Property Ratings at Arboreta Apartments - Newly Renovated in 2...
I highly recommend that you avoid renting here at all costs. The management company that owns this complex is terrible. It takes forever to get maintenance requests done, even if it is a serious issue (like an active leak). Several buildings have a serious issue with cockroaches and black mold. If you do decide to rent here, demand to do a move-in inspection and document every single scratch and stain you find, no matter how small or insignificant. If you don’t, they will pin it on you. Also, don’t bother to do a good cleaning when moving out. They will take out a $100 out of your security deposit for “light cleaning” no matter how well you maintain the unit, or how good you clean it before moving out.
My car has been broken into 3 times. Sick of getting the windows replaced. I'm at a point where I just leave the vehicle unlocked and empty. Homeless encampments 3 blocks away under I-225.
Beware of move into Building 28. No Exterior wall lights No safety & Became smoking zone. Lots of cigarette buds and smoking smells at night. Few Unregistered cars in which ppl smoke. This place became Dangerous for family n children. Don't fall in trape of move-in bonus. If you're in 2nd level, your life will become hell. Building infrastructure is very weak and your ceiling will become noisy due to walking, running on ceiling and that will be even during your sleep hours..You will hear sonic booms all the day in your apts. Inquire about your neighbors then move. Management is waiting for big incident to be happen...
Been fighting the infestation for over a year in building 29 and they keep coming back.
Property Manager at Arboreta Apartments - Newly Renovated in 2..., Responded To This Review
Thank you for taking the time to review our community. We're sorry to hear that our accommodations didn't alleviate the pest issue in the first go. When you have a moment, we invite you to swing by our office so that we can get the ball rolling on an alternative. We look forward to improving your stay with us! Sincerely, Arboreta Apartments
The property itself is definitely kept up, it just isnt kid friendly anymore and you are the after thought even thought you pay to live there. They took out the only playground area well before covid was even a thing because the previous manager liked her dog more.
After experiencing a few tricky maintenance issues, I can't speak highly enough for Liz, Jeff and the maintenance crew I've had the pleasure to deal with here at Turnberry. My concerns were met with excellent communication, forward thinking and concern for my (and my cats) personal welfare. The maintence staff who entered my apartment were VERY respectful of my privacy, polite and agressively adressed the problem - each step that needed to be taken was clearly communicated with myself and the office staff. Bravo, Turnberry at Heather Ridge!
I have lived here for 3 years. I absolutely love the staff Liz and Jeff will work with tenants to get issues resolved. Professional attitudes and friendly faces. They allow all pets, aside from rodents and snakes, reasonable pet deposit and rent. I did deal with a bedbug infestation for a time, every time I saw a bug and informed management, treatment (chemical) was done, I would be free for a few months and then they would return. Upon my suggestion Jeff looked into heat treatments, and after 2 treatments I have been 100% free of them. They did use to have a playground for kids, but it was not seeing much use, so it was then turned into a nice sized dog run. Tenants allow their pets to play with one another. Very nice and quiet neighbors. Had a few bad apples about a year ago that would break the washers and dryers in the laundry room, and tag the stairwell; once management figured out who they were, they were evicted and the apartments are now back to how they were when I first moved in. I hope my new landlord will be just like the management here. Keep up the good work!
We love it here; however, the air conditioning is only 2 window air conditioners for our 3rd floor 2 bedroom apt. It's sweltering during the summer---even after adding another window a/c (to the 2nd bedroom). We would not be able to sleep without it! Also, there is no playground, even though it's listed. And the "granite countertops" are faux granite. But it's a fairly quiet, nice neighborhood, and a diverse community, which we like. We would stay put if it weren't for the a/c (and we would like in unit laundry). Good, helpful management, but hard to get office help if you work a regular full time job---opens at 9, closes at 4, closed from 1-2 M-F. Sat 9-1. To use the laundry rooms' washers and dryers, you must visit the office with cash to put money on a card that works in the machines, rather than coins. One Laundry Room in each building.
Pros: Cheap, pools are usually vacant, good distance form downtown & airport Cons: BED BUGS & RUDE STAFF - management took nearly 4 months to effectively treat the problem in our unit after complaining to them several times. We were not reimbursed for the hundreds of dollars we lost throwing out stuff that we could not salvage & the months we lived with bed bugs when they told us it was dust mites and spiders. They were always pretentious and condescending about everything - even picking up packages from the office. Only bright spot was Elizabeth in the leasing office - she was always kind and helpful and sympathetic to our situation. 50 characters is not enough to review this complex - My roommate and I have since moved out - please do not live here.
Office staff has been bad since I first signed my lease. Granted it's mostly a different staff now and they're still very aggressive and rude. I've never missed a rent payment. If you have animals or kids prepare for a constant battle with the office staff. They're very two faced. You will have a conversation on the phone and make an agreement with the employee and walk away feeling like it's been resolved only for twenty minutes later to receive threatening legal notices on your door. They messed up our lease and extended it by a month because an inadequate employee missed the original date and tried to sell it to us as they were helping us out by giving us a 'free' month. They're just another greedy money grubbing business trying to nickel and dime and exploit people due to the housing market being crazy. Needless to say if you prefer an office staff that is friendly and works with you I would avoid this place like the plague. If you prefer to be threatened with legal action and lawyers at the tiniest hint of disagreement with them then this is place for you. Our lease can't be over fast enough. Maintenance staff is excellent.
This is the perfect apartment complex if you love to golf. It is right next to Heather Gardens Golf Course. The staff is wonderful and always eager to help if there is a problem. Turnberry is very close to bus stop and to the light rail and easy access to the highway. We have two swimming pools and a gym that is very well maintained. This is the perfect place to live.
