Property Ratings at Apex
Theft is rampant in this complex. “neighbors” steal from “neighbors” .Packages set by your door are stolen. Stolen from your car in the ramp. Amazon, UPS….doesn’t matter. Management’s answer was simply…..nothing we can do about it. Theft is a way of accepted living at Apex!
Absolutely trash management and customer service. Uncooperative even before the lease has started and just looking to rob off the deposit. 24 hr short time window to make any changes on the lease and on top of that no one is reachable. Highly suggested to not go for this apartment if you care about your hard earned money.
Apex and Essex are the worst community ever!! Even after moving out 2 years ago and clearing all balances, they still keep sending collection notices. I had to initiate court proceedings. Save yourself stay away from them. Or else be ready to get negative hit on your credit and pay hefty lawyer fees.
One piece of advice to you - DO NOT MOVE HERE. We lived here for 2 years. The first year wasn’t too bad, but things progressively got worse over the next year until we just couldn’t live at apex anymore. When so many things go wrong, it just isn’t worth the struggle and the money. This complex is dirty, mismanaged, broken down, full of issues and absolutely not worth the rent cost. The garage is consistently dirty, trash is everywhere and the trash chutes are overflowing. The stairwells are dirty with stains on the floor, large dents in the wall and seem to always smell very bad. I have seen everything from beer cans to spilled sodas, dog urine, trash, and food in the stairwells for weeks without being cleaned. Management at this complex is very poor. When we first moved here, the manager (Matt) was helpful, knew us by name and was always quick to assist with any issues. When the complex got a new manager, everything went downhill quick. I recommend avoiding dealing with the new manager if at all possible. Security is an issue at this complex. When we first moved here, we had a security guard that walked the complex. Now, there is never any security. The garage gates will consistently stop working allowing anyone to get in. The doors on the outside of the building are often broken and sometimes will not even lock. The mail room is not secure at all. The complex has allowed USPS to leave packages on the ground instead of putting them in lockers. Because of this, my packages and many other residents packages were stolen. I have had packages stolen from my front door and from the mail room. Apex didn’t give us our new lease agreement until 1 month before the previous lease was up. They told us by the time we would have the agreement, I would have 2 DAYS to decide to stay or move out (because I had to put in a 30 day notice if I decided not to renew). It can take a very long time to find a place to live and that is not fair. They blamed it on COVID but 1 month prior and 2 days to make a decision is not enough. I did decide to not renew my lease because of the consistent incompetence and neglect. Luckily a friend offered us a bedroom in his 2 bedroom apartment at a beautiful complex that was much more spacious and lower rent. DO NOT MOVE HERE. It is really poor living conditions. If you do decide to move here, be ready to have many issues.
DISGUSTING!I lived there for only a month until my body was fed up from the mites/bed bug bites and the room being INFESTED with cockroaches. No matter how clean I kept the apartment the bugs wouldn't go away. Oh and there were rats on the balcony. I saw a huge cockroach the same day after the bug treatment was done. Now I'm waiting on my skin to heal from the bed bug bites and my mind to rest from sharing my room with cockroaches. I expected much more from this place due to the location. Oh and don't even bother going to the gym, I never was able to walk in due to the disgusting odor. it aggravated me everyday how the parking structure bumps x4 per floor will destroy your shocks.
There have been changes to this apartment complex and it's amazing how incompetent the new staff can be. They're too busy trying to build "apartment morale" by arranging "Taco Tuesdays" to fix actual problems. Problems (that I & others have faced since moving in): i) bedbug infestations ii) gas-lighting staff iii) constantly clogged trash chutes (their solution: carry your trash with you to the 1st floor and throw it in away in the dumpster) iv) thin walls & ceilings v) faulty wiring (I know of people whose lights turn off & on when people in other rooms use their remote). TL;DR: don't live here.

Our team is now conducting pest control inspections for each unit prior to move-out, as a preventative measure. Also, our staff members walk the building daily to remove any trash left outside the chutes and we our trash vendor is keeping an eye on trash left outside the dumpster. Additionally, our office has sent out friendly reminders to residents and posted notices outside the trash chutes with instructions for proper use of the chutes, and we will continue to follow up on this situation. This is the first we have heard of issues with thin walls or ceilings, or the problem with remotes turning lights on and off, and we would definitely like to learn more. I have been living here since 3 months. The management is absolutely disgusting. They are of no help to residents. Parking Issue: There is a huge parking issue. For 3 bedroom apt they have 2 assigned parking spots while third parking spot is common parking on 8th floor which is first come first served. But on the 8th floor, people have permanently parked their cars which they generally don't use. Hence getting a spot there is impossible. We have no visitors because, they don't get a parking spot. Amenities: Amenities shown by this community is just a showcase. You won't get to use it. For e.g they have a big TV room, which has to be paid a deposit of $250 to use it. And this is during the office hrs. At night you would have to pay $150 plus the $250 deposit to use the TV room. There is also pool table and Ping pong table where there are no balls, equipment needs to be issued during the office hours. Ridiculous. The swimming pool is 3 ft deep, so adults can't use it. Noise /Smoke: There is always some vibrating noise coming in the bedrooms. This is a non smoking community, but people here often smoke. In the kitchen, while cooking, firealarm goes out for no reason. The washer and Dryers don't work well. It takes 3-4 cycles of 90 minutes each to dry normal clothes. Which increases your monthly electricity bills. Security: This community has remotes to walk through the gates. But it even has remotes for operating the elevator. None of our guests can come to our houses without us going to receive them outside the community. As I said they won't find a parking and if they do, then you would have to receive and drop them off outside the community, because they can't get out without remotes. Mindfreeze: Your complaints fall on deaf ears. Nobody would ever help you with any issues. I am thinking or moving out from here. And encourage you not to lease these apts. They will try to lure you with cheap deals. but believe me it's going to be a headache for the rest of your time. And it is definitely not worth the cost you pay here. WORST COMMUNITY EVER. WORST MANAGEMENT EVER. DON'T RENT IT.

The only other fee our residents might encounter is for after-hours reservations. Also, we are a controlled-access community which means that our gates, elevators and amenities are accessed by fobs, preventing entry and use by unauthorized individuals. This place sucks through and through. The main reason is the management. They are rude and will get worse once you give them the moving out notice. I was charged for pest treatments (PROPERTY IS FULL OF BUGS BUT THEY CHARGE YOU FOR TREATMENT) and inspections (which is their responsibility not the tenants). When I asked them for documentation of the pest findings they simple refused. I was shocked by their attitude, how is it fair to ask someone to pay 1000's of dollars without any kind of a receipt or document?? This kind of exploitation is normal at this property. They charge $150 for utilities for 2 people in one bedroom house, which is crazy high. Garbage area and corridors are always dirty. The hallways are filthy, parking is a nightmare. Do yourself a favour and stay away from this place, you will have peace of mind. The people here are only nice when you come for a tour, after that they will loot you in everyway possible. Horrible place. PS: If you read the reviews most of them will have the same complaints about the management, clearly these people only care about money and nothing else.
Do not live here. Management staff is not helpful nor do they care about you. Parking here is a joke. The "assigned" spots you get with your apartment will be parked in by other tenants or guests. Management will tell you they will tow, however, they will not. The only spots they will tow are the future resident parking spots that everyone uses anyway because there is no where else to park. The trash bins fill up the same day they empty them and then the residents will just leave trash outside of the area and it will pile up, smell terrible, look awful, and you will have to walk by it everyday and look at it and see how terrible it is. There is essentially no guest parking so do not plan to have friends over. There is no remote way of allowing deliveries access to your apartment, you have to meet out front. We had a ground floor apartment and our patio became littered with cigarette butts due to people smoking and throwing their butts in our area. The master bathroom in my apartment smelled like smoke for the first 6 months of living there and management did nothing. I would not wish this place upon my enemies. I will never rent from this company again and my only recommendation is to stay as far as way as possible. They do not care about you at all and will screw you every chance they get.
I could It would be 0 I have lived here for 5 months now and it has been a nightmare. I don't even know were to begin. First if I were you I would re consider moving inn this place. Second this place is really unsafe to live in, any body can get in and out, there is people sleeping in there cars, apparently too many people live in one apartment and there is no space to sleep, and it feels like zombie building there is constantly people in the middle of the night walking around the building. Third you cant use the amenities. The pool is always full, the movie theater never worked, is currently all ways full of people hanging around. space is too small for the kind of people that live here. or all the buildings around know they can get in, so they just come here to use it. when you come to check out the place make sure to come on a Saturday or Sunday you will know what I am talking about. Fourth The trash yes I repeat the trash. The trash is the most disgusting thing I have ever seen, It is the worst place to put the trash shout, right in front of the door witch you come in from the garage witch you will be using every day, be prepared to step over trash every day when you come inn, and it will never get solved because it is on the wrong place and people that live here are disgusting. Fifth and last. don't believe nothing that the management tells you, strait up lies. they don't know what they are doing............. Really great and convenient except the maintenance sucks.
Rooftop amenities are the best part of the apartment. Exercise with a view and see an egret and/or heron fly by. Large, high density apartment. Close to freeways, but not great location for walking. Close to Great Mall. Does not seem to have adequate staff and the staff they have are not always helpful.
I'm quite contented with my apartment & building benefits offered. On the whole, I rate it Average. Following are my Pros & Cons for the Apartment complex, Pros: 1. Maintenance staff are professional & sincere in addressing the issues in a timely manner. 2. Roof top amenities. 3. Appliances are new & good inside my apartment. Cons: 1. Plants in the common area are Over Grown and not properly maintained, because of which flies and other insects have increased, and they enter my apartment through patio. 2. The Trash chutes are always Overflowing especially the Recycle chute. 3. Elevator near my apartment never worked, right from the beginning of my stay till date. I saw a new notice near the elevator recently informing the residents that it's working & I even tried using it but to my dismay it almost stopped working in the middle of the journey down. Never gonna try it again. 4. Nowadays, I can see people Smoking in the hallways, patios, parking areas & almost everywhere which needs strict regulation. This issue needs immediate resolution as many families are living here with babies & toddlers.
Pros: Location is great. Opposite to Great Mall and light rail station. Apartments are new. In house washer & dryer. Nice rooftop amenities and view from the 9th floor. Cons: Parking is very limited (only one assigned spot per apartment). Virtually no guest parking. Recycling chutes are always filled to the brim, don't understand why residents cant break up their boxes. Smoke in the parking garage is a menace, management needs to have enforcement and strict penalties for rule breakers. Some of the leasing office folks are not very friendly, Essex, please provide some customer service training to your employees.
Moved into this apartment complex soon as it was completed and managed by Lyon Communities. Living in a brand new apartment has definitely been great and the amenities are good. Ever since the complex was purchased by Essex properties, the management transition has been very poorly handled. Advice to management - Please take steps to ensure the property remains well maintained and address residents concerns. Smoking in balconies and Indoor parking garage, nasty smoke just lingers for hours together, if you call it smoke free community, take steps to ensure it. Some of the gated entrances are just plain broken, fix all of them and then call it secure and gated community. Other Essex properties like Epic have amazing social events etc. nothing organized here. Finally, some politeness and customer services from staff at the leasing office can go a long way. The maintenance staff however are very friendly and helpful, better to reach them directly rather than going thru the leasing office.
