Property Ratings at Apple Ridge Apartments
The location is great. The maintenance is great. Everything else is trash. Communication with the office is poor. I've had several miscommunication that would have been resolved by them simply reading the full email that was sent to them. I was told I was breaking a rule of the lease when I wasn't. They put a warning sticker on my friends car for parking when she'd been here for an hour in the morning. The apartments are overpriced and I pay about $400 less then the current asking price. They are poorly designed. Everything is either cream, a different shade of cream, and my kitchen cabinets are dark brown. It is a hellscape of cream. Watching ANY HGTV show and you will not have them making doors, walls, flooring, trip, ceiling, and counter tops match each other. The longer I live here the worse it bothers me. The apartments are small. I have the largest size and hosting more than one (maybe two) friends for dinner is not an option. Unless you eat in the living room. Laundry was $3.00 to wash and dry and it just went up to $3.25. This of course does not include soap. The average cost of a load including soap if we had in unit laundry would be about $1.27. It was a rip off already and then they decided to raise the price. The internet sucks. Currently I get 50mps for $53 and you can only get internet from the one provider. This is overpriced for the speeds. (Currently for $55 Xfinity offers 400mbps and AT&T offers 300mps) They will do large projects that make an abnormal amount of noise but not email us that this is going to happen. When I asked about it they said they couldn't do that. But when they redid one section of the parking lot I got like 3 emails. So clearly they just can't be bothered to show any sort of curtesy to the residents. There is one recycle bin for the entire campus. I cannot wait to move out. The only reason I didn't last year was because the timing for the place I want did not work out and I didn't want to be charged their shorter term lease rates (which are even more of a rip off) Clearly Edward Rose and Sons do not give a crap about their tenants as long as they can make more money. They are part of the pattern of greed that is a hallmark of renting in the US.

The apartment itself is decent on the inside, although I am in a “non smoking” complex but every morning my apartment reeks of cigarette smoke and weed as well as in the evening when I come home from school/work. I’ve reported it multiple times and nothing has been done besides a flyer on the door stating there is no smoking allowed. I’ve also had a problem with my neighbors being obnoxiously loud late at night/early in the morning ever since I moved in 5 months ago, I’ve also reported that to maintenance and the front office and the maintenance man is the only one who ever tries to help. Honestly if you’re looking for an apartment that has a good environment and makes you feel at home this is not the place unfortunately.

I’ve been staying here since March of 2019 and since a few months ago have been having constant noise issues with the person above me. They won’t do anything unless it’s heard from the hallway which makes no sense because we don’t live in the hallways- the noises are heard from INSIDE our homes. Every morning between 4:30-6am I’m woken up by their dog scratching and barking right above me. It’s frustrating to have to call to make a noise complaint that early in the morning and hope that they come quick enough and that they’ll be able to hear it. It’s making it incredibly uncomfortable to stay here when this happens every single morning and is apparently an unresolvable issue. I’ve emailed about this issue which was never responded to and called 24 hour maintenance on a Sunday and didn’t get an answer.

These apartments are down right dirty! No matter how much I clean i cannot get rid of the mold! The neighbors are down right rude! The office staff makes sure that you know that anytime you go in there you're inconveniencing them. Better hope that your vehicle never breaks down while you live here either because you cannot fix it in the parking lot or you'll be violating your lease, as well as if they know it's broken down and has been for a few days they'll threaten to tow it and have it fixed so that you wont get it back until you pay for the towing and the work, but you wont be able to afford it because they'll be charging you so much for so little that you wont have the extra cash. I'm getting fines because my dog freaks out when we get home and they didnt start showing up until the lease was almost up so it already looks like they're just trying to cheat us out of even more money because, well, they can evidently. My neighbors have a cat and 2 dogs. The neighbors in the back of the building have a pitbull which I love but if you're going to fine me why dont you take an extra look around too. I hear that little pitbull barking all the time! I absolutely cannot wait for December when our lease is up! Shame on you Edward Rose Properties for running such scummy apartments!

I've been living here since February and each day I live here I begin to hate it more and more. For the price you pay to live here, they really could provide more amenities (no dishwasher and community laundry). My upstairs neighbors have been an absolute sound nightmare since I've moved in and management has done NOTHING to solve the problem. They tell you to call maintenance to "observe the sound" and all they will tell you is "sorry it is daytime so there is nothing they can do." Plus if they don't hear the sound from the hallway, nothing happens. So because my neighbors blare their TV in their bedroom, or vacuum at 6 in the morning, nothing will happen because that won't be heard from the hallway. I can't WAIT to leave this place and would even pay the fee to break my lease early, that's how badly I want to leave.

Although select homes do not offer a dishwasher, we do offer an onsite laundry facility in every building. Where do I even begin? The ONLY positive thing I can say about this place is the location is prime, right near restaurants and a beautiful trail. Other than that, living at Apple Ridge was a nightmare. So much so that when we were looking for new apartments I immediately crossed it off the list if it was managed by Edward Rose. We had problems with mold, stink bugs, nothing ever working (including the wall air), it was a train wreck after train wreck. Things also got worse once we moved out because after our walk out inspection we only expected one charge against our deposit. Then two weeks after we moved out we got a bill for $500 for carpet damage we did not incur. Do yourself a favor and don’t give living at Apple Ridge another thought. It is cheap compared to other places but you get what you pay for. And don’t just take it from me read the other negative reviews for Apple Ridge-there’s no shortage of them.

I am 10 months into my year lease with my dog. I just had the Assistant Manager of Apple Ridge knock on my door to tell me that my dog cannot be out on our second floor balcony by himself. She said that if he is outside he needs to be with me and on a leash. Although this policy makes perfect sense when we are out and about on walks, I don’t see what the issue is with him being on the 2nd floor balcony with the screen door open and myself in the living room. We’ve allowed our dog on the balcony since we moved in back in June of 2018, and just now in April 2019 is when they felt the need to fully inform us what the policy really means. Because of this incident she told me she’d be adding a lease violation to my file which will follow me wherever I move to next and said if it happened enough times again I would have to get rid of my dog. I’ve had nothing but terrible experiences with Apple Ridge management and would recommended everyone really reconsider other opinions before moving here. They might take a while to make it in to a scheduled furnace replacement but they do a good job when they do.

I was told there were be apartments ready to move in to in the middle of July 2018. Right know I am getting emails saying no there well not be ready. So I spent $20.00 for false information. Being friendly has nothing to do with being honest. So I am now so confused. So here I am setting on there waiting list for only god knows. God Bless!
These apartments are great. They are very affordable on rent, and decently sized apartments, big bathrooms. The deluxe size gives the room to have your own dinning room. There is a nice swimming pool that they keep clean and a meeting area you can rent out. Very nice place to live.
I love living here. The people who work here are super nice and help when it is needed. The community is great, I just love the atmosphere. You get a great apartment for a great price, especially being a college student.

It's the nicest apartment I have had in Grand Rapids. It's close to work and school. I don't have a single complaint.
Apple Ridge has served us well. It provides safe and affordable living in a well placed area, right between Grand Valley's Allendale campus and Downtown Grand Rapids. It has a a pool and a great walking/bike trail nearby that leads to Millennium park. Maintenance has always been responsive and speedy when there are issues. If your looking for five-star living this is not your place, but if you want a safe, cozy and affordable spot give it a shot!
