I lived at this property for nearly five years when it started as Broadstone Ridge. It was a nice community and I am an extremely well qualified renter. I have always paid on time. Unfortunately towards the end of my term my air conditioner went out and the property never made a good effort to fix it and ran my energy bill up to three times the normal amount. They also never returned my rent deposit despite several calls and emails.

I have spoken to a few past residents regarding this issue and come to find out a lot of past residents, per their lease in fact did not pay a deposit but paid a Sure Bond which is non-refundable. I moved into the Annett community 9 months ago and so far it has been amazing. The management are accommodating and understanding. The location is great. I really like my apartment. It’s nice and modern with so much storage space. I really like it here

Ive lived on the 4th floor for over 2 years and I have NEVER EVER EVER called Pest control and recently moved to the 5th floor (top floor) to be accompanied by seeing over a dozen roaches ?? Ive submitted a pest control request and they come and spray the same generic bug spray. The leasing office has yet to apologize, offer a can of roach spray or anything…. Only said I can go! The effed up part about this is, my leasing office Cody, Angie, Brian knew this apartment had a roach infestation and still allowed me to move in. My neighbor knocked on my door to advise she has seen over 20 roaches in her apt which is directly next door and they’re in her fridge, vents, and dish washer. The apt smells like Mildew and there is mold in the vents/walls

The place is beautiful but it is not worth the money. The management is terrible and changes every few months. There is not enough parking for even half of the residents. Things are constantly breaking down: the garage door and elevators break down what seems like every few weeks, the wifi in the common areas do not work, the call back has not worked for months, many fob access points don't work. The common areas/amenities are never open and close at either 5 pm or 8 pm. The management is terrible at handling even the most basic of issues.
This place is a NIGHTMARE. I think I speak for many when I say I’m beyond fed up with this place. The parking situation at The Five is atrocious.. for residents and ESPECIALLY for guests. Until recently residents had to use hang tags for parking.. well if you own a car with a bulky rear view mirror, it won’t fit. I’ve received multiple $45 tickets from the company management hired to police the parking decks for forgetting to place the hang tag on my dash at the end of the day. Leasing office management refuses to do anything to help .. when this is a company THEY EMPLOY to monitor the garage. Management most definitely has the power to help get rid of tickets and just doesn’t want to. This is just the tip of the iceberg at The Five. The main parking garage connected to the building isn’t big enough to house all of the residents and management has taken up most of those spots to charge people $50 a month for reserved parking. Just another way to nickel and dime people on a monthly basis. You will most likely end up fighting for parking or you’ll end up parking in the garage next door to the building which is rented from the adjacent business which is way less secure and a total nightmare. This is also where your guests will have to park when they come visit.. and it doesn’t end there. When your guests come to visit not only will you have to explain to them the extremely confusing way on how to get to guest parking in the second garage, you’ll have to register them AND their car on an app you’re made to download that’s linked to one of your credit cards. There is also designated guest spots that are poorly marked and it was never communicated to residents that there is designated guest spots.. and if they’re full.. or you forget to register them.. or you forget to re-register them after a few hours.. well too bad your guest will be getting a nice $45-$75 ticket. This place is also just extremely poorly built. Walls and floors are so thin I had to listen to my neighbor walk around in heels all day and early in the morning. Management did warn them but didn’t do anything serious until I brought them a video of their dog thumping around barking at 130 in the morning. Dog waste bins overflow for days before they’re emptied, people moving out leave behind piles of trash and furniture that sits in the parking garage for months before anything is done about it and the lawns are riddled with dog poop that doesn’t get cleaned up until someone complains.

The cleanliness and upkeep of this place has taken a nosedive since new management took over and they changed the name of the building to "The Five" from Broadstone Ridge.
DO NOT MOVE IN HERE. Save your money and literally move anywhere else and avoid the disaster that is the Broadstone ridge management. They have no problems lying to sell their apartments. There is literally a centipede infestation (pest control has come multiple times and I still get over 15 a day inside my apartment). They care more about acting like babysitters than they do about the actual quality of the place you live in. They will send out 8,000 emails complaining and enforcing new rules, but can’t even do their own jobs. They have accidentally towed their own residents cars, the fire alarms have gone off repeatedly at awful hours of night (because they couldn’t fix a system error - even the fire department was pissed off at them) they have to be asked to clean the pools when they have been FILLED with centipedes, the apartments are poorly constructed (my closet literally fell out of my wall right when I moved in, Ankers and all because it was incorrectly done, the team even admitted things were poorly constructed when I commented about it). They allegedly have even recently threatened to bring in drug dogs into the apartment to hunt out weed like this is a dorm room. And the newest and greatest is that despite having a whole extra floor of parking, they have now limited guest parking to 10 guest spots which your guests have to download a spot to park in... 10 spots for a building with HUNDREDS of apartments,., so basically sorry you can’t have friends over because three people in the building want to have over a few friends themselves. This was after we had to call and fight the apartment management because they wanted those ten spots to be $10 a day. This is Vinings... if we wanted to pay for parking I could live in downtown for cheaper. Seriously - just move elsewhere. I hate this place so much I’m considering standing out front to warn people not to move. I would never resign a lease here.
