Property Ratings at Apex at 290
Messy place, terrible management. This place will take your deposit and then change the original agreement and then refuse your deposit back
I have been living at the apex for 2 years and I cannot complain. Management has definitely been more attentive to residents needs and issues have been getting resolved fast.
I strongly suggest renting somewhere else ... anywhere else! This place is not worth the $$$$. My overpriced apartment smells of mold from the dirty water sitting in my washing machine hose, the hallways and stairwell carpets are dirty, the elevators are constantly in need of repair, the indoor garage is home to birds nesting in the ceiling, defecating on vehicles and stray cats live in the trash containers. There is virtually no visitor parking and the staff/management are indifferent at best. Beware of hidden fees, including an additional monthly water bill! Due diligence needed here -there are lovely apartments close by for the same money or LESS with beautiful grounds, pools and state of the art gym facilities.
They do a really good job of showing you a luxury apartment but they don't live up to it after you move into the place. Problems with amenities: The elevator was broken for a month earlier this year, which isn't cool given that I have family with wheelchairs that couldn't visit. The gym is never cleaned, ever! There is still dirt on the treadmill from when they did the ceiling. It is never wiped down and they don't have anything available to clean it even though there is a $45 unavoidable amenity fee. They recently rented out an apartment to short-term guests and they do nothing about the complaints for these guests. I don't have personal experience with this neighbor but I have heard that a dog barks from 6am to 11pm and all they lady at the front desk does is turn up her music to drown it out. Upside of amenities: Roof is a decent size and almost always free to use. Gym is decent but they just bought random stuff. There are weights but no bar to put them on yet. They also bought two punching bags but it blocks the use of the weight sleds which are the only thing the weights can be put onto in the gym. They have no idea what they are doing in this aspect. (that's as positive as I could spin the gym) The game room is in decent shape and has some arcade games. There are two pool table in there and a ping pong table. Always unclean though. Parking is good... They also nickel and dime you for everything! There is a $45 fee for amenities even when they closed them from use. So we paid to not be able to use them and it couldn't be avoided. They charge everyone for the buildings use of water and electric. They say this is "standard practice" but I've lived in 3 luxury apartments in NYC over the years and this have never been a thing. You also can't turn anything off to mitigate the cost. The monthly building utility fees are actually more than my apartment fees. You have to pay by the amount of people in your apartment, children included.
It's been over 2 months since I've moved out and I still have not received my security deposit. I was told a month ago by management that it was "Processed and sent out". I've called several times, left several messages and sent several emails. I've received no response from any representatives working for this company regarding the issue. The elevators broke down just before my move out and were broken for OVER 3 WEEKS up until my move out date. I was told MULTIPLE times by management that it would be fixed BY my move out date. I double checked with management to MAKE SURE, and they assured me IN WRITING that it would be fixed BEFORE my move out date. It wasn't. Ultimately, movers had to move my entire apartment down 4 flights of stairs (I lived on the top floor), which cost me extra $. Honestly, the elevators , as well as other things should operate efficiently for the amount of money that people pay to live here. Management has done nothing regarding accommodations for the elevator inconvenience. Also, the walls are super thin. Other than the excessive NOISE coming through the walls, and poor management team, I didn't have very many complaints. However, due to not returning my security deposit, and other things that would make this review much longer than it already is, I have already proceeded with a lawsuit against this company. This review is coming from someone who lived here for 2 years, kept up the apartment and NEVER had a late payment. Rent at your own risk.
I went on a tour to the Apex and absolutely LOVED it. The staff is great and so helpful! I really enjoyed checking out the apartments and amenities. Definitely five stars for this building!
We are getting complaints from downstairs neighbors just because of walking. Our toddler has stronger steps as that is how they walk compared to adults who can be careful and able to walk more quietly. Thin structure poor insulation is the reason but neighbors downstairs don’t get it. Maintenance is slower than what we have seen in other apartment buildings. Mel makes promises for you to sign the lease which are never true. So be aware! She promised us that our water bill has going to be a fixed amount of $40. Every month we have seen an increase of $5 in out water bill. The management charges for water, now our bill increased to $70 even though we have no change in usage. Even if we are on holiday for weeks not use the water we get an increase. management bills you for the dollar amount withou tinforming of the usage quantity. so you have no idea what you are paying for. Another resident told us their bill is currently at $100 and they are talking to lawyers on what to do. We have called the number fiven to us left voicemail and emailed to the main management but nonone responds. They don’t care. We are paying for $70 for parking in a suburban place. We heard others are paying $50. so there is no standard. elevators were getting out of service constantly and maintenance was taking long. lately elevators are fine but there was a time when people with strollers had difficulty. We have lived in other apartment complexes which were managed professionally and this one is nowhere of being professionally run. We are going to take a look at other apartment buildings in the area in tue next month or so when out lease expires.
It’s not worth what we pay for. Besides the poor construction done in units the walls are ridiculously thin. I am currently listening to the entire conversations of my neighbors whom are speaking at a regular level. I am also listening to the clanging of pots and pans because some genius actually thought it sensible to neighbor a kitchen with a bedroom. It would be fine I suppose provided the walls had even the most basic sound barrier. Construction of apartments without proper sound proofing should be a crime. Ants coming out of the walls if you live on the first floor and they claim they do pest control which is a big lie no proof of that. Maintenance is just okay but they take longer than you can ever imagine. It’s our sixth month at the Apex and we regret the move already.
Extremely overpriced. You can hear everything your neighbors say and every step they take. They attempted to jack up rent at the expiry of my lease (I was happy to leave), and then were months late with returning my security deposit, and only after I called/emailed multiple people, multiple times daily for several weeks.
Moving into The Apex at 290 was a huge mistake! The walls are paper thin and the insulation is cheap, (we got noise complaints for the baby crying). it’s been 11 month since we moved in, and they have already changed management 3 times.... The new management team is rude and offensive. They constantly lie to us. The leasing manager Mel has constantly broken the law by signing for my certified mail, refusing delivery for my packages in my name, Etc... The management team fails to provide proper customer service as well as living conditions. We pay for a 2 bedroom and 2 bathroom apartment but we can only use one of each due to HVAC and plumbing issues. We have a 15 month old son and a 4 month old daughter. The HVAC has not been working for the last 11 months in the babies room. This has forced us to move the crib and bassinet into our master bedroom. The management sent an HVAC company by to assess the situation. The technician explained that a new zone with a separate thermostat would be required. Management refused to approve such a costly fix, so they chose to not fix it at all. This is when our Emails and work orders started getting ignored. Aside from that there has been a bunch of other issues to date. The bath tub stopper hasn't been working for over 6 months. Our dishwasher wasn’t working for 7 months when we moved in. The management finally ordered a new one for us at the end of my second pregnancy. The super of the building Johnnie who tried many times to repair the problem, finally admitted that it was beyond repair. The management just wanted to stall getting a new unit. It's at a point now that whenever we put in a work order for the HVAC or plumbing, management closes out the work order without even attempting to fix it. In addition to the problems in our apartment, there are also major issues in the building itself. The package concierge wasn't working for 3 months. The packages were literally left all over the floor as a trip hazard. After numerous packages were reported stolen The management implemented a holiday policy of returning packages not picked up within 24 hours. Mind you, this was during Christmas time!!! To top it all off the elevators are out of service every couple of days! For me as a Mother of 2, this has become a major issue. Obviously I am not able to carry the 2 children with the stroller down 4 flights of steps. This leaves me stranded with the children at the house.
overpriced for what you get. Yes the appliances and furnishing are nice, however the walls are paper thin. You hear everything above and below you and outside in the parking lot. If your neighbors play music, you will hear it. If someone is having a late night party, you will hear it. If someones baby is up early, you will hear it. The HVAC system is unbalanced and the rooms do not heat and cool evenly. Been living here less than a year and they have changed all the employees that work within the sales, maintenance office already. To top it all off they have already notified all residents that rent will be going up...better deals elsewhere in my opinion.
