I've lived at this place for quite some time and it has gone down hill. Here's my list... Walls have different color paint- they spot paint marks and dirt and paint is shade darker- that's on every floor. Walls have dings and holes from residents moving furniture. Carpets are dirty, pool area needs cleaning and pressure- washed. Grills are filthy- yuck! Employees are ok- they will do the minimum to help and they are gatekeepers to the Manager when you ask for them. Gym equipment are dirty and eliptical machine is broken. Couple equipments are non-working. These are just several deficiencies I've noticed since living here. This is supposed to be luxury living, but it really is NOT. Take your hard earned money elsewhere. You will encounter that if you decide to move here.

Here--10 reasons why you don't want to lease with Arabelle: 1. The noise from Hammond Dr. is very loud, especially on the bottom floor. 2. You'll have a few unsavory neighbors. Police officers are always here. One time I witnessed an arrest of a resident by several officers, and then later that night I saw detectives removing evidence from one of the units. When I inquired in the leasing office about it, an agent told me that it was a domestic situation. But it didn't seem domestic to me--from the amount of commotion going on, it seemed more like an investigation of a very serious felony. Another time on my hall, I witnessed a resident being evicted and getting into a very noisy altercation with the marshals. 3. The trash situation is horrible. I had to contact management a few times about trash in the trash rooms because it would cause the entire hallway to smell. 4. Speaking of smells...if you're not a pot smoker, you won't like it here. The smell of weed would sometimes come through the vents into my unit. The hallways and entire parking garage smells of weed. 5. Pests are a problem, even after you pay the pest control fee and they come out and spray. I was on the bottom floor, so I had issues with ants, silverfish, and earwigs. 6. There is an extra charge for amenities, but this seems redundant when during the tour they show off the amenities as if they're included in the already-high rental amount. 7. The fire alarms are an annoyance and quite disruptive, especially if you work from home. 8. Keep up with your keyfob. You'll need it for every single door you go through. Yes, this is good for security, but it's frustrating if you just step outside your door for a quick run. 9. The parking garage is a dangerous place for you and your car. Be careful! 10. Beware the financial tricks. The rental amount I was quoted in writing was different from the rental amount I actually had to pay (a $90 difference!). I discovered the error and brought it to their attention, but the leasing office gave me the runaround and ultimately refused to correct the error. Also, a word to the wise (and this pertains to any apartment you lease): Always communicate with management through your own personal email or with written copy, NOT through their online portal! Because in many cases, you will not be able to look back at your communications with management and therefore will not have a paper trail of your interactions.

I'm a current resident at Arabelle Perimeter and I feel obligated to warn whoever is reading this to consider the following things about this place: 1 - The Fire Alarm will go off (without real cause) constantly during your stay here, be ready for it. We didn't have a whole month without it going off at least once. 2 - It is common to find trash at the hallways, elevators, parking lot. All kinds of it, trust me. 3 - You will hear everything your neighbors do. From all sides, this place has zero isolation. 4 - This place has a "different" service for delivering things. While the company itself that provides the service is great with very responsive staff, the service itself is flawed and we constantly have to deal with delays on the deliveries. 5 - People hate doors at this place, you will hear people slamming doors all day. 6 - The parking looks like a race track, people go nuts in there. 7 - Be aware that although the price is high it doesn't have a trash service and you might end up having to walk a whole block to throw your trash at a single place which sometimes might be full to the point of not being even open the door. 8 - Don't expect a lot of sympathy from the lease office. Believe me, I tried. 9 - Rates will change, you will not be notified and won't get any discount, in our experience we have people paying less for the same. But this is more of a moral issue / company policy than a problem itself.

Hello Anonymous, We would like to thank you for the feedback. Our goal is to provide a clean community to our residents. As you know, we have transitioned with new management, and we are working on implementing new changes. During the transition of our new Property Manager beginning, we have switched to a different cleaning company and extended our cleaning hours to seven days a week. Also, we are currently steam cleaning all hallways in the community. We are currently on the 5th floor this week. Our contractor is removing all heavy stains and deodorizing each floor. Next week, we will start on the 4th floor. Starting in the fall, we do plan to repaint all of the hallway walls. With the hallway repaint, we will repair all of the drywall as needed. We appreciate your patience during this transition period. We have several improvements coming soon, and it will improve the appearance of the community. Arabelle recently started a new package service and it has caused packages to arrive a day late. There is not a reason to opt for express delivery or even have amazon prime since we have been forced to use this service. Not only that, once your package is “delivered”, it doesn’t show up on the fetch app. Also, no one is managing the parking deck. There are tons of cars in the deck with no Hanover sticker. These cars are parked closely to the elevators and in the reserved parking spots. This is not fair for residents as I have to always search for a parking spot after arriving anytime after 7pm. Not only that, since Hanover switched to Arabelle, maintenance comes super late. There is no reason for maintenance to enter my home after 5 pm if I have been working all day. This was not the case with Hanover and quite frankly any apartment I have lived in.

I love living here and the new management so far has been great. However, when I moved in, part of the amenities included a Luxer room package delivery system which had its flaws, but was overall a good system, and it was obviously in-house. Now management has decided to eliminate that system and instead use Fetch, a third-party system. So now, not only do our packages to go through yet another set of hands, but they are offsite, which means I've had to change my delivery address on everything to the Fetch address. OFFSITE. Also, they deliver packages to your door so now there are going to be packages lying outside people's doors, because even though you can "schedule" your package delivery, it's impossible for them to give you a specific time. My my neighbor received a package at Fetch at noon one day and was told that the earliest it can be delivered to them is between 12:00 and 3:00 pm the following day. So another set of hands and even more wait time. As if things weren't delayed enough. This is absolute crap and if I had a comparable option nearby, I'd be moving out.

When it was Hanover it was amazing everyone was so friendly. New staff rude never know anything always acting like they’re trying to help but know they are not helping at all. It’s so unfortunate how fast it went down hill. They are only nice to the people signing new leases and don’t care about current residents.

They charge you when you move out for normal wear & tear on your carpet, Jamie is the worst very nasty & unprofessional this company bought Hanover those people were kind but this new company with Jamie being the manager has changed she’s never in the office & always on an off day & the new staff may treat you nicer if you look like them

Hanover Perimeter was an amazing place to live! With the new ownership coming in mid December, everything has been a mess. I sent multiple work requests in December. I went to the office and they said they hadn't received anything, so I submitted again. When you reach out to the office they are cold, impersonal, and condescending. Recently asked when our rent would be available. I was initially told once date and today told another. You would think with so many great properties in the area, there would be more of an effort made to work with residents.

ABSOLUTELY in love with this community! I toured with Hollie on Sunday and I am so overly impressed with the place. The pool and courtyard area are gorgeous! The attention to details in the apartment home are truly what sold me. I can tell that Hanover has high standards and I am blown away. I have leased and cant wait to move in! I could definitely picture myself spending the next few years here.
I recently applied at this apartment. It is indeed beautiful. Carlton in the leasing office is absolutely wonderful and this review does not reflect him in the slightest. However, the rest of the staff never gets back with you. I have been approved for about 3 weeks now and I had to call more than 5 times leaving messages and they never call back. They use a 3rd party to answer their calls. I have now found a better location and they got everything done in 2 days. I never write reviews, but I wish someone would have told me to not waste my money on the application fee! Just warning everyone.
This is a beautiful place to live in with open floor plans, good amenities and easy access to main highways. However, the costumer service and leasing staff are BAD from poor management to being rude. They don’t respond back to emails or phone calls and not knowledgeable at all. They always have to ask the property manager about everything which Takes days since she is out of the office almost everyday. Been here for few months now and from signing the lease to moving and now been having issues with them. I don’t complain and am very patience with people but they seriously need to work on their manners. It is not cheap to live here and at the same time interacting with these staff make you rethink if you made the right decision or not.

I stopped by the Hanover leasing office on 02/19 to tour the apartment community, sans an appointment. I was fortunate to be paired with Nina. From the beginning, she listened intently and asked appropriate questions. During our conversation, before touring units, I indicated a preference to having an appropriate space separation between a toilet and a soaking tub. When we toured the units, the floor plans were fantastic, and all but one of the units Nina selected for me to view met my quirky preference. Loved it! The tour was fantastic - not pushy, not rushed, and tailored to my specifications and requirements. At the conclusion of the tour, I received a beautiful and comprehensive take-away packet, recapping our conversation. Thanks, Nina (and Sam - property manager) for contributing to a wonderful first and second impression.
Where do I start? Toured Hanover Perimeter yesterday and was absolutely blown away. First, the location is idea... across the street from Publix and Starbucks, two blocks from 400 North, buzzing neighborhood and so much more. The management staff were attentive, knowledgeable and professional, especially Matraya. The apartment complex is better than some 5 stars hotel... the hallways, alone, will blow you away. The apartments are stunning with a feeling of home. Last, but not least, the ultimate movie Screening Room is AWESOME! (yes, a private screening room) Gather some friends and family together for a movie night like never before. I can go on and on, but I rather you experience it for yourself… it won't be a waste of your time.
This place is absolutely gorgeous and in the perfect location. The prices are very reasonable for the square footage and all the detail that went into the interiors. The quartz in the kitchen is beautiful, huge closets, and above average sized bedrooms. The staff was incredibly welcoming and genuine and made us feel right at home. Not to mention Perimeter Mall is right across the street and you can walk to tons of restaurants/grocery stores nearby! I find it hard to believe the review about the thin floors is accurate because the build feels much more like a condo.
I am partaking in the construction of this building, and feel it wise to post an advisory as such: We skimped (completely) on insulation between floors. The floors are thin wood. You *will* hear everything your up or downstairs neighbor does.
