Went thru same situation previously report in another review regarding AC. Had to sit in rental office for 4 hours just to get someone to address my AC problem. took 2 weeks to fix and they didnt even want to pay for my hotel. Supposed to be a no smoking establishment but people are smoking in their apartments and it's coming through the ventilation. sent 3 emails and came in person to complain. nothing change. my whole place smells like cigarettes
Pest issues. Rent is extremely high. The inside of the buildings are filthy. Parking is terrible. The leasing staff when I first moved in 2 years ago were so nice and helpful always. When they switched over management the new staff never answers the phone and are rude. Almost everything in the unit broke at some point. AC broke multiple times and was told the units are “old” and “won’t get replaced until they can’t repair it anymore”. I went without air for almost two weeks and was given a BOX FAN when calling emergency maintenance to cool my entire apartment before they replaced it with a new system. Worst living experience.
Arbor ridge has been extremely thoughtful and attentive to our needs. The maintenance team is fabulous, handling any problem very promptly and kindly. They are real wizards. And the staff is very human, nice, understanding and compassionate. We love the Arbor Ridge apartment. They are really spacious on the inside and have nice Swimming pool . Arbor Ridge really maintains everything inside and out to keep it looking pretty and clean. Whenever we've had any issues they've been more than willing to discuss them and to find a good solution, which is rare in other community. They are also GREAT about allowing pets. I would highly recommend renting from Arbor Ridge and I can assure you, I am a real resident here.
The apartment is decent but the price is a little high with no utilities included. The walls are somewhat thin. You can’t hear everything but if you have children living above you or people who like loud music good luck. Our BGE bill is outrageous for a low ceiling two bedroom in the summer time. Called both the apartment and BGE nothing was done and then the AC coincidentally broke in September. Was told we had to wait till next year for it to be fixed. When we first moved in (in the middle of July )the AC didn’t work at all! The first maintenance man did not fix anything. Had to call again and they realized the apartment wasn’t getting air at all they had to reroute it. Even with that fix one of the bedrooms would still be 10 degrees hotter than the rest of the apartment. Complained about that and was told to just close other vents if that didn’t work nothing else they could do because “the system is old” The location is great and the neighborhood is quite. I can walk my dog safely. Efficient in removing snow and they clean the hallways frequently. The pool and gym are veryy small considering the rent rate. However I love the lockers for packages gives me piece of mind.
I’ve lived at The Point for a year, and just renewed my lease. I truly love this neighborhood, and the leasing staff is top notch. Kallen, India, and Rafell are all very professional, kind, and super helpful. I can’t compliment and thank them enough for helping me feel so comfortable, particularly since this was my first time living alone. I feel safe here, and actually know my neighbors. Feels like home for sure.

The office staff will portray themselves and the community positively to get residents. Once you sign the lease you will see a disrespectful office staff, units in need of constant repair, 20 year old appliances that are often malfunctioning. Pest issues, parking issues, if you want a decent parking space it will cost $100 monthly. Business center with broken computers and printers, no ink and you must bring your own paper. Residents are not allowed to walk through the lobby once becoming a resident. The noise level is unbearable, buildings are smelly and dirty, patio furniture has been stolen, etc. .

Apartments surroundings are maintained well. Nice to be here. The location of the apartments is quiet, convenient, and the property is always maintained. The standards of professionalism is always displayed by the staff members with a polite greeting, warm welcome and sense of urgency to assist with whatever is needed. Thank you management for a job well done!
Briarwood was good (Avalon management) But not the current management (Panco) . They are not really concerned about tenants. if you expect them to solve any issues , you are wrong .. No way they will do it. Had a very bad experience with property manager and the staff at leasing center. Not worth for the rent your paying , there are many better choices around in owingsmills for less rent . Better SqFt, better community so on ... Not quiet safe, Car wheels were stolen twice(even with wheel locks), and the response from property manager when complained is "Crime has no address and we are not responsible" . If you are a family and having kid , think twice before you lease here . They can even send lease violation/termination notice for the noise made by 1 year old kid (even in non silent hours). they charged a huge amount for the stains on the carpet which was used for more than 3 years . So you can expect many surprises and additional charges while moving out even if you clean the apartment . They suck your money with all unknown charges. Fear "Panco Management".
Do not move here. All they want to do is take your money. My ceiling have been having issues since 6/10/18, they have ye5 to resolve the issue. They refuse to move me to another unit. The property manager cara nettles is ver6 unprofessional. She will yell at you and if you are right and she’s wrong she will call the police on you to band you from coming into the leasing office. Yes she called the police because she was wrong for over a month regarding this ceiling
I have lived here for years and this apt was great when it was managed my Avalon as it was called Apts of Briarwood. In Aug 2017, they lost the bid for this apt complex and the new management company is Panco. It’s been a nightmare ever since. I can’t wait until my lease is up. I will not be renewing!! The leasing staff is very rude now under Panco, but was completely different under Avalon. Kallen especially as she doesn’t have a clue!! Cara is the new property manager and unfortunately you are only as good your staff. The callboxto my bldg is still broke and is going on now 7 months and it still hasn’t been fixed. They keep saying oh the company is coming out to fix them all. I’ve reported this problem numerous times since sept 2017 and it’s now Feb 2018 and it’s still not fixed. The carpet used to get cleaned regularly under Avalon, but Panco has yet to do it and there are stains on the carpet hallway floors as well as trash left which no one gets up. The maintenance staff take extra long to respond to requests. Maintenance staff takes up all the parking and double park there cars/trucks. The leasing office take forever answering the phone that even when you go in, you have to insert yourself to get some assistance!! There is dog poop left everyone as they should be making or enforcing neighbors to clean up after there pets. Kallen in the leasing office spends all day writing stupid messages on the message board instead of doing her job as a leasing agent like assisting your tenants, maybe answer the phone or actually help someone for once!!! The grounds aren’t clean as they used to be. Oh and when it snows they never put salt down until well after, but by this time it’s icy. Under avalon management they always pretreated and kept the sidewalks clear so people can walk. Not under Panco this winter I slipped numerous times because it was icy due to this sorry apt complex not putting any salt down.. My friends now ask me if the grounds are treated otherwise they aren’t coming over because they have seen how bad and icy it was at my apt complex on more than one occasion. it’s a wonder no one has fallen yet- a lawsuit waiting to happen!!

I moved into these apartments when Avalon was managing the property. When I heard that Panco would be the new property manager I was upset, since I had just moved from a complex which went through the same thing and the people who took over were horrible! But I was pleasantly surprised by Panco and their willingness to assist us to assure that we had everything we needed. The property is well maintained, they have started making improvements, and the staff has been very helpful and professional. The service team goes that extra mile to keep everything running smoothly. My only complaint would be the small size of the apartments. I had more more space in my previous one, but I do so love the setup. I am optimistic that this will continue to be a good location for me. Thanks Panco.
The location of these apartments are in a great area that is close to everything from markets, shopping, highways; even local farmers markets. The amenities are also great and convenient! Having a washer and dryer inside your apartment is very convenient. The employees are great from the leasing office to the ground keepers. They have a really nice club house and pool area that is great for cookouts and events. I love it here!
Having lived in this complex for over 2 years in both an apartment and a townhouse, I have nothing but good things to say. The staff has been very helpful with everything, including adding and releasing roommates, transferring from an apartment to a townhouse in the middle of a lease, and completing maintenance requests very quickly. We have never had a problem with noisy neighbors or other disturbances. I couldn't have asked for a better experience for my first time renting an apartment.
I have lived at the Briarwood apartments for a year and a half now and I have had a great experience so far. As a single woman it was very important to me to find an apartment that I felt safe in. I love that you have to have a key to get into the building so not just anyone can just walk in. Even your guests have to be buzzed in in order to enter the building. The staff is very friendly and helpful and they truly care about your experience here. My building is very quiet and my neighbors are very friendly, everyone says hi and has a smile on there face. I highly recommend the Briarwood apartments you won't be disappointed!!!
The community is very nice and clean. There are lots of children so it is noisy at times. The maintenance staff is great and they will take care of things in a very timely manner. The office staff was very helpful with my move-in process; however, the office hours are extremely inconvenient for anyone who works 9-5 hours. The office holds packages if they receive them, and they will not deliver them to your room (even if you request it). So once the office is closed, you will have to wait for your package until the next time its open. It has been 3 months since I have moved out and I have yet to receive my $350.00 security deposit. This is partially Briarwood's fault as well as the whole AvalonBay Community. A Briarwood associate entered my forwarding address incorrectly so the initial check was sent out to the wrong place. Once I found out about there mistake, I asked to have another check sent to my new address and the AvalonBay representative was very helpful, however, it has been over a month since he "sent" the check out. I called again today to see what the issue was, and this time the representative was rude and suggested that I check my local post office (I live in Baltimore City so there are about 5 of those) and see if they are holding it. When I told her I would prefer she just send another check, she acted like my request was insane. I think it is insane they expect me to go search for something they owe me! In short: A nice community but the office and corporate office are not easy to deal with!!! And they don't appreciate their residents!!
