Property Ratings at American Tobacco Center
As other reviews have noted, this building has an issue with pests, and the management company is not proactive about it. The elevator is also frequently broken and poorly maintained. I have received no response to multiple voicemails or emails to the office staff. The prior management company at least had a call center, this current company just has a voicemail box that is apparently never checked. They are poorly organized, as they called me days after my move out in July (which included a walk-through with maintenance and handing my keys directly to the office staff) asking when I would be turning in my keys. NOVEMBER UPDATE: Despite leaving multiple voicemails, emails, and contact forms for the property, I have still not been contacted about the return of my deposit.
Ive lived at ATC since 2011 and love it. The environment is great for apartment living and staff has always been wonderful to work with.

Property could be managed better. Also, the dept is called maintenance.. not repairs. Besides that, neighbors are friendly and one maintenance guy really tried to help which I appreciate.

The walls are paper thin, I can hear every conversation from my neighbors and the front office has done nothing. I have called 15 times and even emailed them asking to do something about the neighbors but they have done nothing. I am sure they will respond to this review but the main office is full of lazy people, which is a shame, the maintenance staff is great so I do not know why the "professional" people in the office are so terrible.

Living at The Edge has been nothing short of interesting. The Edge/ATC is the perfect blend of feeling like home, yet transporting you to another universe. It has everything from coziness to liveliness. I have even met some of my greatest friends just from being here. I will always cherish the memories that living here has provided me, and I hope you get the chance to experience it as well!!!!

I lived here for a year and dealt with a lot of unpleasantness. First off, the walls and floors leave much to be desired. I would hear noise from both apartments beside me, as well as the apartments above and below me at all hours of the night on any day. Conversational speaking you transduce, as well as loud music and parties. The halls are often filled with trash and it reeks of both marijuana smoke and cigarette smoke regularly. People are supposed to smoke outside, but this is not enforced, especially after business hours. The front office usually says that they are unable to confirm where the smoke is coming from, and cannot enter premises without a warrant. Expect a lot of emails telling people to follow the rules, which are ignored by the residents. The on-call service is useless. If you have an after-hours issue, the people are helpless to intervene. They'll call the resident and ask them to stop. At one point the on-call service was "ill" and I had to call the non-emergency police line for a noise violation. I bought a $50 sound machine to get through nights here. They will charge you an arm and a leg when you move out. No mercy for little scratches and dents in this "historic" building. You may think you're getting a good deal living in this area, but you will struggle to park with all of the new communities going up, and won't even want to go inside once you do. I'm thrilled I don't living here anymore and found a better place in Richmond.

The walls are paper thin. You can hear your neighbors talking, going to the bathroom, having “intimate interactions”, watching tv, etc. The building is composed mostly of college students now so it’s more like a fraternity house. Loud music is played all hours of the night, every night of the week. Beer bottles and trash in the staircases after most weekends. The apartments are cute but definitely not luxury. Very overpriced. I would not recommend this apartment to anyone.

Fulfill service requests WITHOUT actually completing them. No sense of customer service and the tenants they approve have taken a severe direction downward. I've a resident here for 8 years and I have loved it! In two months....I hate it!!
I lived here for a year and a half. I had no complaints the first year. Now, mid-way through my second year lease, I have been WITHOUT a working washer and dryer for well over 4 months. After submitting several maintenance requests and contacting the main office repeatedly I still do not have a working washer/dryer. I had to go WEEKS with no way of washing and drying laundry. Recently, they have offered me keys to other empty apartments which I have to cart my laundry to and from to wash and dry. Additionally I have to periodically return the key and get a different one as each empty apartment is leased out. We have NOT been compensated at all in terms of discounted rent for these broken appliances that their website boasts about.
