I’ve lived here for less than a month and have had one bathroom flood, two kitchen clogs, a dirty unit that they refuse to clean from the previous tenant, my back door that leads to a patio was the only reason I selected this unit, jokes on me the door doesn’t work and I wasn’t able to enjoy any of summer on my patio that I pay for. Maintenance left my front door wide open for my puppy to just come and go while I wasn’t home- this was the most terrifying and disrespectful welcome to my new home. I’ve had a hole in my bathroom wall for 10 days and have been scheduled to repair this 3 times with 3 no shows and no calls. This is a horrible place to live.

Drug deals in the parking lot, potholes everywhere your car goes. Place smells like stale cigarettes and very unsanitary.
This is bar none the worst apartment I have ever lived in my entire life. If you value your health, money, and mental sanity, I beg you, DO NOT MOVE HERE! 1. My downstairs neighbor smoked indoors, despite being a "smoke free property, which lofted up into my apartment. The staff did nothing about it, despite issuing warnings without repercussion. 2. I have reason to believe my downstairs neighbor was either cooking and/or smoking meth/crack. My unit always had a strong chemical odor in it, which I had initially attributed to commercial carpet cleaner for move in. Come to find out, upon meeting my neighbor on the first day of move him, he alluded to I ever need anything (drugs) to let him know. 3. This place is mold infested! There are several reports of water damage at this property and the musty odor of mold is very apparent. My spouse and I have severe mold allergies and we developed hives and respiratory issues upon the first day of moving in. Between no sunshine in many of the units, consistent 50%+ humidity in the units, this place is a breeding ground for mold. 4. This place has pink slime (Serratia marcescens) in the bathroom, which is a toxic airborne bacteria. Despite numerous efforts, HEPA air purifier, bleaching, etc, this slime remained persistent. 5. My health DRASTICALLY declined here and I was forced to break my lease within 2 months of living there. I had to pay in full, there was no reimbursement. 6. I counted upwards of 15 or so broken maintenance items prior to my move in, all of which the staff said would be addressed prior to my move in. Not once did the staff come inside in the 2 months of living here to fix any of my problems, despite consistent requests. 7. The property is disgusting and not taken care of, not to mention the hot tub which apparently hadn't been serviced in over a year and looked like a mosquito infested mud pit. 8. Shared washer and driers will ruin your clothes with whatever mold/bacteria has contaminated them. Absolutely disgusting.
I've been living in Arabella for just over 6 months and I can attest to how attentive the management is. I'm surprised at the amount of reviews that mention poor management-- Keith and Monica have assisted me several times without hesitation! As for the unit itself, it's lovely. A little dated and there are some flaws (old outlets, no AC, etc.), but it's a wonderful place to call home. Biggest downside is paper-thin walls. Otherwise, no major complaints. I've only had to request a few minor maintenance requests, but they were always extremely quick to respond and assist! Overall, I am very satisfied with my entire experience thus far. I could go on and on about how much I love living here-- give them a shot!

I've lived here for years and it used to be really good. While there's still a lot to like about it, the unfortunate truth is this place and the neighborhood has been going downhill sharply. We've had a dramatic increase in crime, both theft and violent with people's cars, mailboxes, and garages getting broken into, packages stolen, and harassment, assaults and even a shooting. We get visits from big groups of street racers and trucks clogging the streets, tearing up parking lots, making noise all night, and creating dangerous driving and walking conditions. I also see lots of people sleeping in their cars and vans in the parking lot next door, and shady looking stuff going down over there. We don't have any security and the apartment staff and local police seem to do nothing except respond with "that's life", if there's any response at all. Edit: 3/27/2021 This is the third time our mailboxes have been broken into.

WARNING: DO NOT LEASE HERE! Arabella Apartments are fine on the outside and the location is great. But beware: the staff is rude and they dont care about any of their tenants. They continuously mess up rent bonuses/the software doesn't work half the time and they act like it's a huge burden for them to correct their mistake. Oh, and be prepared to spend $150+ in utilities on a one bedroom that you're not even using because it's a set rate for everyone in the complex. The walls are paper thin and you can hear everything going on with your neighbors. Not to mention, you can't control your own heat so it's painfully hot 24/7 to the point where it's unbearable. After several apartment complexes over the years, never have I had an experience as bad as this one. Trust me: stay far, far away! I wish I had!

The property managers have no idea what they are doing, and when errors are found, it takes forever to get them corrected. My AC didn't work upon moving in, and it took more than 4 weeks for it to be "resolved". I have been informed that I must run my AC unit all day in order to cool my apartment, which I think is inefficient and a huge waste of electricity. I also didn't sign my lease until 12 days into living there, and the property manager is completely unorganized and incompetent. In short, STAY AWAY! I would not recommend to anyone until they can prove they have put policies and procedures in place to ensure these errors don't happen again.
I moved here in 2016 when it was managed by Sares Regis. But just few months ago, a new management took over - AMC. All the good experiences just went downhill. The new management charges you to Pay your rent via online. They took away the cheque drop box (apparently it was vandalised just 2 days after they took over the property). Our utilities bill has significantly increased since the new management took over (about 20$ additional). They also make you sign new contract where it looks like your security deposit is not safe and will not be refunded fully even if you handover the apartment in good condition without any damage. The premises are not well maintained now, there is repair work all the time with central heater, water system etc. The management do not give you any notice to inform if your wa We supply will be cut off for repair work. They also do not tell you by when you could expect the water to be turned on again.

The property itself is great – nice updated apartments and amenities. Unfortunately that is strongly outweighed by the awful new management. The property was sold a couple month ago (plenty of time for the adjustment period) and ever since Arabella has gone way downhill. First, the old maintenance staff was absolutely amazing but the new maintenance staff are rude, not helpful, and always seem annoyed to be doing their job. There has also been an alarming increase in police actively in the complex since the new management came on. I realize that this is probably not a direct result of management but they handle it very poorly. Most recently a CAR WAS STOLEN on the property and no notice was put out to the residents to let them know of the threat. Very irresponsible of the management. There are also spiders everywhere. The old management would spray the stairwells and hire professional pest control for inside apartments. The new management does not spray the stairwells (even when specifically requested) and just has the maintenance staff come in with generic bug spray to spray inside the apartments instead of professionals. We now have to pays fees when you pay rent online via a bank account or credit card as well as a onetime initiation fee and the website is extremely outdated. You also have to wait until the 1st to be able to see your balance on the online portal. Apparently they wait until literally the last minute to put the balance online, very unprofessional and annoying. I do not believe there is not a better system for them to use. Paying rent online was no extra cost with old management and their system was MUCH better. It is now obnoxious to pay rent with the new management. I shouldn’t have to pay a fee to give YOU money. Now, the girls in the office are generally nice (if you are on their good side) but being nice does not alone make you good at your job. The quality of management of an apartment complex makes or breaks the apartment as a whole. And the management at Arabella is a major downfall and there is a ton of room for major improvements.
New management has been in place for about a month at Arabella and the service has drastically changed. New owners have proven to be money hungry, by implementing additional, monthly fees. New management, while understandably overwhelmed, has been inconsiderate. I've lived in this complex for a while now and was always able to access information about my apartment online, but new management requires a fee, even for existing tenants to set up an account - without paying to have this information made available again, tenants are not able to view fees for the month until after the fact, and must pay with physical checks. The check drop box has been recently removed, though due to vandalism (which was never a pervasive issue under previous management), which led all of the checks placed in the box to be stolen. Notice to tenants was not sent out about this incident, and the only reason I know that it happened is because I've had to visit the office several times in the past week to get a service request completed. Prior to new management, I'd never waited more than 48 hours to have a maintenance request fulfilled. With new management, after over a week and three visits to the office (not to mention about 15 calls, only 1 of which was answered) my service request was finally completed. I am certain that the task was completed, because the maintenance staff left a very large mess. These issues, coupled with the year round pool being shut down for the first time in over a year leaves me with little encouragement to any potential new tenants looking to pay the premium rents - you will find better service for comparable prices, easily, elsewhere. That being said, the location and apartments are lovely - hopefully, this management will figure some things out to make it a place worth paying for again someday soon.
The apartment itself is great. The location is convenient, the apartments are updated, and the amenities are awesome. But unfortunately the thing that use to push Arabella to 5 stars was the management and maintenance staff. The old management staff was always on top of it, available and friendly. But just a couple weeks ago Arabella switched management, and I have yet to be impressed. The first weekend they took over there was absolutely no one in the office and no signs or notice to the residents that they would be closed. Now there is only one employee working the office at a time, which causes there always to be a line to talk to anyone in the office (if they are there at all.) You would think they would try a little harder to impress in the first two weeks. Lastly, the new online rent payment system is awful compared to the only management’s system and now includes processing fees for every payment type and well as activation fees. It is just overall dated and annoying. So if having an available/friendly/helpful management and maintenance staff and a convenient rent payment system, the apartment complex is not for you.
This is a great community to return to after the hustle and bustle of Denver's Tech Center. Surrounded by high rise offices and upscale restaurants, you can rub elbows with the rich and famous of Denver during the day, and return to a comfortable modern home at night. The apartments are well-maintained and frequently updated, giving them a high-end feel without the price tag. The staff is extremely helpful, maintenance is always completed promptly, and everyone who works here will soon know you by name! The facilities are an added bonus, and there are many good eateries and drinkers within walking distance. Great place to live!
