I lived here summer of 2022 until 2023 and I definitely was not going renew my lease. I had numerous problems with this place and it overall put a bad taste in my mouth. It started before I even moved in. They had a newer leasing agent who was in charge of my move in date and lease. While I’m pretty reasonable and understand that everyone is human and make mistakes. I had to resign my lease FIVE TIMES, because the leasing agent kept messing up or the property manager realized they forgot a part. This my first red flag but I would have lost money to this place if I pulled out of the lease/ application. Then when I lived there what they don’t tell you is the website they use for rental payments makes you pay an additional progressing fee of $18-$19 every month because the property uses that company for online payments. The last straw for me was when I woke up one night to find about 100 ants that came in through the attic door (I was on the top floor) into my bedroom closet. They were climbing in from the attic to my closet and into my bathroom. Not like a kitchen which might have food or even a small number of ants because it’s Georgia and there’s bugs. I’m talking like a swarm all over my clothes, my things and it was disgusting. I ended up spraying all of them and having to clean every item of clothing in my closet because it might have had dead ants on it. When I told maintenance about it they not only waited 2 days to come by but all the guy did was say “well it’s mostly sealed and this is an old building, and it looks like you killed most of them.” Like what. I ended up sealing visible holes that I found around the attic door and had to spray my own apartment to prevent them from coming back. I would never live here again or tell anyone to live here. Not even mentioning that your guests will have the hardest time finding parking or that people will park in your assigned spot and then you’re screwed. And probably about 3 other things I had issues with in the year I was there.
Your designated 1 spot per bedroom. so if you live with someone else or have guests over good luck finding a place for them to park. theres hundreds of people living here and only 12 guest spots. which are all always full because everyone takes them for their friends. why not. people park in non parking zones because they dont have a place to park, they have to park next door , another complex or down the block at target .. which might lead to your car getting robbed. and is a long walk back. if you complain they don't help. you'll just get a ticket if you park in a non parking zone. of you'll get towed most likely. which happens every night to people. I mean the place is nice.. clean for sure. maintenance is good. the gates are always broken. they charge you a 60. $60. i repeat $60 "cam fee". for the security cameras at the gate which are bogus. people smoke a lot.. ants are an issue here in the warmer months.ants ants ants.... been here for two years and have not once seen an exterminator. theres lawn work being done every monday around 9am. loud blowers and things in the hallway. its good other than that. but they will raise your rent every year. and parking is really annoying as i mentioned.

Very unprofessional staff who seem to have to no idea what they are doing. A girl who works there told me how unorganized it is, when explaining the turnover rate (always new people every month). Can’t wait for my lease to be up to get away.

We have lived at Arbor Gates at Buckhead for over a year. My wife & I have both enjoyed our experience. I cannot say enough of how corteous, kind, & professional the office staff have been. The maintenance staff have always responded with any request in a timely manner no matter how small the item. In my line of business I know what it means for people to show concern & just give a friendly smile. You will get all of the above with Carol (property manager) & the rest of the team. I would recommend Arbor Gates to any one who is looking to move in the Buckhead area.
Frankly terrible. I have had issues with the front office staff. They failed to mention that one parking space was allotted for a one bedroom apartment, despite having two occupants. Had we known this, we would have looked somewhere else to live. They told us this information after signing our lease and told us there would be no issue with one of us parking in the visitor's spots. Unfortunately, everyone else in this apartment complex has to do the same thing, making it impossible to find another parking spot. The front office staff has also accidentally reprogrammed our access to our garage and entrance, making it impossible to park in the one spot we do have. They "fixed" the issue, only for it to happen once again. They are incredibly friendly when you are signing your lease, but become absolutely terrible once you have moved in. They are unhelpful and rude to your face, copping a snarky attitude as soon as you ask something as simple as asking to receive a package from the front office. The property manager is fine, but I have serious issues with her staff. I have had packages stolen from my front door, ants in my apartment and terrible smells in the hallway from other residents. The pool is nasty and people day drink there while their kids run rampant through the driveway and the gym doesn't have air conditioning. I cannot wait to move out, but I am sure they will find some way to overcharge us on our move out, as other people have described.
While living at Arbor Gates I honestly didn't have many issues except the normal ants and awful parking(visitors impossible to find and other people are constantly parking in your spot) until I moved out. My roommate and I did not leave a forwarding address and 1 month later I get a voicemail stating that Arbor Gates is about to go to collections for $1200. I call back and ask for a breakdown of the price and they extended the amount of time we have to pay or "contest". My roommate and I set up a meeting and go to contest the outrageous charges ($30 for dirty microwave, $20 for dirty stove top, $20 for dirty vanity, $20 for dirty toilet, etc., all of which we cleaned before leaving the apartment.). Once we showed up for the meeting about 10 minutes in we are told the only way to contest these charges is to go to court. Overall Arbor Gates is a big apartment complex that takes advantage of individual people who don't have the time, energy, or money to go to court and contest being overcharged. I highly, highly, highly suggest you live somewhere else!! Although if you do decide to live here, please hire someone to professionally clean your apartment!
Don't go there. Even if you credit score is very good.They will find a way to more money for the scuerty deposit.
JUST DONT DO IT. Management is awful, staff at gym is mean and they have had multiple break ins (cars and apartments)
So first of all, your security deposit is based on your credit which I think is a bit unfair especially if you do not have too much on your credit or a rental history. Linda helped me when I moved in but she is unfortunately gone and this new girl Olga is rude! The gym is not state of the art like they think it is. The equipment is rather old and some is rusting. It is also annoying that if you have guest they cannot work out with you. That 24 hour business center they say they have on the voice over when you call is a bold face LIE. It opens and closes when the leasing office does. You are supposed to be given 48 hour notice before they enter your apartment and my whole building got the notice the day of which violates the contract and is just disrespectful. The inside of the apartments are very nice and up to date but the elevators unfortunately are not and a few residents have gotten stuck in them. It is definitely time for new elevators because they look like they are from the 80s. Make sure you find every dent and scratch in your apartment before you move in and have them write it down so you do not get charged when you move out. Maintenance is pretty good about fulfilling your request in a timely fashion just know that they go in whenever. PARKING IS THE WORST THING I HAVE EVER EXPERIENCED! If you have a guest good luck helping them find a parking spot. A bunch of residents have two cars but only one spot so they take up the guest parking spots. I literally had a resident drive up to me thinking I was guest and asked me if I was coming out because she has two cars and needed to park her other one over night. They need to figure out this parking situation because there are a bunch of empty resident parking spots and only 20 guest parking spots with over 200 apartments! Leaving and entering the neighborhood is a bit of a task. You have to make come all the way around to enter on Sidney Marcus if you are coming from Piedmont because the U-turn at Buford Highway light is illegal. Traffic blocks the road for you to turn onto Sydney Marcus if you are leaving the neighborhood because everyone is trying to get on 400 from there. The other way from Canterbury Road onto Lenox Road is a bit of a hassle as well, beware of the curve in the street and traffic is almost nonstop when trying to turn onto Lenox Road. I have yet to move out and hopefully it is smooth but I have heard nightmares of them withholding the whole deposit for the most minuscule thing.
I am a single female with one small dog and I spent just over 2 years in this complex (moved out at the end of May 2016). The location is great, amenities are nice, apartment finishes are updated, and price is reasonable. However, some issues with the way the property is structured and managed have forced me to share this lengthy review so that others are well informed before choosing to live here. 1) Parking is beyond limited – You get one spot to park your car (I had a 1 BR). Visitor parking was the ultimate frustration. With more than 300 units in the complex, there were LESS THAN 20 VISITOR PARKING SPOTS. Parking anywhere else on the property would be grounds for towing and I saw numerous cars towed in my time there. The area outside of the complex allows for NO parking – it’s fully residential and enclosed on each end by high traffic major streets. There is no other parking if not in the complex. 2) Frequent entry into unit w/o prior notice or permission – Maintenance entered my apartment without notice or permission regularly; usually leaving no indication they were there (note, call, etc.). The maintenance supervisor was always very pleasant and respectful, especially after I made it clear (several phone calls to the front office) that I did not want anyone in my apartment without my permission in advance. However, one maintenance person in particular was argumentative and disrespectful to me on more than one occasion. As a single woman living alone, it made me feel quite unsettled knowing that they could enter at any point. 3) Unfair move-out charges – They assessed fees against my security deposit for full unit carpet replacement and painting. When I did my move-in walk through with the then assistant manager, I pointed out to him that the carpet should have been replaced before I moved in. I also added that to my move-in inspection check-list. The only marks/unevenness on the walls were a result of repeated water damage from leaks in the ceiling/window areas (I lived on the top floor). I always called maintenance and their fixes to the paint once the water leak was resolved were sub par. I cannot say enough about the importance of INSISTING ON A MOVE-OUT WALK THROUGH WITH THE MANAGER, regardless of how hard they fight. It is likely that you will regret it if you don’t.
The manager is rude always issues with parking and having to call for towing late at night. Ants infestation and loud trashy swimming pool parties in summer. But wait until you move out and get charges that you never expected and be threatened to be reported to collection agencies. We got charges for unrealistic damages and never got back the refundable remote key deposit. We didn't have time to pursue a legal battle although the manager cursed and used bad language when we met and tried to get a resolution. Please stay away it's not luxury it's a nightmare. The move out charges are unfair and excessive. Stay away stay away stay away drive somewhere else.
As you well read from others there are only approximately 15 visitor parkIng spots for 100s of tenants. Jeremy the assistant manager is rude and super short when you speak with him. The floors are paper thin and my above neighbors stomp around inconsiderately all night. I've contacted the courtesy officer 3 times and it still persists. Management could care less about you experience. Obviously just an overall lack of Good management. Although my one interaction with the General manager was nIce I have no idea how to contact him with concerns instead of the cocky assistant Jeremy. Don't live here please save yourself the misery.
To start with the Asst Property Manager and Manager are both very rude and disrespectful. Rent is due on the 4th of each month before the office is closed. One Sunday on the 4th however I dropped off my check at 3:45pm way in advance of the closing time of 5pm. Jeremy however began to reprimand me stating that I was late and I should make sure I drop off my check before.... I humble walked away to avoid an argument. On several occasions I come home late at nights from work to find other cars in my parking spot. My calls to the number provided for after hours go unanswered hence I have to find a parking lot in the area and take a taxi back. Only a few visitor spots are available which are always full. Don't invite your guests over, save your self the embarrassment. Richard the personal trainer in the gym is the most arrogant person I have come across. My other half was visiting me for the weekend and accompanied me to the gym. Instead of pulling me to the side and talk to me and lamented " your guest can't be here and you both have to leave". This was so embarrassing I was lost for words. I can't wait for my lease to be up to move out. One day I called and voiced my concerns to Jeremy all he said was " ok". There is clearly a lack of care from the management of Arbor Gates in my opinion..... The rent may be better compared to the other properties in the area however the stupidity and hardships that the residents go through is not worth it. Don't don't move here.
Great location, very affordable gated community with cover parking. Leasing office staff are very prompt to respond to any issues. Very nice 4 floor gym with a terrace on the 4th floor. They did have an issue with people parking on the fire lanes, but has been resolved.
I love the fact that there is a fitness center and they also have great service for any maintenance needs. I also love the fact that it is a gated community and the children can play outside without you having to worry about them running off.
The complex has assigned parking spaces based on the number of bedrooms in each unit. If you have a 1 bedroom with 2 people living in it with 2 cars you are only allowed 1 parking space. Therefore one person has to try and find parking - which is impossible! There are only 20 total visitor parking spaces for the entire complex!! This includes all residents that aren't allowed an assigned parking space and all visitors. The 20 visitor spaces are always occupied! Some people even leave cars in these visitor spots and NEVER move them. There is no where else to park! And forget having guests over! There will never be anywhere for them to park their car. For months residents and visitors would park in the fire lanes because they were forced to out of lack of parking - out of nowhere they would all get towed at the owners expense. The office staff are morons. They are so unorganized and would most likely lose their heads if they weren't attached to their necks. They do not seem to care that there is such a bad parking issues and will tell you "that's just how it is". They show no sympathy or concern. When you talk to them about renting they will tell you it's easy to get a guest spot! Just call up to the office and they will let you use an unassigned spot for a week. They don't mention what will happen when all units are occupied and there are no unassigned spots. DO NOT RENT HERE! I can promise you will regret it. If the parking situation is not enough of a red flag the front desk staff most definitely will put you over the edge.
