Rising out of the prairies and cornfields of the heartland, Omaha serves as a cultural wellspring and economic powerhouse for the region. Downtown has seen a lot of development in recent years, and now serves up a huge selection of trendy shopping, dining, and entertainment, particularly around the Old Market; the Blackstone neighborhood has also emerged as a new hotspot for adventurous restauranteurs and hip nightlife. The robust live music scene in Omaha is one of the city’s worst-kept secrets, with national publications singing the praises of popular venues like the Waiting Room and the annual Maha Music Festival at Stinson Park.
Omaha is serious about college sports – the University of Nebraska’s Cornhuskers are hometown heroes, and the city is the longtime home to the College World Series every summer.

Property Ratings at Appletree Apartments
Appletree Apartments are just great. Quiet place, amazing views from your balcony and excellent management. I want to thank Lily specially, she was amazing and walk me through the whole process with great patience and kindness.
Used to be affordable and fairly nice. Pricing has gone up $300 to match newer updated apts. No fitness center as listed, smoking in hallways, weed, vandalism, no secured entry, laundry room one washer/dryer per building, it’s dirty and unkept.
Don't bother! Lived here about half a year. DO NOT RENT HERE. Really pathetic how the front desk treats you once you start living here. They'll do or say anything to get you to sign, and even then honestly it was pretty incompetent. Dog barking constantly, front desk thinks it's "cute", smell of weed in the air. Sat around while no one was there in the office at 2pm, one person in the back answering phone calls but completely ignoring me. I realize she was maybe on lunch, I just needed to know how long the wait would be or if I should come back later.
Maintenance always has an excuse to come by, at LEAST monthly. Rudest staff ever experienced, rent raised twice in my year there, a horrible mouse infestation that they put 2 glue traps in to solve, and walls are paper-thin. Imagine everything bad an apartment could have, and this is pretty much it.
Quite surprise to see many here feel the same way as I do, I wish I did read the reviews before I moved to Appletree! The reviews are so true, I too feel the maintenance staffs come in too often to change the air filter and to “CHECK” the condition of the apartment. Sometimes I feel like I don’t have much privacy here, they have my key and can come in whenever they want(Couple of times they almost walked in on me when I was taking a bath!)You would think the buildings must be in excellent shape if they CHECK them so often? Quite the contrary, everything is in such poor condition and the management simply doesn’t care. Eventually things start to fall apart turning into property hazards, then they have no choice but to fix the issue. Don’t get your hopes up the management will take care the mess right away, you need to have so much patience and tolerance to live in community like this. And on top of the lousy job they do, they raise the rent every year even during pandemic when some people are struggling paying their rent. There are many other problems about this place but I wouldn’t want to bore you with all the details. Just think again if you would consider moving here. I’ll be on my way when my lease is up, so save yourself when you can.
They require you to sign this thing that says your car can’t be dented or scratched or have mismatched paint and all this crap but their building are crap. They expect you to keep everything in perfect order but there’s chipping paint and loose stairway railings everywhere. The whole place smells of mold and mildew. All of the people who work here are unprofessional and rude (with the exception of one). They come into the apartments for ‘filter maintenance’ and other things at least once a month which is ridiculous. I’ve never lived in another apartment where they come into your apartment so often. They increase how much rent is every year you are there if you can stomach to be there that long
If I could give 0 stars, I would. This apartment complex is mediocre at best. The management is COMPLETE slime. Not respectful. They will be nice to your face and try to get you to sign a lease. After that you will see how they are crazy dealing with client. They told us the appt will be ready on time. But never respect. We have to wait outside and pay one month rent. Never rent there
If I could give negative stars, I would. This apartment complex is mediocre at best. The management is COMPLETE slime. I ignored the bad reviews and checked out the property anyway. Management will be nice to your face and try to get you to sign a lease without even seeing your unit (reg flag #1). They told us the appliances would be at least as nice if not newer in our unit so we gave part of a deposit with the knowledge it'd be as nice as the model. They then told us appliances were older - 2nd red flag. Third flag, they tried to say that they'd raise the quoted rent price $25 if we don't sign the lease by the time the other tenant moves out... If they replace the carpet, that should be coming out of the security deposit of the last person, so why raise our rent?! With all these consistencies, we chose not to pursue this complex and they told me they're keeping our $355 we gave as a deposit. BAIT AND SWITCH IS ILLEGAL and then they're trying to keep our deposit after they jerked us all around. RUN away from this company and the corrupt management. DO NOT GIVE THEM A PENNY. Spend the extra $50 and go anywhere else!!!!!
Im a veteran and was living in what omaha calls a tower thru O.H.A(omaha housing auhority)low income housing funded by HUD.It was the worse experience of my life.I never lived nowhere when nobody never listened to your complaints,as far as what needed to be done or cared about the people living in a goverment funded apartment.I decided to look for an apt an chose APPLETREE APTS.Living here has made me feel like im in another world.Never thought i'd experience living like this. The managament here is great. The people are nice and the amenities,i would never have gotten them where i moved from, fortunately im blessed enough to have a chance to be here,an experience the APPLETREE family.Thankyou
