Property Ratings at Arbor Park Apartments
Beware. Water has been shut off around 7 times in the past few months. The most recent time, they texted us 2 minutes before it was shut off claiming that it would only be for 2 hours. Well that turned into all day. Also recently found out that they do not meter water usage for each unit. They divide the cost for the entire complex’ water usage between each unit. So your water bill will fluctuate depending on how much water 100+ units are using. (our recent bill was higher than normal). They also have the sprinklers running EVERY night where water is going straight down the drain and hitting front doors. On top of all this, they have the nerve to post papers in the laundry rooms telling us to conserve water because our complex is one of the highest water users in all of Upland. I wish I was making this up. The grass is green, but it's because tenants are paying for it. Water also does not get hot, just warm. (Its more expensive to get/keep water hot) And there is a mandatory trash fee of 25 dollars so people leave their trash by their front door so there will be flies during the day and rats at night. Also if you come home after 5pm, be prepared to park far from your unit since there is no assigned parking. There is a reason this place has so many open units. Good luck.
Do not move here!! The windows are old and cause mold to buildup within the apartment due to condensation. My family has been sick since the day of move in and you can hear all traffic noises from the single pane windows. The water also goes out every month. The bathtub peeled paint and the maintenance just came and took pictures and said the office will get back to you. There is mildew and mold in the paint in the bathroom and shower. The paint is also peeling on all cabinets in the kitchen. Horrible place to live. They promise they are going to fix things and do not. They don't even deserve the one star.
Do you enjoy kids screaming and leaving trash all over the apartment? Or how about soccer balls and baseballs hit against your windows. Maybe you enjoy surprise extra fees for things like paying your rent on time or having the water turned off for maintenance issues regularly? Or how about homeless people having access to the property because they cannot fix the gate? The employees on site don't do anything except complain when they don't get their way. It's very, rules for thee, but not for me.
They will Tow your car after 6months if your sticker falls off, they don't have AC, well they do but it barely works and if you use it your electric bill will be 200 bucks. Just a FYI
The place is ok. The only thing is the AC. It always breaks down during the hottest days. The people who work here are very nice and neighbors are really nice too. Clean apartments.
