Property Ratings at Amberton Luxury Townhomes
Steer clear of this place at all costs. Mold infestation runs rampant due to a flooded apartment caused by a malfunctioning washer and a hurricane. Instead of properly addressing the issue, management simply painted over the mold. Upon moving out, they unjustly charge residents for carpet damage, falsely attributing it to pets. My ceiling had recurring leaks, and maintenance only offered superficial solutions by repeatedly painting over the problem. In a futile attempt to address my persistent health issues, they even came in to clean the ductworks. However, this did not resolve the problem because there was mold hidden in the walls, specifically black mold. The maintenance staff is dismissive and rude. When I reported a persistent smell of urine and a ceiling leak, they denied any issues, only to paint over the affected areas later. My belongings suffered extensive damage from multiple flooding incidents caused by incorrectly connected washers. To make matters worse, my washing machine had rust, ruining my clothes regularly. Despite having evidence, including photos and emails, Amberton refuses to acknowledge the problems or rectify the situation. Their responses to complaints seem insincere, appearing more as a façade than a genuine effort to address concerns. I've reached out, providing concrete proof of carpet and ceiling damage, yet they persist in ignoring the issues. The company should rescind the unwarranted carpet charges resulting from floods and hurricanes. It's unacceptable for them to escape accountability for their negligence and unjust charges.
Love this community. Leasing while we look to purchase. Cinthia has been amazing to work with. Responsive, friendly, and on top of things. Shalonda welcomes everyone, is proud of her community and it shows. All of the maintenance crew has also been friendly and makes sure you feel welcome. So glad we chose Amberton! Would highly recommend!
If I could rate them zero I would. This place is far from luxury. It’s not really a gated community the gates have barely worked once. The pool has barely been open and management does things like tell all tenants to keep their kids on the sidewalks because other residents speed through the neighborhood. There is no posted speed restrictions management simply tells residents to “please make an effort to control your speed” and “children are not to play in the street only on sidewalks”. While yes playing in the street is not recommended the sidewalks are not accessible to humans they are filled with cars some parked all the way into the street. I could continue but for anonymity I will stop there.
I would rather buy a home rather than rent here again. We’ve lived here for a couple years now and they continue to go downhill. The management sucks. From the time that we’ve lived here they have changed management 4 times. Don’t even get me started with maintenance. Now we got stuck here due to the pandemic but can’t stand another year. Please take my word.
I’ve been here for 2 years and just renewed for another year. Love my townhome, my neighborhood and neighbors. We have THE BEST maintenance staff in all of Naples. Luis and Missy are rockstars! Enjoying the improvements being made to the community at large and new community activities being held.
Apartment layout is nice, but I would not recommend this community. New management is awful and has changed twice in the past year. Stay away unless you enjoy regularly getting notes left on your door about how you will be charged for everything. Don't get home in time to take your trash bins in - $50. Leave your grill out to cool after using it- $50. Leave up winter decorations after christmas -$50. Office staff is very rude when you walk into the office. Management was more interested in finding reasons to charge residents extra money than give information or keep them safe from bears. (There was a bear attack in the neighborhood, which we found out about through the news first) The parking situation is awful. There is nowhere for guests to park (guest spots are almost always taken). At renewal, rent increased drastically. Anything less than 12 months even more. They offered a discount for those willing to renew for more than 12 months - but we will be looking for a new place once the lease is up. Also, make sure to strictly adhere to their 2 month notice to not renew. Their "gracious" month to month rate is extremely high.
This neighborhood is noisy and overrun with unsupervised children. There is supposed to be a weight limit on dogs but there are several people with large dogs. People also use the tot lot as a dog park. Rent is raised every year and at this point it is way too expensive for the lack of amenities. The pool is not heated and the "gym" has 1 treadmill, 1 bike and 1 elliptical. Don't waste your time, money or sanity on this place.
I have lived here for two years with my family. The service is horrible. They find temporary solutions for the things that need to be fixed. The problem with this is that they keep breaking or need to be repaired again. My AC leaks every once in a while and it has been like that for a year. The some bathrooms don't have windows, so they get mold easily. The toilet seats were so cheap that the tops broke off. This happen in both units that I have lived in this community.The management has been changed several times since I have been here. They have all been rude and inattentive. Recently, my car was temporarily parked on the side walk of my driveway and the manage put a stick to have my vehicle towed before she even attempted to warn me. She came and spoke very rudely to my father. I guess since we are on our last month she didn't bother to have any manners. Take my advice, don't rent here if you don't want to be insulted by the manager, and stressed by all the things that dont work!!!!
As a potential renter, I was looking forward to what this place had available. Immediately upon meeting with the staff there, I felt immediately unwelcomed. I have a service dog, and they told me it did not matter he was a liscenced service dog; the 12 pound breed restriction applies. I reminded him about the federal law on service dogs, and he rudely replied that their rules trump federal law. I could not believe this man's rudeness and ignorance to federal laws. If you are looking for a place, then I suggest you look somewhere else.
I'm giving this review a 2 for several reasons. This neighborhood for the most part is very still, not a lot of noise with that being said its a younger community which is a great thing! However, in my almost 2 years of living here I've seen the sheriff's department several times at night due to disturbances throughout the neighborhood. One evening for instance my kids were put to bed only to wake up around 11 o'clock to screaming outside by neighbors and the police officers trying to resolve some drama. I was very unhappy about that and disliked that my kids had to witness that and were alarmed by the noise and flashing lights from their windows. Prior to moving in I was told there was a gym on property and having moved in so soon it would open within the next month well I've been here two years and there is no gym, the entrance gate is never closed. The light getting on to Immokalee Rd is one of the longest lights due to oncoming traffic there is also a complex on your way to Amberton which is a gated community you can't enter without an access code that causes traffic for Amberton to backup onto Immokalee Rd which can be very dangerous there is only one way to enter so when they're backed up you can spend about 5-10 mins trying to get home. Overall maintenance is prompt they always try to resolve whatever issue you're having which may occur often with the appliances placed inside the homes which are not the best quality in equivalence to what it cost to live here.
This place would be the perfect place to live if you have a pet or small family size.
It's a simple neighborhood, all the townhouses and apartments look the same and the clubhouse stands out at the center of it all. It's a great place to live especially for children considering the high school and elementary school is right across the street and everything is within driving distance. The maintenance staff is incredibly helpful and efficient, they all live within the community so it very convenient as well.
Manager was very knowledgeable and showed me a 2 bedroom 2 bath. Beautiful Town homes - just a little above my price range.
The rudest person I have ever net in my entire life! Attitude problems for sure which means maybe she shouldn't be working where she's working to begin with... Working with people over the phone or directly requires to provide excellent customer service whic clearly she doesn't and needs a serious attitude adjustment!!
Lived here, couldn't wait to move out. Although i did like that my place was like new inside, i felt like i could have got more for my money. No granite or stainless steel appliances unless u wait for one to be available and pay way more. The neighborhood is not gated like it advertises, and there are no amenities accept for a pool. Not to mention the manager…he is just down right RUDE and condescending. The playground is literally a joke. It has two little horse things u sit on for babies and thats it. Not to mention you can't have a dog over 12 pounds. Ridiculous, especially that this seems like it should be a family oriented community; way family doesn't have a dog. Needless to say, i moved and found a place for same price, that was bigger, and full of amenities.
It's really difficult to get any real info on these town homes. There are never any available to view or to rent disappointing
I am currently apartment hunting and I decided to visit the office to find out more about the apartments. When I entered the office I waited a bit before someone came down from somewhere upstairs. When I told her I was interested in the community the first thing she w said was that they didn't have anything available. I told her I would not need a place until Jan or Feb and she still said nothing was available. When I asked for more information or to see a model I was told that no models were available to see. I could tell I was inconveniencing her so I left. The worst customer service ever! I will never look to rent from that community!
I visited about 4 units and felt they were very low quality and value. I was able to find much nicer units for less.

Easy to get to highway and all North/south new four lanes. Cannot get much better than NEW ! Friendly people, great maintenance people and their service is prompt.
There are a lot of things I like about Amberton apartments. However, when I went to visit the site they did not have stainless steel appliances as advertised in the few pictures shown on the website. I was interested in point A-B but the space is so cramped -it could have been the way it was furnished. No screened patio, washer and dyer not full sized. The master bedroom and bathroom did not look or feel like a master anything. Also, they require first and last months rent as well as a security deposit. Just not worth the trouble.
