There are so many things about San Diego that put a smile on residents’ faces. Enviable year-round warm temperatures, beautiful Pacific Coast beaches, endless entertainment, and more attract renters each year. This coastal city provides opportunities for amazing sea activities, such as whale watching, sailing, and snorkeling. San Diego’s white sand beaches with spacious, lush parks and rugged mountain peaks are great for hiking and biking. Beachside Belmont Park features an old-school wooden roller coaster, vintage games and more. After you’ve moved into your new rental, visit Mission Trails Regional Park, a 7,220 acre natural area with a lake and over 60 miles of trails. The wonders of San Diego go far beyond its enchanting landscapes. This bustling city is home to several historic sites, world-class shopping and dining, and a vibrant nightlife. San Diego is also home to the University of California San Diego campus and Marine base Miramar.

Property Ratings at Apex Mission Valley
Don’t waste your time even touring. It’s horrible. The office staff is completely inept and lazy. The bldg is not kept well and there are major security and safety breaches that mgmt ignores. The lack of sound insulation in the “upgraded flooring” makes life miserable for residents living on lower floors. It’s as if there’s a herd of elephants running above us at all hours of the day and night.
Don't rent here. Yeah, the location is great as far as access to highways, downtown, beaches, shopping etc. go but management is the worst. As others have mentioned the building is in terrible shape, trash littered throughout the property, pet waste, elevators that are either broken down or reserved and incredibly slow. Loud, noisy neighbors in the common areas after quiet time, poor maintenance response time and lack of appreciation for current residents. They are painting the building right now which means that contractors are putting up scaffolding. But since no schedule was given to residents as to when and what extent that was happening I had men looking at me through my open blinds while I was getting out of the shower to get ready for work. Nice! You know, the blinds were open to get some sunlight and the windows were open for some fresh air all the while painters were staring at me, my room and what ever else. Management has no respect or care for their current residents. And the fire alarms. They go off all the time. The alarm went off yesterday while the scaffolding was going up. It's no joke. You could survey every resident that has ever lived there and they will tell you that the alarms go off ALL the time. It's to the point that nobody bothers to exit the building when they go off because it happens so frequently and it's always a false alarm. But it takes the fire department 20 or so minutes to get there and clear the building before the alarms go off. It is absolutely ridiculous. This is NOT a luxury apartment community. It's a living nightmare. And not a single person in management on-site or at RW Selby cares. There is a mass exodus. The pool are is awful. Sandwiched between two buildings and no deeper than 4 feet it's hardly a place to relax, get some sun and cool off. And the hot tub? Yeah, almost always "out of order" and never "hot" more like slightly less than luke warm. One would think that such a nice, luxurious building would have full occupancy and be difficult to get into........Not here. A whopping 76% occupancy rate and a desperate promotion of one free month if you sign up now to try and lure new tenants. DON'T BE FOOLED. Is there any other "luxury" building in San Diego offering such a promotion? Nope. I could go on and on but do your own research. Check Yelp. Virtually every single review since RW Selby took over is a 1 star. It would be negative if possible. Your money would be better spent elsewhere.
APEX Fashion Valley is an amazing place to live in. The staff is awesome, the amenities are great and the Apartments are well laid out and very reasonably priced and I'm across the street from a beautiful Mall. I expect APEX to be my long term home in San Diego!....Joseph Vilella
This place is trash. The reviews from several years ago are for when this property was owned and managed by Avalon. Despite the new property management company not removing Avalon signage that still appears all over the property for months, RW Selby has proven to be a colossal failure in providing a comfortable or safe living experience. It's dirty, loud, mismanaged, and unsafe. The elevators are constantly broken. Amenities are routinely out of service for long periods but you still pay for them. Maybe 5% of pet owners clean up after their animals, so the hallways and area around the building constantly smell like urine and has pet waste accumulated. The quality of the building's repairs is absurd. Basic service requests are routinely mismanaged. Most recently 2 security doors were accessible without a fob from Friars Rd. and the emergency exit was locked, locking residents in. Management knew about it, was negligent, and did nothing to notify the community. In the event of an emergency, RW Selby demonstrated it cares nothing of its residents' safety. There are a million other places to live in Mission Valley and the San Diego area - look elsewhere.
Avalon at Fashion Valley is a great place to live. The location is terrific - 15 minutes to the beach, 10 minutes to downtown, and easy access to places like La Jolla and Coronado. Everything you need - groceries, shopping, etc. - is 5 minutes away, and you can catch the trolley across the street at Fashion Valley Mall. The only real drawbacks are the traffic noise on Friars and the lack of light in the rear apartments. The staff at Fashion Valley are REALLY terrific - always friendly and helpful. The neighbors are also very friendly. It's a great place to be.
THIS IS THE HEART OF SAN DIEGO, WITH THE BEST SHOPPING CENTER OF SAN DIEGO ACROSS THE STREET FASHION VALLEY MALL,WITH TROLLEY INSIDE THE MALL FREEWAY ACCESS IF YOUR GONG NORTH, SOUTH, WEST OR EAST AND THAT'S ONLY THE OUTSIDE. INSIDE THE WIFI LOUNGE, POOL, JACUZZY AND LITTLE PATIOS MAKE YOU FEEL YOUR ALWAYS IN A SPA LOVE IT!!!
Avalon looks brand new and has all the amenities. Pool, courtyards with stainless steel grills, state of the art fitness center, pool table, basically anything you could ever want for an apartment community. The units are spacious, 2 patios in each one, and the high ceilings are a plus. New appliances in the kitchen, granite countertops, dark wood cabinets, the list goes on and on. It's minutes from the beaches, a short uber or lyft to downtown and central to everything. Very happy with my decision to live here.
