Property Ratings at Andover Place at Cross Creek
all this place cares about is money they are insanely expensive considering how terrible our renting experience was here. I wouldn’t recommend to anyone
Save yourself the headache. Front office is terrible and doesn’t like doing their jobs. Neighbors are rude and inconsiderate, constant yelling, screaming, stomping around, banging on walls. Trash is piled up outside the dumpsters daily. Good luck finding a parking spot outside of your own unit and if you want to have guests over they have to pay to park. Not to mention the shared water bill. Paying over $90 a month for water as a single person is insane. Maintenance also takes the cheaper routes to fix issues instead of making things safe, mold grows and they just paint over it. Don’t rent here.
My kid’s bikes have been stolen twice and, the thief enter into the community freely without any hesitance or fear, get into my building’s and steal the belongings inside and outside of the apartment unit. This is NOT a safe and secure place to live peacefully with family and kids.
Roaches and bug in the units. Piles of trash always hanging out dumpsters. Terrible customer service do not rent here.
Customer service here is little to none, neighbors have NO respect for others living below them, & now they’re towing cars. If I chose to renew this year, they would have upped my rent over $300 per month, yet when looking online as though I am a new tenet, the rent prices were significantly cheaper. They’ve implemented a new parking pass that allows all units 2 spaces, but have denied me my 2nd permit saying that I don’t pay for 2 spots. I asked to speak to someone about getting a temporary pass &they said they “might get back to me by the end of the week”. They did not contact me. All visitors must pay a fee to park in a visitor spot, even for an hour, or risk their car being towed. Your friends & family have to pay to visit you! My patio was damaged by their construction & they have yet to fix it or acknowledge that I reported it. The patios flood during EVERY rain storm. When I moved in they told me that the doors haven’t been replaced since the 90s & the wood is warped, but the maintenance team doesn’t seem to know that as they constantly leave my door unlocked by not pulling the door when locking it as they’ve instructed the tenets to do. I’ve lost hours at work because I’ve had to come home & lock the door properly after maintenance leaves or risk my door being open to the public if I don’t fix it. The neighbors scream, stomp, slam doors, & run dollies up & down the stairs at all hours of the night, but noise complaints are ignored. When I’m woken up at 3am to stuff falling off my walls from my upstairs stomping so hard, something needs to be done! People also steal packages from your front door & weights from the gyms. Other tenants also are disrespectful to the property (which I know management can’t do much about, but just adds to the frustration of living here). The trash compactors are constantly going down & trash piles up at the front entrances because the tenets refuse to close the doors for it to compact the trash. Trash left in the open also means getting bugs, vultures, raccoons, & other animals running around the complex. Upon move out I was told to turn in my keys 12 hours early it was “early termination” & I’d be charged as such, which is 2 months rent. The office then said I could leave the keys in my unit BUT when you move out you sign paperwork stating that you will pay $50 for every key left in unit after move out. SCAMMY POLICIES.
Its not a safe place now a days as theft cases are happening, no action is being taken by community. No safety at all, jewelry, household items, bicycles , car mirrors, are getting stolen frequently.

Lived in Addison for over three years. Was the lucky one and able to leave and not renew my lease. From sentinel to UDR transition was beyond unprofessional. Of course leaned quick the massive rodent issue and infestation. I provided a security footage of how pest control walked in pretended to spray and walked out under four seconds. Management done nothing other than instructed to come back and do the job. Lucky I kept my apartment immaculate. They were only to charge me a $50.00 cleaning fee of a black dot in one of the cabinets. Get ready you will pay to exit regardless. You will not be able to get staff to attend to any requests timely manner. Maintenance has been a complete stop since day one when UDR arrive. Thank goodness I’m not sleeping with the roaches and foul smell in a facade place that looks nice outside in the front. All the best whom reside there. Feel bad for you guys and get ready to pay when decide to exist regardless.
I have lived here 5 years. It was fine, until the new management took over. Now they think this is a luxury apartment complex. My renewal is $500 more a month. Try to ask them about it and they never return your calls. Fix things yourself if you can, maintenance now takes a week or more.

Hello, We are sincerely sorry for your negative experience and understand how rent increases can be stressful. We determine our rates based on the current market; Please reach out to the leasing office or your renewals specialist with any questions or concerns. If you are having trouble reaching our team, please contact us at WeCare@udr.com and we will be happy to assist you. Kind regards, Rachel C.
f I could give the new management 0 stars I would. I lived here for almost 3 years. Loved the community and my apartment. The old management was pretty good. Then in 2020 a new owner took over with UDR managing the property for them. They are updating the property which is nice but maintainence requests slowed to a crawl. They never knew what was going on if you went into the office. They would tell you that you had to call someone else that they couldn't handle the issue. The last 2 months of my lease they overcharged me for my rent and added late fees( I had automatic deposit) and insurance fees (which I have my own). They charged me for damage to the carpet where there was none except normal wear and tear-I took photos when I moved out. They also did not take into account the overcharges on rent when they refunded me the rest of my deposit. They also didn't refund me my garage remote deposit. They don't have anyone who can meet with you in person to discuss any problems or discrepancies and take 2 days to respond to emails. DO NOT RENT HERE! BEWARE! I will be filing in small claims court and with the BBB.

If you still have a concern with your move-out experience please contact the billing department for assistance. The billing department can be contacted at, billing@udr.com Kind regards, Quay Neach 720-348-7620 WeCare@udr.com
DO NOT MOVE HERE…seriously, since new management took over last year things totally went down hill. I can’t tell you how many times they “lost” my lease and kept putting me on month to month rent trying to charge me an extra $500 until i sent a new copy of the lease. In addition to that, you can never get a hold of the office manager to help and the office staff are rude and unhelpful. They love to try and charge you for things when they never notified you. UDR is not a good company, in addition the rent at this community is INSANE. It is not “luxury” like they state. I would stay far, far away. I could not wait to move.
Staff is worthless and rude. Infested with Roaches. Maintenence sucks. I've been here over 5 years and it used to be great, udr turned this place to trash. I cannot wait to leave.
The maintenance is not good and taking weeks of time to fix issues. The gym is facility is not good, broken treadmill from last 3 months and no one takes care of it.. No hand sanitizer and disinfecting wipes in Gym.
we called a day ahead to make showing appointment, the next day we arrived 20min early to be nice. guess what. we where greeted by one lady who just sat at her desk and told us to scan the code. outside the lobby. while three ladies stayed in their open office chatting very loudly. after the system can not find our appointment and we seems to get no help I got upset and asked for help, one of the lady came out with her eyes coming out at me as if I have done something terrible and spoken to me in a very rude manner I said " this is terrible we need help" she said "what problem do you have with our system!" after we told her we called in for appointment but the system can't find it, yes for looking at their Apt we have to do all the leg work. then she finally sat at her desk and got us the codes ... so something that would take them like 2min they just left us be and struggle for 20min. now that I do not care if it's your job or what crazy selfguided tour your company set up. only that if someone comes to see your apts at least help them set everything up. we don't work there something might be easy to find or set up for you is not very clear on other people who's new to the area, tired and been apt hunting for hours. and after all that we finally found the model home (had to ask a cleaning staff cause you know the ladies wt the office thinks we are a family of map readers) the door had a small cheap looking keyless entry lock and that's the selling point if their apts?! Whoopi yeah right I have owned homes with keyless entry and I fear what maintenance help I'll be getting from this place if those things break. anyways entering the place was awesomely bad. after dealing with the office ladies I was hoping the interior was a dump so I can cross off the list and it surely didn't disappoint. everything was old looking ugly. it was off our list super fast.
Stay away! I’ve lived here about a year now. Original management company told me it was smoke-free, but when I moved in I discovered my downstairs neighbor chain smokes on his balcony constantly, so now I can never enjoy my balcony. Management will do nothing. The worst issue is the maintenance problems. My air conditioning is CONSTANTLY not working. They recently replaced the AC unit and things are now worse. It stops cooling my apartment like twice a week, and they keep sending the same handyman instead of an actual air conditioning technician. On more than one occasion after maintenance entered to complete a work order my apartment was left unlocked. They have offered no explanation or apology. Lots of soliciting too. Look elsewhere!

The well-being of our residents and any issues they ever bring to our attention are indeed very important and our staff will be sure to always assist them. We would be more than willing to speak with you about any of the concerns you have mentioned. Thank you.
I went in for a showing and was unexpectedly provided keys a map with little direction provided and told I was to do a self-tour without an agent to assist me. Baffled by this information, the office assured me I can text their texting service via phone and someone should respond promptly to my questions. Puzzled by the map and my iphone GPS could not locate the building so I can view the apartment I was so eager to see. I was very lost and had no response from the texting service provided. I walked around for approximately 45 mins and was about to give up due to the frustration this place put me through because they don't permit agents to lead and assist you on tours. Luckily, there were residents within the area who assisted in locating the correct building and apartment location. However, upon entering the apartment "of my dreams" I was severely devastated with what I saw. First off the kitchen and bathroom appeared cheaply put together and the bed room was so small that you could not fit a full size bed and a dresser without being crammed due an odd framework wasting space and limiting a walkway . Secondly, the pictures of the balcony's for 1x1 are false advertisement! I observed the patio was barely a foot in width and again crammed. Absolutely worst place I have seen in my life and i currenly reside in a duplex. If you prefer the proper customer service and assistance THEN AVOID THIS PLACE AT ALL COSTS!!
Management is rude. Those ladies are unprofessional. They lie and treat people differently. They try and cut corners. The one mist valuable employee they had left. She probably left bc of the treatment she saw and tenant neglect. Maintenance is horrible. Read all site reviews and be knowledgeable of your tenant rights first if you choose to gamble with moving here. Good luck.
I have been living here for over 2 yrs now. First I complain about the people above me making noise likes it a marching band above me, nothing happened.. Then they accused me of having a dog when I don't have pets but it was the neighbor, then they harassed me while at the pool with my kids because I looked younger than what I am, then they sent me a letter to my apt stating I didn't pay rent when it was delivered on the last day and placed in the rent box that morning. I can't wait for my lease to be up because I have had it with these people who clearly don't know what they are doing.
Hi First and for most I would like to start off by saying Andover place is A nice quiet place to live. The crime rate and the timely arrival of the police men and women is great. The leasing manager and her employee's are friendly and ever so helpful. My wife and I plan on staying until we get our new house.
Within the Tampa Bay Area in a safe community, Andover Place offers everything you need or want. It's a great location in close proximity to shopping, dining, events, and recreation. With a curtesy officer on site, it's easy to feel comfortable at all times. Reasonable rent prices and spacious apartments make it comfortable living at it's finest. 2 swimming pools onsite offer a great escape from the Florida heat.
