Property Ratings at AMLI Lindbergh
I've never paid so much for such a terrible living experience. This place has really gone down hill in the time we've lived here. The office staff is a revolving door. They couldn't care less about the residents or the conditions of the complex. We've had countless problems with our neighbor and the office refuses to do anything about it. We have contacted the courtesy officer dozens of times, per their recommendation, but they wouldn't even consider addressing it until we contacted corporate. The number of evictions on our hallway alone is numerous. The cleaning "crew" doesn't actually clean anything. The maintenance crew isn't capable of handling many of the work orders. Our a/c kept going out and after the 3rd time of having maintenance come and not fix a thing, my husband finally handled it himself. There are abandoned cars in the parking garage and car break ins on a regular basis. Fire alarms go off for no reason at all. As echoed in previous reviews, it's like a frat house. Dog crap in the hallways, constant smell of pot and cigarette smoke, and children left unattended. We've more recently had items stolen and the office won't even let us see the camera footage. Beware. I feel like I live in that office as often as I have to go in there, but don't worry, they almost never recognize me despite my constant presence. That alone should show how little they care.
The staff are incompetent and also will try to charge you for things upon exit that they KNOW are not broken. Everything was an issue from day one. I cannot stress enough, don't move here. There are plenty of other great apartments in the area with better amenities, prices, and apartments. These apartments are run down, there is always something broken (The garage door was broken probably 10 times in the one year we lived there) and we had multiple break-ins both in the apartments themselves and in our cars, which the management did nothing about. Avoid at all costs.
In just 1 week, there were 3 separate criminal acts in our community. A storage break in, a rock was thrown through our office window, and the package room was broken into with many packages stolen during the holidays. My car has been broken into multiple times in our supposedly secure parking garage and management has made zero efforts to fix any of this... other than to tell us to be vigilant. This doesn't even scratch the surface as there are also always issues with the back gate not working and the fire alarms going off constantly, even in the middle of the night. They have a ridiculous booting provider who will boot your car even if you have the tag is clearly hanging on display! I've even heard that the AMLI staff has been involved in a number of the theft and car break-ins. Eric, who originally showed us our apartment is the only good thing about this place. I've lived here for all of 10 months and would never recommend this complex to anyone.
I tour around 10 apartment complex within that budget and 10min radius driving. This was the best tour by far the staff was helpful, welcoming, and warm. You can judge the facilities online and the info is accurate. What I can add is that the staff is on point in terms of making your experience as great as if were for them. They take your suggestions and matters seriously and help you with any request. I trust them and feel they care on what they are doing. I am happy as I can be to be here!
Pros: The location is convenient to shops, activities, Marta, and walkable to an extent. The floor plan and layouts are spacious for the area. The exterior of the building is aesthetically pleasing. Cons: Condition: To say the building is in a state of high disrepair. There are frequent false fire alarms at all times of the day or night. The most recent occurred at 2:45am and lasted for more than 2 hours. Elevators are frequently disabled. At this property that remains the case for literally months. Quite an embarrassment when your repeat visitors inquire as to why you leased in a community that will not meet the basic obligations of keeping their property functional. I’ve been asked by more than one guest if I did my research on this place before leasing. Speaking of guests, it might not occur to you to inquire about how your visitors gain access to the property. Please be sure to do so. Poor sound insulation and construction. Prepare for a level of noise and disturbance you cannot fathom. You will literally hear every movement your neighbors make. If you live near an exterior entry you will hear the opening/closing of the gates and doors as if you were standing at the door. I am not particularly noise sensitive and this is my experience. I have had family however leave over the holidays and seek other accommodations because of this issue. Crime: There have been car break-ins, stolen bikes, despite locks, and theft of other items. I have never seen any attempts to deter crime such as the visible presence of a courtesy officer. Couple that with the fact that some of the exterior entry point doors to the building do not close completely leaving the building open and free to entrants, and the crime is almost predictable and a risk to safety. Management: While generally affable, there is little follow through on most issues. Most of my move in issues took weeks to resolve and 9 months later I still have issues I simply gave up on. Your 48 hour maintenance guarantee is considered resolved when the request is closed. Problem is this has no correlation to when the problem is actually resolved. Requests are closed with comments like “item ordered” then never completed. In lieu of receiving the obligatory management response suggesting a conversation about conditions of which you are well aware, please consider investing the time instead into the resolution of these issues that make life miserable for your tenants.
A couple of years ago, this place was okay. Expensive for what you get, but at least the staff was competent and friendly. All of the staff has moved on to other new AMLI properties and now this place has been completely forgotten. Staff has not been properly trained. New management is unapologetic about being unresponsive and generally absent. Just hope you don't have to call the office or that you don;t have any maintenance issues....then you might be okay. This is no longer a great place to live.
When I first saw the place they did a great job showing you around and giving you a tour. But once you move in you realize that this place is a total dump and management is terrible. The hallways always smell bad, the elevators are never working, and the call box doesn't work half the time either so you have to leave your apartment to get guests and delivered food in yourself. On top of everything else, if yo ido have a problem and need to talk to them they never answer the phone when you try and get a hold of the leasing office. Visitor parking is terrible and there have been at least 5 instances of cars getting sideswiped and broken into in the 10 months I've lived here. Safe to say I will not be renewing my lease. There are plenty of other apartment buildings in the area that are more suitable for your needs.
I have lived here for a full year. Only reason I am moving is because I am relocating to DC, after traveling back and forth in between this time. The staff is AMAZING and that is one of the main reasons I decided to sign the lease. The building smells good and is clean. There is ALWAYS a parking spot in the garage for me and my guests. And the location is great. As a single woman, I always felt safe, as the building is very secure. Anytime I had an issue or saw a little bug, maintenance was ON TOP of it. Sometimes coming within the hour. Although I have to be honest, the only things I did not like is that my loft did not have a balcony, and the new building obstructed some of my views. Had I stayed in Atlanta, I would have simply moved to a new apartment within the building or AMli, as they make it super easy. Also, I wish the pool was a little deeper. Overall, AMli (Especially Justin), has made my relocation as smooth as possible. I recommend to any person, or family in any stage of life.
AMLI Lindbergh was what my fiance and I were looking for in Atlanta as a rental apartment. It fit our needs very well, including the attached parking garage for both our vehicles, a gym, great maintenance staff, and friendly office staff. It is located 15-30 minutes from downtown Atlanta depending upon traffic, with easy access to the freeway. This was extremely important to us. The facility was well-maintained and nice to walk around. Any issues we had, whether outside or inside the apartment, were resolved within a reasonable amount of time. Office hours were very nice because they were open 7 days a week until 6 pm, which means my fiance could get to the office after work despite long work days. They also had extended hours in December for residents to pick up packages for Christmas. We always felt like the staff truly listened to our concerns, which was refreshing compared to previous apartment complexes in which we have lived. Any time we spoke to staff (office and maintenance), you could tell they were listening with the goal of resolving the issue and addressing concerns, which they were always able to do. There were fairly regular, although minor issues. For instance, the TVs on treadmills in the gym frequently didn't work and the sanitizing wipes were always dry. The parking garage had mechanical entrances, and the bar into the entrances/exits would often be down, likely because some renters would be purposely running into them. This problem did not impede egress/ingress. Management seemed to address complex-wide problems regularly, such as scheduling more frequent trash pick-ups, parking garage cleaning, and hiring a dedicated cleaning staff while we were renting there. We did have some noisy neighbors, but the noise was on par with previous apartments in which we've lived. We felt safe walking around the complex after dark due to lighting, although anywhere in Atlanta is probably not ideal to walk alone. There were guards stationed at the AMLI complex next door during construction. This was probably the largest draw-back to the complex - there was construction noise all year long, and we were not made aware that construction would be taking place at the time we signed our lease. Our apartment faced right onto the construction, which was more than irritating. Luckily, construction is almost complete at the time of writing this review, so prospective renters should not have to worry about that.
This apartment complex has great amenities and the maintenance is great and always quick.
