Stephanie is fantastic. She answered all of our questions regarding our son's first apartment. She advised us as to the neighborhood and size that would fit our security concerns as well as our budget. The apartment we chose was spacious, clean and well laid out. We couldn't be more pleased with our decision!
AQ Overbrook is a nice apartment complex. I stayed in a studio apartment here for three years. For the most part, the neighbors were peaceful and quiet until they weren't. Aside from that, most of the tenants kept to themselves and didn't cause trouble. The glaring concern for me pertaining to my stay are the cockroaches I had to deal with. After 3 months of staying there, I noticed that they were everywhere; truly a major infestation. Furthermore, there is an exterminator that comes out once a month but the caveat is you have to request that they come visit your unit for pest control with your property manager. And so, I would often have to buy a can of Raid every few months and spray all areas of the unit every two weeks and sure enough they would appear in the unit dead to greet me upon arrival. Aside from this matter, this was a nice place to live, the rent would increase by minimum $50 dollars every year (downside) but I truly appreciated my stay. Ideally, if you are looking for an apartment as an upstart professional, post college or graduate school, I would plan to stay here 3-5 years. Any time after that, you may find yourself outgrowing the space. Thank you to Stephanie for making it a better experience than it would have been without her guidance and maintenance. Responds to all texts, e-mails, inquiries in prompt fashion. She truly was the best part of my stay. An excellent property manager through and through.
From day 1 when my daughter contacted Stephanie she answered every question made us feel so comfortable with the process… then when I moved in and met people as you move about so friendly…. I love seeing the pets even they were friendly…. The maintenance guys were always there when needed and so helpful.. All around for me a great experience I felt safe at all times with all the security measures they have also! Again Thank you Stephanie for your support Continued Blessings to you and yours.
I lived in AQ Overbrook during my senior year of college, and it was a great property to live in during this time. The landlord Stephanie is super kind and helpful, and she put in a lot of effort to make sure tenants were pleased. Maintenance was very efficient and always did a great job. My studio apartment was very spacious, and had plenty of room for storage. Overall it was a great property to rent.
One of the best places I've ever lived at, the maintenance is always on a timely manner and will always be attenuative, the landlord Stephanie will always help you no matter night or day or Monday through Sunday, its been nothing but an utter pleasure living here, I will miss it.
The management and maintenance staff were quick to respond to any concern. Location is a great unexpected pocket of Philadelphia!
After 2 1/2 years of living here, I would highly recommend this Apt to anyone who is considering an enjoyable long stay. Great neighbors/neighborhood, an exceptional building, excellent property management and reliable maintenance staff. The pricing was manageable and reasonable. 10 out of 10 for me! ??????
The apartments are okay for a starter apartments but not great for long term living. To start off with the pictures are very misleading. You think you are gonna get this really nice modern looking apartment but instead you get an unpainted apartment with cracks in the wall and bare unstained floors. The large one bedroom is advertised as 6 or 700 sq ft but in reality they are only 550. Mice and rats are very prominent in the winter I have captured over 20 and seen many more. When asked for an exterminator to be sent out I was told I would have to wait an entire month because there was just an exterminator that treated problem spots in the building but did not treat my apartment. However, in most cases maintenance is very good at taking care of any problems you have. If you can get over the problems i have listed this is a decent apartment just be sure to view the apartment before renting. I was unable to do so and my apartment looks almost nothing like the pictures.

Thank you for your feedback. Video tours are always available to potential tenants who are unable to come for an in person tour. Also, every single unit is painted with finished hard wood floors. If there were issues such as a cracks in the wall a maintenance request can be submitted and the situation would be remedied. We have an exterminator out monthly who states there are no rats in our building. The building is kept very clean and the exterminator takes preventive measures to treat pests. The exterminator will also treat individual units is need be. Most tenants that upkeep their apartment do not experience these issues. We try to go above and beyond to make all our tenants feel comfortable.
I lived at AQ Overbrook for a year in a one bedroom apartment. Pros: lots of closet space, free heat, gas stove, very reasonable price, cute apartment. Cons: street parking only (can be hard to find a spot, and almost impossible after 5pm), shared laundry (was free until they upgraded the machines and it is now $2 per load. Elevator also does not go to the basement so you have to carry your laundry down the stairs), paper thin walls and floors (I could clearly hear conversations from my next door AND upstairs neighbors. Loud music, constant dog barking, stomping, yelling, etc.), very small kitchen (no dishwasher, not a lot of cabinet space, No room for a table/chairs, outdated refrigerator), maintenance does not answer the emergency line (called for a leaking ceiling and sat on hold for 20 min before the call was transferred to the manager), mice (I saw mice 6 times. I did not ever leave food out or dishes in the sink and my apartment was very clean! Management sent out an exterminator twice which was nice). Overall, not a terrible place to live. Got a new building manager about 6 months after I moved in and she is a lot more responsive than the previous manager. 2.5 stars out of 5!
I've lived her for over a year and the apartment is great but the management will drive you nuts!! Locked out? No one responds to emergency hotline. Leaking Bathroom? No response. Stove not turning on? No response. Flooded Foyer? No one attends to it. If you get an apartment here, pray that nothing goes wrong EVER... because if it does, you're on your own.
I leased from AQ for a year and really enjoyed my time there! William is an amazing member of the team and was always helpful and responsive. My apartment was very beautiful and had a lot of great natural light. I strongly recommend the apartment!
If I could give 0 stars for this apartment complex I would. When I signed my lease, I was promised my 11th month free, yet I was still charged my rent on my 11th month. I called the office about the overcharge right away and it took them about two weeks to confirm that they should never have charged me in the first place. They refunded the money to my portal but their portal does not have the capability to transfer the money to my bank. So I am still stuck without my money. I have been in communication with them to send me check with the money, but I still have not received it. Furthermore, the leasing office plays a middle man and has never allowed to me speak directly to the billing office so I can resolve my issue. It has not been over a month, and I do not have my money back and the office closed for a week without telling me for Independence Day. So I am still stuck without my money and now I am not able to contact the office at all. Do not recommend renting with AQ Overbrook.
Maintenance is slow to fix major issues. The walls that connects my bedroom are extremely thin. I can hear my neighbor sweep their bedroom floor. The radiators bang very loudly. If you live in the back of the building you can hear the people in the second building. The windows are not sound proof. You can hear the people below taking a shower. All I can say is never trust a building with too many good reviews... probably means that offered people money off the rent to submit theses reviews.
Me and my fiancée moved in mid December 2018. This has by far been the best apartment we have lived in together. I love the classic style/ modern living combination. Apartment management and maintenance are friendly, professional, patient and prompt in responding to any questions or issues. I am very happy living at AQ Overbrook. Thank you for all that y’all do.
From top to bottom the tenant experience at AQ overbrook flats is quite enjoyable. The amenities (free washer/dryer, lounge areas, air conditioning units, ceiling fans) to the spacious floor-plans in all of the units combined with a very reasonable rent is an experience and a situation that is hard to come by. Additionally the apartment is pet-friendly, is walking distance from the train station that connects to the main line, and is only a 15 minute drive from center city Philadelphia. With a brand new fitness center opened and a dedicated staff and management team leading the helm, I would recommend living here to anybody looking for a great deal and a great apartment living experience.
The Pros: Pet-friendly, easy parking, nice lobby, solidly built like apartments are not these days, free laundry, nice office and maintenance/super. Very professional. Cons: No central air, but they did provide and install window units, no freight elevator. I moved out from a place in the city proper, and this place is a dream in comparison. Sure, it would be good to have central air, but I think the other amenities make up for it. I'm from California where an apt like this would cost at least 2k, but out here, in a gorgeous neighborhood on the edge of the Main Line, it's super affordable. It reminds me of an old-fashioned Hollywood Apt, with arched doors and high ceilings. The remodel job they did is nice. I also like how pet-friendly it is, but if you don't like barking dogs, consider that because dogs do bark sometimes.
Spacious area with high ceilings and multiple closets. Older building but comes with a lot of character although no central air and radiator heating. Nice maintenance crew. Super thin walls so so noise penetrates through very easily. Location is best part.. can get to Montgomery or Delaware county, Interstate, or Center city literally within minutes.
This was a recently remodeled old dorm building that's been around for decades. They recently turned it into a stylish, comfortable and affordable complex with every needed amenity you can think of in place. As far as the units go, I have a studio and it feels like a one bedroom. It is spacious and comfy with a new floor and overhead lamp. They have a cozy lobby with furniture to do work or hang and wait for your Lyft or Uber, a laundry facility downstairs with more furniture, and soon study rooms and lounges. I have nothing but great things to say about the staff. Tyler and Geoff in the leasing are awesome knowledgeable people who run a great ship and are very attentive to tenant's needs, and you'll see them floating around making sure you're good. William in the maintenance crew is awesome. I could go on about this place, but if you're looking for affordability right outside of the city I don't see a need to look much further.
I like the apartment building however the floors are very thin so you can hear your neighbors especially with music, tv, and talking loud on the phone (I suggest getting a noise machine). They have added new appliances in many of the rooms which is great. They do not have central air, there is a radiator in the winter and an installed window air conditioner for the summer. You cannot really control the heat yourself so your apartment might be cold. It can also get too hot because of the radiator whether you turn the knob on the radiator or not. I have had multiple days where I was too cold and I couldn't do anything about it. There are dogs in the building and many of the owner do not clean up after them outside. You have to watch where you are walking in the grass. You can also hear the dogs inside of your apartment if they have a loud bark. We were promised a exercise room by January of this year and still has not yet opened. This was one of the reasons I wanted this apartment, so that was very disappointing One thing that I really like is the security system for the front door; can open the door right from your phone and also has a pass code keypad so that family members that visit can enter. Would suggest this for people who need an apartment for a shorter amount of time. I would not call this a home.
Hi guys! My roommate and I have recently moved to AQ Overbook and it’s been amazing! We love our apartment and the amenities that are here! The area is really convenient to get to the city and so is parking. There is a gym opening soon and there is a yoga studio! Also, a laundry room downstairs as well!
Just moved in recently from a really bad situation, and love our new apt! It’s been great so far. Parking on the street is amazing, plenty of closet space, nice laundry room, a yoga room, and soon a gym as well! Security is tight (cams at the entrance, need your phone to unlock which is convenient when letting friends in). Lobby is redone and really nice (I saw it when it was sju housing and it’s MUCH nicer now!) overall would and have recommended to friends.
Moved into AQ Overbrook Flats in October after having issues with another apartment in the Philly area. Leasing company was able to make adjustments and my apartment was ready for me to move in within a week! Very clean, quite neighborhood, great maintenance staff.Lancaster Ave can get busy during rush hour but if you plan ahead or park on side streets you can easily beat the traffic. I feel very safe living here. Leasing company can be a bit slow in response to emails, they could benefit from having an office on site or nearby and active number.
The building is renovated with some new amenities, management informed me that the gym will be ready in mid-April. The maintenance staff has been very helpful with all of my needs. Overall a nice experience leasing here.
Moved in a few weeks ago, and am really enjoying the building and neighborhood! The staff is all extremely friendly and have been very responsive to the few minor issues I have encountered. Can definitely recommend!

There were quite a few things that needed attention but they were handled in a timely manner. There were significant inconsistencies. They promised a dog bath. Never hooked up. They promised one month free. Then they switched it up and said but that won't apply until the 13th month. What? Who wants a 13th month on a 12 month lease. Slow to respond. They screen their calls and are not attentive to your needs. They make oral agreements but wont put it in writing. Shady.
