Property Ratings at Arbor Oaks of Bradenton
This property has a lot to offer. Not one, but TWO pools, a full sized gym, washer and dryers included, updated/renovated units, weekly pest control, and much more. Not to mention, this is the BEST and safest neighborhood in the area with these rental prices. The office employees help anytime I need assistance and the maintenance men do a great job with work orders. I have no complaints living here! I plan to renew my lease in August.

*Future residents please read* Walked in last night after work to the intense smell of paint fumes. I have a child (2yrs) They finished painting the apartment next to us and it bled through the wall. Called 24 hour help line to maybe air out the other apartment or bring some fans. They did NOT call back. Forced out of our apartment WITHOUT notice for the SECOND time this year. Spoke with the manager and she kindly told me that was not an emergency. She said TOXIC FUMES isn’t an emergency………. Welcome to 2022 people!!
I don't rent I actually bought a condo here and I really do not have any complaints! First things first, I have never seen a roach or a spider in my unit and I have lived here for almost an entire year! I do not see dog waste laying around. There may be a few people who do not pick up their waste however, I see 99% of the pet owners picking up their pet waste! I agree the walls could be a little thicker to cut down the noise but they are not new condos! The landscaping is absolutely beautiful! How many places have an outdoor kitchen for anyone to use and two pools? As far as the kids playing, I absolutely love hearing their voices! This is not a 55 or older community and most of the time I see them either playing football or tag! I have never seen them damaging anyones property! Some people have nothing better to do!
Sharon made our entire process seamless. There’s a few bad reviews about this place, but there’s just some people willing to complain about everything in life. For the rent prices in bradenton, this is the most fair value you’ll come across. Location is hard to beat, minutes from the beaches. The reason I gave 4 stars is that the kids running around the property unsupervised really need to be taken care of.
There are definitely pros and cons to living here. I’ve never had a problem with the front desk ladies or maintenance; They are quick to respond to my requests when needed. However, the groundskeeper did just get fired and therefore, the garbages aren’t being changed and stuff is not being picked up around the complex. I will agree to the below, the washer definitely ruined some of my clothes and linens. The floors and walls are absolutely terrible. You can hear everything from your upstairs neighbors. I cannot stand the noise of other people so that really bothers me. Pet owners absolutely do not pick up their poop, it’s maddening! The kids run around here completely unsupervised and cause absolute chaos; the front desk doesn’t do anything or address the parents. I will not renew here simply based on rent going up $4-500 this year. The office claims it’s to remain in line with market value but you can’t ask for market value if you aren’t making improvements to the apartments to make it worth it to pay. There are also normally people at the pools with their entire extended family of people who don’t live there plus their 18 kids. I did get lucky with my neighbors being courteous and having a nice view of the lake.
I wish it was an option to give this apartment community zero stars. The leasing office and maintenance department are rude and lazy. The workers are loud when they talk and make unnecessary noise. They also park in tenant spots. The carpet inside the apartments are junk. There is minimal natural lighting in my unit, which makes paying my electric bill a PITA every month. The appliances are second hand junk from the 1980s. The washers and dryers damage clothes and linens. Doors don’t shut properly, cabinet doors and drawers in the kitchen are uneven. The bathroom in the 2BR 1BA model has no ventilation. The plumbing sucks. It’s just a poor excuse of craftsmanship. The property is overran by unruly kids and teenagers who tamper with other tenants’ vehicles. These brats also run around the parking lot and driveway like it’s a playground. The grounds are filthy. Other tenants don’t pick up their pets waste. There is only one trash compactor for the entire community and it rarely works because it is overloaded and tenants are too lazy to shut the door for it to run properly. They don’t exterminate as often as they should. They charge a monthly fee for an exterminator who is suppose to spray the exterior and interior apartments monthly. Well, the past two months, I was home both times on the designated days the exterminator was suppose to spray and they never showed! Why charge tenants for a service you rarely provide? Roaches, spiders and worms are all over the outside of the building and occasionally make their way inside. My husband and I are clean freaks and still have issues with them. Finding a parking spot here is a daunting task. This community has law enforcement just about every night and cars without parking permits in and out constantly. And don’t get me started on the gate to get in and out. This community is definitely not worth the price. I won’t be renewing my lease. This place is a dump and there a plenty of other options throughout the Bradenton area. Take my advice and avoid this place at all costs!
Move here if you enjoy having a poor excuse for property management. Kids run around unsupervised destroying other tenant’s property. Cops are in and out of this complex all the time. Maintenance is rude and does not fix stuff properly. Grounds are consistently covered in litter and trash. It is not worth what they charge in rent. The units are old, the walls are thin, and the insulation sucks. There is also a constant roach and spider infestation, probably due in part that the monthly extermination does not always occur… even though you’re charged for it monthly. Save yourself to the hassle and avoid this community at all costs!
I have lived here for a while and I'm renewing my lease for another year. I have an apartment on the lake with a nice view so its really peaceful. The office staff are always so helpful and had made my move in from out of state extremely easy which I was grateful for. Overall after living in several other areas I am content with where I am at and will be staying for a while. I recommend checking this place out!

I recently moved in and I love my cozy apartment. I received a move in special which was even better. Its very quite and I love the sink and the floors. They had great reviews when I did some research before I applied and I could not be happier with my decision. I also really like that it is a gated community :)

Leasing office gets kick backs from towing company, and I've been told personally that "they don't control what vehicles the towing company takes". Moved into a dirty apartment and the washing machine was broken. Management doesn't care, and has persecuted me for speaking up.

Management does nothing. Loud neighbors, drug users, my unit smells like pot 24/7 from the neighbors. Management tells me to call the cops. Hot tub is never hot, kids hang out in the fitness center making it difficult to work out. I have bought burgers twice now and gone to use the community grill and the propane is empty. The gate is never closed. Ever. Homeless people and drug use goes on right in front of the unit and they can't seem to close the gate... Just please save your money and go elsewhere. This place is not worth the money they are charging... Not even close.
Perfect place to live in. Nice, quite, well organized. Professional assistance in the office and maintenance. Nice swimming pool and gym. Everything excellent. We highly recommend Arbor Oaks Apartments Community. Gisel & Pipo
Our complex was sold to a new property management company and the difference was overnight! They are updating everyone's apartments, we now have over night Security and are not renewing leases on the troublesome tenants. I was thinking about looking for a new apartment, but I have been here 3 years and I will stay to see what else they have planned.
Just rented from out of state, sight unseen last month. Found thru apartment.com. love it & staff. Pet friendly for my dog Harvey :)
Beware rentals. Bug infested dump. Roaches everywhere. Management a joke. Do not live there. Rip off. Beware
I would never recommend anyone to live at this apartment complex and I am beyond disappointed with my experience living here thus far. They do not respect their tenants that pay them their hard earned money every month. Whenever there is an issue, you literally have to track someone down since they never return phone calls. I have been living here since December 2013 and I never really had any issues until May 2014 when the washer in the unit above mine leaked through my ceiling in the bedroom and bathroom. Luckily, I was home when the incident occurred and was able to run to the office to get assistance. They were able to soak up most of the water with a wet vac and let the dehumidifiers run in my apartment for a few days before making the repair. I was told that the issue with the washer upstairs was remedied, and just a little over a month later in late June, the same thing happened again. This time it happened on a Saturday and was able to reach emergency maintenance and he came out to look at it but they didn't bring out the wet vac or dehumidifiers this time since I was able to catch most of it in time. After finally getting ahold of the office manager after sending in a sales request online, It was days until they came out to fix the issue. At this point I had a concern with mold in the walls, so to alleviate my concern, they bleached the walls and repainted over it. Again I was told the issue with the washer upstairs was remedied. This past Friday, it has now happened for a third time. After calling the office before closing hours and getting home before the office was supposed to be closed at 5, I wasn't able to reach anyone. I called several times and their must have been an issue with their phone service because it would ring twice and go to a generic voicemail message. I talked to my neighbor upstairs and she said she had called maintenance the moment it happened and they told her they wouldn't be able to come out until Monday. Now, considering I've had two previous incidents, you would think that someone would have called me and let me know there may have been a problem. Instead I have heard nothing. Water has been sitting in my apartment all weekend. I had to take the time to soak up as much water as I could and dry out my carpet with my fan. I had a concern with mold previously, but now there is no doubt going to be mold in the sheetrock in my bedroom and bathroom. No one has returned any of my phone calls and I am pretty fed up at this point with the lack of customer service these people have. If you are a hard working individual or family looking for a good place to live, LOOK ELSWHERE.
????? I am beyond disappointed with my experience living in this apartment complex. Current tenant was shown a model unit and promised nice unit only to be placed in a run down apt. Tried to relocate to a "newly remolded" unit and was advised that I would have to pay 1st and ANOTHER $400 deposit even if I remain in the community and deposit would be mailed AFTER 30 days of switching units. Now I find out that rent will be increased to over $800 if I choose to stay...
Its not a bad place except for the fact that they do not give ppl who had a bad past criminal history a chance to prove they have changed
Raqeulle was very helpful and made this very easy for me. I rented here not only because it's a quiet community, but my apartment got all now flooring, carpet and cabinets. Great location but off the beaten path enough to be peacuful!
