Property Ratings at American Can Apartments
do not live here, it is expensive the price smells of pet waste everywhere, the pool is always dirty, the bbq also remains dirty and without gas, in the gym there is no room to disinfect, you have to use the machines full of sweat, from the previous guess, there is a lot of garbage and it smells bad, in the parking lots if something is lost or broken they do not respond for anything, you pay for your parking but they do not respond for anything, if something does not work in your apartment they take a long long time to fix and the humidity is very high... Don't live here, there are better places.

The American Can is a great place to live for the most part. The location in Mid-City is ideal. There are great restaurants/bars close by, grocery stores, the Bayou... The apartments are also spacious with high ceilings! and the decor/warehouse vibe makes everything feel authentic, with personality. The maintenance staff is also friendly, and get things fixed in reasonable time! Need I say anything about the pool area?? Absolutely amazing! The only downsides about the Can is that if you live in the building where I lived "near the pool", the walls are very thin! So be wary of noisy neighbors, or people walking down the halls late at night, as you may find it hard to sleep! Also, the gym is listed as cutting edge, but it is nothing close to that. So if you like working out, it's best to find a gym elsewhere. Luckily the Can is located near plenty of gym options in Mid-City including a CrossFit gym on Toulouse St! Lastly, due to residents not following the "no pets" signs in the courtyard area, the outside smells like pee and poop at times. Overall though, I recommend the Can, especially for young folks like myself (early 30's) who want to truly enjoy a city like New Orleans! I hope this review helps if you're planning on moving to the Can.
The staff is amazing. Holly and Ashley made me feel welcomed from our first interaction. They made the application and move in process easy and seamless. Not only is the office staff amazing but the maintenance staff is too. I highly recommend this property.
These apartments are really beautiful, especially the high ceilings!! The staff are wonderful as well!! I highly recommend this place!!
The staff here are so friendly! Speaking to them over the phone made me feel welcomed! I love the idea of a very pet friendly complex! Me and pets can’t wait to move in!
American Can is a bait and switch. The management and leasing office is disrespectful and dishonest. I recently applied here with my wife and was initially impressed with the rooms, spacious and attractive, especially considering the price offered. So attractive in fact that i was hoping to be able to overlook unanswered emails and calls inquiring about reasonable details, as well as appointments not kept or "the time not put correctly into their system". What ultimately filled me with disgust and caused me to walk away was the day of me signing the lease (which was sent to me less than an hour and a half before my appointment to sign it, despite being promised the previous day) was the rent on it was increased by over 70 dollars, i was responsible for the water bill (contrary to what i had agreed with the leasing agent), and an additional $91 prorating charge, also contrary to our agreement, was present on the lease. My leasing agent Holly was dishonest with me from the beginning, and management and staff was incredibly disrespectful to me and my wife the day of my lease signing when i respectfully brought up these changes, deflecting responsibility, talking in circles, and not offering any explanation or admitting any misconduct. American Can is currently being sued by an ex resident for similar offenses, and I'm inclined to believe other negative reviews based on my exceedingly nauseating experience with their staff. American Can needs to be held accountable for their dishonesty and disrespect towards their clients.

Thank you for your time. We are disappointed that your experience resulted in such a low rating. We’d like to know more and invite you to stop by our office or give us a call at (504) 207-0090 when you have the time. Thank you. - The Team at American Can Apartments
Lived here for one year and then had to get out! Advertised and priced as “luxury apartment” but units are outdated, dirty, and with damage. Things were constantly breaking with long wait times and several follow up calls before maintenance would show up. Management very rarely available and when they were, not helpful. Moved out and was promised a deposit would be mailed to my new address. Over nine months later and countless calls and in person visits to the facility and still no deposit. So many better places in the area for your money. Forced to select one star but would have given zero if possible.

Just moved into this amazing and historic building about 6 months ago and I LOVE it! The pool is incredible and I absolutely love the onsite Pet Spa. The staff here is so nice and has addressed any minor issue I’ve had immediately, and Daisy May loves passing through the office to get her daily treats every morning when we go grab a coffee from the coffee shop downstairs. I pretty much ride my bike everywhere, and this neighborhood has all the convenience and charm you could ask for. So glad that I decided to make American Can and Mid City my home!

I’m so glad I pickup up the phone and called!! This place is amazing. I was greeted by a friendly, kind, and knowledgeable staff. The complex is huge (5 buildings), and includes a very nice pool area. The ceilings are 13 feet tall, accompanied with the original concrete floors. If you’re looking for a decent place to live in the New Orleans area, this is the place! It is also located in Bayou St. John, which is a beautiful area if you enjoy the outdoors, or local bars. Lol.

I have lived here for 6 months now. In the past month, I have gotten stuck in the elevator 3 times, have had only one truly hot shower due to lack of hot water, had several letters and packages disappear in the mail, and a man was shot under my bedroom window. My apartment has had to be tended to numerous times due to air conditioning/heating/drain issues and while the maintenance staff here kind and responsive, management does ABSOLUTELY NOTHING to fix building-wide issues such as lack of hot water, which is a hygiene issue, or elevator safety, and is often quite rude in response to tenant concerns. I have discouraged several friends from considering leasing at the American Can. Beautiful spaces, bad experience.

Thank you. - Sincerely, The Team at American Can Apartments
I’ve lived at the American Can for over six years now and I couldn’t imagine living somewhere else. I absolutely love the high ceiling, layout and amenities. Amenities such as the huge pool with grilling area, wine bar and store, renovated gym make it hard to want to ever move. In addition, the location is amazing. We are close to the city, the park, the bayou, and lakeview and it takes minutes to get everywhere.

Expensive, terrible facilities, bad plumbing, bug problems, old appliances. I've lived here a year and wouldn't come back. If you're going to pay that much, find someplace else. They're going to have a lot of trouble when the new complex next door opens.

It is the goal of our team to provide a comfortable living environment for all residents, and we sincerely apologize if this was not the case in your perspective. We're always happy to discuss resident's concerns directly. Please give our office a call at your earliest convience. - The Team at American Can Apartments
Take what they quote with a grain of salt. Told one price by former employee and after I paid deposit was increased 150. Now they will not return deposit. Get something in writing
My roommate and I have been living here for about 3 years. In that time the management has changed several times each time getting worse. We experienced termites in our wood floors and it took them approximately 11 months to fix the problem. They came and treated the termites but left unsightly and unsafe holes in our floor for 11 months then to only patch it with some kind of wood putty and do a poor job at that. There was mold growing on our brick wall and their solution was to come scrape the paint and mold and bleach the wall. They never returned to repaint the wall that they had scraped away at. Additionally we had a water leak in our ceiling that they had been notified about serveral times. No action was taken until one day the entire corner of the bedroom ceiling was streaming water. The emergency maintenance line ignored the call and I had to physically go to the rental office to speak to the manager in order to even get a response. At that point it still took about a month for the problem to be "fixed". They never repaired the water damage in the ceiling of our apartment and left BLACK mold and water marks in the ceiling. Turns out about a month later during the next huge rainstorm water was leaking in even more places and caused puddles to form in several spots throughout the apartment. DO NOT RENT HERE!! They are really good at selling the apartment community to you and showing off just he things that look nice but once you live here they feel no obligation to treat their tenants with respect.
This place has spacious living areas, high ceilings and closet space that will make your friends jealous. Wonderful views of Bayou St. John in a great community; what's not to love! It is conviently located in historic Mid-city, close to downtown activities as well as uptown shopping and dining. Check out the beautiful grounds and ample amenities. The American Can building offers a one-of-a-kind living experience!
This is a great apartment building it's convenient to most parts of the city, near the park, restaurants, and shops, And I love the high ceilings. The owners changed and the new management is inept. They've raise my rent every year, they can't seem to keep the elevators, and garage gate working. There's a water leak in front of my mail box that has not been addressed in months. One of the things I really liked about it was it used to feel safe but one of the entry doors no longer has locking hardware and when my bicycle was stolen in front of a security camera the building manager couldn't be bothered to look at video.
Partner & I had a short tour ~ impressive. A bit off the "beaten path", & I liked the gated community touch + business amenities for residents.
I have lived here for over a year and the maintenance is terrible. They keep the grounds pretty spotless so people coming to view apartments think they take car if it but if you have any problem they will do nothing. Case in point. My entire building has not had cold running water for 2 and a half months. They completely refinished the pool but didn't fix the water.
