125 dollars on top of your rent for utilities for an apartment not a townhome, not including electricity, they are penny pinching and could careless if you can afford it. 65 dollars per adult for an application fee and 195 for a non refundable admin fee. I’ve never seen such high fees, Wow!!! Pet rent is 40 per animal and 325 nonREFUNDABLE pet fee per pet. Seriously that’s excessive. Not worth it and they don’t even show the laundry rooms cause they’re vandalized and has bed bugs!!!

I have been a happy resident now for nine months. I live near the front of the community on Stonegate. I enjoy a quiet, relaxing, peaceful, clean environment surrounded by lovely landscaping. My view of the trees from the balcony is the best from my reclining sofa. It was difficult for me to read the previous reviews and believe they were about the same property I reside on. Everyone has an opinion about their own personal experience, but I also factor in that everyone has a personality too-some kind and others unkind. I have always had pleasant and professional interactions with all staff including Madison, Maggie, and Amanda, and Tammy and Maintenance. I was very excited to see my lease renewal because I knew I wanted to live here for another year. My work orders are responded to in the same week if not the same day. Once I didn't know how to work the hot water so I called emergency maintenance and someone arrived within the hour to help me. The pool, laundry rooms, and tennis courts are well kept, I feel safe here and my overall rating from my experience is a 5. We do have a gym on the property that I have not been able to use, but when you factor in kids (who tear up things and need to be taught to take care of things) you can imagine the state that it's in. My only other concern, in addition to the gym issue, is with parking. When I first moved in- there were plenty of parking spaces, but now I can't find a space for my car. I don't know where suddenly all of the cars have come from, but it's frustrating when I can't find a place to park in front of my building when I didn't have this issue prior. It would be nice to have assigned parking so that I knew I had a guaranteed space no matter what time I come home- instead of applying the first come first serve method. I live here! This is just my .08 cents on this property and I'd recommend that you take a tour, interact with the staff, and form your own perspective.
I would not recommend anyone moving Arbor Pointe. I experienced pest problems, sewage problems, and the parking is horrible. The current manager is incompetent when handling issues. They say they understand but their action don’t reflect their words, which say this company lacks integrity.
Please do not move here. The management is the worse. They pretend to be nice but their actions clearly show they do NOT care about you. I’ve had numerous problems with pest control and a incompetent manager who is a bold face liar.

Sewer backs up on Friday nite it gets fixed Monday nite no one answers emergency line. They renege on promises and will retaliate for reporting issues.
My daughter and son in law live here. Not only is the plumbing incredibly out dated, it leaks causing mold. They have mold in the living room carpet and on the walls. I have contacted the health department to rectify the situation as the only option they were given was “that the carpet would be cleaned”. Anyone knows this doesn’t cure mold. When I spoke with the manager, whom is incredibly rude, I was told “I’m not on the lease therefore she can’t discuss the situation with me”. That’s fine. I guarantee she will discuss “the situation” with the health department. DO NOT LEASE HERE. I don’t generally give negative reviews, ever. But this one is completely necessary. When it comes to the health of your children, there is no room for “fluff”.
I would NEVER recommend anyone to live in Arbor Pointe. The customer service is terrible and the maintenance is even worst. I have lived with a hole in my ceiling for over a month from water leaking from the roof. There is mold growing and the carpet is mildewed. Monarch has done nothing to fix the problem and continues to drag out the issue. I requested to move elsewhere for the safety and health of my children and they denied my request. All they care about is money, there is no concern for the residents or their safety.
Under new management! Monarch Investments bought out PLK Communities. The staff is more professional and courteous! The new staff has new strict guild lines in keeping the community safe. I had applied for a new apartment a couple of weeks ago under PLK, but they never got back with after I got approved. So I went in today to find out what was going on. I asked for the Rep that I was working with, but the new staff (Monarch) told me that the PLK is no longer owners of Arbor Pointe! The new staff was very helpful. So check them out!!!
This place is full of bed bugs, The maintenance sucks and they never fix anything.
They towed my brothers truck cause they don't have enough parking and refused to pay the tow bill. Then towed my car cause my tire pressure was low. I was parked in a parking spot I will add. No notice just towed cause one tire low on air. I've never heard of such nonsense in my life and I don't want anyone else to have to deal with these scam artists. Broken freezer, ac unit is loud, I can go on and on but you get the point. DONT MOVE HERE!

I have tried to contact this property four times over the phone, nobody ever picked up, and one time through email, no reply. Do they not want to lease apartments on same days? Are there specific days they do feel like doing their job?! Needless to say I've rented at a competitor's property. I would NOT want to lease from a property who has office staff that doesn't like to work. What does that say for being an actual tenant? It says you'd have a constant headache when issues arise. Not worth your time!

Today I awoke to the unpleasant surprise of finding that my car had been towed. Who by? None other than Arbor. They left me a notice to have me tags renewed, which I did online. With proper documentation taped to my car windows showing that my up to date tags were en route via mail they decided to tow my car anyway. When I contacted the office, this overweight blonde woman yelled at me and tells me to leave the office (even though I was being civil and calm), insulted my character, then proceeded to tell me that if I have a problem with this situation then I can get a lawyer and contact their legal team. I've lived here for 3 years and have never missed a payment and this is the thanks I get. Now with Christmas looming and an unexpected $200 impound bill, I am one unhappy renter. Will be moving when my lease expires.

I've lived here for almost a year, and I've got to say it's the best apartment ive lived in so far. Arbor pointe is well lit and well maintained with ample parking. If I have an issue with my unit maintenance is here within the hour. The only thing is the rent is a little pricey but I guess when you live in a nice neighborhood you do have to pay!
