Property Ratings at Applegate
All sorts of hidden fees. Management seems to change every 5 months. Some of the property managers are nice, but most of them have been unreasonable and rude. Everything is old and falling apart. There are a ton of bugs and spiders in the unit. I had to kill a spider at least once a day. The lease is unreasonable. If something comes up that makes it difficult to make rent on time even once you are screwed. The late fee was around $90 per day. The apartment didn’t look as if it had been cleaned during move in and was missing several things in the bathroom that I had to replace or repair myself. They nickel and dime you for everything they think is wrong with the apartment when you leave, even if it was that way when you got there. The apartments are also grossly overpriced for what you receive if you can afford even $50 more a month you can find something exponentially better at one of the other complexes in town. That’s not including the entire houses you can rent for a significantly cheaper price. Stay away from Applegate. Learn from my mistakes.
Good experience with neighbors and management but apartments just not that nice. Relatively cheap and quiet, solid location for Muncie. However, everything in apartment is either old and falling apart or "new" and the absolute cheapest they could get and installed without much care. Also, the heating and cooling system sucks and will cost you a couple hundred dollars a month so take that into account. I even had a "new" unit but it's terrible at accurately regulating temperature and it's tucked away in cabinet and not programmable so it's annoying to have to adjust all the time. P.S. Not every unit has a dishwasher
We needed some things fixed in our apartment! It took a little while, but the maintenance guy fixed everything we asked of him, and overall was very nice!! I’m at ease knowing the apartment complex takes care of what you ask!!
Management is horrible. They haven't communicated to maintenance to fix the issues in my apartment. The biggest issue being no heat or AC. Neighbors have told me that they have holes in their floor, leading down into the crawl space that have not been fixed for upwards of three months, and some buildings have lost parts of their roof and tarps are just used as the fix. This complex is simply falling apart and nobody is taking the time or care to fix it. Do not move here.

We moved a family member to Applegate and we couldn't be happier! Recently widowed, we were concerned about her well-being in an apartment community. Applegate was the perfect choice. Neighbors are very friendly, and it's quiet and peaceful there. Management have been absolutely terrific, helping with various things when we couldn't be there for her. They are very responsive. Great job, Applegate.
I am a student at BSU and the location is wonderful. It's close to everything that I need and for being a college student the price is very reasonable. As with any apartment complex, there's something things that could be updated but I can see that they are working on these things. The community is very quiet and the new manager is very informative and helpful.

I know that your name is Constance because when I called you to report that truck was broken into your assistant told me your name. I am not underestimating your ability to manage these apartments, You have done proven that your ability at property mgt is horrible.you actually are the 4th property mgr at applegate in the last 3 years. every time I needed a repair to be made I always reported it promptly and the repair was taken care of.Now you are saying that i made a poor decision on my carpet issue when you have absolutely no clue what you are talking about. I have complained about my carpet for 3 years straight and nothing has been done. Anyone with half a brain can tell you that any apartment in Applegate is not worth $582 a month for a 1 bedroom apt. all Applegates Apartments has not been updated they are all old and not worth the price, yet every year Elon raises the Rent. You was the New mgr when my truck was broken into and you told your Assistant to tell me there was absolutely nothing you could do. Take my advice stay away from applegate apartments in Muncie. why ? Poor Lighting on outside, vehicles constantly getting burglarized, Apartments are not modern and have not been updated. No security. Rent is way too high and not worth it.
I just signed my lease renewal and I can say that my experience has been nothing but outstanding. The location is great, it's nice and quiet but still very close to everything. The neighborhood is very safe and the property is well taken care of. I would have to totally disagree with the person bashing the complex all together. If they didn't like it, then why did they stay. There must have been something keeping them there.

There are so many problems and Issues with this Horrible place I seriously Dont know where to begin. I guess the beginning will do. I moved into this Dump in 2012 and in 3 years time I am now having to deal with a fourth different manager, yes four managers in 3 years. And sadly it just gets worse as each new manager comes in. Where do they find these managers on Craigslist ? When my lease came due to Renew after my first year My Rent jumped from way above market value. Like a fool I stayed and thought maybe my rent wouldnt keep rising. The Apartments are very basic and really no room, only 575 square feet for a 1 bedroom, Horrible I know. and There is alot of wear and tear. Like when I moved into my one bedroom my living room carpet (cream color) had alot of stains on it and it was just dirty, and really worn. it looked like it was maybe 10 years old. I have complained and complained and begged the last three managers to replace my carpet, what do they say ? nope no way. Then after my 2nd year is up to renew my lease I find out that my rent has went up almost $50. Im now paying $582 for a 1 bedroom 575 square foot shack. These Apartments are not worth $582 per month. I am now in my 3rd year and will definitely be moving. The icing on the cake was my pickup getting burglarized three times. my pickup has been broken into twice in the last two weeks. and once two years ago. so two weeks ago I call the previous manager (she has recently been fired) and tell her about my truck getting broken into and we at least have a discussion about her trying to get the police to patrol and other than that she says there was nothing she could do. so today I call the office and ask to speak to the new manager to let know that my truck was broken into again and her assistant would not let me talk to her. so after i tell her what happened she puts me on hold and talks to the new manager and then tells me point blank "There is nothing we can do" This new manager wont even talk to me and has her ASSISTANT tell me this. over the years I have had issues with the front office and I have wanted to talk to the Corporate office Elon Property Management when i call the customer care line I have to leave a message for them to call me back. I have left countless messages for them to call me back regarding different issues and not one single time has anyone from Elon Property Mgt called me back. Also this last spring Applegate started requiring random Inspections of all apartments

First off let me introduce myself, my name is Constance and I'm the new Property Manager. Let me start by saying that I have many years in property management and feel as though you are underestimating my ability to manage these apartments as well as demeaning my mentality. Elon Property Management manages many apartment complexes and are always moving property managers around to different complexes. That doesn't mean that we have left the company but yes we may have left the property. From my understanding I'm only the 3rd property manager in the last 4 to 5 years. If you feel that there are repairs that need to be taken care of in your apartment as a tenant it's your responsibility to report those to the office in a timely manner so that we can get them taken care of. If you carpet was dirty and worn upon move-in then something should've been done prior to the signing of your lease or any move-in paperwork, but if you decided to lease the apartment in the condition that the carpet was in then that was a poor decision on your part. As the cost of living rises, so will everything else and this includes rent and utilities. We would all love for everything to stay the same price every year but that doesn't happen. When your rent increases, it pays for increases that have been put back on the property; such as the cost for maintenance supplies, utilities, office supplies, property taxes, insurance, etc. As far as the truck being broken into I was not aware of this until I was reading your survey that I sent out about a week ago; so I wasn't the "new manager" that told "my assistant" to tell you that there was nothing we could do about it. However, when it comes to a tenant's personal property you need to be the one to contact the police department and make a report. Without knowing who did it, there really isn't anything we could do about it. I can call and ask for additional police patrol throughout the evening but that's about it. You are more than welcome to stop in the office and speak to me at anytime or call in to talk! The spring inspections is something that should've been done the whole time that you have lived on the property; so they are necessarily "new" but are now being required. I'm sorry that your experience with Applegate Apartments has been "horrible" but I can ensure you that it's all about to change! Please stop in and talk to me so that we can get some things straightened out and taken care of.
Apple Gate apartments are great! Best apartment I have ever lived in, living here has been so good. I am moving to Florida soon, so I am pretty sad I'll be leaving this wonderful place. Hopefully I found something just like this apartment!!!
