I deeply regret choosing Arbor Park of Alexandria as my home. My experience here has been far from pleasant, and I cannot recommend this complex to anyone. Here are the main issues I’ve encountered: 1. Roaches: Despite numerous requests for pest control, the roach problem persists. It's both frustrating and unsanitary. 2. Thin Walls: The walls are paper-thin, and I can hear every step my upstairs neighbor takes, which sounds like a horse trotting around. Despite multiple complaints, this issue remains unresolved. 3. Marijuana Smell:The constant odor of marijuana is overwhelming and unacceptable. This problem has also not been addressed. 4. Maintenance Closet: There's a hole in the ceiling of my maintenance closet that exposes the attic. On one occasion, workers were in the attic, and I could see and hear them without any prior notice, showing a lack of transparent communication. 5. Power and Hot Water: The power frequently goes out, and the hot water supply is unreliable, adding to the frustration and inconvenience. 6. Unkempt Grounds:The common areas and grounds are poorly maintained, with trash often left out and neglected landscaping, making the complex look rundown. 7. Noise Pollution: Besides the thin walls, constant street noise and nearby construction make it difficult to find peace at any time of day or night. 8. Vehicle Damage: I've experienced a hit-and-run on my car while parked here, and it has been scratched and damaged multiple times. 9. Security Concerns: All doors use the same code, and the call machine in the apartment doesn’t work, making me feel unsafe as anyone with the code can access any part of the building. 10. Rent Increases: Rent increases happen regularly without any corresponding improvements to living conditions or amenities, making it feel like they’re just trying to extract more money without addressing ongoing issues. To make matters worse, my neighbor from hell only exacerbates these problems. The constant noise and disruptive behavior from this neighbor have made living here even more unbearable. DO NOT MOVE HERE UNDER ANY CIRCUMSTANCES! Overall, Arbor Park of Alexandria is a poor choice. If I had known about these issues beforehand, I would never have chosen to live here. I've submitted numerous requests with no resolution, making this situation simply unacceptable.

I regret to say that my experience at this property has been less than satisfactory. Firstly, there is a persistent issue with mice infestation. Secondly, the leasing office staff lacks friendliness and cooperation, making it difficult to address concerns effectively. Additionally, being charged for a stove and microwave replacement upon leaving the property, despite them being in good working condition, is unreasonable. I WOULD NOT RECOMMEND THIS PROPERTY AT ALL.

I should’ve have known not to move in after we had issues with getting anyone to contact us back before moving in. Maintenance is slow. We have had so many problems with our place that have not been fixed. More importantly, we had a fly and mouse problem! It feels disgusting living here. Do not move here unless you wanna deal with mice!

I am a prospective renter. Arbor looks great from what you see online. However, it has been multiple business days and not one staff member has been in contact about the leasing process, a tour, etc. That, combined with the current ratings (most of which having been inappropriately ignored)speaks volumes. Skip this one, y'all. I got a feeling this ain't the one unless literally every other apartment complex closes overnight.

You'll overpay in rent to hear your neighbors do, well everything and anything through the walls and floors. Get ready to pay fees for everything too. Nearly $30/month for trash to have overflowing dumpsters and insufficient recycling regardless of the number of people in your unit. Many that live here are extremely inconsiderate and will blast music all hours of the day and night. It feels like a frat house most of the time. Garbage and dog crap is everywhere. Leasing office staff are less than helpful and never answer the phone and the hours are pathetic. Just don't do it.
I've been here for 5 weeks. This is not luxury. You will move in and have multiple "Are you serious?" moments. Make sure the apartment you are viewing is the apartment you move into!!!! This was my mistake. I didn't see the apartment until the day before. I took my leasing agents word for the work that was being done to my apt. The cabinets are not the ones I was told would be in here. The floors in my apartment slope. Mold in my apartment, ER visit, and they won't allow me to transfer to another apartment complex because I haven't been here 6 months. I need to buy dehumidifiers so I can live in my apartment. I was told my apartment would be cleaned, it was NOT cleaned. I expect to do some cleaning prior to move-in but this was a complete scrub. I had to buy a new toilet seat There were cobwebs EVERYWHERE I pointed out mold on the wall and they put Spackle over it. I purchased some DAMP Rids from Target and the amount of moisture in my apartment is INSANE!! The carpet was clearly installed while wet, I've had issues with the carpet upon moving in. I've had them caulking EVERYTHING because they clearly did not care prior to my move-in. The balcony looks like it's going to fall apart. It has been leaking terribly. Do not do a move-in during COVID. The maintenance staff is nice, the parking spaces are extremely small and I have a Sonata. Just don't do it to yourself. I'll keep updating until I move out.
UPDATE MAY 14, 2020. These people are liars, all they do is lie, lie and lie. Today again, a water shutoff and no notification!! STAY AWAY, the lack of professionalism and lack of care for your fellow humans is unbelievable. Do not believe a word they say, they are liars and will say anything. March 10, 2020. Renter beware!!! Just this week two power outages of 8+ hours, then no hot water one day, no cold water the next, and guess what? No one who cares enough to send a notice, email or anything. Need to shower for work? Good luck!
I cannot wait to move out. I moved in July it’s been hell ever since. When I moved in I was met with dog hair all over my walls. I even notified management before I signed my lease about how I’m allergic to dogs. The place was not cleaned before hand. My apart a week later was infested with bugs the sprayed three times and I’m still seeing them. I have this thing in my closet I wasn’t informed would be there. I was told by management they were going to walk my apartment the following day and no one showed up a week later I got a phone call asking if they could come in but they been had my permission. I asked to be moved they told me if I were to be moved I would pay a $500 fee or/and I wouldn’t be able to keep my price on my apartment I would have to pay more. I call the office the phone don’t work. I try to get into the gym I don’t have the fob for the gym. They are out and they are waiting for more to come. I do know one thing if I have anymore bug or rodent issues. I will be taking matters higher and above. I shouldn’t have to spend all this money for all the issues and I’ve only been here for 2 months. I would’ve given 0 stars but that wasn’t an option.
Arbor Park of Alexandria is by far the worst place I lived iN. The apartment I was originally suppose to move into, they gave it to someone else. They put me in an apartment that had a sump pump in the unit. The sump pump doesnt just dewater the unit I was living in, but dozens of other units as well. They expected me to pay for the sump pump since I was living there. There was always children running around throwing rocks everywhere and neighbors are always playing loud music past 10 pm. Lastly, my lease ended July 14 and that was the date I left and never came back. My final statement showed that my last move out date was July 15, because one of the ladies in the office put the wrong date in, so they charged me an extra day plus a month to month fee. Administration there is really horrible and they don’t care about the residents. I’m doing you a favor, find somewhere else to live!
Front office personnel are great. Management is sees things to make money for the complex. Furnace went out in winter- had to call three times as well as go without heat. They didn't offer a discount, other accommodations or anything. The water in from apartment flooded my bathroom. Drywall was cut open and left open until I complained that it needed to be fixed after a week. Whoever moves I. Probably will breath in mold because they didn't replace all of the drywall and you can still see where they painted over it. On top of all of this-- birds in dryer vent -- complain over the phone. No one came out.. I went to the office the office person was nice and had maintenance come out right then. They found dead birds as well as a nest in there. They removed it. Birds came back the next day. I have been calling and leaving messages for three weeks... No one has returned so I can hear the birds in the vent by my window where I sleep. Also my renters policy states for a full year but they put it in for six months and stated charging me renters insurance although I have sent the a new copy of the policy.
To all young professionals in the Northern Virginia Area and DC area, this is NOT the place for you. I can't tell you how enraged I am with the leasing office and their corporate office. If you enjoy thin walls were you can hear everything from a sneeze to dogs barking/running on a daily bases this is the place for you. Additionally, if your neighbors smoke weed or cigarettes, your apartment will be filled with the smell and the leasing office refuses to do anything about it. Let us not forget there is dog poop everywhere! Once I walked out of my town-home and two pit bulls were loose without leashes and ran to me, luckily I had food in my hand and threw it. As my roommate and I are on our way out, Arbor Park gave us a bill full of random fees, overcharging us. Most importantly when we placed our 60-day notice via email including both tenants on the notice. Arbor felt that wasn't enough; because I was not cc'd they did not take the 60-day notice. Arbor had the decency to call 2.5 weeks before moving out to inform us of the 60-day notice nonsense and charging us for staying longer as stated in our leasing contract (again not our choice). Therefore, charging us close to $500 extra including the other ridiculous fees and rent. When reaching out to the leasing office and corporate, they disregarded my concerns and refused to reach out to me in a timely manner (pretty much ignoring us), when my roommate and I finally reached someone at their office it was full nonsense and excuses, but overall no solutions. My roommate and I have moved several times since 2012 and had no problems with other housing properties, but I have to tell you this is the WORST place I have ever lived in. The money they state you're saving by moving in is nothing compared to the fees they charge you at the end. Furthermore, these new "smart" electronic items they have installed in these homes only increases your electric bill (double). Arbor Park of Alexandria, if I see a follow-up comment stating your concern or that you're "sorry," I hope it is followed up with a reasonable solution as well, if not please don't bother.
We first moved in to Arbor Park under the previous management company. Once UDR took over, there was a sharp decline in quality accompanied by an increase in fees. We were ultimately nickel-and-dimed into a $400/month increase thanks to increases in fees for trash removal (despite infrequent removal causing the dumpsters to overflow), additional parking fees (previously included in rent), and new fees being added constantly. Upon move out, I contacted UDR about stains on the carpet for which we were being charged despite noting stains on the carpet at move in and paying Arbor Park for their express move out service. The representative told me she would email me the photos of the stains and promptly hung up on me. Do yourself a favor and live in any one of the number of more affordable and nicer living spaces nearby.
been living here about 7 months. the apartment is pretty and we haven't had too many maintenance problems. the real problems are when you have a noise complaint, you have to reach out to one member of the staff for anything to be done, they recently changed security contracts and the new guys do nothing, and so many packages have been stolen that I don't even have my mail sent here. only recommend renting here if you don't have nice things and are hard of hearing.
Dont lease here Unless you want your Car dinged, dented and scratched everywhere..!! The parking spots are so small it's so difficult to get in or out of your car without hitting the next car and Dinging it. My car is ruined. Also the prices advertised above won't be the same price you will get for. The toilets won't flush properly cuz they are water conservation model but since you 'll flush twice or thrice you won't conserve water ! Your A.C. unit will be right outside your bedroom window and will go bang with a loud noise waking you up every time it starts ( no more good night sleep). Avoid this place like a plague. I still live here waiting for my lease to get over !
This place is absolutely horrible! We have had nothing but bad experience. We have had both of our bathrooms flooded with sewage. Sewage coming up from every drain. We have mice, many of our neighbors do as well. Nothing has been done about any of it! They have such poor service. Maintenance is terrible at doing their job correctly and in a clean manner. Office staff are rude and not helpful. I cannot wait to move out of here as soon as our lease is up. Do not move here! It is not worth your money! There are much better places in the area than here! Stay clear!
Not military friendly or friendly for anyone. They completely couldn't account for 6 months of rent that was directly deposited to them. Even when it was automatically sent to them on time each month they didn't keep track of it. This resulted in late fees each month and I was very stressed of being evicted. I had to go to the rental office every month several times to print out statements saying that I paid in order to get the fees removed. I got so concerned I had to let a lawyer know just in case they'd never find the thousands I paid them. Next, expect at minimum of $100 increase in rent/fees when you go to renew your lease for the next year. When they didn't even do anything to better the property and gave me 6 months of stress: my reward is to pay them more money to stay here!
Small Community of town homes and apartments. Quiet community in walking distance from grocery store, Landmark Plaza, etc... Even a McDonald's! Bottom line its safe. And the apartment management involves their guest.
Great location! Very easy access to major highways and centrally located. Easy transportation with bus stops steps from the apartment. Local high school has award-winning music program! Very quick response to repair requests. Clean, neat, and quiet neighborhood despite being near major roads in the middle of a busy part of town. Staff members are helpful and responsive. Pool, large play area for children, close to libraries and shopping. Overall, a great place to live, work, and play.
Clean. Convenient. And quick service in an apartment that feels like home.
