It may not have the flashy reputation of San Francisco or Los Angeles, but Sacramento embodies the very best of what makes California so unique. The city is well known for preserving its history, from early settlements like Sutter’s Fort to the gorgeous 19th century architecture of Old Sacramento to the artifacts in the Sacramento History Museum. Pop culture and the fine arts are well-represented, with local stages hosting symphony concerts and rock shows and galleries displaying works by the old masters as well as modern upstarts. The local restaurant scene is famous for its heavy emphasis on “farm to fork” principles, making it one of the best places to find fresh, locally sourced food.
Those living in Sacramento love to take advantage of the mild climate, whether that means biking the River Trail, taking the kids to Fairytale Town, or heading over to Sutter Health Park to catch a River Cats baseball game.

Property Ratings at Arbor Walk
It's great, very quiet, and it's a laundry room, a swimming pool, and even its own gym. Arbor Walk is in a safe place, helpful managers, comfortable accommodation, and all the amenities. I recommend it!!
Perfect location, apartments are easy to get to from the freeway. I work in Roseville, my husband works in Elk Grove, it's great to meet in the middle and come home to a perfect apartment.
I’ve been a resident of Arborwalk for some time now, and it’s truly a wonderful place to live! The grounds are beautifully maintained, creating a peaceful atmosphere. Maintenance requests are handled promptly, which really sets this complex apart. The manager is exceptionally friendly and always available to assist with any questions or concerns. If you're searching for a welcoming community, Arborwalk is the perfect choice!
This is a very nice place located off of Auburn Road near train stations and the freeway is very quiet. The community has a gate which makes it safe. It has really nice amenities such as washer, dryer dishwasher, and nice balconies. It also has on the grounds washing facilities for items that are bigger than The typical wash clothes such as blankets and comforters. It has a mail room concierge. It has a nice little gym and a pool with a barbecue area in the pool the staff is really nice. The neighbors are really nice.
I’ve lived at Arborwalk for a while now, and it’s been a fantastic experience! The area is beautiful and well-kept, making it a pleasure to come home every day. Maintenance is always quick to respond, which is a huge relief. The manager is incredibly friendly and helpful, making residents feel valued. It’s so great that some of my friends have moved in too! If you’re looking for a wonderful place to live, Arborwalk is definitely the spot!
The best apartments! Manager Connie is just super! She is the most competent specialist in her field that we have ever met! She will always come to the rescue in any situation and resolve them as needed! Handyman man (unfortunately I don’t know his name) does a great job! You don’t have to wait for him for weeks, he comes right away and does his job! If it were possible to give a higher rating, I would!
I really like our apartments. It is very green and the nature is beautiful here. The apartments are clean, bright, comfortable, and conveniently located. I also like our manager Connie. She approaches her work very responsibly. She is responsive and will help at any time! This is very important to us!
Been here for about 6 months so far with my partner and any problem we’ve had, Connie has been on top of it and gotten it fixed for us. She’s available and responsive and genuinely cares about her job. The property is nice with lots of trees which is so nice to look out and see leaves instead of concrete and city. The downside is the in-unit washer/dryer all-in-one machine is small and doesn’t dry well so we ended up using the communal laundry room. Overall it’s been a good first apartment together and an important step in our life.
nice apartment, we like everything, we’ve been living here for two months now.
I have lived here for about 3 months now and have had a great experience. The on site manager, Connie, is as good as it gets. She is very attentive and supportive and always quick to respond to my needs. The complex and apartments are clean and quiet and the surroundings are beautiful - like picturesque Tahoe! I'll happily re-sign my lease next year!
We have been living here for one month, we like everything, responsive manager. Overall a good residential complex.
these apartments are very nice. i really like the atmosphere in the apartments. the territory is quite big and green. there is a cool swimming pool and BBQ area.
beautiful, quiet area, compact apartments, we have a washing machine in the apartment. I especially like the intimacy of this residential complex and excellent management. I would especially like to note the speed of reaction and problem solving, in any situation the manager always meets halfway, the attitude is kind, family-like.
I have lived here for few months and this is a great place to live on site manager that gets things done and very nice apartments I would def recommend these apartments
Bad parking.Worn-out household appliances.
The only plus is the beautiful trees. The apartments are average. We had cockroaches. Security is terrible. Steal things from the yard. Glass cars are broken. There was even a car theft. There are no cameras in the yard.
I don't recommend it. The complex is not modern. The apartments are old, cramped, without ceiling lighting. The rent is very high. The complex has more than 70 apartments and only one swimming pool. There is no common area for children to relax and play. Children are constantly being reprimanded. A window in a neighboring apartment was broken. Mailboxes were broken. Cars are stolen. They open cars and steal things from them. Bad complex. I do not recommend these apartments!!!
4 minutes ago NEW This complex is horrible!! The infestation with German cockroaches is a problem that is so bad that the building needs to be tented and fumigated! In the past 6 months I have had my apartment sprayed every other week and has not remedied the issue. We are living with with all of our belongings vacated and boxed up for bi-weekly treatments that are ineffective and all the while being required to continue paying the rent of a luxury apartment. It's is absolutely ridiculous and the worst living conditions that I have ever been subjected to. Unless you are wanting to live with roaches, rats, domestic disturbances and constant police activity, I highly discourage this falsely advertised luxury apartment complex
DON'T MOVE HERE - Now that I've officially moved out I can speak on the issues at this location. First of all management seems nice but once you've moved in that all changes, as I've been told this locationbeen through multiple Pest infestation, not smoke-free, creepy employees, horrible management, poor parking, appliances that don't work, trash everywhere and not getting your deposit back. Good grief
When my daughter move out of the apartment 52, we leave the place spotless clean. We was proud of our good job. We was surprised by their deducted paining and cleaning cost from our security deposit. They said they deduct normal wear and tear from deposit and charge the tenants for professional cleaning and painting for next one. I don't think that is right. The business rule is not deduct normal wear and tear. The tenant shouldn't bear their maintenance cost.
!!!!BEWARE!!!Lived at this complex for 7 years. Have been through about 5 managers in that time and would have to say that the current manager and management company is the worst I’ve ever dealt with. From notes on my door telling me about random inspections every other week (which forces me to have to stay home to let a stranger into my home for 16 minutes), to the maintenance man never coming to fix any of the million things that have broken in this poorly renovated apartment, not to mention the fact that it’s equipped with the cheapest appliances money can buy. The website states washer AND dryer however it’s just a washer with a steam dry option that takes 3 hours. I would not recommend this complex to anyone, especially with how high they have raised the rent for how tiny they are.
I paid my rent in advance from the very start that I rented the apartment. I was warned not to do that because it is likely that they would end up keeping my money. Sure enough, that's what happened. Now I will have to take them my bank records and get a statement from my bank to show that I paid my rent ahead of time and hopefully I will get my money back. I don't feel it is fair to be going through all that trouble. I feel that instead of being rewarded for paying my rent on time, they only cared about finding ways to get more money out of me. I also do not find the companies who run the apartments to be honest. They come into the apartments to do checks way more often than any other property management company I have dealt with, and it feels very invasive to have people I do not know or approve of coming into my apartment when I am not there. The apartment is also very dark because the living room window is shaded by a car port, there are stairs leading to the 2nd story in front of the kitchen window and there trees around the apartment that make it very shady. I personally like bright apartments. Because it was so dark inside, it caused my electric bill to be very high because I had to use the lights more than usual. It was also very dusty inside the apartment which broke my CPAP machine and it seriously aggravated my asthma. When I complained and showed them the filter on my CPAP machine which was literally charred (I still have it), the property management company said they would change the filters in the air system every month, but they only did it once. At first I thought the CPAP machine was defective and took it to the supplier to complain, but it was found after examination of the equipment that the malfunction was due to excessive pollution in my building. Even though I was sick and showed the property manager just how bad the pollution was, she kept saying, "we cannot stop construction" and she never moved me to a unit where there was less debris in the air. So many people have moved out. It is really disturbing to see the turn over in these apartments.
Sarah dosent know, i dont know, the construction people dont know, and im sure her boss does not know. Where is the parking. There is none, and sarah cant help fix the problem so dont ask her.
I have lived on this property for over 5 years. When I moved in the property was called Heritage Park. It was managed by the owner directly. She was a sweet woman who knew how to treat people and communicate when changes were occurring. Within the time I have lived here we have had 3 other managers and the property ownership changed to Arbor Walk. When Arbor Walk bought the property they brought the worst apartment manager I have ever dealt with. The clientele has been getting worse, dumpsters are always overflowing, laundry facilities are often not clean and full of trash, children have no place to play and instead use the laundry facilities, utility boxes, and blind curves on the street as their play places, often leaving their scooters and toys discarded in the streets. Arbor Walk is upgrading the apartments as they chase the people who have lived here away by raising the rent, making tenants pay all of the utilies (including trash, water, sewer and even administrative fees), not communicating when work is being done on the property.
I'm on the second story tucked away in the back surrounded by redwoods and a couple other massive trees. Along with my plants on my patio u could mistake it as the jungle. I'm happy with it
