Due to the recent hurricane, the path to our apartment has been flooded. We put in several work orders only for them to be closed without action or even a response. Just completely ignored. We've called the office several times and everyday it's the same response. If not today, tomorrow. Cottonmouths have been seen in our area several times and now we have to tread through feet of water to leave. No regard for tenants lives or safety.
Don’t waste your time and stress here. Faculty never respond to the phone and they don’t call back first and foremost. The application process hits you with multiple fees that are non-refundable and they most likely will not have the unit “ready” for you to walk tour. We didn’t get to see the unit until the day of move in and our finished apartment was riddled with dirt, holes in the walls, an uncloseable window, smoking burners, water damage, a nasty smelling dishwasher, fruit flies, and cleaning equipment left from the cleaners that didn’t do jack for the unit. Best way to waste 300 + 115 (dollars per applicant). Lastly, when you go to complain to upper management, you can’t. You have to go through Edna the local manager to speak to the regional. It’s now been 3 days and they have yet to respond to my emails.
I have been a resident at Amberly Place in Tampa, FL, for over two years. I have never missed a payment or caused any problems. Trash Butler has been providing horrible service, collecting the residents’ trash into a pile and leaving it behind. I have sent multiple emails to the property manager and entered a service request for the trash to be picked up. Trash Butler (trash valet company) has left it there 3 nights and counting, and it has attracted all sorts of wildlife. The manager closed my request and does not care that there is literally trash spread across the lawn. This is a service residents are obligated to pay for. We also pay for lawn maintenance. I have included pictures in my emails for evidence, and nothing has been done. The manager has not even addressed my last email. I am appalled by the disinterest in maintaining a clean and hospitable environment for living. I am disappointed in the lack of customer service and lack of concern for the wildlife and pests this trash attracts, potentially affecting the safety of the residents.
This is the worst place to live. DO NOT MOVE HERE. The people in the office suck. They dont try to help at all. They dont care about anything but money. Maintenance sucks, amenities suck, this place SUCKS.
The Absolute worst place to live! The worst decision ever !!! If anyone is trying to move into this apartment community…PLEASE DON’T. Not because the apartment units are not good but all the staff is very very difficult to deal with (Special credit goes to Jasmine) I wish there was a minus one star !!!!
Residents park wherever and whatever in the lots here, even if that means blocking people in, parking in the road, or even on the planters. Makeshift boat trailers and abandoned cars will force you to park across the complex. Management doesn’t care about this or the heaps of trash constantly around the complex and good luck trying to get ahold of them to follow up about any issues you have.
the management team has been turning deaf ears to a request we made around malfunctioning dryer two weeks ago. I called the leasing office three times in two weeks and my brother walked in in person as well. All times we were told that the maintenance team has emergency orders and they take requests in the order of receipt. I have no problem with this as long as it doesn’t take more than 2 weeks to fix a dryer. Are we being ignored due to the fact that we are moving out end of the month? It’s looks like so! We pay the rent first of every month without fail and this is what we get in return. Poorly managed community. When I moved in last year, I had made multiple requests to get the light poles fixed as it gets extremely dark in the area. Turns out they aren’t fixed yet and the time has already come for me to move out! Extremely disappointed!
I have leave on the property for year. The units are literally falling apart at the seems. For what you will get here the stress is not worth it. Please look somewhere. I am still dealing with a maintenance issue where my living room floor has been cracked open over 3 days and the repairs are slow to none
I’ve lived here for 6 years and haven’t had any major issues. Office staff has been helpful and able answer any questions I had. One time they even check on my apartment to confirmed I unplugged an iron and turned off the stove . Maintenance staff were prompt and respectful, even when asked to wear shoe coverings.
I have only just been looking for apartments and already have had a bad experience. I went to the property to see if we could walk around to look at the area, the lady was extremely rude and slammed the door in my face. I was suppose to have an online tour today, however I was given no information on how it is suppose to work. Their lines are only automated and always says "their busy". I've called multiple times and multiple numbers and have yet to talk to a real person. Overall, completely awful customer service, could not imagine living here.
Although, I live miles and miles from this property in my attempt to assist someone with relocation, the positive reviews for this place are over the top. It is as if there are professionals writing and responding to each post. Also, I have never known too many companies to respond to over 90% of the post. Again, it is as if someone hired a social media representative. I guess I will personally have to come and see what all the hype is about before I suggest anyone I know be bound to a contract that may make us have regrets for them living there.

Avoid this place like the plague. We actually tried to move here – applied and paid all fees and were approved. We had our contract ready to sign and then I had a few questions regarding the contract that were very unfavorable for tenants and they ghosted us immediately! Didn’t answer phone, didn’t reply to pleasant emails, didn’t return voicemails. I tried to reach them over a dozen times to no avail. Father in law called them from his phone and they answered immediately. They reassured him they would take care of us and would get right back to us – they never did. This was just a few days before we were to move in. On further review of this place I see many other reviews noting how bad staff is and I totally believe them now, it’s exactly what I experienced. At great personal cost and inconvenience I was able to secure a cheaper apartment in the same area with excellent staff who were quick to take care of all my needs. All my application fees to Amberley were wasted. Take your business elsewhere – they will leave you out to dry. Positive reviews of this place must be fake.
I truly wish I could give zero stars & even that would be generous. This place is truly awful!!! The apartment they show you will look NOTHING like the one you get. The place we got stuck with was so outdated, falling apart, wasn't ready on move-in day & just overall a super tiny filthy dump hole. ANYWHERE WE LOOKED THERE WAS YEARS OF BUILT UP FILTH & DAMAGE COVERED WITH A FRESH COAT OF CHEAP PAINT. There was tons of hair, dust & water damage that was painted over & obvious HUGE shotty wall repairs done in the living room. All of the cabinets were warped & cracking in the kitchen and bathrooms. The vents above our shower looked like it had 20 years of mold & dust buildup & even the tub was painted. The carpets didn't meet the door jams & my children constantly got stuck in the foot from the carpet nails. The air conditioner was unfunctional for almost 2 months straight during the summer just to have band aids fixes done that would break a few days later yet was paying nearly $150/mo for electricity. The front office staff are EXTREMELY rude & unhelpful & that's only if you actually manage to get into contact with someone. No one answers the phone in that place nor return any messages. When you stop by you will see first-hand people sitting at their desks allowing the phone to ring off the hook pretending not to hear it. The area is great, but the neighbors are loud, inconsiderate, and dirty! For the price of rent you would think it would weed out some of the ghetto, but there are home invasions & fist fights going down in the parking lot during broad daylight. We received a small bill for erroneous cleaning charges & a missing post box key. No problem sent payment the next day. Several weeks go by & we get a notice from an attorney that we are about to be put into collections because we hadn't paid. Funny, since the payment cleared. After FIVE DAYS of trying to contact the office, Ashley finally graced us with answering her phone & said we were "probably" good, but she would get back to us which of course she never did, no surprise there. Fast forward to a few days ago & I just received a follow-up call from the attorney that our case has been closed because.... GASP they couldn't get in contact with anyone from Amberly Place Apartment & they must have made a mistake. If they can't even answer a phone for their own attorney, don't expect for them to treat you, a paying resident, with any type of respect or courtesy.
If I can give this place Zero stars I would I am ready to leave this place for a couple of reasons. 1st, the office is IMPOSSIBLE to reach by phone. These People NEVER answer the phone which causes myself and other people to go into the office for the simplest of things that could have been handled over the phone. I have been calling to have the pest control come spray my apartment and no one answers. I will explain my reason for needing pest control below. 2nd, the nasty neighbor that lives next to me. Ever since this slob moved in a couple of months ago, I have been getting roaches. I have NEVER had any roaches in the almost 3 years I have been here. Keep in Mind that this lady has about 6 dogs living with her that CONSTANTLY bark all day and night and 2 or 3 cats. I was putting my trash in the bin outside my door one night and she came outside to walk one of her filthy dogs and the smell of animal urine was overpowering. I was completely disgusted. It is absolutely ridiculous to now have roaches because of this idiot living next to me due to the fact that she has all these animals and she does not clean up after herself. The dogs completely destroyed the blinds on the patio and the window blinds to where you can see into her apartment, and you can see the stuffing from the couches all over the floor. She is the reason I now have roaches. Her dogs bark all hours of the day and night to the point I have heard other neighbors yelling “SHUT UP” through their patios. I don’t blame them. Living here the past few months has been pure hell, and I am ready to leave.
I have had many problems in my year of living at this apartment complex. First when moving in there was items broken in my apartment. we were told that they were going to take care of it and never did. despite us calling... Guess what some is still broken and fixed some our selfs. Day one of moving in we saw cockroaches. and they unit next to us had mold. Both bathrooms have pluming issues, we have had to replace the toilet guts in both. roommates shower floor is chipped and getting worse and both showers wont drain. This is all from move in day. My washer stopped working, Took them two weeks to come look at it then I was told this is a new washer I dont know how to fix it. but its not broken. yes sir it is. My A/C went out once and they came right away to fix it ill give them that. The office staff has no idea what they are doing and are very unhelpful. half the time i get hung up on or they dont answer the phone. There is more but I wont go into it. Normally im pretty chill nice and understanding. but ive had it with Amberly Place. I cant wait to move out.
Location is great, It is a reasonable drive to USF, has fast access to Publix and is a 20 minute drive to either Dale Mabry or Wesley Chapel areas. There is even a park and runners trail in Tampa Palms that residents have access to, and there is a light off of Bruce B Downs which regulates traffic better for the complex. It's a safe place to be and I personally have never had issues with noisy neighbors. My main problem with the apartment is the building itself. We have had severe mold problems to the point where our property was damaged. We have also had cockroaches and bugs so severe that we've done our own bug bomb and had pest control out five times over five months and still see bugs in the kitchen, living room, and bedroom. It's gotten so bad we haven't had guests over because bugs are often found on the walls at any given time. We've also had electricity bills as high as $80 due to issues with the AC. It's a very dark and damp living environment. The biggest amenity on the other hand is the space- we live in a one bedroom, one bath and have a spacious storage closet, large dining room, and two patios. The kitchen and living room space is perfect for two people. Maintenance is quick to come and fix things, but often have to come more than once for the same issue. For example, our cabinets fall off hinges almost every week, oh- and pest control times 10. I could see how parking could be a concern for some, but it honestly depends on where your apartment is located. There are no visitor spots and it's open parking for all but three or four buildings share the same few spots. The front office has no way of controlling issues with payments made online so I definitely do not recommend paying rent there. When you do pay in person, honestly the management is very helpful and treats you well. We had a major problem getting a hold of them via phone but as soon as we did they were happy and eager to help. Other amenities are nice- there are two pools and a gym, which was recently redone. I've also gotten a lot of use out of the car wash and vacuum center. Overall, the reason I am moving is because it is far from my job but otherwise I think it is a good place for the money. I would give this place a five star review if it wasn't for the mold and bug issues but I just can't overlook them.
I really liked living in this apartment at first, it's pretty, in a decent area, and the apartment itself looked nice. The staff has been nice, although it takes numerous requests to get something fixed. The reason I put this as a 1 star review is because mold and bugs. The mold first started growing around our sliding glass doors, and we reported it and the staff came out immediately to clean it with bleach. About a week later my sister had mold growing everywhere in her closet, destroying shoes, clothes, etc. The apartment put a dehumidifier in there to help, and they bleached the walls in the closet, but they took it back after a few days. A few days after that, she had to throw away two PILLOWS that she had been sleeping on because mold was growing on them. When she moved her bed, she saw that mold was growing up the wall beside where her head goes when she sleeps. My room has mold growing on random things, like the backpack sitting under my desk, and the shoes in a drawer in my closet. There is no mold growing on my walls that we can see, so nothing is being done to fix the issue. My allergies have been AWFUL. I'm assuming the mold is in the air, or growing in the walls. I wake up with puffy eyes and sneezing uncontrollably. Its not fun. Even worse than the mold is the german cockroaches. They are EVERYWHERE. Just now, I went into my kitchen to get water, and when I turned on the light I counted 11 roaches. We consistently keep our sinks empty and clean our counters. We have had the pest control come out multiple times, and this last time all they did was put sticky traps for the roaches to get stuck on. There are maybe 80 cockroaches stuck to them now. The pest control man (who was very nice) told us that the reason we see so many cockroaches during the day is that they are competing for space. That is absolutely so disgusting to me. At this point, I honestly just want to get out of this horrid situation. Our lease ends in September, and I would absolutely break the lease if we could afford it. I don't think anyone should be forced to live in conditions like these. Please think twice before thinking of moving into these apartments.

Amberly Place are the perfect apartments if you are looking for a quiet, friendly neighborhood, a quick drive to the interstate, or a dog-friendly environment. I have been living in Tampa for about 5 years now and these are the first apartments where I actually feel like I am home, not just staying somewhere temporarily. The staff here are so quick and efficient, and the grounds are kept very clean. If you have a pet, these apartments are extremely accommodating. There are grassy areas everywhere to walk your dog and doggy bags with trash receptacles on hand by almost every building. Not to mention they are changed regularly so there is never any mess to worry about! There is also a great scenic sidewalk next to the complex that leads to Bruce B. Downs. I love being able to walk my dog or go for a jog in an environment that feels safe. I would definitely recommend these apartments!
If I could rate this place 0 stars I would. Over the past year, I have had nothing but problems with my apartment and with management. Where to begin, the neighborhood is safe and the area has nice foliage but this causes bad bug problems. I've had issues for months with cockroaches in my kitchen and bathroom and this was brought to management's attention that they would get pest control over as soon as possible (this is also a "fee" added on to your rent). This was over 2 months ago I was promised this so I went about taking care of it on my own. The bathrooms are very small and I've had nothing but issues with the plumbing. I cannot take a shower without the hot water kicking on literally every minute and scolding me. Management does not respond to maintenance requests in a timely manner at all. There has been a huge bush that's overgrown onto my walkway leading to my apartment that blocks the walkway completely causing me to have to walk in the grass every day. Emailed management 3 weeks ago and never received response, nor has the bush been trimmed back yet. All of these things could be overlooked if it wasn't for this one thing. Management is shady and extremely misleading. What the people working here don't want you to know is that the price you see for your lease, isnt really the price you'll be paying once you sign your lease. Management fails to tell you that not only will you pay the rent amount you sign on your lease, but you will pay hidden fees that they conveniently will not mention to you before signing your lease. Each month on top of your rent you must pay added fees such as cable, valet trash, water, and sewage adding up to anywhere from an extra $100-$175 a month. I assure you that this was definitely not mentioned to us upon signing our lease or else I would not have signed here. Bottom line is, management here does not care about their residents, they do nothing for you, and they will deceit you into signing a lease for a different price then you thought. Please stay away if you know whats good for you, theres plenty of other comparable apartment complexes in the area that are nicer, newer and better values (Mezzo, The Hamptons, etc). My lease ends at the end of this month and I cant wait to move out and never come back!
Amberly is an awesome place to live for a university student or employee who wants an affordable apartment near the university without the ruckus from student parties. The gorgeous landscaping, shady oaks, and attractive buildings provide a relaxing atmosphere that really feels like home. Below is a list of the pros and cons. For me, the pros far outweigh the cons, which are mostly typical of any large apartment complex. Pros: Location (SHORT WALKING DISTANCE: a sushi place, Mexican restaurant, pool hall with really excellent food, and liquor store. BIKING DISTANCE: Publix, German and Greek restaurants, USF, and Cracker Barrel. SHORT DRIVE: all of the above, tons of shopping, 15-20 minutes from an upscale mall) The neighborhood seems very safe Dog friendly Open parking (easy to have guests over) Relatively quiet considering the price and how close it is to USF -- my building is very quiet at night, even on weekends Maintenance staff is prompt and super sweet, so far Nice pool area The number of amenities that are available as part of Tampa Palms is amazing -- our own private park!! Lots of storage, even in the smaller units Cable is built into rent, and the unit has so many cable outlets (more than usual), which gives you options for what wall to put the TV on The property is absolutely gorgeous, the way the buildings look and all the shady oak trees are very relaxing. Even in the heat of summer, there's so much shade for walking the dog from all the trees Cons: Lots of dog waste in the grass, probably because the pet waste stations are few and far between, and the valet garbage people will not take individual dog waste bags if you throw them in your can. Also, sometimes other people will throw their pet waste bags in your trash bin, and you have to take them out and put them in a bigger trash bag, or else it will just sit there forever. That's not cool. I can hear the upstairs neighbors The way the patios are set up is awkward if your unit faces a parking lot or another building instead of the preserve Popcorn ceiling Lacks good air curculation (no vents in the closets), but I always have a rotating fan and a decent dehumidifier, so it's not a big problem for me The appliances and fixtures all seem very old and dated (but they do function as they should) The way the buildings are numbered can be very confusing for visitors and delivery people, especially since the buildings all look nearly the same Vertical blinds on the sliding doors
I have lived in this complex for about 5 years. The apartments are outdated, and the grounds are not kept up as they should be. For what is paid in rent, and the location...inside an exclusive area of town - Tampa Palms, these apartments should take more pride in maintaining a clean, updated community. My wife and I are currently building our first home and can't wait to get out of this place!
The leasing agents are very friendly and easy to get along with. They handle any concerns that you may have in a timely manner. It was a place that I wanted to call home from the moment I walked into the office. It was a really great choice. I love my new home!
Amberly place at Tampa Palms is a pretty decent place to live. Its location is awesome, far enough from the craziness of Tampa, yet still close to all the necessities. The apartments are quite spacious and decently laid out. They're pet friendly which is always a plus. Downside would be that parking isn't always the greatest and you can't always get a space decently close to your apartment since there isnt any designated parking; also you have no other option but to have brighthouse for cable unless you want to pay for it and not use it. Still would definitely recommend.

Just moved here from a complex about a mile away. I only lived there for 10 months, and my rent increased by more than $30/month when it was time to renew the lease. There was also an increase in crime in my previous community with police in the area on a daily basis, so I needed to move. So far, I'm very happy that I moved to Amberly Place. The community is pristine in terms of landscaping and grounds maintenance. Every staff member I've met has been very courteous and friendly. I even asked the rental staff if I could change buildings to make it more convenient for me, quieter based on location and sunnier before I signed a lease (but after they did my welcome letter), and they accommodated me (pleasantly). Because of the timing, this also reduced my rent significantly, which was also a wonderful improvement, since I'm a graduate student on a limited income. Maintenance has been extremely prompt and professional, but there were only a couple minor details that I've needed to have addressed (fridge lightbulb went out & the ice machine needed adjusting). They even brought treats because they know I have a dog, who is now their best friend for life. The community is very pet-friendly, which is fabulous. If you have a large dog, like mine, they are welcome here. And residents mostly pick up after their pets here, which is also nice. I really like the pool area, which includes a hot tub and gas grills that residents can use. Its very well-maintained. I believe there is also a smaller pool area at the leasing center for smaller children. Furthermore, the apartments all have a washer/dryer in them. I had to pay to rent a set in my last place. And you get free basic cable here. Lastly, Tampa Palms is a fabulous community development with lots of additional amenities, like the community center. As a resident of Amberly Place, I have access to those perks too. Win-win. So all in all, my rent is cheaper than what I was paying before. The community is safer, cleaner and quieter. I don't have to pay extra for a washer/dryer, and I get free cable with access to a great community. Very happy I moved here.
When I first started looking for apartments, like anyone would, I wanted adequate parking for not just myself, but enough for other tenants and for when I would have company over. I can happily say that there is more than enough parking spaces for everyone. I love how spacious my apartment is for every room and the ceiling fans are a big plus for me. Also, I can honestly say that if I ever have a maintenance issue, I do get feedback the same day, and if not, the next day. I really appreciate the valet trash service we receive because I have a very busy schedule so it is convenient. And out of everything else the washer and dryer for my laundry was the biggest deal for me. Overall the neighborhood is very quiet and the tenants here are pretty friendly. I'm very happy with my residency here at Amberly's and I have recommended this complex many times. And oh! The maintenance staff is very friendly too!
My husband and I lived at Amberly Place Apartments for 2 years. We moved away for 3 months but we were not happy at our new place so we moved back to Amberly Place Apartments. We love it here. Very quiet. Staff very friendly and professional. We are happy to be home again.
LOCAL AREA: Tampa Palms or New Tampa is a really beautiful, newly developed area with lots of pristine tree-lined streets and sidewalks for walkers or joggers and large, overly spacious stores. This apartment complex is one of the many in the area that sits on the edge of protected forest area, which makes it inviting for anyone who enjoys looking out their windows at a sea of tree tops or having breakfast while watching wild pigs graze. INSIDE ARCHITECTURE: For me, the thing that made this complex stand apart from others in this area (I’ve been living hear nearly 3 years now) was the architecture inside the apartments. On the outside, it isn’t anything special really, but inside, the ceilings are high and there are angles and ledges. I loved it even before I added furniture because the lines of the rooms were so unique – not just white cubes. The bathrooms are more spacious than usual because they’re hexagon-shaped, which makes it fun to decorate if you’re a creative-type! I was told I could paint or hang things as long as I put it back before I left. The kitchen is on the small side, but the walk-in closet is more important to me, personally. PORCHES/NOISE: Another thing that I really liked was that the one-bedroom comes with two different screened in balcony/porches with sliding-glass doors and vertical blinds (good for pets). Although I have neighbors below me and on the sides, I rarely hear them. The most noise comes from the owls, the frogs after it rains or the occasional stray cat fight. COST: With such closeness to nature comes the downside of not reliably being able to use the trash valet service that is built into my rent cost, but I’m ok with walking my trash to the dumpster. Although rent is comparable to other businesses in this area, some other possible cost issues are that the rent increases each year, BH cable is built into the rent cost, water/sewage costs are divvied up based on the size of the apartment instead of actual useage and if you forget to pay on time, you’re charged an extra $100 on the 3rd day of the month. AMENITIES: Not all the equipment works in the small gym, but it is usually sufficient for me. The pools are kept clean and there is always plenty of parking. Maintenance is responsive and management keeps to themselves. Dog sanitation stations are posted throughout and seem to have plastic bags stocked regularly. MAIL: My biggest gripe (which seems a bit small) is with the package delivery system in the lea
These apartments are perfect for the quiet private person. I have lived here for over a month and I have not been annoyed by any obnoxious noises. This is partially attributed to being off of the beaten path. The only negative is the two grills that are advertised as community grills have not worked for months according to other residents. Besides this I consider this apartment to be a fantastic place to live.
I just recently moved in and I love this place. You definitely get what you paid for. The maintenance is good with getting back to fix things but the only thing is that there was a lot to fix when I moved in. Also, the gates never close so we're technically not a gated residential anymore. But those are the only things that I have to complain about, the rest is amazing. The people here and in the office are so nice and were a major reason why we moved in.
My only real complaint is the complete lack of parking. My 3 bedroom is all the way in the back of the complex and we back up to a state park. Very nice view.
I love living here. The office staff goes above and beyond to make sure any concern I may have is addressed promptly and they are also just so welcoming and warm. The maintenance staff is just the same warm and extremely pleasant. The best experience I've had in an apartment home hands down
This is my fourth year living at Amberly Place apartments and overall I love my apartment and the area. Its close to grocery stores and Grade A schools. I gave 4 stars because the only con of living here is how the managent is too strict on the deadline of paying rent.. They charge a 100 dollar fee even if you are late one day, and even though I was only late 1 time in 4 years!!! But i do understand they have to " Draw the line" somewhere when it comes to paying rent. To sum up, overall me and my family love living here at Amberly Place and will continue to live here.
I already wrote a review about 2 weeks ago but it seemed to have gotten deleted... anyways, it amazes me how all the reviews on this site are all saying positive things about Amberly, everyone do yourself a favor and do some fishing around on other websites, you will see what I mean. I moved in to these apartments a few months ago; on the outside by the office this place looks amazing, main pool is nice, office is upbeat, I didn't think I would have any issues. When I finally decided to move in here, I was told by one of the leasing staff that the apartment I was supposedly moving into is no longer available, a WEEK before scheduled move in. This is after I already paid for the application fee and everything and being told that it was MY apartment 3 weeks before hand. I was aggravated because having known that I could have been looking at other apartments since the lease at my previous apartment was about to end. Luckily, they were able to move me into another apartment, only to find out that it was not even ready yet! A day before move in, they would not even let me see the inside, they said it was still being worked on and the cleaning people didn't come yet. The screens to the patio were absolutely filthy and had tears in them so I told them that they need to fix that prior to me moving in, so of course the day of move in people are still in my apartment fixing things since it obviously was not move in ready. After living there a month, I got a separate bill in the mail on top of my monthly rent, which includes trash, cable, pest, etc, only that I would be paying an EXTRA 100 a month for these other 'hidden' fees that they don't tell you. You pay pretty much 40 bucks a month for trash service, but if you live in the back of the apartments raccoons get in the trash before it gets picked up, leaving an absolute mess and of course the trash people don't pick it up, so why am I paying 40 a month again? On top of everything I had many issues in the apartment (door lock broken, leaky faucets, sliding glass doors not locking, filthy washer/dryer, tile in kitchen coming up) and it says gated community? They leave both sets up gates open 24/7, so much for safety. I will not be renewing my lease here, I hope this review helps some people looking to rent there.

I love driving home under a canopy of oak trees that stretch the length of the complex on both sides of the street and seem to hang down to the top of my car as I approach the gated entrance. The tree covering continues into the complex of white plantation style buildings nestled into a forest. Scampering squirrels and ducks and the occasional late night hooting of an owl enhance the forest concept. Home is a very spacious one level two bedroom residence with a high ceiling and the unbelievable offering of two large screened patios that extend almost the entire length of the residence. The split floor plan offers a master bedroom-bath-access to a private patio from the bedroom and a guest bedroom-bath-access to the main patio from the bedroom. The residence is completed by a full dining area, a large living room and a small office space. The theme is definitely comfort, space and a full view of the outside and the abundant vegetation that is very prominent throughout the complex.
A beautiful area to raise a family. A schools and bus stop for elementary, Jr high, and High school are super close. Quiet and friendly community Grocery store and other shopping places are near. Been a resident for 4 years and love it.
Community is quiet and well maintained. We love that trash pick up and basic cable is included. The apartment with the new upgrades look great.
I recently had my only issue and it was my AC. While it went on a little longer than I would like they certainly stepped up to the plate and handled it like true service professionals and the staff was more than accommodating and helpful as well as most importantly patient and understanding. Amberly Place is the perfect place for individuals or families to move. The community is very family friendly and has lots of things to offer to their residents. There are 3 pools, a nice sized gym, and a car wash. They even have trails and plenty of walking area for your furry friends. The apartments are all updated with fresh, clean carpet, vaulted ceilings, and 2 balconies in each apartment. The bathrooms are huge as well as the walk in closets. The kitchen has updated and new applicants and the best part about it is the staff is very friendly and will do their best to get you matched with the home that best suits you and your needs. I am absolutely in love with my new home.
This is a great place if you want to have peace and quiet. It backs up to a preserve in several parts with small ponds and you get to experience nature at it's best!
Amberly Place Location: Amberly Place is conveniently located within the Tampa Palms community, and about 3 miles from the main campus of the University of South Florida in Tampa. The I-75 can be accessed in about 5 minutes and the I-275 in less than 10 minutes, during low traffic. The area has good schools. There are plenty of good restaurants, places to buy groceries, nature parks and gyms nearby. Environment: The Tampa Palms area is a high-income community, that is safe, relatively peaceful and aesthetically pleasing. Living at Amberly Place gives you the opportunity to live within Tampa Palms and enjoy the benefits of a high-income community, even if you cannot afford an expensive home. Just outside the apartment complex, there are miles of paved sidewalks, wide enough to accommodate people walking and cycling. Housing and Facilities: The buildings at Amberly Place are old, but are generally well maintained. Beautiful live oak trees surround most buildings, giving the place an old plantation look. Because these are old apartments, the units tend to have more footage than most apartment complexes that have been developed more recently. Some units even have two screened balconies. If you have bikes or kayaks, this is really useful. The kitchens are a bit small, but some units have renovated kitchens. The complex has two pools and a mini gym. One drawback is that there are no sidewalks within the apartment complex. If you want to walk, you will have to walk on the street until you reach the paved sidewalk outside the complex. Staff: The staff is in general courteous and helpful.
For its location, it's by far the cheapest place to live within the general area. Very close (within 5-10 miles) from almost any accommodation (including grocery stores, amusement parks, movie theatres, malls, etc). Amazing management that gets things done quickly and precisely. Amazing maintenance that gets your problems fixed within 24 hrs with ease. I would easily recommend this place to anyone if they are looking to rent and are not looking to deal with the upkeep of a house.
My move in less than a month. The location is perfect. Is short distance to Publix, USF, & the Florida Hospital. I have an 1A apt in the 1st floor. The leasing representative was excellent. As far the apt. I wish it had a separate door to go the bathroom for visitors going through the bedroom. The bathroom is really small that barely have room for small trash can. Not sure we're they coming, but there are Mosquitos even in the apt & I have everything shut in. I haven't experience any flooding yet even though at the month we had heaving rain coming down.
I Love this Place. The Staff is very friendly and helpful. The Tampa Palms community is is a great place to live. Living iin this community gives you access to a lot of the amenities in the Tampa Palms neighborhood. I am more than pleased with this area.
I have had nothing but a great experience living here. The leasing office staff was fantastic at being able to assist the registration portion of my move-in by emailing me contracts when I couldn't get down there to digitally sign. Maintenance, for the only issue I ever had was prompt at arriving and fixing the problem. The involvement and environment really set this apartment community above all others!
I love the location of my apartment; it's in the preserves in the back of the community located next to a pond. I only have neighbors on the one side of me and it's very quiet for the most part. I thoroughly enjoy sitting out on my wrap around screened patio watching the wildlife. Deer, hogs, hawks, cardinals, squirrels and the raccoon's. I recently renewed my lease and was so pleased when the property manager and the maintenance supervisor worked with me to get some things done in my apartment. I was very pleased with the outcome and glad I choose to stay in the community. I have recommended it to many people and being so close to USF it makes my commute to work bearable!
Where do I even begin, these apartments may look nice but ever since I have moved here almost two months ago I have experienced so many problems. Prior to even moving in I got moved twice, the last time with less than a week notice before my move in date. Flustered, once moved in my apartment was not even ready- screens still needed to be repaired, frames around bathroom were not installed yet. Also, there is hidden fees the leasing specialist fail to mention to you when moving in that just add up on your rent. The pest control won't even come so make sure you're home so you can make sure they spray as there is roaches in these apartments. The gym is run down and not taken care of, also this is NOT a gated community, both sets of gates stay open 24/7. Save your time and money, don't move here.
Good apartments with a good location. The surrounding area is very nice. Lots of running trails and nearby stores and restaraunts.
While we had more than a few issues moving in after being transferred we are really happy with the place the apartment has a unique floor plan and the overall complex is nice and quiet. Our only note are the prices are some of the higher in the bracket but definitely not the highest. Overall enjoying it this far :)
