Property Ratings at Apalachee Point
If your not staying here you should be. I don't even know where to start. The minute we drove into this place for the first time we fell in love. The complex is beautiful and there is forestry and scenery everywhere. The first thing I told my wife was wow this feels like a vacation but we're gonna be living here. Almost 9 months later and I am still in awe that I am able to live here. The apartments are amazing and truly luxury and very well priced. Jaszmine has been welcoming to us every since we moved here. It feels like a family not just staff who ignore you. Everytime I've needed something they have gone out of their way to help me with a smile! Also whenever I walk into the office they remember me by name. Best apartment complex I've ever had by far. Staff 11/10 location 11/10, and apartments 11/10. Plus it is by everything you could ever need. Thanks Jaszmine for making apalache point apartments our home! I definetly will be renewing! If your still on the fence about moving here dont be make apalache point your home too!

Before becoming a tenant, please know that though lovely, the complex on Southwood Plantation Road in Tallahassee, FL is managed extremely poorly. One example - there has been a door clearly marked with a "warning" sign (located directly outside of my apartment bedroom window) that houses some machine and is sending an extremely loud beeping noise through my walls. This maddening sound has been driving me certifiably nuts for almost a week. The manager, Jasmine keeps promising that she will have it fixed but simply won't. I've been forced out of my bedroom for the past 6 days in order to maintain my sanity. I don't want anyone else to get a lot LESS than they signed up for. DO NOT RECOMMEND!

Do not move here. I moved in a couple of years ago and had a brand new apartment. They are terribly built. You can hear everything through the walls. At move out, I sent an email with all of my new contact information to send a bill for any damages, if any. I did not receive anything, nor did I receive 1 phone call. They turned the bill into collections, and over a year later the collection company (Rentdebt) reported it to my credit report. I called them and they claimed they left several voicemails but I have 0 voicemails. It is in dispute and I am seeking legal action since this has ruined my credit and I am in the middle of trying to buy a house. I have lived in several apartments over the years and have always had great experiences, except here. All they had to do was contact me.

My husband, daughter and I have lived here for over a year and just signed a new lease good until April 2020. Our daughter works for the State of Florida. At first we received a discount on our rent. New lease, no discount, plus raised the amount of the initial rent. We have to pay for our own light bulbs, our own mini blinds, etc., plus installing them. Everything is an out-of-pocket expense in addition to the rent. Put in a work order for the leaking shower stall and were handed a tube of caulking to fix it ourselves. Maintenance men come and go, as do the managers. No dog park. Almost no one picks up after their dog(s). No place for the kids to play. Pool too small for 200 apartments. Too much money for too little services.

It’s been almost a year since my husband and I moved in. We have no complaints. The staff is friendly and the apartment is nice with a great closet.

Rent at your own risk!!!! Bait and switch. The appliances are cheap, blinds are sunburned and break easily. The staff is horrible and not consistent. Maintenance is takes forever to resolve issues. Two different managers since I moved in and both are horrible, the customer service falls once you sign your lease. They don't maintain the hallways, trashy and dirty. The walls are extremely thin, and bugs (roaches and fire ants) ARE a part of the family.

My fiance and I have lived in these apartments since January, and signed a year lease till next July. There have been many issues that have not even been assessed by maintenance or management. When we first moved in, there was clear water damage on the floor and on the baseboards, along with some mold on the baseboards. I most definitely put that on our move-in sheet, but nothing was done about it. I also let management and maintenance know but all I was told was to "put bleach on it." The office has been harassing us as residents about us picking up after our dogs. There are doggy bag stations that include a trash can. The waste where our unit is was over flowing, and there weren't any more doggy bags left. I called the office to let them know, and all they did was empty the trash and not put any bags back in. So now, there is dog poop everywhere and multiple residents have called and let them know of this issue. The apartments are very cheaply made, and even worse is that we are the first residents in our unit. At the moment, our bedroom door knob has fallen off, and cannot be put back on after many tries. Our shower spout caulking has come off, so we can physically pull the spout off, which isn't very safe for the drywall as far as mold goes. Our toilet was running and wouldn't refill, (maintenance was told) so my fiance took it upon himself to get a new flap and a new fill valve, which successfully works now. Our bedroom door, closet door, and patio door does not shut. The bedroom door you have to slam for it to actually click shut, our closet door never shuts, and our patio door has to stay locked in order to stay shut. Below the cabinets under our sink smells like mold. As of now, our A/C has been out for an ongoing 2 nights now. A call to the after hour maintenance was made last night but he was "sick" so we had to sleep yet another night in an 81 degree apartment. In July every resident had a note on their door stating that the maintenance guys were going to enter our apartments in a 5 day span to check our plumbing. Did they? I'm not sure because there was never a note left stating that they were there and what was done. We pay way too much money a month for things to be so crappy and for regular documented maintenance to not be done. Don't get me wrong, the apartments are pretty, but it's what's inside is the tell-all.

Nice location and apartments....at least the one I have. If you are the first to move in there will be items to be completed; the construction punch out was not the best. The worst thing for me is that the apartments are built in such a way that the smoke from your neighbors comes into your unit. Months of complaints only gets a friendly email blast to everyone, so it is like I'm living with a smoker. Perfect place for smokers...non-smokers, not so much. Don't care how they are advertised, smoking is definitely OK. I am reminded in no uncertain terms of this every time I unlock my door to enter. The apartments are really OK for apartment living if you don't mind....well, you get the idea. Be careful where you step if you get off of the sidewalk...some people have pets.

Spacious and luxurious apartments. Quiet and out of the way. Super friendly staff. Privacy is easily accommodated. I think the rent is reasonable. I have no cautions to offer. I will be here for a few years if the rent remains reasonable.
These are absolutely the worst apartments to live in. I regret the day that I signed my lease. I have complained to management about my issues but nothing has been done or changed. These are not luxury apartments. Save yourself the frustration and live somewhere else. It is other apartments in the area that is better and honors the lease that you sign.

These are absolutely the worst apartments. Management is very unprofessional. The dogs are taking over the complex. Look at other apartments, I regret the day that I signed my lease. The walls are super thin and all you hear is barking all day and night. It is a reason why the can't fill the remaining apartments. I always tell anyone that asks not to stay here.

I love love love my new apartment. It's on the third floor, so it's quiet. My kitchen is the best I've been able to find. And the staff in the office is so great! They offered me coffee, got my application processed super fast, and it was just a great experience. They are new, so still working out a few things, as can be expected. but overall the best place I've lived in a long time!
I have only been here a couple of months but so far it's been great. It was hard to locate the complex at first because it's located on a back country road but once I saw it I fell in love with the place. The apartment that I chose has a balcony that overlooks the woods. I love the view. The apartment is super nice because everything is brand new. I'm the first person to live in it. It has all of the comforts of home with everything that I need. Overall the complex is really nice and the office staff were very helpful when I moved in. I haven't encountered the maintenance staff yet because I haven't had any problems but it looks like they keep the property up pretty good. If the first couple of months is any indication of things to come I'll probably be here for several more years.
Please save yourself the trouble and unprofessionalism. The leasing manager will disrespect you as a tenant. The Regional VP will provide a generic resolution. The walls are thin. There are bugs everywhere when you first move in you have to get them out yourself. Maintenance takes over a week to combat a request mediocrely. The grounds are not well kempt. Just save yourself the trouble.
Do not stay here. These apartments are absolutely the worse to stay in for the price. I have only been here 1 month and regret moving here. The apartments were not built adequately and maintenance does a half job on fixing things. I wished that I would of moved into an apartment that was pre-existing with a leasing office that knows how to run things.
