Property Ratings at Amberleigh Bluff
The place is ran very poorly. Grounds are not maintained. Grill/pool/community areas are a disaster and disgusting always. Water bill is ran by an italian mafia extorting you and you need a double PhD in nuclear physics and rocket propulsion to figure out where they come up with the number. The front office does not care at all about your issues. They just try and pacify and get you out the door with 0 resolutions. It's almost like they get a commission on prices or money comes out of their pocket to help you with things. Apartments inside are outdated, broken appliances, non existent maintenance where everything is always "on backorder".

Please read this and BEWARE. I desperately wish that someone would have warned me to stay away from this place. We were in a time crunch and needed to find somewhere within our window of availability, but I wish we had just lived in a hotel until a better apartment was available instead of being stuck with the unit we got. Our issues with this complex started in the very first week. It took eight days and multiple trips to the office before a maintenance request to fix our dryer was taken care of. The following weekend, we found mold and mildew in and around all of the air vents in our unit. The complex had them professionally treated, but did not replace the air vents as was suggested. When the mildew returned and I notified the office, their solution was not to treat them again or replace the vents, but to spray paint over it. I asked for the vents to be replaced five times and we had to threaten legal action before the property manager finally came to look at them and determined they should be replaced. The exhaust fans in our bathrooms barely worked and they did not cut down on any excess moisture while showering, so we had to run a desk fan and keep the door open to ensure we didn’t get mold and mildew again. We were told we would be receiving and signed the lease for an “updated” unit and all that entailed was granite countertops and pendant lights. All of our appliances were over ten years old- our dryer took FOUR cycles to get a single load of clothes dry, even after the inside and outside vents had been cleared. The windows have no insulation so they have to be wiped down every morning or else you’ll have standing water and, you guessed it, mold on your windows. This place is NOT WORTH THE PRICE. But hey, at least you’ll get your security deposit back, right? Nope! Even if you clean the unit to their new high standards, which is essentially you flipping the unit for the next tenant, you’ll still get less than a quarter of your security deposit back because your utilities are billed two months after month end! I would much rather have the peace of mind that I’m breathing clean air and not being exposed to mold than to have granite countertops. Amberleigh Bluff was an absolute nightmare. They’ll overcharge you for a “updated” unit because they are taking advantage of availability issues and allow you to live in a health hazard of an apartment without offering helpful solutions no matter how many times you bring those issues to their attention.

The apartments used to be very a good place but not anymore. The new management increased the rent significantly and added a ton of random fees. We ended up leaving our apartment here because of an annoyingly loud neighbor and poor management who could not keep their promise to find a solution for us. Had to pay more than $2500 too because we had to break our lease. Do your research and go rent somewhere else where the management cares about your life quality too not just money.

Everything you need is close by. Although the apartments are close to kingston pike and the interstate the area is really quiet. We first moved in right as covid shut everything down so we didn't really get the chance to meet the old Maintenance before the new company took over. However I will say from talking with neighbors that the new maintenance with this new company has been great so far. I do notice that the grassy areas and pet stations are way more upkept than before. The only need for actual maintenance in our apartment was a month or so before we moved out. Our a/c was clogged and th technician was polite. He cleaned up the little bit of mess that was made around the closet and made sure to explain to us what all he did after completing the work. I am having trouble remembering his name but very thankful he drove an hour to help with the a/c late that night. The amenities could use some upgrades. I did notice that the management has started this process so I won't go much into much detail other than the fitness center really could use some upgrading. The machines are outdated, the treadmills are a hit or miss when wanting to work. The business center area is only a small desk area with two chairs. The outside grills near the pool are in desperate need of an upgrade too.Every encounter I had with the office staff was good. Everyone is friendly& very helpful. Usually had to wait a moment for other people to leave because there was only one person working the office on the weekends when we were able to stop by. The only complaint I really have or more of a suggestion is for the manager. She let's her pit bull (agressive breed not allowed) run amok. The dog is almost always running around not on a leash. When we would be outside as soon as we saw this happening we would avoid the direction they were in because I was afraid my children would be attacked.This is very unprofessional to me and left sort of a bad taste in my mouth towards the end of our lease. The overall condition of the apartment and buildings are great. The kitchens could use some updating. This is personal opinion because I hate glass top stoves, some love them. Outside they were painting the buildings and it was looking nice. Overall this is a great complex. It is quite safe and well maintained . If we could have afforded to stay we would have.

I did not receive the garage that a signed for. I have to across the property to access in addition I have been here 1 month and still do not have a key for mailbox.

The way things are handled now with the new management, I would not recommend this community to anyone. The state of the breezeways and stairs is dirtier than ever. The valet trash pick up is also a service that we were not contacted about and does not really add to the state of the breezeways.

I have nothing but wonderful things to say about Amberleigh Bluff so far. Leasing agent helped me get moved in with ease and I am loving my new apartment. Everyone in the neighborhood has been friendly also. The office and the maintenance supervisor Joe have been helpful and great. The price is a little on the higher side but if you can push your budget I highly suggest doing it. You get what you pay for and very pleased with Amberleigh so far!

It is perfect for me. Location and amenities
I feel safe. It's clean and very quiet.
Neighbors are pretty loud. Way too many barking dogs
I felt safe, apartments are great, and it' in a great location.
Staff is great.....Facility needs lots of maintainable work, cleaning, gate repair and things as such.
I love the property, I love the views, and despite how large the community is, it is fairly quiet.
The manager Jaisa offered me a carpet refresh via phone call at no charge, but it hasn't been done yet.
I like the fact that we are at the top of a hill, not a "thur street". The ammenities are adequate, looking forward to more fitness and pool hours when the pandemic is under control
Finding an apartment as an out of state student is stressful. Before moving here I knew that I would need a place to stay. I called this apartment complex and talked to the staff about getting an apartment and making sure I was getting the proper place for me. They assured me that I wouldn't need to worry and that they would take care of me. To secure a place to live, I started my lease while still living back at home. But once I moved in I realized that what my leasing office told me wasn't very accurate. I moved here with a couple of other students, and we were all very disappointed. The office took advantage of our situation and we were all very disappointed. Although I won't discuss the issues some of my friends had with a disrespectful staff, many things were disappointing to me about this complex. The biggest concern I had with the apartment was the carpet. Coming in to see an overused carpet was disappointing. What made it even worse was the bugs at the ends of the carpet that started becoming more apparent with time. The bugs weren't too big, but it was still a disappointing thing to see. Everything I got from the apartment was pretty much old. I had to change most of the lights within the first couple weeks of being here and I had to deal with AC problems. Another big issue with this complex is they only answer the phone sometimes. They may have office hours online, but the staff only picks up the phone sometimes. If you ask the staff for help with something, they might say they will help you but when I asked about a missing grill, they never got back to me. If I asked you for advice, you would probably tell me to move out. But when you go to school from 9 am-5 pm every day, what time will you have to do that.
I was a resident of amberleigh bluff for a little over 2 years and it was a wonderful experience. The complex is very pet friendly. The staff is accommodating and flexible to meet any and all needs. The maintenance staff is very responsive with any maintenance requests. If I needed an apartment in the area again, this would be the first place I would look.
A nice office staff, friendly, safe, and clean place to live. So happy to not worry about homeowner maintenance anymore. The grounds crew keeps it beautiful all the time.
After losing my job, my husband and I decided to move out of NJ with the high cost of living and find a less stressful place to relocate. We fell in love with Knoxville, but then had the daunting task of finding the right home. I spent months researching everything I could on line. We chose the West Knoxville area, but then took a closer look at specific apartments. Our concerns were about safety, amenities, maintenance, noise levels and resident reviews. After narrowing down our top 10, we drove out to Knoxville to check out the winning contenders. Let me just say, reviews can be very deceiving! The highest rated for the area (I wont mention any names) was a dump. The model apartment that they showed us had cobwebs and peeling paint right at the entrance. It was filthy and run down. The photos on line must have been when they first opened 30 years ago. Before continuing, I will tell you a little more about us. We are in our mid 40's with a 17 year old cat and no children. Our goal was to find a quiet, non-smoking, pet friendly apartment. We had never lived in an apartment, but after 17 years of homeownership, we wanted to try care-free living. We were most concerned about smells and sounds in an apartment. After about 7 out of the 10 apartments, we finally visited Amberleigh Bluff and I was shocked that after all the research, this one had not come up as the number one contender. We walked through the beautiful resort like grounds and fell in love. As we entered the clubhouse, we were sucked in by the beautiful, open lounge area with a huge screen TV and a pool table. To the right, we noticed a coffee nook with free coffee and fresh baked cookies as well as free wifi for the residents. The grounds are really well kept. It is obvious that everyone takes pride in the community. Amberleigh Bluff is a beautiful gated community. As for the apartment itself, we have not heard a neighbor yet and have lived here for a week. You can hear cars starting in the morning if you listen for them, but after living on a main street in NJ, this is true serenity. If I had to find something to complain about, the wifi at the clubhouse is much slower than the Verizon Fios I am use to. It will suffice while waiting 2 weeks for WOW. Otherwise, the residents and staff are wonderful. I cannot recommend this place highly enough.
I just love Amberleigh apartments. Its clean, has a beautiful ambiance, nice amenities, staff's are very helpful, friendly and always ready to help you out with something. A big advantage too is the location itself. It is just a few minutes drive to a grocery and restaurants. No doubt It is an amazing place to live.

I love living in Amberleigh. It is a fairly new apartment complex. Amenities with pool, gym are great. Maintenance requests are often taken care of within 24 hours. The guys at the office are great and helpful!!
Do not live here unless you want a constant barrage of pointless email/mailbox complaints, to have to deal with pretentious neighbors, and the incompetent staff that works in the office. Worst apartment living I've ever experienced, especially for the price paid to live here.
I retired and moved to Knoxville to be close to my children. Found the most perfect apartment complex. The apartments are beautiful and the complex is so well maintained. The staff go out of their way to make it a great place to live.
The Amberleigh Bluff apt community feels more like home than anywhere I've ever lived. The gated entrances make you feel very safe and secure. It has many amenities to accommodate all types of residents, from the enclosed dog parks, children's playground, to the huge pool/grilling/fire pit area. The clubhouse is very spacious. In the clubhouse you've also got a gym with multiple machines and free weights, in addition to the free tanning bed! I highly recommend you visit this apt community! You will most certainly feel at home!
