Property Ratings at Arabelle Lincoln Station
The building and maintenance team are great, but the headline says it all. There are dogs constantly barking and management refuses to do anything unless forced.

Since moving here at Arabelle maintenance and staff has been exceptional. Always friendly when calling or visiting in the office. Maintenance always is prompt to any maintenance issues and get the job done the first time. I just signed my second lease and love it here.

We're pleased to hear that you are enjoying your time at Arabelle Lincoln Station. Thank you for your kind words about our maintenance and staff.
I just moved in 04/12/24. Noah and Courtney have been very accommodating and patient with me. I took more tours than expected and they were more than happy to help me with that. Noah went above and beyond by helping me get a furniture delivery completed. One thing I don't like is that I have to pay for a second car. I would understand if I had a one-bedroom, but I have a 2-bedroom. I will be giving an update in 6 months.

We absolutely love living here at Arabelle Lincoln Station! The apartments are updated, clean and spacious! The amenities are incredible and include a year round pool and hot tub that make us feel like we are living at a resort! A full gym, roof top game room and fire pit with Mountain View and even a pet washing station for our furry friend! The front of office staff is responsive and kind and we absolutely love Mr. Juan and his maintenance crew. They work tirelessly to keep the ground clean and operational. We love calling this place, home!

Hi, thank you so much for the positive review! Please let us know if there is anything else we can do for you; we are more than happy to help!
My husband and I have lived in this building for nearly 3 years, and just renewed our lease. So far, we are impressed with the new management. We have loved the events Arabelle Lincoln Station throws for the residents - they are a lot of fun and give us a chance to meet the staff and fellow residents who live here. During the summer months, we love spending time in the pool/BBQ courtyard area - which has a very fun, cool vibe to it. The units are crisp and modern looking, as well. We also love the location of the apartment and how close it is to a lot of activities, shopping and dining!

My girlfriend and I have lived here for almost a year now and we are super happy with the new management! Great amenities and garage parking is always super nice because the lower level can guarantee a spot! Have had great interactions with new maintenance workers as well.

We have lived in this apartment since Spring of 2020, we have been through 2 different management companies. Each have had their own style, pros and cons. With any apartment complex there will always be issues, but we feel as though Arabelle has done a great job addressing issues to the best of their ability. We have enjoyed Arabelle and the team that has taken over.

We moved in around July and while we were sold by the better pricing and how everything looked nothing is as it seems. Biggest issue is the parking garage. Garage is constantly full of trash, constant break-ins and people parking in spots they shouldn’t. Leasing staff has been made aware of the issue at least 4-5 times. Though they are nice up front and take care of it and the second, they never follow up. Doesn’t help that every time I bring a problem up to the leasing staff they are always doing nothing but chatting. Must be too good to help out the ONE maintenance guy that has to work the entire building alone. Trash rooms are always dirty, residents are disrespectful of common spaces and leave everything looking a disaster. As much as we didn’t want to leave after just a year of being here it’s looking that a move would be better
This place looks nice, initially. The amenities are nice. The problem is the management and the community. We will start with the residents - while there are nice, friendly people that live there, many others are either rude or are very inconsiderate that other people live there. So many people are loud, noisy, and many throw parties, play loud music, listen to their tv at high volumes, and yell at all hours. This is only made worse by the fact that the walls, floors, and ceilings are very thin so on a good day, you will still hear almost every footstep above you, TVs, music, laughter, cough, and I could even hear the guy above me peeing and flushing his toilet. People are inconsiderately loud at the pool and hot tub. The management is miserable to deal with - they are hard to get in contact with, slow to respond (if at all), and are insensitive to resident issues and concerns, but if they have an issue with you, they are suddenly available and will borderline harass you. When you try to visit the office in-person, they act like they do not want to help you and take their time in greeting you. They will continue having their personal conversations and will knowingly let you stand there, waiting, without even acknowledging you. When they do finally talk to you, they don't seem to really want to deal with you and instead they pass the buck to someone else, who is conveniently unavailable or out of the office. The ones who are seemingly friendly are merely faking it to an acceptable level. They show no interest in hearing resident concerns, and even less interest in resolving them. I was laid off from my job last May. I was lucky to still be able to pay my rent every month through unemployment, but when it ran out and I missed my first payment, they immediately threatened me with eviction and even started filing the paperwork to begin eviction proceedings. They didn't care about working with me or that we were in a pandemic. Very cold and insensitive. I would never recommend anyone to live here. There are so many better and nicer places all around that area.
Staff is so wonderful, apartment is beautiful and you can't get a better location in the Denver Metro area, in my opinion.
Great response from the onsite team when ever there is a maintenance request. Thanks!
Very nice accommodations, friendly staff, and great views!
Live on the top floor or live somewhere else. Youll hear every drawer, door, and cabinet slam shut. Cheap construction, extremely poor sound proofing. Still the chance youll have a barking dog next door to you tho. Had to go through Lone Tree police to have excessive barking resolved.
Couldn't be happier living here. With the amazing views and the top of the line amenities, I don't see myself leaving anytime soon.
Cortland Lincoln Station tries very hard in keeping a clean and safe environment. I feel like they do an amazing job in communicating with the tenants. My family and I feel very welcomed here. Neighbors are great and friendly.
I would like to clarify that any negative feedback is based on my experience with some of the other residents here. They are loud, inconsiderate and some are just downright rude/unfriendly. It is a known issue that the walls, ceilings and floors are paper thin here and that's a downside on its own, but it makes it significantly worse when the neighbors themselves are loud, playing loud music, yelling, throwing parties, jumping and stomping, letting their children yell & scream, letting their dogs bark nonstop... etc.
Overall, a great place to live. Amenities and management are excellent
We are staying at Courland Lincoln Station temporarily between homes. We have thoroughly enjoyed the community, leasing office personnel and amenities! Great experience!
From welcoming staff to friendly neighbors this is the spot to live. I have never felt safer and more accepted in a community! The apartment is beautifully made and all the amenities are icing on the cake! I never want to leave!
Love this location very convenient for shopping and dining.
Initially was excited to move here and make this place my own. Since moving in, I have noticed the walls are incredibly thin. I can hear so much from my neighbors with shared walls and the people living above me. I have reached out to management numerous times about the people above me - nothing has changed. It is extremely annoying to listen to all hours of the day and night and receiving little in the way of help from management. If you live on the same floor, facing the pool, be prepared to hear constant noise as well as having no privacy because people sit in the pool chairs right.outside.your.windows. and see into your apartment all day - unless you keep your blinds closed and are ok with getting no sunlight in your home. While I've encountered very friendly residents, I have also encountered a fair share of rude, inconsiderate people who feel entitled to voice their opinion on things that are none of their business, do not concern them. The amenities are nice - when they are open. The pool is great when it's not completely overrun with frat boy Chads and people yelling, using their big floaties in the pool, jumping and splashing all around and on top of you, and peacocking around to impress the girls.
An amazing team that cares about their residents! The amenities and units are great. I love my complex!
You guys are great - thanks for fixing the garbage situation - the new guy is awesome so's the repair guy
Cortland is a excellent place for you to call home. Managment bends over backward for you. Always cheerful. Apartment are large and clean. Incredible view of mountains, and city night lights. Tell the when you look here that Cowboy Bob had you come in. I will love to meet you after you move in.
Do not waste time or money with this complex! Poor building materials used, not luxury as promised or advertised and the pricing is greatly higher than other apartments in the area with more luxury feel and space!!!!! Worst apartment we have ever lived in!!!!
From rampant fire alarms throughout the night, to loud construction noises next door and an incompetent management team- this building is a nightmare. Constructed and handled poorly I cannot wait until my lease is done- DO NOT believe anything the sales people tell you here, get it in writing. You'll be happy to find somewhere else, save yourself some trouble.
After Cortland took over our complex, you could instantly tell that they care about the residents and they are a bigger company! Its great having a management company that takes pride in the work that they do!
