Headline Mario was very kind and professional. My maintenance request was handled so quickly, only one day and the work was complete. Thank you.
Water spewing out of all the buildings all the time, multiple units gutted by Niagara Falls in B. 3, model unit and one below gutted by water, still empty & rotting. Expect water to be turned off for day at a time for emergency maintenance & repairs with little to no notice, frequently. No lights working outside units, so DoorDash and occupants come home to total darkness. Sprinkler system & fire alarms turned off. Storage unit hallways closed off and filled with garbage and furniture, with lighting not working. Huge roaches from day 1 inside and out. No air duct or dryer duct cleanings ever, no refrigerator line cleaning, spewing dirt on corners from dirty air ducts.
I agree with the other reviews they have a huge roach problem here. I’ve contacted management multiple times and all they offer is the same pest control “treatments” that don’t work. You will get the worst of it if you’re on the first floor. Don’t move here

Our room had a roach infestation that couldn’t be fixed. Roof had leaks and mold, room was literally falling apart.

Roaches and ants all over the place, found a Giant roach in closet, appliances falling off the walls especially in bathroom, got maintenance to install the appliance again and fell off the wall a couple days later, plumbing is so bad, water started spewing out of the shower, and walls are paper thin. Don't move here.

Let me start by giving y’all advice to go to the mornings or signature point apartments. Please for your sake DO NOT LIVE HERE. I wish I could show you pictures I have of what abysmal this place is. I lived here for 12 months and in my 12 month experience I had 15 maintenance requests the had to do with a leak, stove the electricuted me, pest control, and a neighbor that smocked weed. The leak that continued to happen eventually flooded my bedroom and they refused to compensate me for damages. The office staff will tell you how you are there number one priority but when you call they never answer and when you disagree with them they treat you like you’re nuts. I found a new cockroach in my apartment every other day and my place was infested with flees. I only with I could upload everything picture I have from the pests I found. While living there a gentleman by the name of steve managed to make 5 people uncomfortable enough that they moved. Steve is a resident that calls the cops on everyone and will watch you with binoculars any time you are near his apt.

This unfortunately was a citywide issue that was outside of our control.In the matter of your stove we do have a history of replacing a coil for you. Once the work order was placed we attended to this quickly, and if more occurred we wish we would have been notified. In regards to the leak that occurred in your home. Contractors did have difficulty locating this leak and we understand that transferring was not something that you preferred since you would be purchasing a home soon. It was our true understanding that you preferred a monetary refund instead of our offer to vacate without penalty and also instead of our lease termination offer, but due to the nature of the concern and the amount of refund requested we were unable to honor this request. We do wish that during your stay some of the other mentioned items were brought to our attention during the meetings and phone calls we had with you as we do have an open door policy that you were fully aware of. Hawthorne at South Shore is truly a wonderful property to live at. Maintenance is fast, the staff are so understanding, and the renovations they are doing just beat all other properties. The water views are breathtaking with perfectly reasonable pricing. Rachel and Tannah made my move in so smooth and took care of any questions or concerns. Living here doesn't feel like an apartment, it feels like home.

This has been such an amazing and wonderful experience living here, and with an unexpected tragedy in our family, we are going to be so sad saying goodbye. The apartments are beautiful inside and out. They are so perfect if you have furry friends, and like friendly neighbors! I have never felt unsafe here and the staff always treats us politely and shows sincere care. The move out process has been so much more wonderful than we expected due to Tannah's help and care. We recommend this place to anyone.

At first glance the grounds are excellently manicured....not so on the inside of the units. It appears that the palms was bought out and then the outside was touched up but the units are ronchy. Avoid...mold smell and bugs in my unit. Staff are nice enough. There is no dog park here. There are 4 fences and muddy soil. The area is not fit for one dog and is not picked up. There has to be a better places to live in this neighborhood. Good luck!!!

I went for this apartment because I was drawn in by the view. This is one thing I will admit was what kept me here so long. Aside from this I had many issues. The unit I was given was significantly more run down than the model I was shown. The AC, and dryer gave me issues. The dryer took me 2-3 hours to dry a single load of laundry. I made requests for it to be checked. I never received a notification that my apartment was entered or that any maintenance was done. When I asked the current manager at the time when it would be checked, she simply said "well did you check it?". If I knew how dryers work do you think I would have asked for maintenance? I bit my tongue and never asked for maintenance again. The new amenities by the dog park include a pathway made of rocks. These rocks are not secured to the ground and break apart into shreds. My dog got many pieces of rocks in his paws, and I myself once stepped on a piece of sharp rock and it went through my shoe and pierced my foot. I don't know who decided this would be a good idea, but it is not, and they are still not secured to the ground. They are just loose pieces of rock. FYI: This part of town experiences frequent power outages. Roughly 6-7 times in the 15 months I have lived here. Any time the weather is bad, you can expect a power outage for several hours. Financial issues: About a year after I had lived there, the bill pay software associated with the complex malfunctioned and lost my payments made online. The following month it malfunctioned again and auto drafted an additional payment without my permission. I sought help from my bank and the complex and got it sorted. Again in December they deducted three additional payments without my permission, and then again in January. When I spoke to the on site staff they simply said "well that's not what our system says, sorry". For months I was in a dispute with corporate regarding my balance. I had to get a new account, new debit card, and still they never got the issue resolved. God forbid you ever have a significant issue with Hawthorne, because their parent company is extremely hard to get a hold of. No one answers, calls back or returns emails. Over 5 months I only got a single response from the executive management team. Ultimately I opted to move out before my lease ends because I didn't want to be associated with this complex any longer than I needed to be. Absolutely would not recommend, avoid this place at all costs.

Hawthorne's location, amenities, and apartments are very nice. Unfortunately the communication from the staff is poor and it is fairly apparent that care for resident concerns is surface deep. After being here three months I have struggled to get maintenance issued fixed, had the front desk lose or not properly file my renter insurance paperwork 4 times, had the staff call but when I went to talk with them they had no idea why they would be contacting me. Upon moving in it took one month to fix essential broken appliances and at three months I still have minor non-essential maintenance issues (for example here are some of the non-essential items: broken railings on the patio, a non-working vent fan, and a non-working outlet). The staff has apologized and made an attempt for about a week to help with maintenance issues, but it has been almost a month since I last heard from them. Once again the apartment complex, location, and layout are wonderful, but not worth price of having to work with the staff. Looking forward to 9 months down the road when I can officially move out.

This apartment complex is the best place to live in where you can enjoy the beach life in the city with a water view! From research about this place, the last Hurricane (Ike) the water did not reach the marina level apartments, which is where I live, and the only damage to the inside was on the seals of windows. Come to find out that this foundation was an old Military Barracks and are build solid. Far enough from the highway that the noise is minimal. Main entrance is gated and needs a code to enter. Neighbors are friendly, and are DOG friendly! dog park on site, multiple doggie bag locations with dumpsters on them. Marina within walking distance and AMAZING gym CLUB! With awesome discount to residents... AND I MEAN AMAZING DISCOUNT!! Great restaurants around and about less than 5 miles to Kemah! Great nightlife in the area, piano bar, country bars, small music venues, and gun ranges within 15 miles! An All around fun place to live in, or comfy enough to stay in your own kingdom!

I moved here from Memphis and since I have reside in league city it has been wonderful. My apartment Hawthorne of south shore is a great place to live. Tye management is great as well. When I want to relax I take a walk to the Marina.
The area and grounds are wonderful, especially the boardwalk around the marina. We moved here for the view, which never disappoints. Unfortunately any maintenance requests usually go unanswered, even after repeated attempts. When we moved in, the stove was electric, instead of gas like the one in the model. The medicine cabinet was falling off the wall, and the washing machine was missing. It took about a week for them to bring a washer and medicine cabinet....but they weren't new, they were just taken from another vacant apartment. The worst part was the infestation of cockroaches. We couldn't unpack and use the kitchen for 2 months because of the roaches. The apartment was also not cleaned before we took possession. The bathtub is slanted and doesn't drain because the drain end is the highest point of the tub. Maintenance told us that about half of the apartments had that problem, and they could do nothing to fix it. Additionally, the HVAC was broken, and older than me. That is a problem in Houston, TX. It took them a week to figure out what was wrong with it, and instead of replacing it, they soldered some broken piece back into place. If you touch the metal intake plate, it is so corroded that it begins to crumble. Since we moved in less than a year ago, the property was sold and is now under new management. They have made many improvements to the grounds, but nothing to the apartments themselves. We were just informed that rent is increasing by 10%. Unsure of whether we are going to be renewing.

I am on the top floor, 4th from the marina level, and my view of South Shore Harbour Marina is beautiful. My apartment is ok but leaves a lot to be desired...one small walk in closet, no baseboard anywhere and old appliance. My biggest complaint is the maintenance of the grounds of the apartment. The stairwells are never cleaned out and the spider webs are atrocious! Garbage will lie around for days before anyone picks it up, which I will do if it's nothing gross. They have added more "amenities" to maintain but in the two years I have been there they have failed to maintain the ones already in place.
