Loved the apartment for the price and square footage. However, due to multiple break in’s with my vehicles and busted windows, roaches, constant package theft, homeless people doing drugs in the complex near resident windows, residents not picking up after dogs…I wouldn’t recommend living here. The office doesn’t notify residents immediately of break ins, they haven’t taken complaints seriously, they put up a gate that doesn’t protect the community…cameras that haven’t helped. I know this is often a college apartment for most, but i wouldn’t let your student live here either.

This is NOT a safe place to live!!!!! Cars are broken into or STOLEN every Sunday night and all management says is “I’m sorry”. They do not protect their residents. I have lived here for 8 years and this used to be a great place, in the last year it has become a nightmare. DO NOT LIVE HERE.

I have been living here since July 2022 and there have been over 100 car break ins. I have yet to be hit, but it feels like a matter of time before I wake up to go to work and find my windows smashed

PLEASE find another place to live . My friends vehicle was broken into 3 times in a span of a year. Management and the complex does not care , they do nothing about it. ! They keep raising the rent but can’t afford good security.

After 2 months from the last big amount of cars being broken into it has happened again. No security and no care from the apartment complex at all. If this place was smart they would add a fence around the complex. I have seen multiple people use the parking lot in the apartment complex to just hand out and part when they are not even residents here. These apartments do not care, I have called security regarding loitering people in the parking lots and they do not care. Spend the money and build a fence and maybe residents will stay longer than a year. My lease ends in a few months and I can’t wait to leave. Worst apartment complex ever DON’T LIVE HERE

The apartments are great the only problem is the security in the parking lot. Unfortunately, cars continuously get broken into and people's tires and rims, and catalytic converters get stolen as well. I feel like every morning someone's car is getting broken into or stolen or something stolen from the car. They send out emails stating to "make sure" there's nothing inside your car visible to make sure your car isn't next but that doesn't help when it comes to tires, rims, and catalytic converters. They say they have security as well constantly patrolling, but if they did we wouldn't have this many thefts. So therefore because of the lack of security, I advise you not to live here at all.
This place is a decent size and is at a decent price, but it is not in a safe area. I have had 2 catalytic converters stolen off my Prius and had another car stolen entirely. The office staff are kind but quite unhelpful, however the maintenance staff are very helpful. Laundry is on site but the machines are always broken. They will often leave my clothes soaked and there are no refunds. Overall an okay place but not the best.
No security. My auto has been broken into 3 times. washing machines break down all the time. Management does not respond to complaints. Homeless rummage through garbage day and night.
This is an awesome place to live! We've lived here for over 10 years! Excellent location. Great neighborhood, beautiful landscape and excellent facilities. Very good floor plan options at very reasonable price. Very quiet. Great big pool and spa. Security vendor is present. The managers are phenomenal, especially Krista and Cathy! Thank you so much. They especially went above and beyond to help us. The entire staff is very friendly, courteous and professional. Great communication. Monthly news letters and an app is available. Any maintenance requests were taken cared of within a day! I would highly recommended this place!
Alright so we have lived here for about 2 months now and when we first moved in we didn’t have the proper shower switch so we didn’t have the shower head working for about 3 days therefore we were subjected to taking baths. There are local young adults who don’t have access to the community pool who go there to drink and smoke. I read reviews about people’s cars getting broken into which didn’t really bother me until it actually happened to my girlfriend. Her emblem and all four rims were stolen. They stood on the car and dented it. I would also like to mention that there is little to no security. I don’t believe that the security actually stays on the premises. The security may just drive there once a night then leave they ARE NOT actively there at all times. There is also your average homeless man/woman/whatever they identify as who is digging in the trash or recycling. Overall there isn’t too much noise except at night sometimes when people are having a blast at 3am in the morning!!!! The apartment is really nice and spacious for the two bedroom. No insects of any kind, no mold, no outdated appliances, etc. Everything about the apartment is good. So I would I highly recommend it if it’s well in your price range, don’t own or care about your car, and don’t mind if you have a little bit of noise disturbance.
I have been living here with m boyfriend since the beginning of July of this year, 2015. There was a wait list to get an apartment here but we kept calling and finally landed one. We were only able to see the model apartments before we made any decisions, but it was nice to know that those two apartments get rented out by night just in case you have people or extended family visiting which is a plus for pretty cheap. We are within biking distance to CSUS, about a 15 minute leisure pace, and that is how I commute to and from school which is nice because I don't have to buy an expensive parking permit per semester. We live in one of the three story buildings on the third floor by the stairwell which isn't bad unless there are people coming up late from a night of drinking but it doesn't last long. We also feel very safe here because they have security patrolling at night. There is plenty of parking, and assigned parking under the three story buildings. It is also relatively quiet by at least 10 pm (quiet hours). They just updated the laundry machines in each of the three stories and take credit cards which is a plus. When we first moved in there were minor things that needed to be touched up put maintenance took care of everything the following day, and still do. I can't think of any red flags that would keep people from wanting to live here. It's beautifully landscaped with lots of trees and a lovely pool and spa, as well as a weight and cardio room. I love it here, and I'm proud to call it my home!
This is perfect for my first apartment. It is near many neat little places such as the Tap Room nearby and some sushi places. Also close enough to the school so you can ride your bike! It is clean, and has trees to make it feel homely. 10/10 Great place to live.
My boyfriend and I moved into American River Commons (ARC) this past June 2015. So it's been about 4 months and we love it here. We both currently attend CSUS and I am about a 15 minute leisurely bike ride from campus and it works out great because I get closer to my classes by bike and I don't have to fight/pay for parking (which is $164 per semester). This is the first apartment my boyfriend and I have ever lived in and it literally couldn't be better. Whatever problems we have we just put a call into the office and Maintenance comes around and fixes it that day. We live in the H-floor plan, which has two bedrooms and we fit very comfortably in here. We live on the third/top floor of our building and it is very peaceful. It is nice and quiet at night and only one time was there a shouting match going on which I would have called in to security but my boyfriend was getting a hoot out of it so I didn't call it in. It was kinda funny to listen to. We don't have any dogs or cats but we do have a parakeet that fits nicely on the counter. Also, the pool is beautiful and it's rarely ever crowded, which is nice and they have a great cardio room that looks out to the pool and a separate weight lifting room. The laundry rooms and grounds are kept in peak condition. I honestly can't find anything wrong with the ARC. Oh! and ARC is about a 15-20 minute walk from Loehmann's plaza which has a Noah's Bagels, Boudin, and Beach Hut as well as other places to eat so that's a big plus. As well as a Safeway just 3 minute drive from here. It really is a great location. I hope this review helps you make the right decision, I know I did!
This is one my first apartment and i would say i am happy with my new home. Its close to stores and such and the bus is out front. The management team is awesome super helpful and informative. The complex is clean and maintained. The apartment is like a home with a reasonable price.
First of all, it's quiet. No road noise, no rowdy college kids, and no creepers. It feels comfortable and secluded. No carrying groceries upstairs, the elevator is under the building where you park. No washer or dryer in the room, but just take the elevator to the first floor and it's right there. The floor plan we have is like 950 sq. ft. No other floor plan we have seen is nearly that big for a one bed with a den. No crime, no car break ins. There are like 4 pools. One is jr. Olympic size. Always clean. Constantly renovating (that can actually be annoying). Most importantly, the price is right. Other similar smaller aparments are about 300 more than ours (we have looked eveywhere). Been here 4 years, and I have high standards, and I approve.
The buildings are semi old but still good, its very pretty and green around, Its very clean and get landscaped regularly. The staff are friendly and helpful. Nothing of mine has been stolen or broken in to. Pool and workout room are clean and nice. Just upgraded all the washers and dryers for each building and are currently replacing some of the older utilities. If anything breaks they come and fix it quickly or repair it. Parking is covered for some of the apartments. usually quiet cant hear neighbors.
