (one who has done their homework) will want to live in our communities. We constantly update our buildings, and not just the features you see. The features that can't be seen, and often aren't considered, are extremely important to the quality of life of any apartment renter, often more important than what can be seen. Little if any thought is given to fire safety, sound control, and security. At the Ambassador Apartments as in all of our communities we think both safety and comfort are extremely important. The business of property management is about delivering on promises. It's not about selling "the sizzle", it's about service. Good service depends on a team of dedicated, trained, and experienced staff, and great "bones". You can paint a building, add new flooring, but if the building was poorly constructed, residents quickly become dissatisfied. It's akin to putting lip stick on pig as a politician once said. Likewise, if the management staff lacks experience, knowledge and cares, residents become quickly dissatisfied. As always, we didn’t take any short cuts in the preparation. We literally finished your apartment an hour before you were given the keys, yet we didn’t take any shortcut in doing so. Almost every month it seems the rental consultants panic that we won’t have an apartment completed, and every month we deliver 98% of our apartment homes on time. The cycle of panic at seeing how much needs to be done, followed by the happiness on the rental consultants faces when they see the finished product always brings a smile to our maintenance staff.
