South Shore is a neighborhood just south of Austin that provides endless entertainment opportunities all year round.
Just across Lady Bird Lake, bounded to the south by East Riverside Drive, this Austin suburb enjoys some of the best views of the Texas state capital. Winding river walk paths and bike lanes are draped along the northern border along the reservoir, while the eastern area of the community is dominated by Roy G. Guerrero Colorado River Metro Park. A nexus of golf courses and sports fields within the park give the area an active feel.
Popular spots like The Buzz Mill and the occasional food truck popup can be found on the aforementioned East Riverside Drive — the area’s main thoroughfare. South Shore and the surrounding Riverside and Pleasant Valley neighborhoods continue to grow as renters look for apartments near the ever-growing city, but at better prices and with less hustle and bustle.

Property Ratings at AMLI South Shore
The catfish of "Austin luxury" rentals. Endless nitpicking, dirty hallways and elevators, constant issues requiring law enforcement, and improperly disclosed fees and costs. You'll pay a lot but you won't get a lot. If you like rude property staff who don't address your apartment issues, you will love this place. You will be charged your full deposit if you leave and you will have no recourse. Lots of better, friendlier, cheaper options in better parts of Austin. Move on from AMLI... you'll thank me for it.

We've been residents for 2 years now. Staff is very unprofessional and rude - this is really the heart of the problem. Corporate office needs to let go of the entire management team and then put better hiring and training practices in place. And a ton of other minor things make this place awful. Just as an example, they won't put locks on bedroom doors (which seems really weird to me). They charge you for all sorts of stuff which makes no sense (e.g., "Concierge Trash" even though you have to walk your trash to a completely different building where the dumpster is located.) Also, we and our neighbors have had to call the police several times on other neighbors for everything from trespassing to animal mistreatment. AMLI security and staff do nothing at all.
The location is the only thing that is good about this property! Ceilings are very thin with no noise insulation whatsoever. You could hear your neighbors walking, vacuuming, you could hear the washing machine, everything. On top of that you get noisy neighbors who are running and dumping things on the floor all day long. We complained several times to the management, they didn’t do anything! It’s very stressful and annoying!
Current resident. I cannot stress enough: you are nothing but poop under the shoes of the leasing office. Apartment had dangerous shelving in closet, it’s been four months and the leasing office told us that “fix your porch furniture first.” FYI: we had a non-visible screen to protect our property on the porch. Good luck getting your maintenance requests filled. Or for the office to give you any compassion. Our packages were stolen and we were told tough luck. Found cockroaches multiple times & pest control tried to help - until they happened to be conveniently fired by leasing. The paint/fix up job by the staff means we have hair forever in the paint that this apartment is cursed with. What a joke.
Absolutely miserable. We lived here for two years and, for the most part, were happy with everything. In 2018 they decided they were going to renovate the complex while still collecting money from people living here, which resulted in 6 months of constant construction above, below, and to the sides of us.
Living at the AMLI has been a really great experience in comparison to other apartments. The things I really enjoy about this complex - the staff that manages the complex does a good job keeping it clean, polished, and is always adding new things (dog park, yoga on the green, music on the patio, etc.); they are easy to work with when I have questions or issues; maintenance is always conducted in a timely manner and available; the facilities are nice - pool, workout room, business center; the apartments have nice finishes. I also enjoy the location; I can hop on the hike and bike trail and be shortly to shopping, food, and outdoor activities.
The Amli South Shore is by far one of the best apartments I've ever lived in. The leasing team knows you by name and really cares. They fix problems immediately if you have any. The apartments themselves are very spacious with new appliances. I don't hear my neighbors - pretty good sound proofing. The closets are huge! This complex has 2 pools. I usually use the larger one which is pretty much a party on sat and sun, but it's a great way to meet people. Everyone who lives here is super nice. They say hi as you walk through the halls and invite you out to the pool. You are right on the running path, so for a fitness junkie, this is the best spot in town. If you have a dog, don't even think about living anywhere else. Everyone here has dogs. There is a large dog park and dog wash on site. There are bags everywhere, even in the elevator. There is a large grassy area out back too to run with your dog. There are a few minor cons to this complex. The complex does not have outlets in the garage and therefore you cannot charge an electric car or fix a tire that has run out of air. I hope they add chargers soon as the other Amli's have them. Second, the washer and dryers in the laundry room break often and they don't have a quarter machine - so after your clothes have detergent on them and the washer eats all your quarters, you are out of luck. Overall, those two cons are minor for a great place. Theres also a bar on the property and food trucks on site. A Starbucks and brew and brew across the street. Also a walgreens. You could walk to all you need. It's a 15min walk to Rainey as well.
I love living at the Amli on Riverside. The building and location are great. The view of the river out my window is the best! The staff are also awesome. They're very quick with any service requests, and the general grounds around the building are very neat and well kept-up. I can only give it a "good" rating, not "excellent" because the very lowest level of the parking garage where I park is so gross. It appears that it floods when it rains (my car is sitting in 1 inch of water right now), it's musty, muddy, and a pipe burst before the rain even started, so the flooding and mud is not new. It's been this way for a couple of months. It's the only thing I don't enjoy about living here. The other levels of the garage seem to be fine.
The apartments themselves are decent. Nice finishes, great location, and all of the residence have been super pleasant. However, higher management is a jerk If you're looking for a place to stay a year or two, Amli is great, but then things start to get annoying.
