Property Ratings at AMLI Piedmont Heights
Friendly staff but poor communication from the leasing office -- both in email and now with a call center taking their calls. Nice apartments in a bad neighborhood. Expensive price hikes. If you're far from the trash chute, you have to cart or carry your trash to the trash room which sucks. If you're close to the trash chute, it smells constantly. This complex earns stars for a friendly leasing staff and quick maintenance (impressively quick). The apartments themselves aren't bad with decent appliances, an overall sleek look, and lots of sunlight. They used to be relatively inexpensive when I moved there two years ago (granted, it was during the shutdown). The first renewal offer was standard. The second renewal offer was nearly a $300 price hike per month. I've never experienced a price hike like that before. The places I lived before (in different states, so maybe it's a Georgia thing) only raised rent like 6%. This would have been a nearly 25% hike. The big downside to this complex is the neighborhood. That is mostly out of the complex's control. However, the gate system to keep unwanted people out is a hot mess. They installed and launched it without telling people so residents had to go down into the lot to let guests in. Forget guest parking. There's never any spots in there. The neighborhood itself is not nice. There are shootings in the area all the time. Traffic is absolutely terrible. There were some car break-ins at the complex, and we only got an email reminding residents to not leave valuables in your car. I found out via social media that 20 cars had gotten broken into. It seems like residents should have known the extent of the situation. Fire alarms go off constantly in the middle of the night for no reason. And the leasing staff never communicates why the alarms go off, even when it went off five times in two hours at 4 in the morning. The biggest downside for the complex itself is the trash. I was fortunate because I lived close to the trash room. But if you don't, it sucks to have to carry or cart your trash that far. And honestly, if you do live close to it, it smells because trash is overflowing constantly. I moved out earlier this month. I received two final statements: one saying I was getting money back, one saying I owed money. I called to figure out which it was. Apparently all of their calls now go to a call center. And trying to get a call back from someone in the leasing office is proving to be a challenge.
Unless you enjoy fire alarms going off at 2am once a month and getting stuck on the elevator on multiple occasions, I wouldn’t recommended living there. After being stuck in the elevator for over an hour in 100 degree heat, the leasing office responded saying verbatim, “that must’ve sucked.” The leasing office staff turn over like crazy, and nobody knows what they’re doing down there. Good luck ever trying to get your package from the package room.
My first few months living here at AMLI Piedmont Heights were great, hence my original 5 star review soon after moving in. I was truly looking forward to calling this apartment my home for years to come. HOWEVER, the fire alarms alone have caused me to decide to not renew my lease. My 15 year old dog has been having been shaking the past few nights due to the trauma from the loud fire alarm, and now for the first time in 15 years she has to sleep on the bed right next to me -- something she isn’t allowed to do because I can’t sleep well when she is on the bed. Many current residents can agree that you'll never experience a fire alarm that is louder than the ones here at AMLI Piedmont Heights. They say they're trying to fix it but obviously it hasn't happened. If you want to live at a sane place where you can feel "Home", well this place is definitely not that. And what's up with the staff changing so often?

WARNINGGGG! Read update below. Beautiful apartments BUT be sure to make sure to get all the perks typed and handed to you. We were told we would get 30% off our bill and of course after we signed the lease and all that perk isn't even accurate. Be sure to ask about the fine print on although there was none when we originally were told about this perk. We just lost around $600 for the time we will be at Amli because the consultants misled us and then were told in emails they're soooo sorry about the miscommunication, burner they can't do one thing for us losing 600? Yeah. Definitely am not happy about this. Update: 5/23/17 We ended up having to move here because the lease was up at our old place and all this crap happened to late. So we go for our final walk through and the place is DISGUSTING. Kitchen was dirty, walls needed to be painted again, there was literally melted cheese all over the microwave, there was a pat tenants parking ticket taped to a cabinet... one of the door frames needed filling as it seemed to be cracked on every side, bathroom needed cleaning, patio was even disgusting! But this was the walkthrough that we got a piece of paper to notate what exactly needed to be finished to be move in ready... it was an absolute joke. Gym doesn't have anything to wipe down equipment for at least 2 weeks because they don't refill the dispenser... a couple days ago the pool was trashed by residents. Beer cans and pizza slices everywhere. Lord. This is gonna be a longggg 13 months.
Very noisy complex. I reached out to management and their only solution was to move to a different apartment and start a new lease and increase my rent. I was expecting the noise to be taken care of but instead it was turned into a AMLI business opportunity... disappointed with the way it was handled.
This is the worse place that, I’ve ever lived in since, I’ve been in Atlanta, ga. First off, when I first arrived at Amli Piedmont Heights I fell in love with the place, because the ambiance was simply beautiful. I thought that this would be a great place for me to relocate to, and being that I love buckhead so much this would be a great place for me to live. I WAS DEAD WRONG!!!!!!!!!!!!!!!!!!! I moved at this apartment complex on 2-19-2017, and within 5 days, I’ve experienced the WORSE EXPERIENCE EVER! I literally had food thrown on my windowshield on 2-21-2017. From a resident who was upset that, I mistakenly parked into his reserved parking spot for a few minutes. I would have rather he towed my car than to have acted out, and threw food all over my front windshield of my vehicle. The security officer left a note on my car giving me a warning that this was a reserved parking space. Which was understandable, but I was only parked there a few minutes while taking items in my apartment. I contacted security, and management in which NOTHING was done at all. I was notified not to park in a reserved parking spot, and that they spoke with the resident regarding vandalizing my vehicle. Nevertheless, further action should’ve took place with my vehicle being vandalized on the (FIRST) day of this incident. Then just (1 DAY) later the trunk of my car was (KEYED) and scratched up. The resident who threw the food on my vehicle , I know most definitely scratched my car being vindictive. Like how do someone feel the right or even have enough nerve to not only vandalize a vehicle ONCE, BUT TWICE? I was told since we (DO NOT HAVE CAMERAS) on each floor in the parking deck that (BOTH VANDALISM'S) wasn’t recorded to identify WHO ACTUALLY DAMAGED MY CAR! There are incident reports, pictures, and memos of all of this transpiring, and still NOTHING has been done! This has inconvenienced me to the upmost, and the staff don’t even care that this has transpired. PLEASE! Beware of what may transpire if you where to live here at this property seriously. I saw that all of their other amli sister properties have horrible bad reviews as well, and I thought since this one was brand new. They would things together a little bit more here, but that surely wasn’t the case. The end result was they allowed a resident to commit a (CRIME TWICE), they didn’t act on it, and now I’m (FORCED TO MOVE) within 5 days of moving in.
