So much mold In the apartments and covers It up with layers of paint.
We have previously lived in the F building since 2018. The F building was wonderful, washers and dryers always worked. We needed to upgrade to a two bedroom and were fortunate enough to get a patio first floor apartment in March of 2020 in the D building. We thought it was going to be a great experience. WERE WE WRONG!!! We signed a contract that states there were to be two washers and dryers on each floor. Yes, we do have two washers and dryers, but since we moved in, there has only been one washer and one dryer working on our floor for 14 apartments. ONE!!!! This is a disgrace. We also found mold from water damage in our second bedroom. When summer came, we started to see rats running back and forth from the parking lot to underneath our patio. We have to walk out of our patio door every day to our cars and to see rats run in front of you is disgusting and raises anxiety in a person. Now fast forward to the present time 4/2/21, we still have one washer and dryer in working condition on our floor, and tonight seen a huge rat right in front of my patio ramp. We are so beyond frustrated at this point and sorry that we signed for another year in this filth.
Matenence never come when they are called and manager gossips about resident with the residents she favors.
every time we go to the office to get tokens the manger is gossiping with the residents she favors. every time we call for them to fix something they mention it once and never show up. One time they had a sign on the washer and it said ordered new washers,coming soon and when the pool opened we saw the box full of the washers in the pool bathroom.
Staff is always willing to accommodate. When I have a maintenance request the maintenance crew is out same day and usually have my problem fixed by end of day. Bruce and Ron are a pleasure to deal with. The girls in the office are great. Nancy and Carrie always find the time, no matter what they have going on, to take a few minutes to listen and make sure whatever I’m there for is handled. Over the past few years they have really taken the steps to get the complex updated and refreshed. Never had a problem with any of my neighbors. Most people here just keep to themselves.

I lived here 4 years ago ( i know a few people that still live here so i know not much has changed). I lived in B building which WAS the better one resdient wise. The size of the apartment was nice loved the walk in and double closets. The apartment alone was great mine was clean and i NEVER saw a bug not even an ant. Now the ground and the people that live there is a complete different story. Management was HORRIBLE! As i said it has been 4 years since i was there theyve had several people come and go but it hasnt gotten any better. They allow anyone and i mean anyone move in. Now its drug infested wasnt bad when i was there. I was told when i moved in ( i had 2 small kids with me) that they were adding a playground... Its still not there. Never had a problem with the pool it was always open when it was suppose to be and was always clean. Parking is ridicoulous!! Who especially when it snows wants to park on the complete opposite end of the complex instead of in front of their apartment. I was also told when moving in that soon there would be assigned parking.. Again that never happened. When you sign the lease they also make you sign a asbestos waiver which i didnt bother reading and thought nothing of it until maintenance came in and we talked about things i had hanging on the wall which were nailed in ( which your not suppose to do nor are you allowed to have a real christmas tree or light candles in your own home that you could be fined for if they found out). It is very cheap to live here so if your on a tight budget then here is the place for you because you will not find anywherw in this area for tgis price and all utl. Included. Now if you have money to spend..GO SOMEWHERE ELSE
The price is great, with the amenities. If you have children, they will be bored. There are 2 small pieces of playground equipment for younger kids and a basketball hoop. There is a decent pool in the summer. The washers and dryers on every floor sounded great to me, considering a shoulder injury and arthritis in many joints. BUT both of the washers on my floor have been out of commission for over 3 months, which means I walk up and down steps, carrying heavy laundry baskets, making multiple trips until a washer is free, unless I do laundry before 7 AM, or after 10 PM. There has been a sign up for 2 1/2 months saying new washers have been ordered. I can get a washer from Lowe’s in 2 days. Why can’t they? So if you have physical problem, or you’re getting older, or have kids, reconsider moving here.
Great place to live. One check and you are done, management is great and always respond quickly. Been here six years and enjoy the people and the place no better place to live
To make a long story short my first apartment here flooded but the maintenance team and management worked tirelessly to make sure i was ok and even moved me to a different building. They checked on me and were quick to to help whenever i called day or night. Now im in my new apartment and couldent be happier with the staff here. Its also fantastic having everything included and not having to worry about separate bills!
Arbor Lane apartments, located two miles outside of the city of Philadelphia, in the Neshaminy School District. Arbor Lane offers 1,2,and 3 bedroom apartments, situated in beautiful Bucks County, offering convenient apartment living within driving distance of Center City Philadelphia. All utilities, and cable TV are included in your rent, which includes individually controlled central air conditioning, and heating in each unit. Each apartment home includes a spacious floor plan, ample closet space, a modern kitchen, and balconies (in most units). The office staff is friendly and well qualified to handle all of your needs, and the maintenance staff is well trained, and professional. The complex features ample free parking, outdoor court yards, a large swimming pool for those hot summer days, and is within walking distance to shopping. Arbor Lane is located within the Neshaminy School District, which features elementary, middle, and high school education for all. I give Arbor Lane a 9 out of 10 score for excellence in apartment living. Arbor Lane, suburban living, just outside of the city.
I Love this place. You pay one bill each month for rent.Everything is included! Even electric! No place in the whole area includes electric. I am on the third floor. My bathroom and kitchen have been remodeled. My last apartment had a new rug that made my socks dirty. Here the rug is new and my socks never get dirty. I feel at home here. Compared to the last apartment, this place is very quiet. I use to go camping. At night here feels just the same. It is like all the apartments are little campers lined up. It has a warm feeling to it. This after researching the area this was no doubt the best place I found. I have only lived here about 6 months so far and the people I have met are all very polite. No problems here. Air conditioning or heat any time you need it. No extra cost no matter how much you use it. Same with water and electric. I recommend Arbor Lane to anyone who wants a nice apartment, and a good place to live.
Arbor Lane is completely convenient in every way. Not only is everything included in your rent, but any time there has ever been an issue, the management and maintenance are always quick to respond and fix the issue. The manager Nancy is also very kind and takes the time out to know the tenants. Its in a great location close to everything. I strongly suggest!!
The hallways of the buildings are't much to look at but the renovated apts are very nice. This apt complex is definately good place to start if you are moving into the area. Within the apt thing are on the cheaper side but look nice. Laundry room in each building, on every floor. They are completely out dated but work just fine. There're maintenance men on premises everyday and one on-call every night In case of emergencies. If you need any work done around the apt they might take a few days but for the most part everything gets taken care of. The pool is awesome... Specially for the kids. It's only open in the summer and only if the life guard comes into work. Can get quite annoying but on days there's no life guard we have the right to use the other pool at the other apt complex ( name slipped my mind but you can ask) If you are living on a budget this place is great for you. If you are not into fancy smancy this place is good for you. I like it here, not perfect, but I don't regret moving here with my kids.
Albeit not that long, my experience at Arbor Lane Apartments has been great. While every apartment complex has its issues, Arbor Lane stands on its own with its high quality customer service. The staff is willing to do what it takes to keep their tenants happy. I am greeted with a smile every time I see a member of the Arbor Lane team, and I am comforted when problems arise. The team works quickly and diligently to make sure I am happy and taken care of at all times. I so appreciate their warm smiles and caring attitudes in a field where it is easy slip. I love being at the apartment complex.The rental department was very helpful honest and caring about the tenets.I had a problem with my stove and maintenance department came there the same day to fix the problem.They also left a tag on my door to notify me that they were in my apartment while I wasent there .The place is clean .They keep up on the maintance outside .I never see trash out side on the ground.I also like the fact that they have security on the premises in the evening .All the tenets seem very friendly
I enjoy living at Arbor Lane Apartments The staff is extremely helpful.They are honest helpful ,caring and willing to go the extra mile for there tenants.I had a problem with my stove called the office to put a work order in by the end of that business day the stove was fixed. I also liked the fact that maintance left a tag on my door to advise me that they were in my apartment while I wasent home. The grounds are always clean as well as the hallways . I would recommend anyone that would like to rent to go there . It's incredible.
Arbor Lane is very well located. The West Trenton Train(goes from Trenton thru to Phila.) is across the street. There are a wide variety of eating, shopping and entertainment options within close proximity. Arbor lane offers a graded pool with lounge chair as well as umbrella tables and chairs. The grounds are very well kept and comfortable. Snow removal is very well done. It is quiet and safe area; however, there is a courtesy patrol. They offer 1 and 2 bedroom apartments, second and third floors having sliders which open on to a balcony. My view is a well landscaped court yard. Each floor has two washers and dryers. Gas, Electric and basic cable are included. There are some issues regarding needed renovating of buildings. This has been a very slow process but there are good plans. They are also working on making Arbor Lane a community by offering events like movie night. I am a happy resident of three years.
Affordable apartment with ALL utilities included, even basic cable. Walk to the train station, restaurants, food market all in a 5-10 minute walk. Sit by the pool in the summer or in the courtyard and relax. Well maintained grounds summer or winter.
I enjoy living at arbor lane apartments I been here for 2 and half years ... People are great, maintaince is quick and timely with there repairs and the office is very helpful in answering any of my questions I would request this apartment to anyone
I never lived here, but I came to look at the apartment for me and my girls. The leasing staff was great, very nice and knowledgeable. I did not sign a lease with Arbor Lane because the apartment was a little to small. If it was just me and one child I would have sign with them.
There are so many issues to address at Arbor Lane: First and foremost, the staff is unprofessional and rude. No matter, staff enter and exit a revolving door almost at a faster rate than some of unemployed, noisy and nosy tenants. Secondly, their timeliness on repairs leaves a lot to be desired. True that Rome may not have been built in a day, your apartment will not be fixed for days or even weeks. Be prepared to call the office repeatedly. Third, ironic that the use a tree as their icon since they kill numerous trees a year distributing the full page short notices for them to enter your apartment for the various inspections and the never ending painting of the buildings. Forth, if you enjoy gossip, stop by the office. (See number one for unprofessional.)
Many units need repairs. They are making repairs but the process is very slow if it gets repaired. The entrance way into one building is wet, smells and looks moldy, and the steps seem to be rotted. Parking can be very limited in front of your building.
