Property Ratings at Arbor View
We moved into one of the new buildings, seemed great at first. Until we discovered there wasn’t a functioning stove/oven and they gave us an air fryer/toaster oven combination and hot plate…insulation sucks so you can hear upstairs all the time. Moving out soon.
We waited 3 months to move in thinking our apartment would be ready. Upon moving in the apartment was being worked on by maintenance. We have had 3 major leaks, black mold in our bathroom, continuous hot water issues, our front door lock barely works, the tub doesn't drain, and no one ever fully fixes any issues that happen. We have only been here for 7 months and each month is a new issue.
Management decided to chop down the lovely woods in the middle of the complex and literally bulldoze the children's playgrounds to make room for more ugly apartment buildings. We have been living in an active construction zone for over a year, they also removed one of the laundry centers leaving only one for many dozens of apartment buildings. Constant noise between construction equipment and faulty fire alarms going off constantly, which also means nobody actually knows if they function properly in the event there's an emergency. Rent goes up an unreasonable amount every year, roof is leaking, window has holes, management refuses to do anything.
This complex was great when I first started renting, however that has gone downhill very fast over the last year. The company that owns the property cut most of the woods down in the center of the complex and has shoved 2 large additional apartment buildings in. They demolished one of the common laundry area leaving the 54-building complex with 8 washers and dryers. They gave the tenants no warning that they would be living in a construction zone for a year +, and when confronted with this the answer was that the renters could leave if they wanted to. The buildings have gone into serious disrepair all while they are spending millions of dollars in our faces on the new buildings. Now, while we are all living in a construction zone they are upping the rent by 13%.
This apartment has been the worst mistake we have ever made. It sounded amazing and perfect for what we were looking for when we saw it. However, the moment we signed the lease, everything changed. They charged us for an extra month's rent, ON TOP OF the first, last, and security, before we moved it. We had to clear our accounts to get it done! Then, a month later, we were informed that it was a clerical issue and that we did not need to do that. The front desk was cold, and in the end, completely destroyed our finances from the start. The apartment that they showed us was not the one we moved into and did not even have the same layout. It was a total bait and switch. This apartment is disgusting and outdated. The appliances are is disrepair. The way they charge for utilities is a complete scam. In the winter, you could keep your heat low to save money, but if ANYBODY else cranks the heat, YOU have to pay for it. In the summer, if everyone is blasting their AC, and you are conservative with yours, you still get stuck with the bill. There is no way to save money because fees go up daily. The roads and parking lots have so many potholes, it has damaged my car, and the grounds are covered in dog poop(because the provided bags run out weekly and are not replenished), and trash overflowing from the 3 dumpsters provided for the entire complex. Do yourself, and your family a favor and do not sign yourself into this awful agreement!!!
This is a nice apartment complex. The units are good sized and I love that my pets are welcome. Front staff is hit or miss, some are great some are not too interested in helping or answering questions.
Beechstone has been a nice place to live for me and my family, it is pet friendly and for the cost, it is a really nice place to live, I have a first floor Apt with patio and a very awesome look to the woods. I really limit my conversations to the management team to "I'm here to pay the rent, [some cheap chat]" and be gone, I have never needed anything repaired, except for the sliding door on the patio, which was fixed by one of the crew members while he was working on something else near to my apartment.
Found out the security for the front door is a hoax; all front door keys open all buildings; only have three dumpsters for approximately 300 apartments; recently repainted the parking spaces and have added one handicapped space; there are no interior lights when you enter the apartment unless you provide it -- the first apartment-provided light is in the kitchen which is about 16-18 feet from the front door (the only lights provided were in the kitchen and bath) Updated appliances but in only one apartment put in a self-cleaning oven; the rest of us got plain clean-it-yourself ovens. Perhaps with the new owners things will get better. Close to Wal-Mart and I-95 and downtown Portsmouth.
The location is great, close to the beach, downtown, restaurants, stores and conveniences, and major highways. The previous management company (TGM) was horrible, borderline criminal. Google it. A new company just bought them out (Forest Properties, LLC) they seem better so far.
This is absolutely the WORST place I have EVER lived. Once you sign the lease the management could care less about you. Takes DAYS for maintenance to come fix something and when they do, they can just walk right in with no notice at all. (And can walk in with NO notice for ANY reason at all.) The utility company they use is a joke. Just a call center out of New York. Charge you everything if you want to pay the bill online instead of mailing a check or cash in (don't take payments over the phone either) and the management team neglects to tell you that when you move in. ALSO they don't tell you how the breakdown of the utilities are. The way they "split up" the charges is/should be illegal. So you could try to conserve water/gas all you want, if someone else in your building is using a lot you're stuck paying for it. The trash pickup is ridiculous (which is part of that insane utility bill.) The trash is PILED up and outside all the bins constantly. One month after living there we decided we HATED it and wanted to leave but they lock you in the lease and they told us that we would lose our security deposit (which I expected) and that we could be financially responsible for charges that incur while the apartment sits vacant for the length of our lease, WHAT?! We finally were able to get out of there and they charged us "damages" for the stupidest things. I spent THREE DAYS cleaning that apartment spotless and they still charged us almost $200 in "damages" which included Steam Cleaning the kitchen floor. That isn't standard procedure for when a new tenant moves in?! Lastly, the office was rude as heck! I work in Customer Service and know how to keep my calm and be nice in all situations but they even had ME storming out and slamming the door in their faces. UGH! Horrible DO NOT MOVE IN HERE!!!
