Property Ratings at Arbor Hills
Not a good place to live PERIOD ! Management does nothing about the smell of drugs and smoke coming from other apartments even though the buildings are supposed to be smoke free, animal waste left everywhere and they advertise a heated pool and it IS NOT HEATED and the liner of the pool has needed repair for over 2 years and you can see the mold in the pool..These buildings also have no sound proofing and is very stressful to live in.
I lived at Arbor hills for 14 years. My 2 bedroom 1 bath with laundry in unit was so reasonably priced I couldn’t justify living anywhere else until we decided to buy a home. Adam the property manager is great and has been with the company since before we lived there. That longevity makes all the difference. It has a pool and gym. Maintenance issues were dealt with in a timely manner. You can’t beat it for the price, that’s for sure!
I love these apartments we had to move last minute due to the covid and had a super hard time trying to find a place in such short notice. We went from a studio to an affordable 2 bedroom with a washer and dryer, dishwasher, and sink disposal. The parking is free. There is a pool and a work out room. They are both very nice in the office and I’m happy we found a place that is nice. The maintenance team came the next day to fix a couple minor repairs. Everyone was very professional . The neighborhood is nice and super close to the highway to leave for work in the morning. The apartment are very sound proof. You can have cats. This is a great place to call home.
I lived in a renovated 2 bdrm apartment for a year and could not have been happier with my experience. The location is perfect and you're roughly 10 minutes away from most attractions in the area. The property management team was always very responsive to any request or question that I had. The property is well maintained and any neighbor that I interacted with was always very friendly.
The day to day isn't bad, if you ignore the occasional gunshot. What really gets you is the nickel and diming by the management. I wasn't bothered by the state of the apartment upon move-in, but mostly because I'm not that picky. Fortunately the other tenants warned me in time to protect myself. If you rent here be prepared to play lawyer, management is after every bit of money they can get from you, especially on move out. Renovation costs are frequently pushed onto former tenants. Know your rights and protect yourself with pictures.
This place has been the bane of my existence for the last nearly three years. I can't wait for this lease to be up so we can leave. I only stayed because the apartments are cheap but it's not worth the price anymore. It never was. We moved in and the bathroom wasn't finished- we had to request someone come caulk the bathtub but whoever did it did a horrible job and now we have issues with mold management. Nobody from management seems to care- we've made several requests to have the bathroom and broken counters fixed. We also had an ant problem because of a crack in the wall that they refused to fix- we ended up having to use duct tape to patch the hole. When they came to fix the problem, they gave us ant traps and shrugged their shoulders instead of fixing the wall that was broken when we moved in. My favorite story to tell people about is when the sewage leaked from the apartment above (I rent in the basement in the one bedrooms- they look NOTHING like the pictures listed here, by the way) and it took them nearly two weeks to fix the problem. Most recently, someone puked in the hallway and it took more than a month to get someone to clean it up. They cleaned the carpet but did nothing about the puke splatter on the wall. The community laundry machines don't work- when they finally replaced one of the broken ones (there are two and they are both broken) they up-charged on the machine and it leaves clothes sopping wet because water doesn't drain. You can always go across the street to the laundromat- but make sure your car doors are locked because of a recent uptick in car thefts and shootings. The locks on the doors are frequently broken- I laughed out loud when I read "controlled access" on the listing. Air conditioning is a box in the window- if you rent one of the basement apartments, note you'll have only one window that opens because the box is not removable and causes significant drafts and heating issues during the winter. You won't want to open the windows anyways, people smoke next to the windows and people are constantly screaming during domestic disputes. Rent here because it's cheap but I promise you deserve better.
Management are slime balls. They would make promises to complete a service request and would take weeks to actually get repairs done. Had issues in the winter with the heating which took a long time to resolve. When I moved out, I found someone to take over our lease and followed the front office's procedures. Once they were ready to sign a lease, they put them up in another apartment and said they would not be taking over our lease and that we would continue to be responsible. They're only interested in your money and have shady business practices.
I was charged pet fees and taken from my security deposit after management lost my proof that was provided to them for my service animal. They refused to work with me to get this issue resolved. It is illegal to charge a tenant for a service animal.
Lived here for 2 years. Current management is not tenant friendly. Seal coated the entire back lot at once and wondered why there is not enough parking for 400 cars during that time. Doesn't take a rocket scientist to figure that out. Ticketed every motorcycle in the lot...towed some but junk cars with no plates remain. Previous management was much more tenant friendly than this group. Not to worry...they will discriminate against you too.. regardless of you profession.

I lived at Arbor Hills for 3 years and never had any complaints. The apartments are very reasonably priced and have some very nice updates. It is a great place to live especially if you have a dog seeing as they have an actual dog park on the complex. The grounds are well maintained with routinely cut grass and lovely flowers throughout. It is off of the Beltline, but the buildings are nicely tucked away, and very secluded. The pool is great in the summer and properly maintained as well...Perfect for a get together and grill out. The Managers, Mark and Adam, are great and stay on top of things. Any time I have needed a repair or something looked at, it was done within a day or two. I would recommend Arbor Hills to any of my friends and family.
