Property Ratings at AMLI Downtown
You can't beat the location. Bars and restaurants downstairs. Leasing agent Adam is great. Makes the process smooth and easy. The couple of minor repairs were fixed the next day. Unit was freshly painted. Super clean upon move in. Although the neighborhood can get a little loud, with a 97 walking score tons of people out and about, the unit is well insulated and cuts out almost all exterior noise. Our fellow tenants are respectful and quiet. I have live in my own house for over 40 years and could not be happier with this apartment
I love living at Amli. The staff is amazing. Cameron, Adam and Alex. Went out of their way to help me repeatedly. Very smart staff and excellent location.

I have enjoyed living here for that past 2 years and I love my apartment so much! There are fantastic eateries nearby and usually a happy hour always going on somewhere. When I moved to Austin I was concerned about making friends but I am happy to say I have made many friends at the resident events that are held for the community and other residents in the Austin area at sister properties. The staff is very responsive and always pleasant to interact with.
First let me say if it is not one thing...it is another. How disappointing for a place I had such high hopes for... From the very beginning there were serious communication lapses that were not my fault, and in fact I would touch base and email information and ask if everything was in order etc., only to get no response- that is until 4:40 pm on a Friday, asking for a missing piece of information that had to be sent immediately or the lease would be cancelled. Nice. Nevermind I had been emailing all week and heard nothing back but somehow I am at fault? I decided to actually transfer to a larger apartment, which you are able to do. I wanted to transfer the day the office was closed, so I took a screen shot of the rental rate (because they change everyday), so that in case it changed I could lock in the date and time I requested the change and secure that rate. Once you are in the system you cant just lease another apartment so I had to do it the way I did. I emailed everything to leasing and management to make the changes. This turned into a knock down drag out fight. I got the apartment at a good rate and they did not want to honor it. You have to honor it since you can lease and secure apartments 24/7 on their website and that fact was being ignored so they could charge me more than $200 MORE a month. Needless to say I had the proof and their argument did not hold up- and really says a lot about the lack of integrity in this management team. So I pay my rent online even though it is higher than it should be, and then I contact the office to let them know and if they would just credit the difference to next months bill and that would be okay. Now, I am being told I have to PROVE I had a move in special???? After 2 months. I have an email confirming my base rate, the parking etc with the concession and apparently that is not good enough either? Then what is good enough? They have everything in their system and I have it in writing! Plus other people that got the move in special are not being asked to prove anything. You overcharge me, go back on your move in special, ask for proof in writing- which I give to you and that is still not good enough, and when I ask to speak to you to sort it out you wont.I reached out to corporate and am waiting for a call back. The Amli Downtown is a great place to live. By far best price per square foot in downtown Austin. Steps away from amazing dinning, shopping, and nightlife. You are two blocks up from the Colorado River/Town Lake/Lady Bird Lake. You can be on the trails around the lake in less than 5 minutes. You can park your car in the garage on Friday afternoon after work and not see it again until the Monday morning commute back to the office because you are so centrally located, you can walk almost anywhere in this city. I have strolled up to the University to watch several Texas football games. The ACL Moody Theatre is right across the street for great concerts and Auditorium Shores & the Long Center is a short walk across the 1st Street Bridge for other great shows of all kind. I have also walked to Zilker Park (2.3 miles) for the ACL festival and many times in the hot summer strolled over to Barton Springs pool. Although, there is no need to walk all that way, because the pool at the Amli is great. It is one of the largest pools of any apartment complex downtown and there are always a lot of great neighbors out there enjoying the tranquility of the courtyard pool while enjoying the Austin’s high rises towering over. It is a great place to relax and have fun on the weekends. The staff is very friendly and always willing to answer any of my questions and concerns. The maintenance crew has been on the ball the two years I have lived here. Any maintenance issues I have experienced have been handle quickly and professionally. I highly recommend checking out the Amli Downtown. It is a little slice of heaven in the always energetic Ware House District of Austin!
Generally, the location of this apartment has kept us renting here. If moving were enjoyable, we would have already left. It's almost equivalent to staying in a relationship because it's comfortable, not because it's right or the best out there. The apartment checks off a lot of apartment-wants (pool, gym, washer-dryer), but is bare bones ammenities relative to other buildings in the area - only its just as expensive to rent here - and what they lack in ammenities, they don't make up for in size (the price per square foot is on par with nicer buildings nearby). LOCATION (5-stars) The AMLI Downtown is a great spot, walkable to almost anything downtown, and, for those who enjoy longer walks, to Zilker, South Congress, the east side, and most places you want to check out in Austin. We're right across the street from ACL live, too. STAFF (4-stars) The staff are very friendly. Maintenance is attentive. They keep the common areas in order. The package handling could be improved. Currently, a resident can only collect their package during office hours, and you go into the package room and dig through packages until you find it. You can miss packages easily and they don't notify you if you had one arrive or track who takes what. There is not a front desk at AMLI downtown, just a leasing office. PARKING (2-stars) We're in the heart of downtown so it can get crazy. The parking garage smells, and it stinks to share non-reserved spots on busy weekends. Visitors get confused a lot in the garage (floor, side). I've had door dings, but never been broken into. PRICE (1-star) The price is too high relative to other properties in the area - given the ammenities offered and size of the apartments. They charge extra for parking over ($100 per month), per car. I think that's on par with other downtown buildings. AESTHETIC (1-star) The finish out of the apartment is not up to snuff for what we pay. (e.g. different colors of wood (cabinetry v door), light fixtures are cheap and vary in color (white v. yellow, dim v. bright). They have concrete ceilings and floors, which are nice. BATHROOM AND KITCHEN (1-star) The toilet in our unit doesn't flush well. The bathroom maintains humidity so it's difficult to keep the shower looking clean/without mildew. The sinks in the bathroom are a weird metal that toothpaste likes to cling to. The countertops (both bath and kitchen) are a cheap finishout. The garbage disposal clogs often and the stove is electric.
