When Cordova began around 1830, it was a small farming village on the east side of Memphis. Today, it's still on the east side, but much of the town has been annexed by Memphis. Cordova begins on the east side of Shelby Farms Park and follows I-40 east to about Fisherville. The Wolf River runs along the south side. Shelby Farms Park provides a terrific outdoor space, covering 4,500 acres and including bicycle and horseback riding trails, playgrounds, lakes and the river for fishing, the Shelby Farms Dog Park, and the Go Ape adventure center.
Ideally located, Cordova is fast-growing due to its natural beauty and its proximity to Downtown Memphis. Property Ratings at Appling Lakes
These are the absolute worst apartments I have ever lived in. The units are horrible and appliances out of date. My heat/air has been out for months. It took maintenance a legit 2 months to replace my broken refrigerator. Plumbing is consistently backed up. The leasing professionals never answer the phones and are rarely in the office ! Please do not let the exterior of the complex fool you.

Just DO NOT move here. I mean, unless you like a non existent maintenance team and a mediocre management team who only responds once you bother them every 10 mins. For the price you pay here, you get that plus overflowing trash, pot holes, non working gates, messy grounds, broken down cars not towed, ponds that are full of algea and smell. As I sit here in my 86 degree apartment bc I have no AC.... again....and they closed my ticket after they said they fixed it (though Ive been home all day everyday and no one ever comes)...just know if you move in, have super low expectations and if you have that, you will love it

Appling Lakes has to be the worst apartment complex in the area. Please do not let the outside of this apartment complex get you. Trash piles up daily, the entry gates are always broken and left open. You will also have to call bi-weekly for maintenance to fix your a/c throughout the summer months. And while you’re suffering in the heat, the maintenance staff will take 3-5 days to come “add freon” each time, instead of fully fixing the issue. So you’ll be calling again in two weeks when it leaks out again. The amenities they show you during your tour are either always closed, broken, or unavailable during normal hours. Rent goes up, property goes down. I really regret I signed a lease with this complex.

My son moved to this complex last year within 3 weeks his car was stolen. The entrance gate was broken and it took the property several months to fix the gate after car was stolen. Fast forward ahead to April 22 my son apartment started having water leakage from the windows in the sunroom then water started leaking from the upstairs apartment through the walls.. what appears to be black mold or fungus is on the walls and base boards. The water is so bad that I constantly keep putting towels and old comforters to dry up water. I called C Fletcher and emailed him as well as local property manager to resend my lease and was informed that that could not be done because they had hired contractors to fix the problem well no one has showed up and the problem is worse. The local managers informed me to pay 2600.00 (Ebony) and give a 60 day notice and just deal with it. Cohen Esbey is a horrible company to deal with. I’ve paid my rent on time and this is how they treat me. Please do not trust these people or move here. Go look at reviews on year and other sites where people are telling how bad the property really is. There are videos to support the stories. It’s a 1/2 star property..

I do not wish this living environment on anyone. I’ve had issues since I moved in. They were supposed to clean out my storage once I moved in and install a ceiling fan in my living room. Did they do it? No! I’ve had to deal with birds in the dryer duct waking me up at 5am for two months straight when I first moved in and now noise complaints. I have made several calls to the office and the courtesy officers about my upstairs neighbors being obnoxiously loud. I was told that it would be taken to higher management but it’s been weeks since I’ve heard back from anyone. The lack of communication and them not answering the phone on purpose is ridiculous and highly unprofessional. I will not be renewing my lease here.
If you love your phone calls and emails to be ignored this is the place for you. Work orders are completed at their leisure. Good luck with getting in touch with anyone to even submit it and when they finally do answer the phone, it’s the most rudest person ever. Contacted the regional and she seemed unbothered as well. This place does not care about their residents.
I have been a resident here at Appling Lakes for about 4 months. I have had to deal with mice, the maintenance staff not fixing things, rude office staff (management as well), and tons of other things. The first impression that they give you is a trap. I even went as far as contacting the company (Cottonwood) that owns this property about my issues and all they have done is take $100 off one months rent. I talked to the manager Keri and I get yelled at as if I am her child, when I addressed her about what the maintenance crew is doing that I see on a regular basis. When calling Cottonwood you never get to speak to no one but the front desk staff who I think in the whole matter cares but are limited to what they can do.
PLEASE AVOID THESE APARTMENTS!!!! We lived here for 11 months and it has been a horrible experience. First the management is horrible and will scam you out of money, we moved into the apartment it had so many problems and it was affected with ROACHES we complain about the issues to the manager nothing was done. Second this gate was down for 4 to 5 months but i was paying for a gated community. Third we had several leaks in our apartment and the stove barely works but maintenance still haven't fixed. I have pictures of the ROACHES and the LEAKS for proof
I'm surprised this apartment complex has not been run into the ground by the Manager Kathleen! She is not management material treats the tenants like dirt, well unless you are a Police officer, a fireman, a teacher, or other wise recognized individual in the community. DO NOT MOVE HERE ! The last straw for me was the neighbor upstairs had a water leak. So rather than taking care of it correctly they left my apt. soaked. After about the fourth day of no one doing anything I went to the office and complained about the mold growth that was starting on my walls. Kathleen immediately got defensive and told me that it was not mold and that It will be taken care of. There remedy was to come over and wipe the walls off with a cloth. Which in turn spread more spores through out my house. I was paying almost 1,000 a month to live in a two bedroom apt. My lease just expired the same month so I let them know that I was moving. She stated that I cannot move out and must let me know by the 6th of the month other wise I will break my month to month lease and be penalized. My rent has increased to 1,400 for my month to month lease. In order to get out of my month to month lease I had pay $400 to a Mold Inspector to come out and test. Sure enough the Tests came back as Highly elevated mold (Aspergillum). So after moving out of Appling lake Apt. I had to dispose of 75% of the things I owned and start over. Just one of my experiences with them !
After writing the last review about a month ago pretty much nothing has changed. The light bulbs in our breezeway were finally replaced a week after the review, And 3 months after we moved in and said something that very day. The trash in lake has not been picked up, it's actually accumulated more trash, and the fountain in the lake stopped working 2 weeks ago. The lake looks disgusting. They finally got a new trash compactor last week....after 2 months of not having one. The landscaping around the back of my building is still horrible. They haven't gotten the dead shrub out still or trimmed any others. We were informed that they only trim shrubs once a year. The water bill here is so stupid. There is only 2 of us in the apartment and every month the bill goes up. Right now it's $60 just for water. That's insane!! Our electricity bill isn't any better. We hardly ever have lights on. The air conditioner is what is eating all the electricity. It's an old unit and an even older thermostat. We have said something to the office more than once and nothing has been done. The gates have been broken for at least 2 months. Peoples apartments have gotten broken into. Just don't move here!
Apartment has ample room and garage. Large rooms patio Poorly insulated Cold when it's cold outside warm when it's hot outside. Swimming pool. gym has gone from 24 hours a day to only being open during office hours Security gate uses codes which many people share with others
I have been a resident at Appling Lakes since the beginning of the year and I have to say of all the apartments I've searched, this one gave the most bang for my buck. As a single parent, we are always searching for economical housing without sacrificing location and safety. Appling Lakes gives me all. My three bedroom apartment is spacious (at over 1500 sq ft). I enjoy a double patio facing the woods, and my unit has a fire place and garden tub. For this area and space given, you absolutely cannot beat the price. The staff is wonderful! I have never had any issues here. I feel safe and so do my children. No one is saying to expect perfection. But for the price, the neighborhood and all the luxuries that the apartment offers, this is a good deal. Did I mention the beautiful landscaping and pool? Definitely check it out. It's worth it.
