I've lived here for a year and a half and not once did I not have a pending maintenance request. I have to report things multiple times and they don't show up any faster than 2 weeks. I have water leaking through everything except the bedroom. They didn't finish fixing it before I moved in and still haven't gotten to the items on that report because the management keeps changing. Not to mention constant pest invasion due to poor upkeep and insulation.

The property is junk. Manager and their staff do not care of residents. It says 24 hr emergency maintenance but it is farce. No body will show up when there is emergency. AC not working in Gym, one of treadmill is broken for months, complained to fix it but not yet fixed. They don't care for small maintenance, their maintenance guy has always family emergency.

We are currently under new ownership and management. All of the gym equipment is repaired and the ac is working fine. If you have any current work orders in your apartment, please let me know so that we may fix them for you. We definitely are committed to turning Aqua 16 around and making it a great place to live!
Pros: Maintenance people are quick to respond Office staff mostly helpful Cheaper living costs compared to other sized apartments Very pet friendly Minimal application/lease fees Cons: Poor outdoor lighting and right next to Motel 6 New management did not tell tenants about there being new management P.S. This is mostly a personal gripe that the complex has two 3 bedroom/2 bathroom units available where the smallest bedroom is office cubicle sized, and the door cuts the room in half as it opens inward. This is most likely for very small children (as one bedroom is larger by several factors compared to the others). Keep that in mind if you and two friends are looking to live here as the "third bedroom" is nearly impossible to live in. Me and my roommate ended up using it as an office/storage.

Thank you for your feedback! We are actively working on a lighting plan now to brighten up the community and hope to have that solved very soon! I completely understand about the 3 bedroom in our 3 bedroom floor plan, but so glad you were able to make it work!
I've lived in this place since before the property managers changed. We've never had many issues, however stuff is being stolen from the laundry room now. When all of my clothes (read ALL of my clothes) were taken from the laundry room onsite I called the office to ask for help and to figure out what to do next. This had never happened to me before. I was told that it was my fault it was taken, that I should be accountable for myself, and that if I wanted to ensure nothing got taken again then I should sit in there "with a book" to make sure it doesn't happen again. The response would only be helpful if they actually provided a place for the tenants to do that. It's an open room with no seating. It's currently below freezing outside. How do you expect someone to do that?

I am truly sorry that your items were taken from the laundry room. We care about each of our residents and I wish this didn’t happen to you or anyone else. We are looking into additional security measures to help prevent incidents like this going forward. I do appreciate you bringing it to my attention that the bench for the laundry room was brought outside during the summer months. We are happy to bring that back inside while the weather is colder. Again, I sincerely apologize that this happened.
My friends and I moved into a 2-bedroom here in January '17 and loved it. It was our first place, perfect size for us, great price. I'm a student and really loved that there was a bus stop for the campus just down the road, so I didn't have to take my car and park on campus. The community is great. Really quiet, and really pet friendly. Management switched over soon after we moved in, but there's only been improvements from that. The front office is always friendly and helpful. We didn't have many maintenance issues living here, and the ones we did have were taken care of quickly. Definitely recommend this place

I moved in May to a town home the management I first met sucked so bad they lost tons of my paper work... But about 2 weeks later the management changes again and this new team seems a lot better the front desk guy is great and the assistant manager is awesome the maintenance has gotten ALOT better they have fixed tons of issues and the apartments looking a lot better... The manager can sometimes be rude but she seems to have a lot going on and is abviously dealing with a mismanaged complex and she is trying to fix a lot of issues... I am deff going to stay if this continues!!!!!
In 15 years rental history, this is the worst place i have ever lived... I've lived places that i had to worry about being jumped/stabbed and I'd gladly go back if it meant getting out of this lease. Pros: Cant think of any will have to come back to this... Cons: This complex has changed management three times since I've lived here and the current team is terrible. I've been told on two occasions that the exact wording of a contract I have been asked to sign didn't matter because that isn't what they meant when they typed it... My last lease renewal, it said that my water would be included with rent. Currently I'm paying more for water than i have ever paid in my life, separately from rent(85 a month for 1 bedroom). This apt has flooded twice, these things happen with old places. The problem isnt the flood, its the reaction... The first time we flooded I called the emergency number and told the manager that water was pouring from the walls and there was over an inch on the floor. She told me to clean it up with paper towels and that she would send help in the morning. No one came by to help and I had to complain at the office to get help... The second time it flooded, I called the emergency number many times and couldn't reach anyone. I wasn't able to contact anyone for three or four hours and by the time they sent someone by, everything was clean/dry. My water heater broke down and they couldn't get it working right for a month. They'd send some high school dropout out that didn't have any idea what he was doing, he'd get it working. Then, a day or two later, it would go down and they'd send some other guy that didn't know what he was doing. During this month, the longest we went without hot water was a week. At the end of that week I went to ask when it would be fixed and the manager said that maintenance had told them it was already fixed. Honestly, I could go on for days about how terrible this place is, but this is already getting long.

Me and my family of 4 (2adults &2 children) recently moved into our new apartment about a week ago and we're pretty satisfied with the new place. The staff here are nice & friendly and the maintenance does a good job. Highly recommended apartment complex.
