Property Ratings at Hawthorne Meadowview
Management is disgusting has a very nasty attitude very poor communication skills with her residents. Washer dryer company they tell you to go with is not Reliable whatsoever Maintenance comes if they feel like it rent is high. The best thing out of these apartments is the space.
Rent prices are too high. You pay for pest control and pest control doesn't even come. These apartments have bug infestation. Maintenance never fixes anything. Valet trash half do there jobs. Management is horrible they don't care about you.

Upon first glance, this apartment complex seems great. The website shows a beautifully kept complex with MANY amenities. Within the first week of moving in, the sink backed up causing the dishwasher to flood. No worries we thought, we'll shut it off, put in a work order, and they'll come fix it in a day or two. We put in a work order and received ZERO response. After a week we went into the office to ask, they said they'd send someone right away. Another week passes and no one came. After over two weeks we went into the office again and complained. They fixed it right away. We have put in work orders for the fridge to be fixed which also leaks, no one comes. Multiple times a day we find either dead cockroaches or live ones scurrying. Last night my kids found one in their room. A portion of our rent fees go to "Pest Control" supposedly, it does not appear so. I highly regret living here. The amenities are great but underkept. IF the pool is open, it is FILTHY. The price of our rent is ridiculously overpriced considering the lack of tentativeness.

Rented here for over two years now. When it was Amber Place the facility was well maintained and communication from office staff was punctual and courteous. Since the management company switched hands the complex has gone down. New company seems to value cutting cost on maintenance and service. In addition to that they had the property appraised so they could take advantage of inflating the rent 40-60%. For most tenants this is a 500-600$ raise in rent. This is a unethical way of doing business but seems to be the new norm with this place. Improvements have been made in the form of painting over rotten wood and pressure washing the buildings. Zero improvement to the inside of units. do yourselves a favor and rent a home and save some money. When the market crashes they will be forced to lower rent back to a reasonable rate for the quality of the property.

If 1 star was an option that is what this complex should get. Pools are filthy.. Salt Water pool is as green as the submit button below this review.. apartment flooded 5 times due to poor construction until they finally had someone fix the issue... now I have mold growing the closets from this issue... roach infested (had them spray regularly and did not help) and the leasing office NEVER returns your calls and will lock the door in your face then turn the sign saying they will return later. Did I also mention the rent went up $600 in 1 year?? If you can afford this roach infested apartment complex you can afford a mortgage... save your time and invest ELSEWHERE!

I moved in a little over a month ago and have mold in my air ducts. I have complained and they told me it was dust and they hired 2 companies to clean my air ducts. The companies said that they would not clean my air ducts because the ducts would need to be replaced in order to remove the mold. My whole family has been sick for a month now. The neighbors air ducts are worse then mine.

ROACH INFESTED apartments. RUN! If you like to battle with roaches and other insects then this is the place for you. Neighbors are loud and no matter how many times you complain no one is held accountable. My lease is up soon and I won’t be renewing it.
These may be labelled as “Luxury Apartment Homes”, but don’t let that fool you. Though the apartments seem nice at first glance, they’ve gone to great lengths to save every penny they can and make living there uncomfortable for the tenants. We’ve lived here now for 7 months and we’re happy to be leaving. • Though you’ll be paying $60/year for pest control, we’ve only had the pest control guy come to spray the house once. We’ve had issues with roaches and silverfish throughout the apartment and have set up traps ourselves to help deal with it. • Dishwasher never cleans all the dishes on the first cycle. Many dishes will need rewashed. • Oven takes over 20 min to reach temp and has a tough time staying there. • Toilet seat sits about 15” tall, essentially a child’s toilet. When we first moved in, it wasn’t sat correctly at all and wobbled a lot. Due to this, it leaked onto the vinyl flooring. Toilet handle broke as well since it was a very old toilet. We asked for a replacement toilet and management refused. I can’t comfortably use the toilet in my own apartment. • Shower takes a very long time to get hot. • Vinyl Flooring has shifted and come up in the bathroom and kitchen due to water damage. Maintenance knew about it, said they’d fix it, and never did. • HVAC doesn’t seem like it’s ever been cleaned. All air vents are full of dust. Expect the dust to return to the vents after a few months of living there. • A/C circulation seems very poor. We have to run the A/C as 66 at night, and still end up hot most nights. • We bought a house and planned on subleasing our apartment as subleasing is in the leasing contract. Contract has details to go about it, as long as management gives final consent to the new tenants. We’ve done this with other apartments in the past with no problems. I went to the leasing office to just confirm this and was told, “We will never give consent to anyone subleasing”. I asked why, and the leasing agent just said, “I don’t know, we just don’t”. Now I must pay an additional $1,855 for early termination fee. BE WARNED ABOUT THIS!!! • Early Termination fee is due 45 days before you actually leave. • As well as having to pay the early termination fee, the lease contract gives them the right to bring other people into my home to show it off for sale at any time, so they can take it as soon as I leave without any gaps.
I've lived in Amber Place apartments for almost four years now but it is on the decline. Family, military, and pet friendly - yes! But, it is your typical apartment complex in that they raise the rent every year. Here is the real problem that I have, you can see it is changing for the worse, each year - a little at a time. Specifically, the quality of the maintenance - I have been having problems with my air conditioning unit since June and get the same story with a little deviation each and every time; they fix it temporarily (put a band aide on it and hope - hope isn't a strategy) only for the problem to repeat time and time again. It is advertised as a fated community on their website, I can't tell you how often over the entire time living here that a gate at one or more entry/exit points is lift open because it is not operational! Here is the kicker regarding the gate, they had a "Town-Hall" type meeting and put in the advertisement for it, that they didn't want to hear about the gates, they weren't going to hire a security guard part time, and the gates weren't considered a security system, so don't bring it up... Then don't advertise yourself as a gated community! The staff at the front office tries and are very friendly but you can tell that their hands are tied... It isn't cheap, services are going down, clientele is as well - I would keep looking... I'm retiring soon and moving but want people to be informed - it looks great a first clance but look harder and you will notice the lack of attention to detail that has a trickle down effect on everything!
Nice place to live.... The computer lab is nice n the landscaping is kept up really nice
My family (wife, daughter 9, and myself) have lived at Amber Place for 5 years this coming October. We relocated to the area because of my job and had previously been home owners for 10 years so if was an adjustment for us getting use to apartment living. All in all the good out weighs the bad here. We're still here and if I could I would give it a 3 1/2 star rating but there is definitely room for improvements as I'm sure there is with all Apartment complexes, but I believe this is definitely one of the better ones in the area and for us the school zone makes it the best option. Here are some pros and cons. Pros - GREAT school zone Good amenities - 2 pools, gym ,tennis court, etc. Quick maintenance response time Cons - Steady rent increases during renewals (stand your ground!) mold issues around A/C vents and windows (scary) Apartments seem to have some wiring electrical issues
I have lived at Amber Place for 2 1/2 years now and I am very satisfied with my decision to move there. This is my first experience with apartment living and Amber Place had made it a good experience. Its a comfortable community with great amenities.
