If we used one word to describe Downtown Yonkers, it would be unexpected. Yes, this busy business district is as urban as one might expect considering its proximity to Manhattan, but it is also home to historic treasures, art galleries, a waterfront amphitheater, sculpture gardens, and beautiful parks. The train into Manhattan – a direct route with trains leaving every two hours – takes only about 30 minutes.
Downtown Yonkers is one of Westchester County’s most walkable neighborhoods, and residents enjoy walking along the riverfront and exploring the shops and restaurants this area is famous for. I have lived here for 4 years. If I were in a position to leave this place earlier, I would have. Every bad thing you have read about in other reviews for this apartment is absolutely true. I do not feel safe living here, there is no security, the building is unkept, filthy, and probably violating some type of hygiene laws, management sucks. And for the most part, management will do whatever in their power to make you believe that living here is amazing when you are a prospective tenant. The application process will be relatively smooth and everything you hear about the building and see on the tour will be roses and butterflies while they are attempting to get you to sign that lease. I can go on and on with all of the legitimate problems with this building but I did want to highlight one particular issue that has affected multiple residents including myself which still remains unaddressed to this day despite numerous maintenance requests and emails to management. Management did not maintain the grills on the second floor courtyard areas. At some point, someone finally decided to do some type of haphazard "clean" of the grills, which were infested with centipedes. The centipedes then needed a new place to go, and so they proceeded to go into the hallways and eventually make their way into units, including my own. They are all over the floor within my unit, then one Saturday morning I found one crawling up my wall, inside of my unit. One morning as I was walking through my kitchen I stepped on one with my BARE FEET. I have sent numerous maintenance requests about this issue, as well as emails directly to management, but the issue still persists. The amount of centipedes aren't one here, one there. I have had to kill at least 2 centipedes inside of my apartment every.single.day. and within the hallways in the apartment there's approximately 15-20 crawling around at a time all along the floor. Management has not reached out in any way to attempt to resolve this crisis nor have they issued any type of communication as to how they are going to address it. This infestation makes it extremely uncomfortable to relax in my own home, and it is truly disgusting to constantly see centipedes in the hallways and crawling up the walls. Management has done absolutely nothing but send people to clean the dead centipedes from the main hallways but not actually address the root issue. Therefore, the centipedes continue to come back week after week.
Yes, Apex is in a gorgeous location. However, Apex is a nightmare. There are tons of other apartment buildings right along the water that are better choices. DO NOT RENT HERE. I had issues from move-in day to move-out day. Building has terrible management. It’s advertised as a “luxury building” which you’re definitely paying for, however it is the furthest thing from it. Rent increases randomly. Their billing system makes no sense and you will not know what you’re paying for. It took weeks for maintenance requests. The building is disgusting and dirty. There is essentially no security. I am having trouble getting my full security deposit back. In NY state, the security deposit must be returned within 14 days. Mine was not. They are also supposed to give you an itemized list of any deductions from the deposit. They literally gave me a sheet of paper with random charges on it, with no date ranges, and no explanation to figure out what it means. I’ve spoken with multiple former tenants who had the same issue. Look at all of the reviews saying the exact same thing. DONT MOVE HERE because by the time you realize how awful they are, you’ll be stuck in a lease.
The garbage is disgusting and smells. property management will ignore your calls and emails. They will tell you you will get a refund and never do. What a headache.
you will not get luxury living if you move here. Management practices in a very sleazy manner. If you have any issues they will sooner ignore you than fix/resolve it. Read the reviews, the long overly positive ones are definitely written by staff.
Living in Apex ended up in a nightmare, as I was out of the country my car was vandalized in the building parking that I paid for monthly. The garage has no cameras, they would not release any footage of the cameras entering the garage without police present despite being a tenant for 24 months. I asked to be let out of my lease two weeks before because I am scared of my safety although I gave a proper 60 day notice and they made me pay the entire month not taking in to consideration the expenses I incurred such as a car rental while they fix my vehicle, a deductible because my car was not safe in the building I live in. Apex and Corporate JRK takes 0 accountability and simply does not care. We were not asking to stay there for free or for the expenses that we incurred due to our vehicle being vandalized to be paid, all we wanted was to leave as soon as we could (2 weeks before our official lease date) because we were scared for our safety but $1800 is more important to them. The management doesn't care and corporate cares even less. In fact we emailed corporate 4 times before we received a response and as I waited for their response which I never received until I followed up with them again they charged me a late fee for not paying my rent by the 5th of the month. The management is terrible, there is ALWAYS new staff, they do not respond to your emails, the rugs in the hallways and rugs are dirty and never cleaned or replaced. Money is their only concern, they do not care about your safety or what happens to your property while living there. I will never live in any Apex or JRK building and I do not recommend anyone does.
Apex is one of the worse apartments to live in, the fire alarms goes off about 1 to 2 weeks in the middle off in the night, the resident of the build as no respect for others quietness. A another problem Apex have is a frequent power outages for the couple of months I live here there been multiple power outage resident be in the dark for a good min. Rent is worse you can’t stay and pay rent here for only 6 months, in order for you to stay here is another year you have to pay monthly for staying for a year instead of staying here for 6 months
The views are beautiful and the apartments themselves are really nice, but that's where the good things end. If you want to lose your hearing and have panic attacks from the BLARING fire alarm going off for 12 hours straight throughout the night, then this is the place for you! There is no communication from management in urgent and worrisome situations like this either, so good luck figuring out what's going on or when the madness will stop. None of the community standards are kept up either, there's trash all over the building, the garage doors have been broken more times than I can count (for months on end) and you get charged extra fees for paying rent online. The pool is way too small for the amount of residents and the gym is never stocked with wipes either. Don't waste your time, sanity, or money here.
Impossible to understand the unfair practices of APEX management... Before we moved in, we were promised that we can park a small motorcycle in the same spot as our car. We moved in and bought a motorcycle. Then APEX told us that now we have to pay same $150 per month as for our car, doesn't matter that bike just stands right behind the car and takes almost no space. Why do we need to pay for motorcycle parking when it's parked in the same sport as our car? Motorcycle parking in most normal modern buildings is free. This was 1st. Then APEX did next: 1. Cut down all of the beautiful trees along the waterfront, that where providing us with pretty green, and now it's just barren gray of cement, asphalt, and gray waters of Hudson. Does APEX hate trees? 2. Screwed up the payment system, and we and many other families got eviction notices. 3. Removed security from the building, now most of the doors in the parking are simply open - anyone can just walk in the building and it's been like this for months. Car's are getting broken in. 4. Domino Sugar factory right next to the building providing all of us once in the while with a HUGE thick cloud of diesel exhaust. 5. Many small ugly things started happening that make life here is a two-sided sword. Recommendation for others - If I would move in this place - I would think twice, and get everything to the point on paper.
Apex (JRK) is just as bad as previous management, Modera (Mill Creek)! People receiving FALSE eviction notices, robbery, things broken all over property. The building holds no accountability. Property manager neglects ALL phone calls and emails. The concierges are the only helpful people on the property and they’re barely around. Wouldn’t recommend.
This place is a mess! Full of crime and filth. The management company will lie to your face on how many arrests, home invasions, and police activity has been in this complex. You will love the walk trough and Hate the following year.
I currently live at Apex and must say- the property management is terrible. The building itself is gorgeous; great amenities, and the environment is gorgeous. However, the management team is just awful. They will call up a private tow truck company and have your car booted or towed WHILE NOT EVEN ON THEIR PROPERTY. I had parked my car on the Yonkers City street, and came home to find out that APEX had reached out to a tow company to have my car booted for illegal parking (which was not illegally parked). When I confronted them, they denied having reached out to the tow company and suggested it was the Yonkers PD, however the driver of the truck told me it was APEX management who called it in. Also, their response time for emails and concerns is null. They never answer emails or concerns with the building. It's a shame such a lovely building is run by such a terrible property company!
Absolute worst building for this amount of money. I’ve lived here for 15 months. Not renewing my lease. Can’t wait to get out. The fire alarms go off at all hours and stay on for hours, you can’t sleep. The hallways are carpeted and smell like urine because people aren’t great with their pets and apparently no one cleans the floors. The dumpsters outside are always overflowing and smell terrible. No one maintains this building. And you can complain to no avail because the new management that has taken over the building has terrible employees. Not to mention they’ve taken away the guest parking inside the garage and in the front of the building that used to be available. For a building containing so many residents... there’s about eight spaces in the back that your guests essentially have to fight over just to be able to visit you. Since signing my lease until now, They Have essentially doubled the cost of living here. I see no benefit to resigning my lease. I’m a full time working busy mom of a toddler ... I don’t have time to sit and write reviews. HOWEVER This one was most definitely worth my time. Do not live here it’s a set up
The building has poor and unresponsive management. I lived here for a year and the building had regular fire alarms, often late at night. The amenities were poorly maintained and premises were filthy. It was common to see trash or spills in the hallway and there was even urine in an elevator one day.
one of the early tenants, fire alarms were frequent, someone burns dinner , opens the door to the hall to clear the smoke and the alarms go off in the entire complex- the water pressure is so bad that detergent pods do not dissolve in the washing machine or dishwasher and you can't take a shower while anything else is running. After 15 months of this, they changed management and taped a notice to the door ( on a weekend) stating a 9.75% increase in rent if we agreed within 48 hours, wait too long and it would go up even more. Notice of rent for the new lease was given after the 60 day cut off to notify of intent to move out, resulting in being charged for an extra week. We moved out 75 days ago, 45 days ago , they sent an email saying how much of our deposit they would refund and that they would mail it. Still have not seen a the refund. Sent 2 letters and left 2 phone messages, no response. Looks nice but run the shower and the kitchen faucet at the same time before you sign anything and buy some ear plugs cause you will need them.
After you sign your lease it goes downhill... Garbage is all over the floor in the parking lot and outside of the gates to get in the garage. There is no security. Everything is falling apart this is a new building no more than 2 years old but it is not maintained. The building was recently sold to Apex which is apart of JRK management group no one answers your phone calls or emails and office hours are non existent they come and go as they please. False Fire alarm constantly goes off and there is no communication on the reasoning for the alarm due to management not answering phone calls or emails. Once my Lease is over i will not be renewing its not worth the money. They only respond to positive reviews and don't address the negative reviews or the underlying issues.
This building is terrible. The fire alarms go off constantly, are not zoned (i.e. someone in the apartment the absolute furthest from yours could burn their dinner and the alarm in your unit will be going off), and are painfully loud. It went off this weekend after midnight and the explanation from the "concierge" was that someone "bumped the lever with a package." The management company has changed in the last 2 months, but there has been no improvement and, in fact, I think things are getting worse. There are frequent noise issues with other tenants and when you complain (by walking to the front desk "concierge" because there is no way to contact by phone or when you try to call you get the option to leave a voicemail "that will be responded to promptly" that is never responded to), you are told that they will "take a note" but that you can call the police if you want. There are clearly defined "community quiet hours" in the lease that building management apparently has no interest in enforcing, nor the "smoke free community" clause of the lease. Emails and phone calls to building management are NEVER responded to and, even if you can get into the office while they're open to speak to them live, they will tell you one thing and either change their minds later or do not follow through. Maintenance requests are a joke and in spite of the fact that the building only opened a year and a half ago and we were the first tenants in our apartment, paint is peeling from the walls. Security is nonexistent.
Everything started out okay with great views. Then came the fire alarms. At least one every week or two at all hours of the day. Even 5am. Then the cigarette smoke is horrible in my apartment. For the last six months it has been coming through the heating/cooling system. My apartment reeks. Told management. And they just sent a simple email back saying they investigated and found nothing. Gotta try a little harder then. No way you would not smell this in the apartment who is smoking. Next the plumbing. Don’t ever be constipated, you will clog your toilets. Other residents have said the same thing for me. Make sure you own a plunger. The apartments have poor insulation. Get ready for a sky high electric bill. On the coldest of days my apartment would only get up to 65 degrees with the heat and on the hottest days the AC only got to 79 degrees. Had to have someone check this. Nothing changed. And then they have the nerve to ask for a 9% rent increase. $200/month. You are better off living somewhere else. Plenty of nice buildings coming up in Yonkers. Die your due diligence, I couldn’t because I was one of the first to move-in. Leaving after one year

I've lived in the Modera Hudson Riverfront for 3 months and I've been incredibly impressed. The views of the water are magnificent, everyone who works their is kind and outgoing, and everything is new and modern. In this short time, going there certainly feels like home, and I know there are attentive, wonderful people both living and working there that are fantastic. If a high quality (but not pretentious) place is what you're looking for, this is it. And though both of the people in the Leasing Office are great, Cherell has shown to be particularly thoughtful, attentive, and kind. But Clarissa is great too.
