I’m not normally a person to write a negative review, especially about something so trivial seeming but it’s actually grating on me. They are ALWAYS DOING YARDWORK. Like seriously everyday they have leaf blowers, lawn mowers, edge trimmers- it’s so LOUD and incessant. And it’s always in the morning and right outside my windows. I’m trying to sleep! Otherwise, it would be such a nice quiet place to live, but it’s driving me crazy. I’d rather have my sanity than the grass always trimmed to 2 inches UGH

The upkeep of our grounds is crucial to maintaining the aesthetic of Ann Arbor Woods, but we understand how the noise can be bothersome. This complex is run down, not properly cared for, and infested with mice. The staff are unhelpful and treat you like a burden when you raise issues. Everything about the quality of these apartments are sub par - they do everything as cheaply as possible, which leads to bigger problems down the line. We have been dealing with an ongoing issue of mice living in our apartment and in the laundry room/storage rooms, which has not been taken seriously by staff. We've been paying full rent this whole time and are not allowed to leave without paying over $6,000 to move out despite our health and safety being at risk. I cannot stress enough: DO NOT LIVE HERE

When first touring, this seems like a great apartment but after living here for several months we have had so many problems and an overall terrible experience. The biggest problem is a cockroach infestation in our building. We also had one AC box in the master bedroom and that was our only form of AC all summer. The AC box leaks water all over when it rains. When we moved in, the apartment had a broken sink, a broken shower head, a broken closet door, no lock on our sliding glass door, bad smelling water, a horrible lingering smell in the hallway, neighbors that leave 5-10 bags of trash sitting in the hallway at all times, and a clogged drain that never got fixed (we had to find someone to fix it for us). We tried to get help for all of these problems, but it was very difficult to get anyone to come look at or fix these issues. I wish I would have known before signing the lease what was in store. I would advise anyone to look elsewhere for an apartment.

I wish I could give it zero stars. I promise you that you will regret staying here and giving your money to this complex. The workers don't fix the problems in the apartments and they raise the price every month. My sink broke, shower doesn't drain, the lock on the door jammed, the thermostat stayed on 90, the air unit leaks water in the bedroom and there are bugs!!

I recently relocated for a job in Ann Arbor and this was one of the few apartments who responded the same day and met my price range. They constantly let me know the status of my application and made it a very easy process. The apartment I lived in was obviously maintained to a higher standard than all previous apartments I have lived in (4). Yes, rent is high but more than fair compared to other apartments in the area as location does matter and the school district is amazing. Even when the water heaters went out for quite a few buildings (mine included) I was constantly kept informed (via email) about repair times which was a very welcome change compared to past apartments where you have to find the information by calling the office. The grounds are very well maintained and they are certainly used as someone was almost always outside or walking their pets. I must and have to say something about Mandie and Jamie. They were both outstanding and every time I went into the office for anything they always greeted me by name and made the place feel even more like a community. Mandie always asked without any prompting if there was anything that needed to be repaired, fixed, or resolved. Mandie is the type of person I wish every apartment complex employed as you can tell she not only cares about her job and the apartment complex itself but you as a person.
I saw that this place had poor reviews but it was in the middle of COVID and I was desperate to find housing, and it was within my budget. The rent advertised is not accurate as they nickel and dime you with every fee imaginable. I had multiple maintenance requests over the year I lived there. Each one required me to call multiple times and set the matter to urgent. I waited months for each one to even get looked at. For three months I had a broken sink they just wouldn't fix because it was "usable" and "I wouldn't get charged for it when I move out". The leasing office never answers the phone even until you call multiple times. I could go on and on with reasons to not live here. Just stay away.

I lived at Ann Arbor Woods while doing my undergrad at U of M I loved living here! Never had any issues.
Management is unkind. Constant construction without notice. Washing machines are nasty and rarely work, far too few for how many residents live here. They never care if their workers are masked. They are non-responsive to tenant calls, even if it's for necessary repairs. There are literal gaps between my "new up to code" shower head and the wall. There are gaps in the cabinetry so it's impossible to clean. Good location. I've lived here multiple times and the new management is terrible.
The prices reflected on this site don't reflect the prices they actually offer. (Much cheaper on the site). They don't respond to emails or calls so I wasted time going in to figure this out. Apartments.com is a great site that limits the time you have to spend securing a place to live. Ann Arbor Woods inhibits that by falsifying their numbers.
Riddle me this. If you look at the reviews on this website (ostensibly owned by the Hayman company) there are no fewer than 5 (!!!!) 1-star ratings. Out of 11 total reviews. In what universe does this average out to 5 stars overall? There are literally 2 five star reviews and they are BOTH from 3 years ago before the new management took over and all the issues that have come with that. A company SO lacking in integrity that they blatantly fabricate their ratings? This should be a huge red flag for prospective residents. Take a look at the 1 star reviews to get a sense of how this place really is.

While the location is comparably good, management makes the living experience horrible up to a maximum possible extent. I had a talk with a couple of residents, everyone has the same view about the management. I would have given a minus rating if there would have been an option. You can't even believe their words because they turn back what they say. If they say they will call you back to solve your issue, they will never do. Every time you have to walk into the office. These are just a few examples.. which I had suffered over there. They took my security deposit against their own wordings. I was assured by the manager that I won't be charged for something but as soon as I left the apartment they took from my security deposit money. Even after that, their calculation was wrong and they took some additional charges. My complaint is almost 1 month over but there is no response from them yet.
This review is about my experience as an Ann Arbor Woods resident. There are a lot of safety concerns with this apartment complex, and management is unconcerned with addressing or even acknowledging the issue. Yesterday I was verbally assaulted by a man (a resident) in the parking lot during broad daylight. I was unloading my car in the parking lot, when an older man walked by and started screaming at me at the top of his lungs. I was genuinely scared for my safety so I ran up to the front office. The guy at the front office did not even hang up his phone call to talk to me. He took my name and phone number on a post-it note while still talking on the phone to someone else. He told me that he knows the man I was talking about, and he would talk to him. Nothing was done and no one followed up. I have been a resident for going on 4 years. Things have been on the downturn for awhile (for example, there are usually some questionable characters rummaging through the recycling bins and dumpsters early in the morning and at night) but now I actually feel like this place is unsafe and I want to advise others against moving here. 10/10 would Not recommend

He told me that he "knows who I'm talking about" and that he would "look into it" and "see if [the man] was having a bad day". When I asked if this man lived at the complex, he said yes. When I asked if this man was dangerous, he said he "doesn't think so". Overall, he was unconcerned and unwilling to help, and was in a rush to get me out the door. I have been a resident for going on 4 years. Things have been on the downturn for a while but I want to advise others against moving here. Don't be fooled by the positive "presence" on social media/the internet (they pay residents to write reviews anyway). Run and don't look back!

DO NOT MOVE HERE. Hayman Company is now the owner of this property. I never leave reviews for anything, but I have thought that our experience with Hayman is bad enough to warrant a review. Both locks to our building have been broken for the past two months. Numerous calls, work orders, and office visits have yet to remedy the problem (they won't purchase a new lock mechanism for the door). Communication with the front office is HORRENDOUS. Good luck getting a reply (even when requested!) to any work order or problem you are having with the property. When Hayman first purchased the property, there were SEVERAL missteps that the front office took - they sent out a letter to the entire community (which they later said was in error - you don't send an entire community a letter in error! that is problematic!). They were attempting to switch the way residents pay rent FIVE DAYS before rent was due. For those in the community who do not have access to a computer or internet, this was extremely problematic. Additionally, since switching to the online system, they attempted to charge us for renters insurance (which we had on record with the front office) and other fees. STAY AWAY. I fear it is only going to get worse - the rental costs posted online have SKYROCKETED - you can get better value living downtown. I used to enjoy living here - under Slavik Management, I would have given the property a solid 5 stars. Now I can't wait to move.

While the location is great and parking nice, these apartments need updating. --My kitchen drawer has fallen out 3 times now even after being fixed by the nice maintenance team. --My floors rumble when the boiler room kicks in and it's so loud you'd think you lived on a live volcano. --The washing machines cost 1.75 per 1/2 load and only work half the time. The dryer takes an hour per load and needs to be run twice. I spent 14 dollars getting 3 loads done last week... --When changes are coming they give you less than a week's notice and only by hard paper copy, so if you're out of town you may come back to find that your bike is missing or some other item. --The turn over rate in the office is high and it can be very difficult as a person working 9-5 to get a hold of anyone there. --Paying your rent to the drop box is NOT a good idea as mine once fell between the box and the wall. Rather than emailing me about this, they mailed me a form. If you don't check your mail, you're screwed. --Some nights you come home at 8 p.m. and there is no parking in the lot because tags don't seem to matter much. When I brought this up they told me to park a few blocks down at another building in the complex. Not something any single woman wants to hear when she comes home at night. --While my floors are "new" they are so uneven that you could set a pencil down and it would roll until it hits the wall. --The doors to the hallways are almost always broken and in need of repair and the poor maintenance guys fix them all the time, but they always break back down. --The lawn? Yeah the only area that seems to be cared for it right outside the office. To be honest, it was very nice 2 years ago, but now... not great. Dirt and dead roots are the new grass. --When I moved in there was an opened tampon in my bathroom closet and cat hair on the shelves. The walls were spray painted so it got on the wooden floors. My dishwasher was broken too. Not things you want to deal with when you come to your new home. --They advertise community events when you apply. Those either do not happen or nobody goes. If I could go back in time I would probably have paid a little more for a lot less hassle. Management is everything after location. Choose wisely.

This is a really great community. And leasing office staffs are really nice to me. They are willing to help to solve all the problems. And it is quite convenient for students to commute via buses. You can even walk to the central campus. I really like living here.
We have lived in Ann Arbor woods for over a year now and we love it! The location is awesome for Ann Arbor, right by Trader Joes and an amazing park! As well as only a short drive or bus ride to campus. The management is friendly and helpful as well as the mantenice crew. They are timely and get things fixed. Also they have been updating the apartments and its so nice and clean! We have invited a lot of friends because we think it's so great. It is a great price for this part of town, it's an awesome value and a great home!
This is an older complex, but quiet and well maintained. They have recently been redoing roofs, parking lots, and balconies. There is plenty of grassy courtyard areas for outdoor gatherings. Washer / Dryers are located in the basement of each building. This location is far enough away from U of M to not be overrun by students, yet close enough (both by car or AATA bus) to get to downtown or campus easily. The maintenance crew here is excellent, always prompt and courteous! I have been here for 4 years now, and we have never had any issues.
Great community, always nice and helpful staff i have been here for 2 years and love it. Quite and peaceful all year round and safe, i go running in the near by park only a 3 min walk away. Easy walking distance to a gracery store. In the middle of ann arbor so no mater which way you go you will find what it is you are looking for. Ann arbor is an expesive city to live in but ann arbor woods is clean, quite and resonably priced for the area.
Ann Arbor Woods are nice apartments for a reasonable price for the area. Love the location, close to town. Quiet and safe neighborhood.
