Nestled along the Arkansas River, Heights is an upscale neighborhood and is known as one of Little Rock’s best neighborhoods to live in. The neighborhood was given its name because many of the homes are located on bluffs, allowing for awesome views of the river. Boasting manicure lawns and tree-lined streets, Heights is known as an upscale community, but there are some affordable and mid-range housing options available as well. Residents in this family-friendly locale enjoy access to great schools and abundant amenities. While living in Heights you won’t have to go beyond the neighborhood to get what you need with a plethora of mom-and-pop shops, high-end boutiques, and eclectic restaurants along Kavanaugh Boulevard and R Street. When locals aren’t shopping or grabbing a meal, you’ll find then spending time outdoors golfing at the Country Club of Little Rock or exploring a waterfront park like Rabsamen or Murray Park.

Property Ratings at Arbor Pointe at Hillcrest
Recently moved from there. Towards the end of our lease period, we had a rat move in with us. I lodged several maintenance requests because of the rascal. It was close to a foot long and first chewed up the temperature sensor in the oven, then started chewing up the cabinet beneath the dishwasher, moved on into the living room under our sectional and chewed up the carpet all the way to the sub-floor. Did the same thing in the secondary bedroom under my son's bed. Maintenance provided me with glue boards to catch this rodent with but it pulled off of the board and chewed it up. The dishwasher stopped working about two weeks before our move out date as well. They will tell you that pest control comes around once a month...they don't. Takes F.O.R.E.V.E.R for something to get fixed. We had outlets in the primary bedroom that didn't work. The vent in the secondary bedroom did work...A/C could be on and no cold air would blow in that bedroom. Cabinet/storage space in the kitchen was a joke. If you have pots and pans, there is only one small cabinet that you could use unless you store your pots and pans in the oven or like crawling under the sink to retrieve your pots and pans. The pictures of the complex are nice to look at, but only one pool works, not all units are updated, and if they tell you that your unit will look exactly like the model you tour...with all the updates...it won't. Look somewhere else...you can find a unit somewhere else with a little bit more square footage and pay less per month than you would here. The location is what you are paying for and it's not worth what they want.

I’ve been here for a while and it’s not a smoke free environment apparently! If I can’t smoke a cigarette in my home the it’s not even considered a home and the rent makes no sense the management is terrible they were good a first but nah on top of that we can’t have anything on the patio unless it’s out side chairs and stuff what about my grill huh everything is a fine smh I’m glad I’m gone

Hi, Thank you so much for your feedback. While we appreciate your concerns and desire to be able to smoke in your home and grill on your patio, these are safety issues for those that live in the community that have to me continuously addressed. We are a smoke free community for the health and safety of our neighbors and their pets. Grills aren't usually allowed in multifamily dwellings as they are a serious life safety issue as fires can spread rapidly and lead to loss of life. We are looking at adding some outdoor grilling areas throughout the community for your convenience that are a safe distance away from the buildings. Thanks again for your feedback.
They don’t care about their tenants, only care about getting paid. They don’t care if stuff is broken when you move in.
The floors sounded and felt like they were going to fall through when walking across them. Very old gas stove/oven. Multiple packages were stolen from the front door. After moving out at the beginning of April, I continued to receive bills by email. I contacted the office and told them that I had moved out and turned in my key and was told to disregard the email because it was automated. In June a manager contacted me and asked how I intended to pay my balance. I again explained that I had followed all the proper steps and moved out in April with a move out notice given in proper time. She apologized and said she would fix the system and that management had changed. Fast forward to now and I just received another bill for $3700 for an apartment that I moved out of in April. There has been multiple attempts to contact a manager with no response. I do not recommend this apartment to anyone.
I visited these apartments and they say they’re remodeled but they’re not renovated. They painted over old paint. The windows are old with spider webs. Everything is old and outdated.
Management has changed a couple of times since the beginning of the year. The office staff represented by Elmington Property Management ignore maintenance request, have no formal communication & are often in the office doors closed & locked not answering the phone. After a couple of years as a happy resident I can’t wait to move a.s.a.p.
Ive been here since 2013 and ever since Dina left this this apartment complex has gone down hill. You have to basically beg someone to come fix stuff. Sending 3 and 4 maintenance request. Then when you call to talk to someone in the office they want to argue with you and tell you it's fixed. Cathy is the worse. She doesnt listen to anything you have to say. If you have a grievance good luck. She will talk over you and cut you off. I wouldnt recommend this apartment complex to ANYONE!!!

Hi we sincerely apologize for your experience and assure you this is not the level of service we provide. We hope to exceed your expectations going forward and hope you'll continue to stay with us.
After living here for three years I’m very glad to be gone. If you want to live in a cheaper unit prepare to have unbearable heat problems that office staff will be condescending about (“I know it’s hot outside!” as I work all day in an air conditioned office) in spring as residents can’t control their heat or a/c. If you like to swim to relieve said heat issues prepare to wait until mid to end of summer to be able to do so. If your apartment is robbed of all your expensive electronics, breaking a lease to move somewhere more comfortable will still cost you $2k . Utilities are paid through one company and you have to call the company for them to give you information on the fact that you are actually paying an average of the usage of your building and not your individual unit. This is not information provided to you transparently during lease-signing nor is it even a thing that office staff know about half the time. These units are also not nearly “nice” looking enough for the price you’ll pay. Price is all about the location (walking distance to a lot of things, maybe the only upside to living here.) Also prepare for a bumpy ride from the pot holes that are rarely fixed and hilly environment, and if you don’t have the best car you will never get out during a snowstorm/icy weather. Lastly, work orders. My upstairs neighbors tub broke, began to leak into our bathroom, and actually flooded the room at one point. The leak caused a hole in the ceiling, luckily close to being over the shower. After three or four mentions of it to the office, it still occasionally dripped into our bathroom and was never mended. Probably created a ton of mold in the ceiling. Also, the outlet that our oven was plugged into stopped working. After four or five days of no maintenance person, they finally came in, rerouted the oven plug, and never fixed the outlet. One day they changed the water heater of our upstairs neighbor as it had begun to leak into our outside storage area. They came to change ours as well, and instead of hauling the old one out, they lugged it over our patio onto the parking lot below. Pieces flew off, fairly certain one hit a nearby parked car. Completely unprofessional.
Even if you have spectacularly low standards, this place STILL won't manage to meet them. The management doesn't communicate with residents when there will be updates or changes. They recently updated the washers and dryers from coin operated to card operated - there was no notice and the laundry facilities were shut down for 3 straight weeks. Also, you have to purchase a card through the office in order to operate the machines (again, we were not told this). The air conditioning doesn't work. And residents have NO control over when they have heat or air. There is almost no notification for when they switch the heat on/off. If you live here, you will need to purchase a window AC unit, otherwise you'll sweat to death during the summer. Maintenance issues take forever to get addressed and almost never are fixed correctly. They will overcharge you for rent - you can sign a lease saying that you will pay X amount each month but they will then charge you for the "market rate." Management overcharged us for 8 months until we could get the issue resolved. If you pay your rent through the portal, you will be charged a convenience fee (hence why it took so long to fix the rent issue). I believe they may be updating this soon but I'm not entirely sure. Vehicles get broken into often and management has done nothing to address the issue. They essentially allow anyone to move in so the residents range from sweet families and recent graduates to drug addicts and criminals. Move here at your own risk. Hillcrest is a beautiful area and an amazing community so this complex seems perfect since it's fairly affordable and close to everything in the area. Unfortunately, the management is sub-par and doesn't seem willing to change.
Crestwood really is in the best location of Little Rock, and it it has the best prices for the area. It is not much noisier than any other complex, and any problems are fixed relatively quickly. What sets this place apart is the staff. Dina is an angel, and she has been nothing but kind and efficient whenever any question or problem arises. The maintenance workers are very quick to respond, even on weekends. Everyone there is top-notch, and the epitome of professional. If you check the property out and like it, but you are on the fence, the people who make up the management should put you over the edge. I could not ask for better surroundings in that regard.
Crestwood Manor is a great place in Little Rock's best neighborhood. Restaurants, shopping, the zoo and even War Memorial Stadium when the Hogs are in town, WOOOOOOOO PIG SOOOOOIE!!!!!!! There are townhouses, studios and flats to choose from. Some of the units even have utilities paid!! Two pools to choose from and laundry is on site. Three excellent hospitals are within minutes. Historic neighborhood with friendly folks and community pride.
