Im placing a 5 star review because of a couple of reasons. First, location is great, you are near 183, loop 1 and TX-360, so basically everything is 10-15 minutes away. You have the gateway right across the street and there are a couple of things you can do there. Gym, pool and common areas are always clean and organized. Service is always ready to help, Brenda supported me throughout all the process while moving in. You always get updates about events or things happening around the apartment through emails . They even organized a gift wrapping station with hot chocolate for this holiday season

Lived here for 2 years and had a wonderful experience as a resident at Stonelake. The apartment is conveniently located by major grocery stores and retailers. The management is great always available and willing to help with apartment concerns and issues. Brenda M., one of the leasing consultants is wonderful! She went above and beyond during our moving process when we needed assistance with an issue and we are so grateful for her patience and kindness to be of help to us. Lived in Austin for 6 years and this was by far the best apartment we stayed at. They do a good job of maintaining the complex, leasing staff is helpful, and maintenance is pretty fast at fixing any unit issues.

I moved to this community from another state after never having even visited Austin before, and I am so happy with my decision! The staff (especially Brenda) made the application/leasing/move-in process a breeze and were extremely helpful and polite throughout. The location is amazing and very scenic despite being nestled in a largely commercial part of town. If you're looking for a place to live in Austin, you can't go wrong with Stonelake!

I had read all the reviews of Stonelake that had come out in the last year and was a little nervous but was confident they were likely exaggerated. I do feel I was right in that assumption. I live in the 2B Silver package apartment. The apartment itself is stylish, good sized, and in great condition. I had 2 very small technical issues that were resolved immediately upon walkthrough. The balcony is decently sized as well. Great closet and storage space, convenient washer dryer setup, central AC and all that jazz. Honestly no complaints about the apartment. The amenities so far are great as well. Everything is open and in working condition (although they did fill in one of the hot tubs which was disappointing, but still have 1 open and working). I saw someone complain that you pay for trash per month, but the valet trash service I feel is plenty worth it, it literally comes every day. Cannot stress enough how great the location is. If you want it, I promise it's nearby. Baby A's across the street, restaurants all around, 4 different grocery stores all within 8 minutes, and anything that's not immediately nearby is just a hop onto MOPAC away. I hope the complex doesn't use this to justify rent increases because I don't feel it compensates, but I do want to emphasize that it's in a great spot. Brenda, who seems to manage the complex, has been an absolute pleasure to work with. A lot of the reviews I saw were relating to the staff here, and I've only worked with Brenda so far and it has been nothing but pleasant. My biggest complaint is probably that it feels like Brenda is understaffed. There are a lot of little issues, like it being pretty rare someone picks up when you call the front desk, that are probably easily solved by just having more people on top of them, so I do hope they hire some people out to support the great person they have in Brenda. Overall, pretty excited for the year in store. I'll likely be submitting an end-of-lease review as well to see how things hold up. -TD.

I have lived in this community for over a year and have recently moved from an old unit within the complex to a renovated apartment. The new apartment looks amazing and Brenda, my leasing consultant, has made the move look effortless. I could not be happier with her service. The community is also investing in upgrades. They are renovating the pool area and the gym areas have all I need. They recently installed amazon hubs for package delivery and are working to move the mailboxes to inside the fenced perimeter soon.

This complex seems to have major issues getting things done. The gym remodel took over one year to complete and the current gate project has been going on for months with no company ever to be seen working. (office only offers lies) There always seems to be trash and dog poop scattered around the property, not to mention the people in the management office are very rude and unhelpful, once you move in. (especially Kate) They also raise your rent by over 20% upon renewal for being a valued tenant.

I lived in this apartment complex for one year and had two packages, that were delivered, stolen from my front door. In addition, during that year, there were gunshots at the complex, not the type of environment that makes you feel safe! The walls are paper thin and there always seems to be trash scattered around the property, not to mention the individuals in the management office are rude and unhelpful, once you move in. In general, I would not recommend this apartment to anyone. There are much better options around Austin that you can actually feel safe living in.

I have complained to the office 5 times about pot smokers and they do nothing. Rumor is the our neighbor is selling drugs out of his place. Crime has increased as several cars have had the rims and tires stolen (cars up on blocks). There is a reason the price is the low. If crime and drugs are your thing this might be the place for you. Before signing the lease ask for a crime report and ask for the number of criminal activities reported to the office. I am guessing they won’t give you one.
The fitness center has been closed for almost 1 year now. Very poor insulation, you can hear everything your neighbors do. The guy that works in the leasing office has lied on several occasions. The entrance gates break frequently. The maintenance staff is great and friendly. Pool is nice and well kept
Despite the great location, easy access to 183, Mopac, and lots of nearby shops, I am extremely disappointed in both the building maintenance and the management here. They are slow to respond to any requests, and upgrades that were supposed to be completed last year on our gym are still not done. I finally broke down and got a gym membership because I am not getting what I paid for here. Two months in a row, I was threatened late fees and eviction for non-payment of rent. My rent is set up on auto-payment from my bank with guaranteed delivery by the 1st. The first month this happened, they miraculously "found" my check in their mail pile after I complained. This month the same thing occurred again, except this time they blamed the post office saying my check was delivered on the 5th. I find it very hard to believe that it would be 5 days late, especially after the events of last month. Even while I was in communication with both the manager and assistant manager and had provided proof of an on-time, mailed check from my bank dated the 22nd of last month they did not care, and they proceeded to post a notice of eviction on my door - this with ZERO offenses and my rent being supposedly 5 days late. The management blamed me and treated me like I did something wrong. While they eventually "waived" my late fees on both occasions, I should have never had to deal with these issues in the first place. There is ZERO organization or customer service here, in fact they treat you with contempt and disrespect. Once you move in, you are just a number to them, not a person. I moved here to save money, but utilities are through the roof because the buildings are so old and I ended up paying about the same. Between that and the horrible treatment of tenants, I honestly wish I had never left my previous complex.

The management staff at the Arboretum at Stonelake (AaS) work very hard to provide a consistently pleasant resident experience. From the onset Chad has been supremely accommodating, with his patience and guidance I was able to secure my unit before setting foot on the property, and I'm sure I got on his nerves with my incessant and emails, but he was cool, calm,, collected, and always professional!! And he has continued to provide exemplary counsel and timely responses to queries We had an issue with raccoons that was driving us nuts, I submitted several service requests due to my impatience, but Robert held our hand through resolution of the issue, he even called me twice with status updates, of which he didn't have to do, but it was much appreciated!! One of my pain points with living at AaS is the parking, the parking spots are too narrow, so in addition to the assigned covered parking that came with my unit, I opted to secure a garage. And I was counseled by Jessica through that process. I was a bit anxious and I bugged Jessica, via email, just about every other day as to when I could take possession of the garage, but she was such a sweetheart during the process!! Arboretum at Stonelake is a select Austin property, and it's the staff that sets them apart from pack!! Thank You AaS staff!!

Save yourself a lot of trouble, and stay away! I've lived in 4 rentals, and this is the worst of them all. The office staff, in particular the assistant manager Chad, is very difficult to work with. Despite repeated emails and phone calls, they are unwilling to fix important issues. Plenty of other options in this area, keep looking!

I’ve lived at the Arboretum at Stonelake for almost three years. I really like living here. And miss some of my neighbors that have moved. It’s quiet for the location and I love the convenience and ease to get where I need to in ATX. I can walk to a grocery store, a movie theater or a bus stop (as well as a number of other places). I like the size of my one bedroom. There is good amount of storage for me off the patio and in the utility room. There is covered parking for each unit (and garage parking available for an additional fee). I wish rent was lower but rental rates in Austin are high, right now and think the rates here are comparable to similar units near by. If there was one thing I would change is to have more natural sun light but I think that has more to do with the direction of the unit I am in (I love a lot of natural lighting in my apartment). I am near the pool which makes it zippy to get wet and cool off in the summer and near the front gates which makes it convenient to get out of the complex. They also have large recycle containers for recycling which I appreciate. And I would love to have a park nearby but driving to one or getting to a nearby creek is easy to do. The community has patio decorating contests during the holidays (an opportunity to win $$ off of rent) and a pool party in the summer with food, prizes and music. I like that staff and find them very responsive. For example, I had a leak behind the toilet. The maintenance guys came in to repair it. It took a couple of attempts and a piece of crystal I had was accidentally broken in the process but the staff was in touch with me within hours of the incident to let me know what happened and to replace the cost of the piece. The maintenance man who was involved came to me directly to apologize, acknowledge what he had done, and let me know that he had reported the incident to the office. That type of upfront, honesty in my opinion allows from good relationships to be built. And Sasha, the apartment manager, lives on site...so I believe she is invested to make this a great place to live.

Perfect location in Arboretum. Apartment is not updated but is layed out well. Maintenance team is great and responds quickly. Grounds and building exteriors are in need of some tlc.

Arboretum at Stonelake was the only apartment complex in my tour of Austin that I actually smiled all the way through the walk through. Great complex and wonderful location. One bedroom comes in two sizes and the smaller is a terrific size for those living alone. Staff is tremendously helpful and recognized me when I went to sign my lease three weeks later. Such a personal experience.

I love this apartment so much! The staff is great, the maintenance people are great. Maintenance requests are completed promptly. I hope they don't raise my rent so I can stay here another year!
We have been living in this apartment since last 7 months and our experience has been very positive. 1) The location is very good. Grocery stores, entertainments and all other shops are within walking distance. 2) This is area is very safe. Being "controlled access" community, it adds to the safety of your loved ones. 3) Apartment staff is usually nice and friendly unless you give them reason to be otherwise. 4) Maintenance is super-quick and always as per expectation. 5) There are some very good people living here. So far never had any issues with people living around us. The rent is on little bit upside but considering other factors listed about it sure is very good deal. I would definitely recommend someone to have a look at this apartment/area before making final choice.
Moved in one month ago. It's like I've opened Pandora's Box of problems. Pros Location is great Pools are clean Friendly Large Windows Fireplace? (Space waster but some consider it a +) Cons Extremely outdated Appliances Mercury Thermometer, non-programmable Garbage Disposal Super Rusted Poor water pressure - unusable until purchased my own super low pressure shower-head Not wired for security/Broken sensors for security Panel for security unusable Not all Air Vents can be opened/closed Not properly cleaned before move-in, ash in fireplace, top of fans, bookself, cabinets, cabinet handles, inside of microwave dirty and sticky Floor plan on website deceiving and wrong Models of rooms deceiving - new appliances as well as different doors Counter-top Broken and not level, two distinct slopes Extreme Water damage under sink Unusable pantry space - two feet deep and 11 inches wide Carpet is very cheap, do not live here if you have allergies to dust mites or dust, carpet is not low-pile No lights on fan in master bedroom All incandescent Lightbulbs Medicine Cabinet two inches deep, plastic bending shelving inside Poor noise isolation for outside ***NOTE, A/C drips into your shower drain/pipes and gets very loud, can't mitigate
I have lived in this apartment for 1 and a half years. Just signed another lease for 1 more year. I have good and bad to say about this complex. Let's start with the good. Pros: -The grounds are somewhat xero-scaped (though in certain parts mainly just dirt and rocks) and pretty well maintained. Beautiful little forest in the middle of the property that I love to walk through! -Love the gated entry and it feels safe. Guests can use access code, so it's easy to have people visit. -Our unit has a great floorplan, lots of storage, and nice view of trees. -Sizable gym and great extra features like the raquetball court. -LOCATION! Is unbeatable. You have major access to great shopping, restaurants, grocery stores, & 3 highways. -Maintenance staff are good guys who quickly respond to your requests. Cons: -The floors between units are squeaky and thin. Our neighbors often wake me up a 2am, stomping around. -Rent increases are HUGE between renewals. Seems like a pretty lousy way to retain residents and keep them happy. -Read your contract very carefully and keep your paperwork. Especially the addendums and policies pages. I agree with another reviewer, there are intentionally hidden fees and they are not apologetic when charging you. -The office staff can cause big headaches. I always try to be very friendly and kind, but this doesn't change inevitable issues that arise. My observation thus far: the staff are genuinely well-intentioned people- they're just not well trained and seem to have frequent lapses in communication between their management. Several times it felt like they were trying to trick us, but I've come to the conclusion that some just don't know what they're doing. Makes it hard to trust if anything they're saying is accurate. [Note: the particular person I'm referring to no longer works there, but I still see the same patterns of confusion in the newer staff] -Be generally cautious when dealing with them. We got a notice on our door 5 days after moving in demanding that we pay them an additional $450, with no explanation. When we asked about it, they had no idea what it was for but still requested payment. They realized it was an error after we wasted time spent on multiple phone calls and visits to the office. And they didn't seem sorry. -One of the managers needs to work on her customer service skills or just change careers. She shouted at my roommate when he calmly asked her to explain the matrix used to calculate our fees, which she could not. I don't think there's any reason in the world why you should shout at a resident. So, in all, I would recommend living here as long as you can gracefully handle the poor customer service.
Besides being way too close to Mopac Freeway causing residents to lose their minds because of the traffic noise, this apartment complex goes up 30-40% on ALL the residents after the first year, or 10 month lease they enjoy bestowing on their loyal residents. The staff can be extremely rude, I guess because of all the complaints they have to deal with after people get sticker shocked during the lease renewal offer. So, only plan to live here temporarily if you do, BUT stay away from the freeway units (which is about half of them-lol) otherwise, you will not be able to hear yourselves think!
Moving in was fine everything was smooth while I lived there. Great location in the heart of the arboretum and with immediate access to 3 main highways in Austin. Keep ALL your paperwork for when you move out because if you don't they will bully you out of money you are owed especially if your a younger adult. I put a $125 security deposit, a $100 pet deposit, and a $25 gate remote deposit. That should be $250 i'm owed back but the only thing they are giving me back is $125.
Safety: Safe gated community. Lighted streets, across from movie theater, Whole Foods, and walking distance to many restaurants. Location: Easy access to Mopac, 183, and Capital Texas Hwy. (Plus you do not hear the Highway noise inside your apartment!). Takes me 11 minutes to get downtown w/no traffic. If you are leaving for work after 7:25a, it does not matter where you live it is going to take you 25 minutes+ to get downtown. Metro picks up right outside the apartment gate. Structure: SPACE - I live in the medium 1-1 plan. I have full size washer/dryer, an oversized futon, dining table plus 4 chairs, and 54" flat screen plus stand and plenty of room to move around. Storage - the kitchen drawers and cabinets are practical, pantry is efficient, closet is plus-sized, and bathroom is average size with cabinets. Bonuses I live here and love the greenery. The ground keepers do an excellent job maintaining the property. Pool is always clean and hot tub is always hot. The walls are NOT paper thin which is also nice. Management is friendly and professional and offer a $300 credit for all referrals. You pay for the quality services and peace of mind, but it is worth it as opposed to trying to save $30-50 on rent (which I is know is significant) on other properties that are not as well kept.
