I typically don’t leave reviews but this experience has to be shared. Me and my now fiancé lived here for 3 years. 1st year no big complaints. 2nd year we started to get annoyed living here but decided to see if it would get better. Washer stopped working and instead of replacing it because you pay a lot in rent, their maintenance person rigged it so it doesn’t even shut off if you open it so it would just shake like crazy anytime you did laundry. There are stray cats that live in the development and it’s annoying finding scratches and paw prints on your vehicle in the morning before you go to work. Dog poop everywhere, they send emails threatening to fine people but there’s never a less amount of dog poop? Should’ve not stayed the 3rd year. People started breaking into cars and stealing catalytic converters (including mine), when I made the office aware was told “people steal things everywhere ” and to call the police, ok? You have cameras throughout the complex why does it continue to happen here? The very last straw was the roaches, nobody should have to live with that. They sent exterminators time after time and I was told they were brought into the building by a box from another tenant. This went on for over 2 months, we had to completely empty our kitchen 3 times so someone could come spray. Luckily our lease was up shortly after. So happy to not live there anymore. We cleaned the entire apartment before leaving besides the oven and one dirty spot on the carpet in front of the front door and they charged us almost $400 like they’re not going to just replace those items for the next person. I was beyond frustrated. I know right sounds like a lot, it was and it was stressful. If you’re looking for a place look into getting a house, it’s not as expensive or difficult as it may seem and they have programs to help. Wish we did it from the beginning.
My name is Kevin Stinson and I have lived in Arbor Pointe for the past 10years . I love it here for the following reasons .1. Cost of this apt is so inexpensive. The cost of of a similarl apt in northern NJ where I had lived would be double the price. 2 Security . I have always felt safe an secure here .I never has a security issue in 10 years. 3. The quality of the apt is outstanding., clean bright ,quiet and modern appliances. 4. Parking . I always get to park directly in front of my apt.at all hours . 5.Great location to stores ,recreation spots , leisure activities and medical resources. 6 Easy access to major roads and highwaysand public transportation. 7. Great maintenance dept. who are quick and efficient, and do quality work 8. Great staff in the office and in management I. always find them polite and respectful. 9. The grounds are beautiful.. Trees , flowers and birds create a peaceful setting . 10 The neighbors are wonderful also. A nice diversity of friendly and caring people and I have made a lot of friends. This community is convenient to shopping and highways. The two-bedroom unit I rent is spacious and comfortable. That said, my unit, although freshly painted with minor upgrades, shows evidence of years of questionable care and innumerable poor repairs. The ceilings and walls are wavy like the ocean, previous water damage issues in wall and ceiling corners is evident as they painted over the bad tape and bubbled sheetrock. In two rooms the brown spots of water damage bleed through the fresh paint. The building is not standing true and has a significant 7 degree list, as a result the doors do not sit true and there are large air gaps on the seams of the doors. The carpet was worn out on the day we moved in, although it had been professionally cleaned the carpet is not plush and shows the wear of years of use. The newly installed counters in the kitchen were covered in smears and blotches of caulk and paint. Almost all of the electrical outlets in the apartment are worn out, you plug a device in and the plugs fall out of the outlets. The closets are large in the apartment. I rent a unit with a stackable washer and dryer, the unit is like new and works well. The kitchen has an abundance of cabinet storage, but lacks in counter space. The party walls are paper thin, every night in the middle of the night I can hear my neighbors partying (or most often arguing or yelling at one another) all night and all day long on both sides. There is insufficient parking for the total number of units in this complex. Expect to park your car two or three buildings down from where you live almost all the time. There is only one dumpster area and it is at the far end of the complex, it's a long walk with a refuse bag unless you live in the building or two next to the dumpsters. There are no sidewalks, if you want to walk anywhere in the community you have to do so either on grass on in the street. The community is pet friendly and there are many residents with dogs and cats, myself included. The community provides dog waste bags free of charge in some of the grassy areas. For convenience and floor space, these apartments are a good value, but I think the community is a little overpriced for the lack of convenience features like parking, waste receptacles, sidewalks, and the community "Amenities" like the fitness room appear closed indefinitely (and the availability of these features were a selling point when I agreed to rent here).
If zero stars were possible, then that is precisely what I would be rating this apartment complex. For the past seven years, I have lived in multiple apartment complexes and this one takes the cake for being the least-livable with the least competent staff members. Throughout the time I spent here, there were multiple issues. 1) You hear dogs barking constantly. People will abandon their dogs on their balcony without any supervision and they bark at the feral, stray cats that roam the neighborhood. Additionally, it is a blessing if people even clean up after their pets. 2) I had a bird in my apartment and it took over 3 weeks for the maintenance team to figure out the issue that was allowing the bird to continually reenter my apartment. The laissez-faire attitude of not only the office staff, but of the maintenance staff, was extremely unacceptable. Something was only done when legal action was threatened. 3) The apartments themselves are disgusting. The carpets have never been replaced, the wood is rotting in the kitchen, and mold grows where maintenance has refused to re-caulk in the bathroom. A little love goes a long way, but these apartments are beyond the point of no return. 4) If you enjoy peace & quiet, then this apartment complex is not for you. You constantly hear your neighbors whether they are just having casual conversation or if they are watching TV. 5) The gym is pathetic. One of the machines was broken for over 8 months without any replacement even though everyone was told it was fixed in a timely manner. I urge every possible future tenant to STAY AWAY. The frustration will never be worth the pennies you save living here. Run, don't walk, far far away from this apartment complex.
currently a resident. I live in the buildings by the Creek so it's a huge wasp and bug problem that I had to keep on the staff about. it should have been taken care of more urgently than it was. staff is really helpful when they want to be. however water is not included you pay for it yourself. they say it's cheap to get you in but for a family of three it's already $100 . everything is electric. units are spacious. they wetter presentable for move in date. they did not clean my apartment carpet which I did have to snap about.
Black mold... told us there wasn't any after we had a mold inspector tell us there was, theres water damage & they don't come and fix anything.
Wonderful, friendly, and spacious community. Great for owners with pets that are usually forbidden elsewhere.
I have lived in the complex for quite some time and have seen it through a couple of management changes. When i first moved in, they used to offer new blinds, new paint or carpet cleaning when you renewed your lease, they haven't offered that since after my first year here, thought it was a nice incentive. No real complaints with apartment maintenance, anytime I have an issue, its usually addressed right away. However, I have noticed the neighborhood is going slightly down, I have seen a lot of drug baggies on the property, more police visits, and more neighbors complaining about drug deals which is disappointing. I will give it another year to see if it continues.
I have lived in this apartment complex for 11 years. It is a nice place to live. Everyone is pretty friendly. These are a few teenage kids that are a problem sometimes but nothing that has effected me. The staff is nice and cooperative. Maintenance is pretty much there when you need them. There has been more police activity the last year but overall I like living there.
The location of the complex is great, the grounds are always being tended to and the office staff have always been very nice. The problems I have stem from the maintenance staffs timelines. They often come and start fixing something, say they have to leave and come back, and then never come back. I had a simple utility door issue that took them over 1 year to fix. Then after my room flooded (we're on the first floor) it took them over a month to fix it.
These people are terrible and try to take all your money. Neighbors were loud. I would never go back here.
Just moved in a week ago, everyone friendly. Neighbors were great, asked if we needed anything. Seems very quiet here. On bottom floor, can hear creaking upstairs. Not too bad. Love facing the woods and taking the dog out. Have to pay $25 to use gym after 6 pm and $5 for each guest at the pool.
This is exactly what we were hoping for! Moving under pressure can be overwhelming. The staff and managerial staff at Arbor Point have been great. Always replying to any and all questions I have via email or by phone. They are taking 2 weeks to prepare my apartment to their standards before I sign the lease and move in. No quick turn overs with this company. Hope to be happy.
Arbor Pointe offers one and two bedroom apartments in a range of prices depending on the floor plan and location of the unit (third floor is more expensive). The people are generally friendly and for the most part keep to themselves except for the occasional "hello". The floor plans (at least in my case) are spacious and deceivingly roomy. Maintenance is usually quick to respond to an issue unless they do not have a part, in which case you may be waiting up to a month for a repair. The emergency maintenance hotline is always answered promptly. Noise has not been a problem but you can definitely hear the people the live next to you if the TV is up too loud or is the people above you are walking with heavy feet (but this is to be expected anywhere). The community does not feel unsafe and is animal friendly. The location is convenient and close to route 4, 7 and 2 (but everything is close when you live in north delaware). The good things in this complex: the kitchen is spacious, and has room for an additional table, shelves or even some make shift counter space; the space is good especially for one or two people; does not feel unsafe; office and maintenance staff are very friendly; nice location. The down sides to MY experience: part replacement can take a while; there are a LOT of bugs and they somehow get into your apartment (it doesnt feel "dirty" but be prepared to squash a spider or two every day); while appliances and paint and carpet are new, you can tell the structure is old (but not unsafe or unreasonable). I would recommend the place as a starter or if you dont plan on living in the area long enough to justify a house. I would recommend looking at ground or second floor in order to east move-in hassles. I would also recommend getting to know your neighbors so its not weird when you knock on their door and ask them to turn down the TV. Overall: 3.5 out of 5
