Property Ratings at Apex Manayunk
I would stay away from this apartment complex. I have 3 daughters and they have lived in many apartments including some real sketchy ones during their college years. This was worse than any of them by far. No working dryer for at least 4 months. Broken blinds that were never repaired. No working air conditioning in the heat of summer for months. Then they say its fixed and THEN our PECO bill is over $750/month for 5 months. Note the average PECO bill for others is approximately $90/month. What does Apex do? NOTHING. They say too bad and will not assist. STAY AWAY FROM THIS PLACE!!
If you would like to live in an apartment that has major maintenance issues, major parking issues, and with management that tries to take your money, this is the place for you. In the short time I was a resident at Apex Manayunk (3 months) I experienced poor service in almost all areas. From to piles of trash in the dumpster area, to the horrendous parking situation there always seemed to be something wrong. I had some major issues in my unit when it came to maintenance as well. Lights not working, water damage not being resolved, an HVAC unit that was never fixed. All that and I would have probably let it go, but here comes the best part. After moving out in good standing with this place they now refuse to return my security deposit. The property manager there agrees with me that I should receive the total of that deposit, but due to a clerical error ON THEIR PART they are refusing. I now am forced to take them to court to attempt to get this deposit money back. Unacceptable.
Horrible place to live! They don’t fix issues, they don’t answer requests, it’s unsafe! Multiple units were robbed multiple times!!!
Unfortunately my experience after how the building handled the aftermath of Hurricane Ida on 01-Sep-2021 overshadowed all of the good memories I had at Apex Manayunk. The entire first floor was destroyed and we could not return for two weeks. For some reason I was not on any email communications after the flood. I returned to the building persistently to retrieve some stuff but I was not allowed in. There was one time I returned and a “security guard” was riding my bike for leisure, which I thought I had lost in the storm. It was later revealed to me that some 15 apartments were robbed during the time we were displaced from our homes. Apparently it was an inside job performed by the security crew that was hired. We were given a concession for the time we were displaced from the building, but my utilities bill from Apex deviated little from the normal bill I usually received. The amenities fee also did not decrease, despite the fitness center, game room, and library all being destroyed in the storm. There were “now leasing” signs everywhere before I received a single status update from the property manager. There was also a concerning number of robberies during my final months at Apex. In addition to the 15 robberies I had mentioned earlier, there were also quite a few others that followed and this became the norm. Before the storm there was a concierge/security guard at the front door every night. We also had to use our key fobs to enter the building at night. Neither of these features were implemented again after the storm. The key fob sensor was never fixed and the concierge/security guard’s presence was incredibly inconsistent, but for the most part, he/she was not there. Instead of replacing its security features, the building prioritized putting up “now leasing” signs. The current residents were truthfully forgotten about during my final months at Apex. I would have loved to share how great the building was before 01-Sep-2021. However, Apex is no longer that same building and continues to head in the wrong direction. They do not answer your calls/emails, it is no longer safe to live there, and it was unjust how they continued to charge for amenities that no longer exist. I hope my experience encourages you to not sign a lease with Apex Manayunk, and I hope the surplus of available apartments on their website speaks to how many residents have decided to end/not renew their lease with Apex.
This place is a flood zone. Don't let them fool you into believing otherwise. I went through two floods 2 years in a row. Management has no sympathy, profits over people is their mantra. Stay away!!
Every day has been a battle to get what we were advertised and what we paid for at Apex Manayunk, and it has only become worse since Hurricane Ida in September of 2021. Based on our own and our neighbor's experience with this property and management company, I STRONGLY encourage prospective renters to note the following: 1. You will likely be sold the wrong apartment. You will tour a beautiful unit, you will ask questions to ensure that those features are in the specific unit you will end up applying for, and you will be lied to. In our case, we were assured that ALL units had those beautiful, renovated, updated kitchen that you see in the photos on websites like this--that statement is blatantly false. We moved into a kitchen with old appliances, 3/4 of the expected counter space, and an incredibly outdated aesthetic that was not what we were promised. 2. THERE ARE NO AMENITITIES. This is true as of the Hurricane, but please know that if you are told that the fitness center/game room/office/whatever will be ready soon, I can assure you that 6 weeks after the flood no progress has been made. If you sign a 12-month lease in Fall 2021 then just know that those "luxury amenities" will likely not be available to you for a good portion of your lease. There is also, at the time of this writing, extremely infrequent trash collection from the indoor trash rooms (every other week); no elevator; NO SECURITY (and we have been robbed while living here); no effective mail service (mgmt sequesters packages without notice); 3. Management is completely unresponsive. This was true for us while we were applying to live here, and that is the phase in which management is MOST attentive to residents. Once you live here, they will do only the barest minimum to ensure you don't take legal action that would uncover that THEY broke the lease. I was admittedly someone who ignored warnings about management before moving in, and I regret it daily. If you have been lucky enough to live in an apartment where you haven't needed to interact with management, just know that at Apex a) something will likely go wrong and b) you will have the unpleasant experience of trying to get it resolved. I have an endless amount of other anecdotes from my own experience. IT'S NOT WORTH IT.
Let's see, where to start...well, if you desire to live in a certified FEMA flood zone and have four feet of water enter your townhouse, then this is the place for you. If you find non-responsive management refreshing and unfulfilled promises par for the course, then welcome home! I along with a number of other residents were displaced from our units after Tropical Storm Isaias hit. The response to our plight from management has not only been abysmal, it's been heartless. You've been duly warned!
Where do I begin!!! Beautiful building and the best location but that is where it ends!!! This place give me anxiety, and makes me sick. It’s always appears good during move in time or until you sign the lease. Once there’s an emergency or maintenance issue, you will see that NOBODY CARES about your issues and they sleep well at night without providing any accommodations and taking their time with outside contractors or pieces needed to complete the job. You would think in a time of urgency that management would do whatever possible to satisfy the tenant/customer. They don’t respect your privacy, you ask maintenance to call before entering your home, it never happens. The A/C system is the worst is some of the units very old and out dated they will do bandages work over and over until it goes out!! And don’t have the man power to fix it. They will not offer you another unit but provide you with the minimum accommodations possible which are not sufficient. I wish I had a good experience like some of these other reviews speak of, but I didn’t! I can’t wait until the day I’m far away from this place. Even corporate is horrible. They never address your tenant relations calls and the mailbox is always full! Good luck to whoever signs their lease and hopefully your not trying to get to comfortable.
If you or your college student child is looking for somewhere to live off campus, do not let them live here. For the costs that come after you sign your lease they are better off in ANY other building in Manayunk or a home. Sure, it is good location and good parking situation. But what my family and my roommate's families went through to is not worth it. I thought maybe everyone has these issues in apartment buildings, but that is NOT the case. Not only did they cut security hours (being young girls, safety was a priority) there is usually no one at the desk at night, a security person OPENED THE LOCKED FRONT DOOR for a man who was stalking my roommate, who found our apartment and broke in. Management sucks. In two years, there were three different sets of management teams to go through Venice Lofts, all who made the living process there worse and uncomfortable. Smelled like trash in the hallways, maintenance takes FOREVER, and there is CONSTANTLY people moving out and in because they get roped into signing a lease just to find that this place is a MONEY PIT! Did I mention our electric bill was around $300 MONTHLY? We called for help so many times to see if there was something wrong with the AC or if it was us, but there was nothing- it's the building. We had to keep it freezing all winter so our bill would not go up because of the heat. Lets also talk about the thin walls! My first neighbors had a BAND. They would play drums and guitar till 5AM some days. SOME WEEKDAYS! I called so many times I felt like my hair was going to fall out because I wasn't sleeping, they just told me those people would be moving out soon! Nice! My next neighbors would scream at people walking on the path late at night for fun. At 2AM. It was a nightmare. They were so disorganized, it was so incredibly stressful living there, we could not wait to move out, we each have found better apartments in Philadelphia for LESS money and better living.
I recently moved to Philadelphia for job offer I took after living in Hawaii for 10 years. After reading some reviews, I was hesitant to even tour, but I am so glad I did. I am impressed with the quality and design of the apartments and the location is absolutely perfect. I am minutes from literally anywhere and Manayunk has this quaint-towny feel so when I need to feel away from the city, I get the best of both worlds. I toured about a month before I moved and had a great experience with the staff. The PM was great, answered all my questions and the special was ideal for my situation. So far So good.... 100% recommend to anyone looking

My family and I have been looking for an apartment for several months. We did found a few that we liked but the staff or the place didn't WOW us. Finally our last stop was vence lofts. Called spoke to a guy name Taylor. He put a smile on my face not only do he love dogs he energy and his willingness to help me love the community did it us. We found the perfect townhouse a wonderful location and wonderful staff. I'm so excited to be apart of this great community, I will tell all of my friends and family to come join the community and ask for one of the amazing staff members TAYLOR
Let me start with the Pros, this is a beautiful apartment complex and a great location!! That's where the pros end!! I've been here for 4 months and I'm counting down the days when my lease is OVER!! Management is horrible, I mean horrible! I'm living in a nightmare!! There have been a total of 5 people who Quit within 4 months of me being here. Piggy backing off the review before mines, I agree the appliances are old and don't work! They do not fix anything here, if they decide to fix it you will definitely wait for at least 3 months. They have 1 maintenance person for over 100 units so while you have a leak, the one maintenance person is painting an empty unit!! Why is it so many units empty because people are literally running from this place!! There is a moving truck pulling out everyday and a ton of furniture being left because people just want to GO!! Its really sad because this place has a lot of potential. My advice don't do it!! And thank me by referring me to a true luxury apartment!
I've been here about 5 months now and I can't WAIT to move!!!! First off , the apartments are nice , I call them "beautiful disasters" why? Well let's start with appliances , I've put in about 25 maintenance request since I've been here , yeah, 25! And I'm pretty sure I'll be calling again for the same issue I had previously. The washing machines and dryers are outdated had to get mine swapped out for other used ones twice, and the kitchens stoves are old. There has been a rash of break ins from other residents within the property (yea from people who live here) and management failed to notify anyone about it and gracefully tried to sweep it under the rub as if it didn't happen , btw the perps lived on MY FLOOR, I went to management about this issue and Cortland basically laughed in my face he isn't so nice either, the suspects remained on the property afterwards for a long time before I guess they were evicted , bikes get stolen all of the time, converge is NEVER here to watch over the property or guarantee any type of security! If you mistakenly leave you key somewhere after a long night, jus sleep in your car, cuz nobody will be here to let u in your own apartment, management staff is terrible , I don't even kno who's who they hire and fire wayyyyyy to much is disturbing! This place is nothing like what I thought it would be , Parking is TERRIBLE!!!!! Hallways are disgusting!!! SAVE YOUR MONEY! Go somewhere else!!!
While this is an absolutely beautiful apartment complex located within walking distance of downtown Manayunk, the level of professionalism and service attitude of the staff ruins the facade. I have lived in a variety of apartment complexes, and they are hands down the most difficult to work with. The staff is rarely available during normal work hours to handle issues and are extremely unorganized. Should you need a simple question answered or assistance with any aspect of your apartment, you should not accept a reply. I have never dealt with a worse management team.

I am currently in the process of relocating because of a last minute job transfer, so things in my life have been hectic. Fortunately, my living situation has been handled with ease. As soon as I drove onto the property, as cliche as it sounds, I felt at home. I love how neat the property looks as soon as you drive in and the town of Manayunk is a really fun town. Great for families or single households. Tiffany in the office has been a God send and made my move easier.
Overall, a great location for young professionals. 10 minute walk to Main St. Manayunk, where you will find great food and drinks. As far as the actual apartment goes, the neighbors are all quiet and respectful. If you aren't a fan of dogs, this may not be the place for you. While Venice Lofts does have a short list of dog breeds that not allowed, there is the distinct possibility you will wake up to barking in the middle of the night from one of the approved breeds. Be warned. The management is incredibly unprofessional, though they will pretend to care while you are in the process of signing your lease. After that, expect your requests to be ignored and your nerves to be challenged.
