Property Ratings at Antelope Ridge
I live here for 2 years. I forgot to put the tag in the window 1 night out of 365 days in a year and I have to go to work in the morning my car is gone. Cost was 457 because I couldn't get it the same day because I couldn't miss work.
Antelope Ridge has been a great place to live. I've been living here for 4 months or so in a Dakota Acres 3 bed 2.5 bath. They are currently redoing roofs, porches, doors, and a few other amenities. Overall, the apartments are very good, I just wouldn't personally like to live in Box Elder because of remoteness, weather, etc. Here are the pros and cons: Pros: maintenance is prompt and good at what they do, if you don't mind some gruff people on the phone, management is very helpful, the social activities are fun, spacious apartments, pet rent is low, community recycling is available, lots of green space, garages are a decent size, plenty of parking, very family friendly, I've never seen a solicitor, and breaking your contract is only $200 a person (but rent goes up if there's anyone staying). Plenty of things to do in town (restaurants, bars, touristy things, shops, etc.) Cons: Not a whole lot of community amenities, cops like to hang out near the subdivision, and it's about 20 minutes from anything particularly interesting. The commute to base is also 10 minutes even though it is literally right next to base (like I can see my office close). If you don't like moths, moth season is ATROCIOUS outside of Rapid City. I don't ever open the doors while the lights are on inside at night. The yards are very small, and there's some pretty bad hardwater. I've never been here for a winter, but the summer storms can be pretty brutal, with high winds and driving rains and lightning.
We moved in last month, and the town home is great!!! Staff is very nice and easy to work with. Rent can be paid online, and set up for auto pay, which is extremely convenient! Rent may seem high, if you are searching for a new place, HOWEVER, consider all that is included!! For the rent you pay, you get 24 hr maintenance service, they even replace burned out lights bulbs!!! You don't have to mow, or shovel snow!! They maintain the roads beautifully summer and winter!! ALL your utilities are paid!! The only thing you pay is internet, phone, and cable. Appliances, except washer and dryer are furnished!! They even have a program to rent those to you if needed!! SERIOUSLY, Antelope Ridge is truly the most and best bang for your buck!!! We love it here!!!!!!!
Places look nice from the outside, but it is in sharp contrast to the insides of many of these properties. They are over 30 years old and not well maintained. Apparently they where build for climate guidlines for Texas as that is where the company is based.As a result, they have sustained a lot of mold and water damage due to leakage and improper piping for the South Dakota climate, which in turn created a black mold problem. There was black mold growing under my kitchen sink and a portion of the laundry room ceiling chipped and fell down exposing black mold underneath.I began getting very ill whenever the blowers for the heat or air conditioning turned on, so most likely, the vents are also full of mold.The deck was severely chewed by the previous tenants dogs and was not repaired .The carpets where dirty and it was obvious the house had not been cleaned and made move in ready. Many of the properties are in disrepair and maintenance is hard to get ahold of.Upon speaking to others about this development, I found that there are pockets of decent houses within the complex, but I was not lucky enough to be in one of them.There is even an entire portion of the development that is so bad, it is unrentable and has been left abandoned. Rules are not strictly enforced and I experienced rude and argumentative attitudes from some of the office staff. Some of the managers are very nice and try to be helpful, but it seems they are overworked and running an uphill battle.It seems that the company is trying to get as much money out of this development as it can while doing as little as possible.From what I understand, the land the development sits on still belongs to the Airforce base, but is leased to the Hunt company for a certain number of years. Once that time is up, should the base decide to not renew the contract,the development with go back to being base housing and all non military tenants will have to move. This is something that was not disclosed, at least to me.Had I known of the mold problem and disrepair of these houses, I would have never moved there.
The noise rules here don't seem to be enforced. People drive up and down the roads at high speeds, spin out, rev up the cars/trucks and it usually takes place at night. I have a 3 year old that's in bed by 7:30-8pm. With that kind of noise right outside his bedroom window...it's not surprising he's up a few hours.. We were supposed to have a cubby installed for the shower water control. We have over (from what the maintenance person said) over 7 YEARS worth of mold in our bathroom walls! My bf (who is military) has only been here for 5 years and I've been here 3 with him; so the previous 2 years..there was no care done. Our kitchen floor creaks A LOT, and they overcharge to have the back lawn mowed. It's a VERY small yard and we get charged (last time anyway) $150 for that LITERAL (I timed it) 6 minute job which is mostly weed eating. My bf has severe allergy issues and I have a massive fear of mowers. Luckily we did get a number for someone who would do it for $25. I love the gas stove, especially since winters here get so bad, in case power goes out we have the stove still. I really don't have much to say on the positive side about this place. There needs to be speed bumps around here, I noticed a sign for them...but none in sight. There are a lot of kids around here and that seems to be very dangerous, especially since they're tighter roads with people parked on the sides and whatnot, even on the WRONG sides. I'm glad utilities are included because it does save some money.
This place has three things going for it. The apartments allow dogs, location near the air force base and the top rated schools. The place had been leased to the Air Force for 20 years and about 4 years ago the Air Force decided to no longer lease the place. It went back into the management of the company. The people who work here are very nice and as much as they can be, they are helpful. But you really get the sense that the main company doesn't want to spend anything on this place. The buildings all need paint. Roofs will obviously need work soon or already do. NOTHING is updated in the apartments. Maybe if you move out the next renters might get some carpet... maybe. We had to leave early due to a job move. We learned that even if you work on base you don't get an exception if your job moves. Just military members. Also there are some hidden things they don't talk about. You have to do your homework... or find out at the end. You need to have the carpets cleaned professionally, must have a receipt in hand at the end inspection. Everything must be cleaned out. Including the windows, appliances, garage and garbage cans. Stuff you expect when you live on base. But not when you live in a civilian apartment. Basically you get the apartment ready to live in again for the apartments. At your expense and sweat. You clean up when you leave most apartments. But the level of clean expected here is on the military side of clean. This is all to be done after you move your stuff out. So expect to either hire people to come clean for a fee, camp on the floor and clean all day or stay at a hotel that night, come back and clean. Then get your inspection. I am not sure if we would rent from here again. The plus of location and schools is very much weighed down by run down feeling of the place.
We really like Antelope Ridge. We were lucky and they had a special on the deposit. The area and homes are clean and inexpensive. It is former military housing so the appliances and flooring are not modernized. The rent includes utilities, snow removal for the front and they maintain the front. Our building has 4 units. It doesn't have the greatest insulation so the temperature control isn't the greatest, but since we don't pay utilities it is not a big deal. I would definitely recommend it.
