Property Ratings at ANDALUCIA VILLAS
I would not recommend. To rent apartment , they ran a hard credit check. The same if you were trying to be approved . No place I ever rented in 40 years has ever done that. This includes a brand new $340,000 home , I am currently renting. The apartments are not built well. Appliances mostly outdated. Before, I moved my new potential landlord , requested a reference check from management. Management, told him , that I had a to put a Notice to Vacate before, they could release any information on me. The potential landlord told management , he is never heard of that. So, if you are not approved for the new rental, you are homeless.Luckily, I have very high credit score and money in the bank, the new landlord rented me the property. Finally, the move out cleaning cost was almost $400. I left apartment in fairly good shape. No damages . Routine cleaning , which landlords would normally be responsible for , they charge me for. Over 40 years, I have never been charged for cleaning after vacating an apartment. Management is all about money. The only positive is maintenance is very good, particular Angelo and grounds are kept up.

I really love this place. It is a clean and safe environment with wonderful staff and maintenance. Linda helped me with the move-in process. She was so kind and made it as easy as possible. The whole team is very diligent. There is excellent communication from the staff to the community about reminders, regulations, and fun events! If there is a problem they get on it right away. All of the gates are working and I never see any suspicious activity. Love being able to have a garage. Even if you have guests, I see more than enough open car spaces. They have so many wonderful amenities. Thank you, Andalucia. Happy to call it Home.

We lived here for 3 years. Angelo, the maintenance manager, Rosie, Property manager, and Rachel, Assistant property manager are kind, honest, and always went above and beyond for us. We moved away from Albuquerque, but if we ever move back we would absolutely rent from Andalucia Villas. They have a lot of rules but that kept the property safe, clean, and beautiful by having them. The 90 day notice to move out was the biggest and most costly downside of it. I would recommend Andalucia Villas if you are looking for a place to live.

My daughter and I have lived here for a little over two years and have no complaints! Every single staff member makes us feel at home. They remember everyone's names, are so welcoming and friendly, have monthly events at the clubhouse, and immediately address any issues that may arise. We feel safe and comfortable in this location. With the bosque just a few yards away, along with the Andalucia Shopping Center across the street, the location is ideal. We love having an attached garage and hardly ever hear noise from neighboring units. We will definitely call this place home for a few more years!
As a travel nurse, my top priority was safety for myself and my 4 year old son. Andalucia Villas provides that and so much more! I am thoroughly impressed with the management and maintenance staff. They treat everyone as family. The grounds are impeccably maintained and the pool and hot tub have become a daily staple in our routine. Management actually listens to their residents without forming judgemental opinions when misunderstandings arise. I love it so much that I extended my contract another 26 weeks! And trust me when I tell you that I did my research before choosing Andalucia Villas as my home away from home.
Andalucia Villas are the best apartments in Albuquerque. They are quiet and clean and you will feel right at home! My favorite amenities are the attached garage and modern kitchen. I love that they are conveniently located near a grocery store and restaurants, and I love walking the Bosque. The staff is always so wonderful, Melissa and Rachael are always so friendly and helpful. This place is 5 stars in every way! *****
I've lived in several apartments but Andalucia Villas is by far the best ever. Safe, friendly staff and you definitely get what you pay for. The units are worth the money especially with the private garage and are more quiet than I expected which is great because I'm a light sleeper. The property is always well kept and the vibe is professional but also has a private feel as in nobody bothers you but people are friendly. The location of the property is perfect if you love the outdoors and the convenience of having a shopping center within walking distance is a tremendous benefit. Have never had any issues with staff and special shout out to Angelo for always looking out for me when I leave my garage open. That kind of extra service isn't listed in the brochure but makes a world of difference when it comes to a place feeling like home.
We love this place. The location is great (basically 15min from anything in Albuquerque), plus you can walk the bosque or easily walk over to get food/beer/groceries. Currently one of the few places you can get fiber optic internet with Century Link in Albuquerque—life changer when working from home. The place is clean, safe and well maintained. The only apartment complex where we’ve finished out a 15 month lease and chose to sign another one afterward. No place is perfect, but life here is good.
Been here for over a year, price went up just a little, but it’s gated (when the gate isn’t broken), clean. The apartment is spacious and well designed, every issue I’ve had maintenance wise has been fixed right away and quickly. Maintenance is always approachable and sociable. The office staff are always happy, knowledgeable and happy to assist with any issue.
This community is a complete rip off! All About taking residents money and leaving them out to dry. Don’t fall for the charades this place is not safe or secure, cars constantly broken into or stolen and the entire leasing office could care less about its residents. Do yourself a favor and look somewhere else. Save your money.
We rented this unseen as we were told the apartment had never been occupied, when we moved it it was dirty, the bathroom was so bad we needed to clean it before it could be used, the washing machine was so clogged with dirt it would not clean correctly, the stove top was broken, dents in all appliances and some doors, the list of problems and damage was extensive, it was clear this had not been touched when the last occupant moved out. The first few days were spent cleaning the apartment, the carpets were cheap and threadbare in places. While we lived there we received mail for 5 different previous occupants. They won't deal with their dog owners who allow their pets to mess and not cleanup. Recycling is a joke, they are overflowing within hours of being emptied and it is only collected weekly. The insulation between floors is nonexistent, you can hear every footstep above you, the people above us were up all night so the noise made it difficult to sleep. When we moved out we were charged for a bunch of fictitious cleaning charges for items such as a dirty oven, drip pans, microwave, bathroom etc. Since we never used the stove while we lived there and left the apartment much cleaner than when we arrived we questioned the charges and were told it was our fault for not writing them on the move in checklist, so pay up. The apartment was clean when we left so they clearly make up charges to generate additional income. The letter they send starts by saying that they will send you to collections if they don't receive payment within 15 days, and then continues to insult you with a list of charges for problems they found , none of which are real.
